Greensboro has a new community with a choice location – The Gates at Brassfield – off New Garden Road, minutes from Bryan Boulevard. Betty Smith, president of Smith Marketing, a company affiliated with Allen Tate Realtors, described the Gates at Brassfield as “a really great small neighborhood in the Brassfield section of Greensboro.” Featuring 47 homesites, with 44 remaining, the lots range in size from one-third to onehalf of an acre. The custom home development is all cul-de-sac streets with no connecting roads. Smith added that is its “close enough to walk to a movie theater and gym, or to walk over to Country Park.” “It is one of the few remaining pieces of land where you can get that many lots in that we’ve seen go up in the city,” explained Dwight Stone, owner of D. Stone Builders, one of the home builders in the community. Stone said he is also impressed with the convenience the community’s location offers homebuyers. Smith said the neighborhood appeals to a diverse group. “It is an interesting mix, the current owners,” she said. “One family in the Gates is downsizing from a larger home, another couple has small children that choose the neighborhood because of the school district.” In addition to D. Stone Builders, the Gates at Brassfield will feature homes by R&K Custom Homes. Kathy Dumas added that for her and her husband, Rich, the challenge lies in coming up with new home plans. “We want to keep the designs fresh and new, and keep them within the look of the neighborhood.” She also said that they are interested in offering designs in a variety of price ranges, from the upper $300,000s and higher. “We are meeting with a customer that went through the Parade house [in the community] and loved it, but they want to build something similar on a smaller scale,” said Rich Dumas. “That is
where we are very flexible. It’s really easy to adjust a plan for the buyer to meet their needs, requirements and price category.” From Stone’s perspective, homebuyers are interested in including more quality materials in their home, even if it means sacrificing on the square footage front. “Most of the homes are going to range from 2,800 to 3,500 square feet,” he said of the Gates at Brassfield. He added that while people’s interest in very large homes may be waning, they still want a quality product with high-end features such as hardwoods, granite and ample decorative molding. Another focus for many of today’s new homebuyers is more energy efficient and environmentally friendly materials in their homes, according to Stone. He said homebuyers in (Continued on page 22)
