“Opportunities, many times, are so small that we glimpse them not and yet they are often the seeds of great enterprises. Opportunities are also everywhere and so you must always let your hook be hanging. When you least expect it, a great fish will swim by.” – Og Mandino

VINEYARD SITE ANALYSIS performed by — results partners vineyard development & management *Disclaimer: This report covers more property than being offered. Approximate vineyard coverage: 91 acres.
GROSS PLANTABLE VINEYARD ACRES: Approximately 91.45 NET PLANTABLE VINEYARD ACRES: Typically 80-90% of gross plantable acres depending on layout. AVA (AMERICAN VITICULTURAL AREA): Eola Hills VINEYARD SOIL TYPES PRESENT (NRCS SOIL SURVEY): Sedimentary soil types prevail. Major types being; Chehulpum, Steiwer, Hazelair and Witham. Note: It is recommended that an independent soil survey be performed to better define soil type transitions. SLOPE/ASPECT: Areas outlined for vineyard development range from 90 to 180 degrees from north and exist on slopes from 5 to 35 percent. DRAINAGE: The Chehulpum and Hazelair soils will benefit greatly from grid-tiling (artificial sub-surface drain tile installed every 40’ to intercept and remove seasonally high water tables). Localized tiling may be required in areas of soil transition or in natural drainageways. ELEVATION: 250'-690' above sea-level in areas classified as having vineyard potential. IRRIGATION: Recommended given soil type. FARMABILITY: Many of the forested areas were difficult to access due to heavy underbrush. Topographical maps were relied on heavily in these areas to determine plantable boundaries. Much of the vineyard ground currently planted to grass seed would lend itself better to higher production grape growing where larger blocks could be more efficiently farmed and mechanized. The smaller hillside blocks would have higher development and farming costs associated with them given the clearing component, steepness of terrain, small size and higher dependency on hand labor.
