This may be the year of home remodeling. Many remodeling industry forecasters say home remodeling increased in 2012, and the signs point to these trends continuing into the new year. For example, the Leading Indicator of Remodeling Activity (LIRA) – released by the Remodeling Futures Program at the Joint Center for Housing Studies at Harvard University – projects home improvement spending to rise in the coming year. Additionally, the National Association of Home Builders’ (NAHB) Remodeling Market Index (RMI) went up in the third quarter of 2012, putting the RMI at its highest point since the third quarter of 2005. According to the NAHB, all three indicators of current market conditions improved last year: maintenance and repairs, minor additions and alterations, and major additions and alterations. Remodeling a kitchen is one of the most popular projects for homeowners. The increase in shows focusing on home improvement efforts is a testament to that fact. However, Steve Schadt, regional manager for Marsh Kitchens, explained that homeowners shouldn’t take those shows at face value. “People are so used to watching kitchen remodeling shows where they
spend $40,000, $50,000, $60,000,” he said. In actuality, Schadt says most kitchen remodels are more likely to fall in the range of $10,000 to $15,000. “It surprises people what they can do – how much they can do in a kitchen. What they do on TV is not real world applications.” David and Leslie Millsaps, owners of DLM Builders, find that while the remodeling shows and shelter magazines regularly mention sustainable materials, homeowners in the triad are not pursuing these options. What the Millsaps do see is more and more homeowners focusing on making their kitchens as functional and multipurpose as possible. “People are putting a lot more thought into maximizing the space,” David Millsaps explained. Leslie Millsaps added that more clients seem to be looking to increase the amount of surface space. “They want a place to sit and do work, or sit and enjoy a glass of wine – creating multiple uses for a kitchen for the family.” As a result, they have found clients paying more attention to lighting in the kitchen to highlight work areas for baking or doing food prep, as well as
what provides the best atmosphere to the kitchen areas not related to food preparation. According to Schadt, white and gray are popular color trends in kitchens at the moment. “In terms of finishes, gray is a hot color in the kitchen – light gray, gray stains – as well as white,” Schadt said. He said he finds white to be a cyclical color in the kitchen industry. “It was big 15 years ago, and it’s just back again.” The difference this time is that now there are so many different variations available of white, with homeowners able to tint their white with browns, grays or greens to create their own unique shade. “Now it’s not one white, there are 10 whites.” Pete Lane, owner of stone supplier Ivey Lane, said he finds that homeowners are seeking out less formal options for their kitchens when it comes to stone countertops. “It used to be just polished stone, with a reflective finish, but we’ve seen in the last couple of years a lot of movement to a less reflective finish,” he said. The exciting thing when it comes to stone countertops is that there are so many different types of stone available. “The look changes significantly (Continued on page 18)

depending on the quarry and the stone,” Lane said. “Each stone is unique, particularly the stones that have a lot of veining and graining.” Many also are choosing softer stones such as marble and limestone for their countertops. “They have a very unique look and feel, and they tend to be light colors,” Lane said. However, these stones are not as durable as granite and can be etched, stained or scratched. A good sealer can protect the stone from staining, while a honed finish makes scratches less noticeable.
“A lot of customers do it, and it’s the best thing ever, but these are not stones for everybody,” said Lane. Another trend in kitchen countertops is the use of quartz pieces held together in a matrix, as well as some recycled products, such as ice stone made from recycled glass held together in cement or another type of matrix. Both offer unique colors that homeowners won’t find in natural stone. Cabinets are another major focal point in kitchen remodeling. said he finds that how cabinets look on the wall is different. “It’s not the old ‘line the wall with cabinets’ style,” he said. Now cabinets often feature changing heights and elevations. White also said he is incorporating a lot more decorative moldings, turn posts and corbels in kitchens. Other changes White said he sees is the functionality and display options people want in their cabinetry. He finds they are selling a lot more rollout drawers, wide deep drawers (up to 42 inches wide), dish drawers (with special inserts to hold them in place) and recycling bins within drawers. “Open shelves are becoming very popular, too,” he added. Finally, White cited a greater embrace of color by homeowners when it comes to remodeling their kitchens. ”We are doing more multiple color kitchens with islands in a different color or certain sections in a different color,” he said. More expression is also evident in backsplashes, which White says are no longer a typical 4-by-4 stack pattern. “There’s a lot more glass, designs and decorative inserts in the tile,” he said.
