About RJC RJC’s founding partners opened their doors over 65 years ago with a philosophy of delivering value to their clients, through creative thinking and practical designs solutions. Today, as a privately held engineering firms still wholly owned and managed by its senior employees, it is this legacy of service excellence that continues to set us apart. The key to RJC’s success has always been the foundation of trust, which is built on integrity and accountability, that we strive to establish with our clients and industry partners. In creating this trust, we are able to fortify established relationships and nurture emerging ones. We offer a highly personalized service at a local level, with the expertise, depth and resources of a large national firm. RJC has always considered the assessment and rehabilitation of existing buildings a unique field of engineering. Since 1981, RJC has been extensively involved in the evaluation and restoration of building structures and building envelopes across Canada. This practice area has grown with staff of over 160 in 10 locations across the country who are solely dedicated to the evaluation and repair of existing buildings.

The RJC Difference RJC professionals are committed to understanding your building, your priorities, and your needs – whether operational or financial, short term or full life cycle – such that we can provide solutions that deliver real value. We draw on our experience to provide our clients with an accurate diagnosis of their building’s problems, and provide recommendations on the available repair and maintenance strategies to correct these problems. Correctly diagnosing the problem is only the first step. RJC prides ourselves on the quality of the engineered drawings and specifications that we prepare, the practical solutions that are delivered, and the thoroughness in defining the scope of work. We do this not for our benefit, but to provide value to our client by ensuring that the detailed scope of work is well defined, such that true competitive pricing can be achieved and claims for ‘extras’ can be avoided, saving you time and money, while helping to ensure the long term performance of the asset. We also understand that the true challenges for building repair and rehabilitation projects are often not of a technical nature, but rather how these projects are implemented to minimize the disruption to the normal operation of the building during construction. We understand that an effective communication plan during construction, and the assignment of experienced and knowledgeable staff to the project, are critical components for its overall success.

Prime Consulting RJC provides prime consulting services on a variety of projects with small to large construction budgets. In our role as prime consultant, RJC provides client-focused leadership backed with extensive project experience and a whole building perspective. Successful projects require effective communication. As the prime consultant, we provide regular updates to our clients such that they can advise their stakeholders (i.e. the residents of the buildings) of the construction schedule and how the work may provide service disruptions to the normal/regular use of the building. RJC will schedule and chair bi-weekly construction progress meetings to discuss the pertinent issues and the management of the site during construction, and we will also issue regular progress summary reports (with photographs) to all parties such that the Corporation can keep the residents and respective stakeholders duly informed. This is important because it allows the Property Management Team, and/or the Board to focus on the day to day operation of the building community, while RJC and your selected contractor can focus on delivering a successful project in the shortest amount of time possible.

Podium Decks Podium deck renewal projects tend to generate a lot of engagement and opinion. It is a unique opportunity to bring new life and efficacy to an existing building, which can redefine a building’s curb appeal and strengthen its position in the neighbourhood. RJC prides itself in engaging the client early on in the design process to discuss these opportunities, such that the project is a success, and the residents of the building are proud to call your building, their home. Our experience in podium deck rehabilitation projects also tells us that the challenges for podium deck rehabilitation projects are generally not a technical one, but more of how these projects are managed to minimize the disruption to the normal operation of the building throughout construction. We guide our clients through this challenge to understand the building’s operational needs throughout construction, and ensure that project documents provide a clear understanding of the contractor’s allowable use of site and phasing of the work, such that there are no delay claims or extras in the construction.

Parking Garages RJC are specialists in the field of parking facility design and restoration. A number of our senior staff reside on the technical steering committee for the Canadian Standards Association CSA S413 – Parking Structures durability design standard. We provide expertise on functional planning, structural design, durability, corrosion protection systems, and sustainable design. RJC’s experience in the design of parking structures and our understanding of their behavior when subjected to the environmental and user-related conditions, has provided us with invaluable knowledge in the selection of the most cost-effective restoration strategy that meets the financial goals associated with the project, and the requirements with respect to a long-term durable repair. RJC’s unequaled experience has earned us recognition as leaders in this field.

Balconies RJC specializes in the repair and rehabilitation of balcony slabs and balcony railing systems. We draw upon the experience and expertise of our engineering staff to provide our clients with professional assessments of the condition of their balconies, design documentation for the repair and rehabilitation of the balcony slabs, and construction review services in order to ensure a long term durable repair.

Building Envelope A growing sector in Canada’s construction market focuses on the repair and retrofit of existing building envelopes (walls, windows, skylights, doors). RJC plays a major role in this restoration and rehabilitation field. We believe that innovative, practical and sustainable approaches should always be combined in repair and maintenance strategies to prolong the life of building facades. Our strategies help protect our clients from the costs of premature failures and prevent unanticipated failures. Building materials have life expectancies that can be as short as 2 years or can exceed 50 years. Understanding the compositions of, and planning for the maintenance requirements of materials can lead to increased longevity, reduced renewal costs, and more sustainable practices.

Roofing RJC has been providing roof consulting for close to twenty years throughout Canada to residential clients. RJC personnel have been active participants in the roofing community over that period with provincial roofing associations and consultant institutes such as RCI. RJC has a Registered Roof Consultant (RRC), several Registered Roof Observers (RRO) and a Green Roof Professional (GRP) in our Building Science and Restoration Group. Personnel now working at RJC have overseen new and restoration roofing projects varying in size, from a few thousand square feet to over one million square feet.

Audits & Studies Building materials, equipment, and systems have life expectancies that can be as short as 2 years or can exceed 50 years. Understanding the composition of of these systems, how they age, and planning for the maintenance and replacement of these systems can lead to increased longevity, reduced operating costs, and more sustainable practices. Although proactive maintenance will increase the longevity of materials, components, and assemblies, they will all eventually deteriorate. RJC is experienced in Capital Planning Studies and Reserve Fund Studies, two types of planning programs intended to assist in strategic planning approaches towards building maintenance and renewals, so that the future costs associated with these necessary activities can be budgeted for.

Mechanical/Electrical Although we originally started as a Structural Engineering practice in 1948, our existing buildings team understands that the true value of our service often lies in our ability to effectively implement construction projects in an operational building, regardless of its technical nature. By relying on the technical expertise of our long-standing industry partners, we are able to deliver sustainable and resilient solutions for a wide array of mechanical and electrical retrofit and renewal projects in a manner that minimizes the disruption of the building and keeps the project stakeholders well informed.

Memberships and Associations A culture of community and sharing is important to our ability to lead and deliver to our clients, each other and the industry. RJC employees actively lead and serve within professional communities outside of our organization, as well as through inter-office communication with our technical liaison groups. We share our experiences with others and learning from their experiences as well. We do this so that we can remain current and utilize our people’s ingenuity to find the best functional answers to the challenges of creating better buildings and structures, and caring for them.
