Reason: “Your credit scores are an extremely important factor when you apply for a mortgage loan,” said Melissa Donahue, senior mortgage consultant for On Q Financial, Scottsdale. “Your qualifying FICO score will affect whether you can qualify for a mortgage loan, the interest rate and the private mortgage insurance rate.” FICO is an acronym for Fair Isaac & Company, a San Francisco-based “predictive analytics” company that generates the credit scores. Not a credit reporting agency, FICO uses information provided by one of the three major credit reporting agencies: Equifax, Experian or TransUnion. Donahue suggested accessing creditkarma.com for a free online credit report and to carefully review it. “You want to make sure there are no derogatory events, late payments, collection accounts or judgments that do not belong to you,” she said. “If you find something on your credit report that should not be associated with you, contact the individual bureau directly,” she added, noting that for each account itemized on each of the three reports, either TU (TransUnion),

For example, one credit card company may report only to Experian and a car

loan may only report to TransUnion and Equifax. As a result, a late payment you incurred may only affect the FICO score for one bureau and not the other. This is also true for collection accounts. Keep in mind that a mortgage credit report can have a different FICO score than online versions provide. “A mortgage credit report has a specific model and that model is different than credit models for an auto loan, credit card or an on-line report,” Donahue said.

All about attics Everything you need know about this oft-forgotten space in your home    

U

nlike many homes back East, which frequently have roomy areas that are ideal for storage, attics in Arizona are mainly used to conceal air ducts, electrical wiring and plumbing. To achieve energy efficiency and create a more comfortable home, there are ways to ventilate, seal and insulate your attic to ensure the space is properly designed and remains functional.

Types of attics There are generally two types of attics: vented attics and sealed attics. “Vented attics are the most common type of attics we see in homes throughout Arizona,” said Mike Donley, owner of Donley Service Center. “The challenge with these types of attics, especially during the hot summer months, is that heat gets in and cannot easily escape causing the air conditioning unit to work longer and harder.” Because hot air rises, temperatures in the attic can reach well above 120 degrees in the summer in the Valley, limiting usage and storage options. As a result, Donley said that sealed attics are now becoming more popular

among new-home buyers. “Sealed attics are typically insulated with spray foam at the roof deck and are airtight, creating a radiant barrier that keeps heat away from the main living space,” he explained. “These types of attics are much more useable, conditioned areas of the home.”

Heat can damage memorabilia, collectibles and keepsakes or anything else made from paper, according to Rosie on the House, which recommends finding a cooler place in your home to store cherished papers so they won’t yellow, fade and decay.

 

Attics need an access point for technicians to service equipment and to meet building codes. In Arizona, homes do not typically have a staircase or ladder entrance to the attic. Instead, small crawl spaces with ceiling access to the attic are usually found in closets or hallways.

rtificial turf can be a great solution to high water bills and weekly maintenance efforts. At Scottsdale-based Arizona Luxury Lawns & Greens, owner Chris Harlien uses proprietary American-made synthetic turfs on residences and apartment complexes Valley-wide.

Beautiful and long-lasting “It has a life expectancy of 15 to 18 years, the ROI is 3 to 5 years and there is little or no maintenance. And the curb appeal is much greater with artificial,” said Harlien, who’s led the family-owned business since 2007. “Artificial grass lawn gives you a beautiful, lush, natural-looking lawn year-round with zero lawn maintenance,” added Charlie Ferer, owner of Scottsdale-based Paradise Greens, which since 2005 has supplied artificial turf for more than 5,000 homes as well as resorts and other properties. “Our artificial turf … is environmentally friendly and manufactured in the USA,”

Compared to grass, artificial turf can significantly reduce your monthly water bill as well as reduce your carbon footprint by cutting out the lawnmower. And synthetic turf requires no fertilizers, herbicides or pesticides. “Not only do these chemicals add toxins to the environment, but many people have mild to severe reactions to them,” Ferer said. Components, cost and installation Artificial grass is made from three main materials: polyethylene, polypropylene and nylon, a robust material with high burn tolerance. The cost averages between $5.50 to $6.25 per square-foot installed, Harlien said. Putting greens are higher. Should you try to install it yourself? Harlien, whose company has completed 12,000 homes in the last decade, concluded the conversation by saying: “Let the professionals do this type of job to ensure it looks great for years.”

ost new homes come with a termite warranty that protects buyers from these teensy-tiny critters that have the potential to cause huge amounts of damage. However, termite warranties vary and can have exclusions and limitations related to prevention, treatment and repairs. Troy Jensen, vice president of sales for Burns Pest Elimination, offered a list of questions new-home buyers should ask their builder along with important information about termites.

