The current state of the market for the Peel Region, which includes Mississauga, Brampton & Caledon is seeing an average sale price for homes sold in this area as of October 2021 to be holding at $1.1M, up 18.7% in comparison to the same month last year. With homes being on the market for an average of 11 days with 72% of the homes sold for over the asking price, there is an 11.8% decrease in sales in comparison to October 2020. Currently, there were 2,019 homes for sale in the Peel region in October 2021, which finds itself to be 37.8% lower in comparison to last October. If you renovate a space that needs better climate control, or if you add a new room where extending the existing ductwork is impractical, a split-ductless HVAC system may be the perfect solution. The ductless design saves HVAC contractors time during installation, therefore saving homeowners money.
Features like crown molding and other wood accents such as chair rails are elegant upgrades that can elevate a home’s value with a relatively modest investment. One way to instantly brighten and refresh the space is an epoxy coating on the floor. Applying the coating is relatively easy and once dry it helps prevent unsightly stains and damage in the future. Combine that with a thorough sweeping, wiping down walls and other surfaces, and organizing the clutter to create a more inviting space you can utilize to the fullest. BETTER BATHROOMS. Many homeowners approach a bathroom upgrade with big projects in mind, like swapping out the vanity, replacing the tub or installing tile flooring. Can’t wait until spring to sell your home? Winter can be a tough time to attract buyers, particularly if you live in a region where there’s going to be ice and snow all around. Your home may not show as well in bad weather; however, it is possible. Here are some winter real estate facts to keep in mind: Everyone Appreciates Mood Create a cozy feel by adding extra pillows or afghans to the sofa and beds, or some plush throw rugs on the floor. Leave the dining room table set for dinner, along with a champagne bucket and a couple of glasses. Add some extra-fluffy towels or robes in the bathrooms. In short, make everything look comfortable and inviting. Bright Light Is Cheery There’s nothing that makes a house cheerier than sunlight. Wash the windows inside and out so they sparkle. Pull up the blinds and throw back the drapes for some warming illumination. In darker corners and niches where the sun won’t reach, place a lamp and keep it on. You could also use spotlighting to illuminate major features of the kitchen, living room or bathroom. Warmth Is Comfort People coming in from the cold will be pleased to find your home is warm and toasty. As a retreat from winter cold, your buyers will have more of a reason to feel comfortable and take their time. Home staging is the process of professionally decorating a home to make it look more appealing to buyers. It’s intended to accentuate the positive features of your residence and help buyers imagine themselves in your home. The Real Estate Staging Association states that homes across North America spend 90 percent less time on the market if they are staged – 23 days compared to 184 days, respectively. But how much is enough? According to the National Association of Realtors, for every $100 invested in staging your home, the potential return is about $400. That’s four times the return for doing a few simple things. Before you start, consider the costs and what you’re willing to spend. You can go as far as paying a professional stager to come in, or you can follow a few simple steps and do it yourself. If you choose the latter, start with these critical items first:
Paint – and don’t forget the trim!
Painting walls, especially if they are old colours or have marks, scrapes or nail pops, is an absolute must. Choose light, trendy colours that make the walls the backdrop to the room. The last thing you want is someone walking in and being hit in the face with a bold colour they may hate. Many Realtors recommend Benjamin Moore colours such as Elmira White (a soft beige), Revere Pewter (for a warmer, darker hue) and Cloud White as a faint tint to trim paint if you are repainting the trim.
This is not rocket science. No one wants to look at your baby photos or see your collection of vases so pack away personal items and collections and leave furniture empty. Once everything is put away, take a look at each tabletop and choose groups of three items to decorate. The eye likes odd numbers of groupings so pick three books, three candles at different heights or three different pieces that accent the room and blend into the décor.
Don’t Forget the Yard
A great trick to make your lawn look lush and green is to over-seed it. This chokes out weeds and will give it a luxurious appearance. Or, if you have enough lead time, hire a lawn company to get your grass in its best shape before you list. If you have gardens, be sure to remove debris, add fresh soil for a clean look and plant a few eye-catching annuals that will do well in your climate and orientation to the sun - think shade or sun plants. If you’re listing in winter, keep walkways clear and put away the Christmas lights... unless it’s the Christmas season.
The old red corduroy couch your Aunt Lila gave you isn’t going to win you any decorating awards. If you have old or damaged furniture, get rid of it and rent sleek, neutral pieces. Or make an investment in new furniture you can take with you.
Less is More
Once you’ve decluttered, slim it down even further. This gives the room more space and keeps the buyer focused on what they can do with the home. In effect, a staged home should look as if no one lives there. That may sound counter-intuitive, but most people love to imagine themselves in a crisp, clean, minimalist living space. Can’t you imagine yourself in a home without all the mess? If someone is about to make the most significant investment of their lives, they’re going to want to make sure it’s something they love and can picture themselves in. Showcasing how a home could be lived in depicts the real potential of the space.
BE SMART about SMART HOME SAFETY Smart home technology has made our daily lives easier and more automated, but it also opened the virtual door to intruders and hackers. As smart home technology grows, so do the risks of being hacked, which can stop some customers from adopting these amazing technologies for their homes. There have been some scary stories lately of hackers tapping into security cameras and other technology, but with the proper precautions, you will make your home incredibly safe from hackers.
Keep your smart home safe with these tips USE STRONG PASSWORDS We’ve all heard it countless times, but having a strong password really is the first step against hackers and is enough to keep most out of your devices. However, many people prioritize creating passwords that are easy to remember (or that don’t change) over their home’s security. The best passwords are a combination of capital and lowercase letters, numbers and special characters. Longer, “pass phrases” or sentences also work well. As a rule of thumb, change your passwords every time you add a new device to the network, or at least every few months.
UPDATE APPS AND FIRMWARE Most people generally remember to update their smartphone apps but updating the apps and firmware in smart devices around the house can be a different story. Just like mobile apps, smart devices are constantly being updated and often come out with updates to increase performance, remove bugs, or improve safety. Using an old version of a device’s firmware makes it easier for hackers to attack because the firmware is vulnerable and not running at its full potential.
BE SELECTIVE WITH SMART HOME DEVICES

The growth of smart home technology means that not every product is created equally. Before bringing something into your home that could put your privacy and safety at risk, be sure to do your research. In general, use products from brands you are familiar with—bigger brands typically have more updates and better customer service just in case hacking does occur.
Putting smart home devices on a public wireless internet network makes them much easier to hack and makes them more visible to hackers. Instead, opt for a private home network that has a strong password and network protection. To be even safer, security experts recommend putting your smart home devices on a separate wireless network from your home computer, which greatly reduces the risk of hacking across devices.
TURN OFF UNUSED DEVICES It can be tempting to always leave every device plugged in and turned on, but that just gives hackers more opportunities to find a way in. Powering down your router or smart home devices that don’t need to be on all the time, can keep your network more secure.
Smart home devices are powerful tools, but by following these tips, you’ll increase their safely and help keep digital intruders out of your home.
