Accessible Amenities
The community is planned to eliminate reliance on the automobile, allowing residents to age in place. Multiple pedestrian streets encourage walking and a bike path connected to downtown Lawrence forms the central spine of the development. Multiple bus lines service the community and an Amtrack station ensures connectivity to the greater metro area.
At 25 acres, the development is relatively compact. North to South, it stretches just over 1/4 of a mile. This size has been carefully planned to facilitate easy access to all amenities within the community regardless of age or mobility. The development is also positioned to conveniently serve hundreds of households within half a mile away in East Lawrence.
Hybrid Programming
Compact Suburbia
Every building in the development contains a mixture of commercial and residential uses. This program distribution more accurately mimics the complex social and economic factors active in our lives. It ensures the creation of more lively public space, increases opportunities for social interaction, and eliminates lengthy commutes and reliance on the car.
Continual Community Use The time cycles of each component of the development have been carefully considered and help to dictate their placement. Active amenities like the plaza and train station have been located in close proximity to enhance the liveliness of these public spaces as well as their security. The forum is located on the southern end of the development to provide an active, yet undisturbing presence in what is primarily a residential area. Connecting these areas are well lit public thoroughfares.
To appeal to aging boomers and younger generations who have spent their lives living in suburban environments, the development proposes to implement the desirable attributes of suburbia, namely privacy and an ownership of space, in a higher density living arrangement. The development provides plenty of green space and a wide spectrum of housing choices each prioritizing privacy, community, and accessibility to differing degrees while contributing to a healthy urban environment.
Sensitive Development The development strives to create a place that is authentic and appreciated by adapting the existing patterns of Lawrence. The community compliments and extends many in place amenities and modifies existing urban textures to create a development of complimentary scale and density.

Bike Path & Community Scale
The spine of the development is a bike path and pedestrian boulevard running north to south along the tall “edge” buildings. This boulevard is scaled to allow for sizeable plantings and patios while keeping the sidewalk active and intimate. At four stories tall, the edge buildings are the largest in the development, yet at this height residents are still able to easily discern voices, movements and activities on the street. These residents are therefore able to participate in and contribute to the life of the boulevard.
Plaza Scale The development’s plaza is carefully designed to be intimate and active. The short dimension of the plaza is approximately 60’, the threshold for being able to read facial expression and emotions. The long dimension of the plaza is 170’, the distance at which shouts and loud noises become audible. At 10,200 square feet in area, the plaza is relatively small. Due to the small size of the development however, this is beneficial. It only takes 20-25 people standing at a public distance (12 feet apart) for the plaza to feel full.
