he “mortgage quiet period” means just that: After your loan approval and before close of escrow, keep as financially silent as you can until you’re comfortably moved into your new home. Why? Even though a lender has approved your loan, it’s not “wrapped up” until it’s funded and recorded with the county. If the funder sees significant spikes in your lifestyle, you might not be moving at all.

Keep your credit calm “The key point to remember during this time is to not do anything to negatively affect your credit,” said Paris Davis, vice president and Northwest Arizona retail banking division manager for the Phoenix/ Camelback office of Washington Federal. “Many people don’t realize they should not make a change in their employment or make purchases of any type that could impact the final approval of their mortgage,” Davis said.

Also, avoid doing anything that may lower your FICO credit score. That important number incorporates credit information about individuals to help lenders predict consumer behavior such as how likely he or she is to pay bills on time or if they can manage an increased credit line. “They should not open a new credit card or begin to purchase items for their new home using their credit card for the purchases. And the borrower should continue to pay their monthly bills and expenses on time,” Davis added. In fact, Steve Howard, vice president/ branch manager (NMLS #997898) for HomeStreet Home Loans, based in Seattle, Washington, said that borrowers should “put a hold on all credit transactions and avoid increasing credit balances.” In addition, don’t apply for any new credit accounts. These “hard inquiries” requested by you can lower your FICO score, he said.

eciding on the right time to upsize or downsize your residence may take a while, but eventually, it generally becomes pretty obvious. And when you are finally ready to take the proverbial plunge, a brand-new move-inready home may be the ideal option for you.

You might need a bigger home if… These are the top indications you may need a bigger home, said Ken Peterson, vice president of sales and marketing for Shea Homes Arizona: • Your family is expanding or kids are too old to share rooms. • You realize it would be much easier to host frequent visitors with a dedicated guest bedroom. • An extra room for an office would make it easier to telecommute occasionally or work from home on a regular basis. • Entertaining would be a lot more enjoyable if you had more space for guests to mix and mingle. • You have multiple generations living under one roof. Maybe, said Matt Cody, president of Cachet Homes, you have a teenage driver and a third vehicle in the family now. But if you have a two-car garage in a neighborhood with an HOA that won’t let you park on the street, a home with a three-car garage may be more suited to your family’s needs. Or, “it may be something less obvious, like not being able to have your family over for the holidays or that claustrophobic feeling when you realize your kids are now ‘adult-sized,’” said Chris Kelly, division president of LGI Homes. You might need a smaller home if… Peterson and Kelly said these are the leading reasons to downsize your home: • Financial incentives and/or motivations. • Children have grown up and moved out. • Retirement is on the horizon and a smaller home would make it easier to travel. • Utility bills and other operating costs keep climbing.

• There are always-empty rooms that still need maintained. • Yard-upkeep is time-consuming and/or costly to hire out to a service. Other considerations for downsizing include the fact that a smaller home is easier to care for and clean. In addition, many people feel that less “stuff” equals a simpler lifestyle. oday’s dishwashers — with a broad range of high tech features — can ease your daily workload and put a little more sparkle in your silverware. Here are five trends to watch: Convenience. Dishwasher design today aims to make life easier for homeowners — and rack flexibility tops the convenience list. Dishwashers with third racks and adjustable upper racks, coupled with plenty of flatware slots, allow consumers to maximize space and accommodate all manner of pans, platters and placesettings. Another must-have today?

Special features that get dishes cleaner and table-ready. For example, GE offers several of these amenities including “deep clean silverware jets” that direct powerful streams of water toward the silverware basket as well as a “steam prewash” feature that loosens tough soils before any cycle virtually eliminating the need for soaking or prewashing dishes, said Mike Nerdig, marketing director for GE dishwashers. Efficiency. Dishwashers are working harder than ever to conserve water and energy which could put more dollars in a homeowner’s pockets over the long haul. According to Consumer Reports: Tougher rules have slashed the amount of energy and water dishwashers can use

and still get the government’s ENERGY STAR seal. Dishwashers that qualify for the ENERGY STAR designation are, on average, 12 percent more energy-efficient and 30 percent more water-efficient than standard models. Choice. Companies are focusing on lifestyle to give homeowners features that better fit their needs. For instance, dishwashers with “wash zones” allow consumers to wash a true half-load in either the upper or lower rack, which uses less time and water, Nerdig said. Timers allow consumers to set it and forget it so the dishwasher runs at the most convenient time. Families who are constantly washing tall water bottles or travel mugs may be interested in the “bottle jet” feature offered by GE to get hard-to-reach spots clean. Tech. Consumers have their pick of smart appliances today — and that includes dishwashers. Whirlpool’s smart kitchen suite allows families to control kitchen appliances remotely. The dishwasher sends alert notifications to consumers after a cycle is complete. When the Whirlpool mobile app is synced with an Amazon account, the dishwasher estimates when supplies like detergent are running low and automatically reorders more. Color. Stainless steel still rules, but homeowners have plenty of other choices. Consumers will find sleek black stainless steel, neutrals like bisque and stone-

inspired slate, as well as a rainbow of retro colors. Companies also offer cabinet-front dishwashers that allow the appliance to “disappear” into the kitchen cabinetry. Explore your options Homeowners who are purchasing a new home will want to explore dishwasher options with their builder. They should start by asking what the builder offers to determine whether the appliance will meet all of their needs, from convenience to size to design. Regardless of what type of dishwasher homeowners ultimately choose, all consumers will want to explore dishwasher warranties. Manufacturer warranties vary, but the most common is one-year coverage for parts and labor, Nerdig said.