Q

Does a termite warranty come standard with a new home? Why ask? Builders normally offer a three-year termite warranty which begins when the pre-treatment is applied and prior to pouring the concrete. Buyers should also ask about the final grade treatment — a separate treatment — that covers the perimeter of the home and creates a barrier from termites. Any untreated soil that gets pushed back on the home could become an entry point for subterranean termites, the most common type of termites in Arizona.

Q

What does my warranty cover? Why ask? Termite warranties provided by builders typically include treatment for active termites that are identified in the home.

Q

What’s not included in my warranty? Why ask? Most termite warranties do not cover repairs or replacement of any

items that were damaged as a result of a termite infestation — which could be minimal or extensive. The challenge many homeowners face is proving when the termite infestation began.

Q

Is an extended warranty available? Why ask? After your termite warranty concludes with the builder, it’s a good idea to obtain a new warranty which not only acts like an insurance policy, but also provides peace of mind in the event of a future termite infestation. Most pest control companies in the Valley offer free termite inspections with no contractual obligations.

Q

Is there anything I can do to prevent termites from getting into my home? Why ask? Termites often go undetected. Termites build very small mud tunnels that they use to travel (up to 150 feet!) and look for food. Cellulose — which is found in wood — along with cardboard, paper and insulation, are food sources for termites. Termites can be found in all areas of the home, but most commonly in kitchens and bathrooms because they come up plumbing traps, drains and water lines. Therefore, sealing holes and cracks in the foundation, removing excess wood debris, trimming trees and shrubs, and eliminating moisture are a few preventative steps you can do to decrease your chances of getting termites. A professional pest control company can also apply a comprehensive treatment to effectively eliminate termites.

can and let the food waste disposer take care of the food waste — not the garbage.” How it works That’s in part because the disposer doesn’t work the way you might think. According to information distributed by InSinkErator ®, one of the world’s largest manufacturers of garbage disposals for home and commercial use, there are no blades. A disposer works more like a cheese grater than a blender and shreds/ grinds food waste rather than cutting. It does not slice/cut like a blender or food processor. Instead, here’s how it works, according to an InSinkErator fact sheet: when food waste is placed in a disposer, it lands on a turntable spinning at high speed. Centrifugal force and the impellers (or lugs) attached to the turntable push the food waste against a stationary shredder ring. The food is ground into small particles so that, when mixed with cold water, it can safely flow through your plumbing and into your wastewater system or septic tank. Always run cold water while using the disposer because it allows food residue to be easily washed down the drain; the water should be left on for 10 to 15 seconds after the waste is ground to ensure dispersal.

food waste disposers…were specifically designed to handle tough food waste without noise,” according to a company fact sheet. “You should always feed the waste into the grind chamber slowly with the water and disposer running. Modern disposer models with multiple grind stages are equipped to handle these types of food scraps with ease.” It could last longer than you think But Bromagem of Chas Roberts emphasizes that only food waste should be placed in the disposer — not any significant amounts of food. He also said that if you are careful with what you place in the disposer and use it the way the manufacturer intends for it to be used — including running only cold water when it’s in use — it could last for up to four decades. The bottom line Be sure to ask your new-home builder for information on how to use and maintain your garbage — errr, make that food waste — disposer.

“Disposers were invented in 1927 and became commonly installed after the post-World War II housing boom,” said Carol Baricovich of

What do I need to know about my new home’s ductwork?

Q A

What exactly is ductwork?

Ductwork is a delivery system that allows air to travel through a home. Installed during the construction phase, the ductwork is connected to the home’s heating, ventilation and air conditioning (HVAC) system. Understanding your home’s ductwork is important to not only achieve the right air flow and temperature but also to ensure the home is utilizing energy efficiently.

Q A

Where is the ductwork located in my home?

Homeowners typically never see the ductwork because the system is situated in the attic and the tubes are hidden behind the walls.

Q A

Are there different types of ductwork?

Yes, but the most common type of ductwork used in residential homes is flexible ductwork which is made from plastic materials and is good for use in hard to reach places. Ductwork sizes vary

 

greatly depending on the home’s squarefootage so it’s important that the rightsized system is properly installed to ensure comfort and energy savings.

Q

How can I tell if my ductwork isn’t functioning properly?

