xperts advise that you make a checklist and check it twice — or thrice — before you apply for a mortgage loan. Here are some of their top tips:

Reason: “One 30-day late payment can drop your credit score 75 to 100 points. And negative information can stay on your credit reports from seven to ten years.” (Donahue)

Reason: “Your credit scores are an extremely important factor when you apply for a mortgage loan,” said Melissa Donahue, senior mortgage consultant for On Q Financial, Scottsdale. “Your qualifying FICO score will affect whether you can qualify for a mortgage loan, the interest rate and the private mortgage insurance rate.” FICO is an acronym for Fair Isaac & Company, a San Francisco-based “predictive analytics” company that generates the credit scores. Not a credit reporting agency, FICO uses information provided by one of the three major credit reporting agencies: Equifax, Experian or TransUnion. Donahue suggested accessing for a free online credit report and to carefully review it. “You want to make sure there are no derogatory events, late payments, collection accounts or judgments that do not belong to you,” she said. “If you find something on your credit report that should not be associated with you, contact the individual bureau directly,” she added, noting that for each account itemized on each of the three reports, either TU (TransUnion),

Their telephone numbers are: • TransUnion: 800-888-4213 • Experian: 888-397-3742 • Equifax: 800-685-1111 Katie Walsh of Keller Williams East Valley, Tempe, recommended that only a mortgage professional — not you — pull your credit. “Mortgage brokers pull from three [credit bureaus] and use the middle score which will be what your rate and qualification amount will be affected by.” Donahue said that the three credit bureaus may have different credit scores for you depending on which of the three bureaus your individual creditors report to. For example, one credit card company may report only to Experian and a car

loan may only report to TransUnion and Equifax. As a result, a late payment you incurred may only affect the FICO score for one bureau and not the other. This is also true for collection accounts. Keep in mind that a mortgage credit report can have a different FICO score than online versions provide. “A mortgage credit report has a specific model and that model is different than credit models for an auto loan, credit card or an on-line report,” Donahue said.

            

Reason: “If you only have one credit card, keep at least a $50 balance. Otherwise, it might hurt your credit. Zero balances are not reported so your credit score cannot be improved.” (Walsh)

          Reason: “Buyers are often shocked that they can qualify for much more than they actually need. For instance, a couple was planning on buying their first home for $300,000. They found out they can actually qualify for $400,000. But just because you can qualify for a higher loan amount doesn’t mean that should be your new target price range.” (Walsh)

Reason: “In most cases, you need a two-year history in a job profession unless you recently graduated from college.” (Donahue)

             Reason: “This will give you an opportunity to review your mortgage credit reports with a qualified mortgage loan professional and develop a strategy if your credit needs to be repaired in any way.” (Donahue)

All about attics Everything you need know about this oft-forgotten space in your home    


nlike many homes back East, which frequently have roomy areas that are ideal for storage, attics in Arizona are mainly used to conceal air ducts, electrical wiring and plumbing. To achieve energy efficiency and create a more comfortable home, there are ways to ventilate, seal and insulate your attic to ensure the space is properly designed and remains functional.

Types of attics There are generally two types of attics: vented attics and sealed attics. “Vented attics are the most common type of attics we see in homes throughout Arizona,” said Mike Donley, owner of Donley Service Center. “The challenge with these types of attics, especially during the hot summer months, is that heat gets in and cannot easily escape causing the air conditioning unit to work longer and harder.” Because hot air rises, temperatures in the attic can reach well above 120 degrees in the summer in the Valley, limiting usage and storage options. As a result, Donley said that sealed attics are now becoming more popular

among new-home buyers. “Sealed attics are typically insulated with spray foam at the roof deck and are airtight, creating a radiant barrier that keeps heat away from the main living space,” he explained. “These types of attics are much more useable, conditioned areas of the home.”

                Storage options For many Arizona homeowners, attics provide little, if any, storage space for personal and household items. Heat can damage memorabilia, collectibles and keepsakes or anything else made from paper, according to Rosie on the House, which recommends finding a cooler place in your home to store cherished papers so they won’t yellow, fade and decay.

