Are YOU a good neighbor?” The magnet goes on to list ways that residents can be considerate of fellow residents, such as introducing themselves, taking out their trash, keeping the noise down and cleaning up after their dogs. “If you know the people where you live and like them, then renewals are no longer just about getting the best rate,” Weir said. “It’s about ‘I like the people I live with.’ Good customer service can only take you so far, but if residents really like their neighbors and take pride in their community, then they don’t see it as just a complex.” “If I could change one thing about apartment living it would be the use of the word complex,” Weir said. “It doesn’t sound like a place I want to live. People who live in a complex is selling what we are trying to do short.” Weir said she feels that the idea of an apartment as a place you only live for a year at a time is no longer accurate. “So many more people are
moving into apartments – houses are not the only way to enjoy where you live.” Signature Property Group is so serious about planning creative ways for their residents to spend time together, they have a six week planning process each year where they focus on setting up social events for the upcoming year. Property managers brainstorm and go over residents’ quarterly surveys to determine what activities residents were excited about and in what areas the community isn’t meeting their needs. “We really push each other to think outside the box and give our residents options so the apartments become neighborhoods,” Weir explained. Signature Property Group not only works to live up to residents’ expectations, but also they demand the same of their residents. “We show them the good neighbor magnet and say, ‘We hope your experience is wonderful, and here’s our expectation of how you can be a good neighbor.’” Weir added, “We will evict people who aren’t good neighbors, because the thing is the bad neighbor will cause five good neighbors to silently move out.”
For the company, it is about more than just following the lease, paying rent on time and not destroying the apartment. Weir said if residents can’t live up to the good neighbor expectations, “It’s not the right place for you.” So far, Weir said the response to Signature Property Group’s efforts has been positive. “When we do our focus groups, we see the change,” she said. “People know each other. We have people say they’ve been here for eight years and they are never leaving.
