REW.ca asked four Greater Vancouver Realtors how 2014 is shaping up in their areas, and the forecast looks good. James Garbutt, Sutton West Coast, Burnaby and New Westminster So far 2014 has just been booming. I think it will be significantly busier this year. I’ve seen more competing offer situations. I think we’re going to see a little appreciation in prices as well. New Westminster has become more and more popular every year. I think condos close to the Sky Train and downtown core will be quite popular. I think any detached home in New West under $900,000 the North side of the Fraser River is going to be a hot commodity. Expect bidding wars. For Burnaby, the condo market is going

to be healthy but I think detached homes under a million are going to be what’s hot. Bob Cooke, Managing Broker RE/MAX ProGroup, Tsawwassen and Ladner The first four weeks of 2014 has been outstandingly busy. For the first time in a long time we’d had competing offers on some homes. New construction is going to dramatically affect the business we do out here. We have Tsawwassen Springs, Tsawwassen Shores and Southlands… thousands of units coming on. And the baby boomers are aging. That means stairs are an issue. The demand for sprawling ranchers or townhomes or homes with master bedroom on the main floor is very important. People are looking for that sprawling rancher and there’s not enough of them, so those prices are going right through the roof. Tom Gradecak, Tom Gradecak Realty, Vancouver West

There’s 430 sales in the last quarter just for single family homes in the west side, compared to 230 the year before. That’s an 87% jump in sales, so that’s obviously going to push prices up. I think about a 2–3% will be a safe bet. There are definitely little pockets in the city that are more desirable than others. Kitsilano, parts of South Marine area, Cambie or obviously Main St. now are very popular with local buyers. Areas like Point Grey, Dunbar, parts of Kerrisdale, Shaughnessy, South Granville… these areas sometimes have bigger lots or there’s more appetite for new homes. What’s interesting is that the new homes are still popular, but most in demand are older homes, which are bought basically to tear down. from time to time, more often than we’ve seen before in Richmond. The activity will remain in the $700,000 to $1million category. But within that I think the fun areas to look at are going to be new projects. There is such a phenomenal growth in that whole strata segment in the core of Richmond. The volume would suggest to us that the market is confident it will absorb it. It makes me cautious as to whether there will be any appreciable gains in value until the absorption is all addressed. So, lots to choose from. The consistent theme is that people are looking for exceptional quality and highend finishing. They’ve got the money; they want to enjoy the lifestyle.