 

Attics need an access point for technicians to service equipment and to meet building codes. In Arizona, homes do not typically have a staircase or ladder entrance to the attic. Instead, small crawl spaces with ceiling access to the attic are usually found in closets or hallways.

rtificial turf can be a great solution to high water bills and weekly maintenance efforts. At Scottsdale-based Arizona Luxury Lawns & Greens, owner Chris Harlien uses proprietary American-made synthetic turfs on residences and apartment complexes Valley-wide.

And the curb appeal is much greater with artificial,” said Harlien, who’s led the family-owned business since 2007. “Artificial grass lawn gives you a beautiful, lush, natural-looking lawn year-round with zero lawn maintenance,” added Charlie Ferer, owner of Scottsdale-based Paradise Greens, which since 2005 has supplied artificial turf for more than 5,000 homes as well as resorts and other properties. “Our artificial turf … is environmentally friendly and manufactured in the USA,”

                noted Ferer, whose company offers a 100 percent recyclable turf that meets LEED (Leadership in Energy and Environmental Design) requirements. Compared to grass, artificial turf can significantly reduce your monthly water bill as well as reduce your carbon footprint by cutting out the lawnmower. And synthetic turf requires no fertilizers, herbicides or pesticides. “Not only do these chemicals add toxins to the environment, but many people have mild to severe reactions to them,” Ferer said. Components, cost and installation Artificial grass is made from three main materials: polyethylene, polypropylene and nylon, a robust material with high burn tolerance. The cost averages between $5.50 to $6.25 per square-foot installed, Harlien said. Putting greens are higher. Should you try to install it yourself? ost new homes come with a termite warranty that protects buyers from these teensy-tiny critters that have the potential to cause huge amounts of damage. However, termite warranties vary and can have exclusions and limitations related to prevention, treatment and repairs. Troy Jensen, vice president of sales for Burns Pest Elimination, offered a list of questions new-home buyers should ask their builder along with important information about termites.


Does a termite warranty come standard with a new home? Why ask? Builders normally offer a three-year termite warranty which begins when the pre-treatment is applied and prior to pouring the concrete. Buyers should also ask about the final grade treatment — a separate treatment — that covers the perimeter of the home and creates a barrier from termites. Any untreated soil that gets pushed back on the home could become an entry point for subterranean termites, the most common type of termites in Arizona.


What does my warranty cover? Why ask? Termite warranties provided by builders typically include treatment for active termites that are identified in the home.


What’s not included in my warranty? Why ask? Most termite warranties do not cover repairs or replacement of any

items that were damaged as a result of a termite infestation — which could be minimal or extensive. The challenge many homeowners face is proving when the termite infestation began.


Is an extended warranty available? Why ask? After your termite warranty concludes with the builder, it’s a good idea to obtain a new warranty which not only acts like an insurance policy, but also provides peace of mind in the event of a future termite infestation. According to information distributed by InSinkErator ®, one of the world’s largest manufacturers of garbage disposals for home and commercial use, there are no blades. Ductwork is a delivery system that allows air to travel through a home. Installed during the construction phase, the ductwork is connected to the home’s heating, ventilation and air conditioning (HVAC) system. Understanding your home’s ductwork is important to not only achieve the right air flow and temperature but also to ensure the home is utilizing energy efficiently.


Where is the ductwork located in my home?

Homeowners typically never see the ductwork because the system is situated in the attic and the tubes are hidden behind the walls.


Are there different types of ductwork?

Yes, but the most common type of ductwork used in residential homes is flexible ductwork which is made from plastic materials and is good for use in hard to reach places. Ductwork sizes vary

How can I tell if my ductwork isn’t functioning properly?

For homebuyers who want to have a central vacuum system installed in their new home, what questions should they ask?

hen we think of microwave ovens, we tend to think there is only one kind — the conventional microwave that warms food but can do little else. But there are three main types of microwaves, said Daniel Beyer, owner of Beyer Appliance Service, an appliance repair business in Tempe. Conventional microwaves don’t rely on airflow but rather on a singular heat source to cook foods. And their technology is easily misunderstood, Beyer said, explaining that when you set a conventional microwave oven on 50 percent power, for example, it means that the oven is actually running at 100 percent power for half the selected cook time. “You can actually hear the magnetron (the tube that’s the heart of a microwave oven’s high-voltage system) kicking on and off again and again” in that instance, he said. More choices If you want to upgrade the microwave in your brand-new home, consider what’s called a convection microwave oven, which relies on a microwave heating element combined with a fan to circulate warm air evenly around foods. “You can actually use this as another oven for baking,” said Erica Bovard, merchandising leader in the freestanding cooking and microwaves division