A

One of the easiest ways to determine if there is a problem with the ductwork is when there is a significant spike in your utility bill or if the HVAC system continually runs and does not reach the desired temperature. Although it’s rare, this can be a sign that there is a leak or tear in the ductwork or another issue with the system. An HVAC technician can identify and remedy the problem.

Q

Is there a way to maintain my new home’s ductwork?

A

It’s very important to regularly change air filters in your home, typically between 30 and 90 days, depending on the type of air filters that you use. Changing the air filters removes dust, pollen and debris, along with any pollutants that have entered the home, which prevent the restriction of good air flow. or decades, the Southeast Valley has been known as a family-friendly community, boasting great schools and well-tended neighborhood parks. Today, Southeast Valley communities such as Chandler, Gilbert and Mesa are booming — successfully attracting large employers, creating a vibrant arts and entertainment scene and providing plenty of space for outdoor recreation. Many homebuilders are drawn to the Southeast Valley to meet the growing needs of buyers who are seeking a community where they can live, work and play. Amenity-rich and affordable “There is more undeveloped land acreage available for residential growth with a variety of housing options,” said Jennifer Graves, deputy economic development director for the Town of Gilbert. “Buyers can make a safe investment here because the value of housing continues to increase.” “We have put thoughtful planning into the development of our Southeast Valley communities to create a lifestyle that is rich in amenities,” said Alex Rihl, senior land acquisition specialist at Maracay Homes, which offers six communities in the Southeast Valley with five more scheduled for 2018. “This is especially true at Eastmark, a large-scale master-planned community in Mesa, and at Adora Trails and Morrison Ranch in Gilbert.” In addition, low crime rates have ranked Gilbert as one of the safest communities in metro Phoenix according to an annual report by the Arizona Department of Public Safety. Gilbert was also dubbed the fifth-safest city in the country by WalletHub in 2017. Employment opportunities Major employers such as Intel, Wells Fargo and Boeing have created thousands of high-paying jobs in the area and contributed to the Southeast Valley’s economic success.

“The City of Chandler has been very forward-thinking in terms of job creation along the Price Corridor,” Rihl said. “This area has become a job hub and is no longer a commuting sub-market.” The Phoenix-Mesa Gateway Airport has attracted aviation and high-tech businesses and is also home to the ASU Polytechnic Campus which has positively impacted Mesa’s economy. Highly rated schools With a significant number of public, private and charter schools, parents in the Southeast Valley have many options that can best suit the educational needs of their children. “There are 45 schools that cover 80 square-miles in the Chandler Unified School District which serves families in the cities of Chandler, Gilbert and Queen

Creek,” said Terry Locke, director of community relations for the Chandler Unified School District. “We offer schools that can accommodate different learning styles such as traditional academies, dual language immersion, gifted and International Baccalaureate programs.” Both Gilbert Public Schools and Mesa Public Schools also offer a variety of comprehensive academic and specialized educational options for families in the Southeast Valley. Shopping, dining and entertainment Large retail centers such as Chandler Fashion Center and SanTan Village offer a wide variety of shopping, dining and nightlife venues and opportunities. “The continuing growth by the cities with commercial offerings and road improvements allows more homebuyers to want to work, play and stay in the area,” said Rob Rasmussen, project manager at Toll Brothers, which currently offers five active communities in the Southeast Valley and has more planned for the future. Southeast Valley cities are focused on revitalizing their downtown areas — adding more restaurants and bars and

i

hosting community festivals and familyfriendly events. “A big attraction to Gilbert is the Heritage District, featuring more than 20 dining establishments from both local and national restaurant groups that appeal to people of all ages,” Graves said. “It has become a hip suburban destination with more concepts coming soon.” In Mesa, the vibrant cultural scene is evident at the Mesa Arts Center, an awardwinning facility that features acclaimed live entertainment and performances, visual art exhibitions and arts education classes. Parks and outdoor recreation Outdoor recreation is also abundant in the Southeast Valley with dozens of neighborhood, community and regional parks that feature interactive playstructures, walking and biking trails, and plenty of multi-use space. “Many buyers are also looking for a communal gathering spot in their community such as a clubhouse or large park where they can meet and interact with their neighbors,” Rasmussen said. Six aquatic centers and three spraypads are available in Chandler, along with an Environmental Education Center which serves as a gateway to the 113-acre Veterans Oasis Park. Meanwhile, Sloan Park in Mesa is home to the Chicago Cubs during Spring Training and is situated near Riverview Park, a premiere recreation destination. More recreational spaces are being planned in the Southeast Valley including a new 250-acre regional park that will soon be developed near Higley and Queen Creek roads in Gilbert. “These family-centered parks are really focused on meeting the demands of the community,” Graves said.

