What is driving condo demand? Condo demand is up along with sharp increases in sale prices. In the last three years, condo prices have soared substantially exceeding even the rapid increase in single-family home prices. Between 2000 and 2003, the National Real Estate Investor reports that the median price of single-family homes rose by 22%. Over the same time period, condo prices rose by 47%, making condo sales purchases a very lucrative investment. Condos are also hot because of demographic changes, lifestyle choices and economics. These new lifestyle homeowners, young educated workers, older childless households, and immigrants prefer the convenience and luxurious amenities that come with today’s multifamily homes. In fact, the Moravian excavation has turned into being quite an archaeological find and a true destination for owning a bit of history in a rich historical district. When its foundation was excavated, a 3,000-year-old spearpoint was found. The project archaeologist, present during the excavation process, identified the four-inch-long crafted stone implement. Another notable find was an eight-foot long log with a threeinch diameter hole in the middle. This artifact dated back to the very early days of Philadelphia when the buildings were served by wooden wells and water pipes. ■