Instead of food getting overheated so quickly that it can pop and splatter inside the cooking compartment, an inverter microwave cooks food at the same level throughout the cook time, Beyer said. In these appliances, when you set the level to a particular percentage of power, food is cooked at that level. So an oven set at 40 percent power, for example, means you actually get a steady stream of 40 percent power for the entire cooking time. The result is more evenly cooked food and true defrosting instead of slightly cooked frozen food. Bovard noted that microwave drawers are becoming more popular among homebuyers. “We are seeing more builders in (the Phoenix) area offer this as an option or in some cases as standard.” Try it before you buy it To help you decide which type of microwave oven to choose for your new home, Bovard and her colleague Yolanda Sutton, a senior sales manager for GE Appliances who works with builders, recommend trying out, if possible, the different types offered at your builder’s design center. “Every brand is different and every consumer is different. It’s important for the buyer to find out if that appliance fits their lifestyle,” Sutton said. Ask yourself what you will primarily use the microwave for and who will mainly be using it, she advised. “Those questions are really key when looking at features and determining what will work best for you.”

“Drop-in style sinks offer a lower cost than an undermount sink,” said Scott Jackson, a senior manager with the Moen brand of plumbing fixtures. “They’re also easy to remove and update should there be a need down the road.” Undermount sinks are more common with stone (granite, marble, quartz) countertops, Jackson said. “In addition to providing a cleaner and more stylish look, undermount sinks have several advantages including easier maintenance (you don’t get the buildup under the rim like you do with drop-in sinks) and you’re able to wipe crumbs directly into the sink for easy clean-up,” he said. But double-bowl or divided sinks can be very versatile. “If you cook a lot, a single-bowl is great for a larger working area so you can fit cookie sheets and larger pans in the sink,” Jackson said. “A double-equal bowl sink is great for traditional dishwashing,” he added. “You have one bowl for scrap removal and the garbage disposal,” Jackson said, “while the other bowl remains clean for rinsing vegetables and fruits.” A double-basin sink

can have bowls of equal size or can have one bowl larger than the other (sometimes called a double-bowl offset sink). •      You’ll likely pick from stainless steel, composite, cast iron or fireclay. “Stainless steel continues to be the finish of choice for kitchen sinks because they match the look of stainless kitchen appliances,” L’Henaff said. Composite sinks are usually made from granite or quartz and have the benefit of a beautiful look without the need for much maintenance. Cast iron requires a porcelain enamel finish. Fireclay is made by taking a ceramic clay and molding it at high temperatures into the shape of a sink. What to ask your builder A builder’s representative will be able to advise you on cabinet designs that are compatible with different styles of sink, L’Henaff said. “For example, a farmhouse sink may require custom cuts to your cabinets and extra support under your sink so

you want to be sure those are taken into consideration before the work begins,” he said. “Additionally, if someone in your household has certain limitations and you need to consider ADA-compliant options, your builder may be able to let you know what depth and sink location will work best for your needs.” Americans with Disabilities Act (ADA)-compatible sinks provide a shallow bowl with a rear drain for easier access, Jackson explained. Having a sink that is well-matched to your needs and lifestyle is a critical factor in having a truly functional and efficient kitchen, L’Henaff said. “When choosing a sink, homeowners should consider how they tend to use their kitchens,” he said.

Indeed, at both Parkside and Foothills, pickleball is the most popular amenity, he noted. In addition to pickleball, he said that “many homeowners are more interested in arts and crafts, playing cards, walking and hiking trails, and dog parks than in the golf course.” Yet, Keck said, golf courses remain a major draw for homebuyers in master-planned communities. “We’ve created a more casual and friendly environment for golf,” she pointed out. “We are seeing that more families and young people are participating in golf. While we are not all about golf, it is an important component.” The majority of members of the golf club maintain permanent residences in the Phoenix area, she said, and purchase a second home in Pine Canyon to escape the summer heat.