Central Vacuums

   

Q A

How does a central vacuum work?

The central vacuum unit is located in the garage or home’s mechanical area. Wall inlets are connected to the power unit by special vacuum tubing run through the attic and walls. The vacuum hose is inserted into the wall inlet and fitted with the cleaning accessory of choice — for example, a power brush, dusting brush or crevice tool.

Q

Is a central vacuum usually a standard or optional feature in a new home?

A

Central vacuums are usually standard in custom homes. In semi-custom homes they are usually an option. Depending on the builder, they are sometimes an option in entry-level homes.

Q

What are the main advantages of having a central vacuum?

A

Central vacuums are more powerful than uprights or canister vacuums. It does not re-

circulate any of the dust or dirt because it is a sealed system and the machine is located outside the living space.

Q

What type of maintenance does a central vacuum require?

A

The vacuum unit’s bucket needs to be emptied a few times a year. Some units have disposable bags to change.

Q

For homebuyers who want to have a central vacuum system installed in their new home, what questions should they ask?

hen we think of microwave ovens, we tend to think there is only one kind — the conventional microwave that warms food but can do little else. But there are three main types of microwaves, said Daniel Beyer, owner of Beyer Appliance Service, an appliance repair business in Tempe. Conventional microwaves don’t rely on airflow but rather on a singular heat source to cook foods. And their technology is easily misunderstood, Beyer said, explaining that when you set a conventional microwave oven on 50 percent power, for example, it means that the oven is actually running at 100 percent power for half the selected cook time. “You can actually hear the magnetron (the tube that’s the heart of a microwave oven’s high-voltage system) kicking on and off again and again” in that instance, he said. More choices If you want to upgrade the microwave in your brand-new home, consider what’s called a convection microwave oven, which relies on a microwave heating element combined with a fan to circulate warm air evenly around foods. “You can actually use this as another oven for baking,” said Erica Bovard, merchandising leader in the freestanding cooking and microwaves division

A

Homebuyers should visit a central vacuum showroom to have a hands-on experience with all the options available. There are many manufacturers of central vacuums; some differences between them are unit construction, accessories, filtration and warranties. of GE Appliances, a company that has been an innovator in microwave technology. If you want to upgrade to the next level, an inverter microwave controls the level of energy transmitted by the oven to achieve a consistent level of power. Instead of food getting overheated so quickly that it can pop and splatter inside the cooking compartment, an inverter microwave cooks food at the same level throughout the cook time, Beyer said. In these appliances, when you set the level to a particular percentage of power, food is cooked at that level. So an oven set at 40 percent power, for example, means you actually get a steady stream of 40 percent power for the entire cooking time. The result is more evenly cooked food and true defrosting instead of slightly cooked frozen food. Bovard noted that microwave drawers are becoming more popular among homebuyers. “We are seeing more builders in (the Phoenix) area offer this as an option or in some cases as standard.” Try it before you buy it To help you decide which type of microwave oven to choose for your new home, Bovard and her colleague Yolanda Sutton, a senior sales manager for GE Appliances who works with builders, recommend trying out, if possible, the different types offered at your builder’s design center. “Every brand is different and every consumer is different. It’s important for the buyer to find out if that appliance fits their lifestyle,” Sutton said. Ask yourself what you will primarily use the microwave for and who will mainly be using it, she advised. “Those questions are really key when looking at features and determining what will work best for you.”

Kitchen sink approach Plenty of choices for one of your kitchen’s key features

s you’re shopping for a brandnew home, it may not have occurred to you to consider what kind of kitchen sink will work best for your family and your lifestyle. Depending on the type of home you’re looking at, you may or may not be able to choose the type of sink you want at your builder’s design center. If you have the option, here are some things to consider regarding your kitchen sink: •  