What’s up with attics? The purpose of this oft-forgotten space in your new home By Meghann Finn Sepulveda

H

ere in Arizona, it’s important for your new home to have a well-insulated and ventilated attic because of our extreme summer heat, and also because it yields yearround benefits to your home’s ability to remain energy-efficient.

Insulating against high temps New-home builders insulate ductwork in the attic using a variety of techniques and materials such as fiberglass, cellulose and spray-foam. Some builders also take the insulation to the upper roof deck, known as cathedral-style insulation. “There’s not really a right way or wrong way to do it,” said Chris Harrison, senior vice president of construction for Robson Communities. “It really depends on if the roof is simple or complicated.” Levels of insulation — known as the R-Value — measure the insulation’s ability to resist heat transfer. Higher R-Value levels typically result in better performance. R-Value guidelines can be found online and differ in each state due to localized climate issues. HVAC maintenance Many furnaces — which maintain the

home’s heating and cooling system — are placed in the attic. Experts will often recommend that homeowners consider hiring a heating, ventilation and air conditioning (HVAC) company on an annual basis to check to make sure the furnace is functioning properly. “Before the summer starts, it’s always a good idea to have your furnace inspected and serviced,” Harrison said. HVAC technicians can also check for carbon monoxide leaks in the attic, which could become a serious health hazard.

In other parts of the country, an attic can sometimes be converted into an additional bedroom or a finished storage space. Unfortunately, in many new homes in Arizona, that’s usually not an option. “The homes built in Arizona tend to have a lower-profile roof,” said Chris Harrison, senior vice president of construction for Robson Communities. “There’s just not enough height to make anything out of the attic.”

PMI: Insurance for lenders Homebuyers who put less than 20 percent down on their new home pay special costs to cover their lenders’ risk

he new-home building process is full of decisions and options — from flooring and cabinets to financing and points, it sometimes seems like the choices and requirements are endless. Homebuyers who put less than 20 percent of the sales price down on their new home have another item to think about: private mortgage insurance, also known as PMI. The rate and monthly costs of PMI depend on a variety of factors such as your credit score and the value of your new home as well as the type of loan you’re signing up for. But what exactly is PMI? “PMI is an insurance and banking product that’s typically required by a mortgage lender,” said Nicole Farr, communications manager for the Arizona Insurance Institute. “It’s required when your downpayment is less than 20 percent of the cost of the home. That’s because the lender is taking on more risk. They’re investing in you more than you’re investing in them and that’s why they require the insurance.” Saying goodbye to PMI If you pay your mortgage on time every month, the PMI will disappear around the time you reach approximately 20 percent equity in your home. Indeed, Amy Swaney, branch manager for Citywide Home Loans, said that PMI typically goes away when you’ve reached a 78 percent loan-to-value ratio. “If you

pay every payment for the next 15 years and finally hit the 78 percent loanto-value, the servicer will remove the mortgage insurance. But that’s not what typically happens,” she said. While it’s certainly acceptable to pay every month and have the PMI disappear through amortization, some homeowners take a more active role in removing the PMI from their monthly mortgage payment. As home values change, a home could naturally appreciate to the point that PMI was no longer necessary. For example, say you bought a home for $250,000, put $25,000 down (which is 10 percent) and took out a mortgage for $225,000. The PMI would disappear when you owed no more than approximately 80 percent of the value — which, for that $250,000 home would be about $200,000. But what if a couple of years after buying your home, the market picked up and your home’s value increased? Your equity would increase, too, and you might be able to request that the PMI be removed. “Many people let appreciation happen,” Swaney said. “You can petition the

servicer with an independent appraisal to show the new value gives them the 78 percent loan-to-value ratio. The important thing to remember is that it’s at the discretion of the servicer. You’re going to be following their rules.” Swaney said that each lender’s policy and process for removing PMI can be different, therefore, you need to be sure to ask about it when you sign the loan documents for your new home.

Benefits of PMI While it’s easy to see PMI as a monthly cost to avoid, Swaney does remind borrowers to think of the bright side of PMI. “People should also think about the benefit of it,” Swaney said. “If you didn’t have PMI, the lender would price that risk into your loan some other way.” A no-PMI Loan? Some lenders might advertise “no-PMI” loans, but buyers should make sure they’re comparing apples to apples. Typically, these loans will feature a higher interest rate or other up-front fees that take the place of the monthly PMI amount. The bottom line: If you’re considering borrowing more than 80 percent of the sales price of your new home, be sure to ask your lender about the costs of PMI compared to the costs of a nonPMI program.

