Are you a Cougar or a Cub? I recently sat on a panel at WeMAR, which had a mixture of young professionals (Cubs) and more seasoned agents of my generation (Cougars). We had a total of eight REALTORS on the panel and Justin Schlegel who was the past Chair for the Young Professionals Network (YPN) was the moderator.
This technique works, if you think about it. As a “Cub” you are just getting started and your sphere of influence is much smaller, simply because you don’t know that many people who are ready to buy a house. As you grow older, your sphere gets bigger and your database grows, which results in more prospects to work with.
Personally, this event wasn’t like work for me, because I had the opportunity to catch up with some old friends. Beyond just having a lot of fun, I thought I would share with you some of the things I took away from participating in the Cougars and Cubs event.
Creating a database when you are just getting started is an important part of growing a long-term, successful business. One of the panelists asked the audience, “How many of you have a contact management database?” Only about 25 percent of the room raised their hands, which took me by surprise. If this is the case, they will never have a sphere to work from and every transaction will be a new face, instead of a past client or referral.
When the obvious social media marketing came up, the youngsters were much stronger in that arena. They are more inclined to hop out of bed to check Facebook before coffee, where the Cougars are more inclined to check-in after coffee. The Cougars are more inclined to work the database and take care of past clients while the Cubs seemed more impatient and wanted to buy their business through marketing techniques. That Cougar approach, by the way, is exactly what Nate and I did and have continued to do for many years.
In this short inventory market, there is NOTHING better than a past client contacting you to sell their home or to refer you to one of their workmates, family members or friends. So the next question is: which contact database management is the best to use? The one that you will actually use. Have a great month!

West Valley Market Update The Valley of the Sun finally reached this season’s low point for active listings! We are starting to see the upward trend in listings that is common during the second half of the year. This trend of slowly increasing active listings should last until November, so there may finally be some relief in sight for buyers. The rate of price increases should also slow as the market inches closer to equilibrium. Distressed properties continue to decrease in number across the Valley. Only 6.4% of Arizona loans are non-current. The average number of Notices of Trustee Sale per working day in Maricopa County is 81, thesame number as in January 2003 before the housing bubble. We are back in the normal range and far beyond the peak of foreclosure activity in 2009. Now for a West Valley snapshot: The whole West Valley is a tough place for buyers right now, and the low supply and high demand are even hitting active adult areas like Sun City and Sun City West. Expect the upward pressure on pricing to continue until we can get more active listings on the market. We all know that professional photography is the way to go when pictures matter, but in the real world where the pace always seems to be quickening (and our smartphones in our pockets have ever improving cameras) there are plenty of cases where a quick pocket shot gets more use than expected. More often than not, those pictures could use a little help. There are also plenty of cases when you just need to make minor edits to existing photos such as reducing the size of a headshot for use on a website or just cropping or straightening images for a quick flyer. While a lot of those basic tasks can be accomplished with software that likely came with your computer, most folks don’t know exactly which software to use or will quickly hit a brick wall when they find they need to do just a little more than the included software will let them. Here are a few options that should fulfill those needs without breaking the bank. Pixelmator (Mac-only, $15) and Photoshop Elements (Mac + Windows, $99), both offer an excellent set of image editing tools that should cover the photo editing needs of the vast majority of people, but another great option is GIMP- the GNU Image Manipulation Program. GIMP is a free, open-source application that mimics much of the functionality of Photoshop. It lacks some of the polish when it comes to the user interface an so can have a bit of a learning curve, but all of the basic tools are easy to use and as intuitive as in any of the other applications. The best thing about GIMP, however, is that it’s freely downloadable for most platforms (Mac, Windows, and Linux). Just point your browser at www.GIMP.org to check it out. Of course, if the images that you need to edit started out on your smartphone or tablet, it would probably be handy to be able to edit them right there on that same device. In this case, Adobe’s Photoshop Express (iOS + Android) is a good choice. The app is available as a free download from the Apple App Store / Google Play but has a number of features that you have to pay to unlock after downloading if you wish to use them. Thankfully, almost all of the commonly-used features are included in the “free” portion of the app and work well. Other options include the creatively named “Photo Editor” for Android (free) and iPhoto for iOS devices ($5) which both include plenty of editing options nicely optimized for easy use on a touch-screen device. Take a few minutes to try out one or more of the apps above and add them to your technology toolbox so you’ve got them there when you need them! - Mike DeRosa