“Drop-in style sinks offer a lower cost than an undermount sink,” said Scott Jackson, a senior manager with the Moen brand of plumbing fixtures. “They’re also easy to remove and update should there be a need down the road.” Undermount sinks are more common with stone (granite, marble, quartz) countertops, Jackson said. “In addition to providing a cleaner and more stylish look, undermount sinks have several advantages including easier maintenance (you don’t get the buildup under the rim like you do with drop-in sinks) and you’re able to wipe crumbs directly into the sink for easy clean-up,” he said. A farmhouse sink — with a larger bowl and an “apron”-finished front that is exposed atop the cabinet in which it sits — minimizes splashing. “Farmhouse sinks are trending because they highlight a simple design that is always in style while offering homeowners a roomy sink basin that can easily tackle most

kitchen tasks,” said Jean-Jacques L’Henaff, vice president of design for LIXIL Americas, a global multi-unit company whose brands include American Standard. “They also provide a more comfortable setting for working at the kitchen sink since there is no counter between the user and the sink bowl.” •     Single-basin sinks are prevalent because they can easily accommodate large pots and pans, L’Henaff said. “We’re seeing that larger single-bowl sinks ranging from 30 to 33 inches wide are trending right now,” he said. But double-bowl or divided sinks can be very versatile. “If you cook a lot, a single-bowl is great for a larger working area so you can fit cookie sheets and larger pans in the sink,” Jackson said. “A double-equal bowl sink is great for traditional dishwashing,” he added. “You have one bowl for scrap removal and the garbage disposal,” Jackson said, “while the other bowl remains clean for rinsing vegetables and fruits.” A double-basin sink

can have bowls of equal size or can have one bowl larger than the other (sometimes called a double-bowl offset sink). •      You’ll likely pick from stainless steel, composite, cast iron or fireclay. “Stainless steel continues to be the finish of choice for kitchen sinks because they match the look of stainless kitchen appliances,” L’Henaff said. Composite sinks are usually made from granite or quartz and have the benefit of a beautiful look without the need for much maintenance. Cast iron requires a porcelain enamel finish. Fireclay is made by taking a ceramic clay and molding it at high temperatures into the shape of a sink. What to ask your builder A builder’s representative will be able to advise you on cabinet designs that are compatible with different styles of sink, L’Henaff said. “For example, a farmhouse sink may require custom cuts to your cabinets and extra support under your sink so

you want to be sure those are taken into consideration before the work begins,” he said. “Additionally, if someone in your household has certain limitations and you need to consider ADA-compliant options, your builder may be able to let you know what depth and sink location will work best for your needs.” Americans with Disabilities Act (ADA)-compatible sinks provide a shallow bowl with a rear drain for easier access, Jackson explained. Having a sink that is well-matched to your needs and lifestyle is a critical factor in having a truly functional and efficient kitchen, L’Henaff said. “When choosing a sink, homeowners should consider how they tend to use their kitchens,” he said.

our premium amenities and the opportunities the community affords them to create lasting memories with their young families,” Keck [of Pine Canyon in Flagstaff] said. The Pine Canyon golf course is private, Keck said, but it serves a variety of residents, “increasingly those with young families who are drawn to our family-focused amenities including our Camp Pine Canyon which offers field trips, excursions and day camp during the summer. In the past few years, the number of families who have purchased at Pine Canyon has increased so much that we are in the process of developing a second park and an activity barn to serve as a focal point for everyone in the community.” “Pine Canyon offers a sports and social membership category that does not include golf,” Keck added, “but allows members to experience the community’s services and amenities such as on-site dining, our fitness center, the spa, Camp Pine Canyon and Pine Canyon-organized events and activities. Social members are a part of the community and participate in a number of activities and events that are not golf-related.” Beautiful golf course scenery Even if a homeowner isn’t a golfer, proximity to a golf course often can mean “views that are typically more lush than open spaces within the community,” Goodrich [of Cachet Homes] said. “Golfer or not, that is always a positive.” Today’s homeowners may appreciate primarily the esthetics of a golf course rather than whether it’s challenging to play, Smith [of PulteGroup] said. And the bottom line, he said, is that studies

suggest golf may now be the seventh- or eighth-most popular amenity in a golf course community instead of the most popular feature like it was years ago. Indeed, at both Parkside and Foothills, pickleball is the most popular amenity, he noted. In addition to pickleball, he said that “many homeowners are more interested in arts and crafts, playing cards, walking and hiking trails, and dog parks than in the golf course.” Yet, Keck said, golf courses remain a major draw for homebuyers in master-planned communities. “We’ve created a more casual and friendly environment for golf,” she pointed out. “We are seeing that more families and young people are participating in golf. While we are not all about golf, it is an important component.” The majority of members of the golf club maintain permanent residences in the Phoenix area, she said, and purchase a second home in Pine Canyon to escape the summer heat.
