Comparative Market Analysis (CMA) I compare your home to similar style homes (e.g. ranch, colonial, transitional) which have recently sold in the nearby surrounding area and price adjust for differences in age, square footage, lot size, lot type (e.g. waterfront, golf course, cul-de-sac), views (e.g. wooded, marsh, water), bedroom/bathroom count, exterior siding (e.g. brick, vinyl, fiber board), foundation (e.g. crawlspace, slab), condition and features such as pools, garages, sheds, fencing, decks, porches, piers, boat lifts, etc. I pull comparable sales from within your neighborhood whenever possible but never from outside your home’s school district. I’ll remove any homes from the analysis which were distressed sales (e.g. short sales, foreclosures) and I’ll demonstrate to you how your home stacks up to the competition (homes currently for sale) with a quick look at homes that didn’t sell.