PMI and refinancing Homeowners who refinance also might be able to remove PMI. “It all depends on the size of the loan you’re going to require when you initially build [a new home] and the same goes for when you refinance,” Farr said. “If there’s a nice drop in mortgage rates and you want to refinance your home, you might have an opportunity to ask for the PMI to be removed.”

What’s the deal with doors? The inside scoop on outside doors

xterior doors are generally constructed from fiberglass, wood, steel or engineered composite. Fiberglass feels and looks like genuine wood, including knots and cracks, and can stand up to the demands of any climate –– hot or cold, wet or dry, according to Charlotte, North Carolinabased JELD-WEN, which manufactures windows, doors and treated composite trim and panels. For wood doors, fir, pine, mahogany and alder are leading varieties. Each species has characteristics — such as grain, color and sap content — which create its unique look. Steel offers strength and durability. These doors are treated for superior rust-resistance so that they will require only minimal maintenance in areas such as Arizona. Depending on your new-home builder’s options, you might be able to customize your door. For glazing, you might be able to select full-view, three-quarter-view, half-view, quarter-view, with one sidelight or two and even transoms and side-pieces for more light and aesthetic appeal. There’s clear glass, textured glass, tinted

glass and decorative glass for privacy and additional wow. Doors can be hung to be inswing (I/S) or outswing (O/S). Most homes are built to accommodate inswing doors — toward the inside of your home — but your exterior door can possibly swing outward — again, depending on your builder and the layout of your particular home. Important door-related considerations When checking out your door options, be sure to look for ENERGY STAR and National Fenestration Rating Council (NFRC) certifications. ENERGY STAR is a U.S. Environmental Protection Agency (EPA) voluntary program that helps businesses and individuals save money through superior energy-efficiency. NFRC is a nonprofit organization administering the only uniform independent rating and labeling system for the energy performance of windows, doors, skylights and attachment products. “Their goal is to provide fair, accurate, and reliable energy-performance ratings for manufacturers, architects, builders, code officials, contractors, homeowners, government officials and others to ensure an industry-accepted system,” said Brian Lajoie, territory manager-Phoenix, for Milgard Windows & Doors Corporation, a Masco company based in Tacoma, Washington.

Of course, avoid overdrafts to your checking account, verify that you are upto-date on any income taxes due (or have filed for the appropriate extensions) and be prepared to provide updated bank statements and paystubs prior to closing, Howard said. “Following these steps can make the difference between a smooth closing and a bumpy experience,” he noted. Do everything you can not to add to your Debt To Income (DTI) ratios, a key determinant of loan approval. “Lenders pull credit again to verify the borrower’s DTI ratios are still in line with the loan program and that the borrower is not overextended,” Davis [of Washington Federal] said. Since a quick move-in home already is under construction, the time it takes to close on the home depends on how advanced the building process is when the home is purchased, Peterson [of Shea Homes] said. Move-in-ready homes can often close within 30 to 45 days, he said. An average full-build home can typically take six to 12 months. These are just some of the reasons, Peterson, Kelly [of LGI Homes] and Cody [of Cachet Homes] said, that a move-inready home might be best for you: • You can see exactly what you’re buying. • You know precisely what it will cost — there is no uncertainty about what added options will do to the overall price of the home. • You know when you can move in, often in just a few short weeks. “Our quick move-in homes are ready when our buyers are,” Peterson said. “As an added bonus, many of our quick move-in homes come with plenty of builder upgrades and sometimes special offers. It’s also nice to know you will be the first ones to live in the home and that it is brand-new.” • For some people, it’s difficult to envision what their home will look like before it’s built, so a quick

move-in home solves that problem, Cody said. • You may still be able to select some of the finishes, Peterson said. Depending on what stage the home is in during the building process, buyers of quick move-in homes may be able to personalize some of the inside of their new home by choosing their flooring, appliances, countertops and cabinetry, he said. • You can lock in an interest rate almost immediately. “With a movein-ready home, the lender is able to get a homebuyer fully approved

and lock in the interest rate shortly after the purchase is made,” Kelly said. “With a to-be-built home, a customer will get a ‘preliminary approval’ for the loan, but the full approval and interest rate lock will typically not take place until about 30 days prior to closing.” Often builders offer additional incentives with move-in-ready homes to sell them more quickly. LGI Homes “already includes thousands of dollars in fantastic upgrades in our move-inready homes that customers are sure to love,” Kelly said. “Builders may be more motivated to sell quick move-in homes toward the end of the year,” Cody added. Where are move-in-ready homes? Cachet Homes has move-in-ready homes available in two communities: Cachet Homes at the Wigwam in Litchfield Park and at Sincuidados in North Scottsdale. LGI has move-in-ready homes at all of its Phoenix-area locations: San Tan Valley, Maricopa, Laveen and Buckeye, including at its active-adult community in Buckeye. At press time, each of the communities had at least 10 move-in-ready homes, Kelly said. Shea Homes has about 30 quick move-in homes available, Peterson said, in 13 different communities.
