“For Sale By Owner” Founder uses a REALTOR to sell It’s true! According to a Wall Street Journal article dated August 3, 2011, Colby Sambrotto, the founder and former CEO of forsalebyowner.com recently hired a real estate broker to sell his home. He did try selling it himself but after months of low traffic and lowball offers, he gave up and paid a broker 6% to get the job done. “Looking to move his family to the suburbs, [Mr. Sambrotto] said he carefully staged his apartment for sale himself, and put it on the market. But after using a mix of websites to publicize his apartment, he said he had only ‘middling success’ and switched to a broker because most serious buyers work with brokers.”

Many Buyers and even real estate agents are unclear about what HUD homes really are. A HUD home is actually a foreclosed property that was purchased with an FHA insured loan. When, for many reasons, the previous homeowner failed to make payments, the bank foreclosed on the home. Since these homes were FHA insured loans, the bank was reimbursed for it’s loss and the government took over ownership. Since our government is not in the business of owning homes, these properties are put up for sale. As is often the case with programs created by the government, there are many rules, regulations and requirements that must be followed to the letter in order for a buyer to successfully acquire the home. Fortunately, your Realty World ALL STARS agent has been trained to know the ins and outs of bidding on and hopefully winning properties for their clients. They also know the rules that need to be followed after their client’s offer has been accepted! Knowing what to do is an important part of the process and in some cases, the very rigid government requirements that cause many buyers to lose out will, in fact, create opportunities for buyers who work with ALL STARS agents “ in the know”!
For example, when a buyer “wins” their bid, the agent must deliver the buyer’s completed and signed (in blue ink) the original contract and down payment check to the HUD office in Sacramento. This must be done within 48 hours of acceptance or the property will be put back on the market. Your ALL STARS agent is skilled in proper paperwork and check handling procedures to avoid that cancellation. ALL STARS agents also know how to position their buyer’s offer to be accepted should a competitor’s bid win and then default. HUD is a pro-consumer government agency that is designed to protect consumers. Yet when it comes to government owned HUD homes, it often becomes a situation of “buyer beware.”
Before a HUD home is put on the marketplace, inspections are performed. Often, these inspections are done without utilities turned on. The inspector makes recommendations based on observed conditions and an appraisal is ordered. Without utilities, inspections can be very superficial and should not be relied upon. Should you win your bid, your ALL STARS agent understands the complicated process to turn on utilities for HUD owned homes so that your inspections will better reflect the home’s true condition! BIDDING: HUD homes are usually offered at the appraisal market value. A buyer is free to bid more than the appraised value, but the loan will be based on the appraisal which means the buyer cannot finance any amount that exceeds the appraisal price! Buyers unaware of this often win their bid but lose the house because they don’t have the extra cash needed to close! Your ALL STARS agent knows how to structure your offer to avoid this loss. So you can see, working with an agent who understands the contracts and knows the “rules” can make the difference between you becoming a
