e’ve heard it a million times. From the outside, a job in real estate seems so glamorous. You’re not tied down to a desk and there’s no boss breathing down your neck. But anyone who has carved out a career in this industry will tell you that while the glamour is achievable, it can take 10 or 15 years of seven-day work weeks, which means missed school recitals and friends’ birthday parties; working “vacations,” and more. Here are just a few of the glamour-challenged

struggles agents and lenders deal with on a daily basis. Sound familiar? • Acting like everything is great! All the time. Because who wants to work with a sad, mopey real estate agent? • Fatigue can’t even describe how you feel after working 20, 10-hour days in a row. • Missing out on family time, including baby’s first step or congratulating a spouse’s job promotion by email. • Constant competition. • Fear your latest paycheck could be your last.

Most Stressful Professions In 2017, the Centers for Disease Control and Prevention released a report identifying 20 occupations with the highest rates of job-related isolation, stressful work environments, workhome imbalance, and income instability. Real estate agent came in 17th. In an industry with some of the highest burnout rates, how does one stay motivated? In many industries, keeping employees’ spirits up is not always a priority for those sitting in the C-suite. But in real estate, job-hopping and turnover is a real concern. No one wants to lose his or her top performers. Any good manager knows this and sees to it that agents are getting the emotional support and motivation they need to keep working hard and find enjoyment in their work. The industry professionals we spoke with had no shortage of advice for how to stay motivated

and how to motivate workers. It boils down to camaraderie, respect and helping others.

Fun and Camaraderie One of the biggest things REALTORS miss out on while working 80-hour weeks is socializing with friends. Nothing can replace missed family time or happy hour with friends, but socializing with coworkers can help you decompress and spark new friendships with people already in your professional circles. Michelle Busby, team leader and CEO at Keller Williams Austin Northwest, says, “We do a quarterly retreat to love on our people.” They spend the a.m. bonding and the p.m. is for fun.

Recently, for one of their small retreats, the team played mini golf for an afternoon of unselfconscious silliness and fun. Michael Nasserfar, branch manager at Envoy Mortgage, thinks that happy hours are okay, but people can organize group drinks anytime. Recently, as a surprise for his team, Nasserfar chartered a limo to pick up employees, including plus-ones, and headed to San Antonio to see a John Mayer concert. Nasserfar organizes retreats and outings every year and in between, group dinners and holiday celebrations.

Levels of leadership

L

eadership is a term that is commonly used but almost impossible to define. That’s part of the problem with leadership development. It means something different to every person so a true definition is hard to find. However, when a person steps up with leadership abilities, it’s amazing how everyone can point at him/her and say, “that’s a leader.” The most commonly identified trait in a leader is integrity; without it, no one will want to follow. For me, a leader is someone you are drawn to follow; someone who stands out to you in many different ways and exhibits the strengths you deem necessary to make a difference. Why is all of this important to REALTORS? Everyone leads at some point in their life, whether professionally, personally, or in their community. Do you have what it takes to answer the call to lead? Real estate sales itself is a form of leadership. Clients look to you to lead them in the right direction in their home search. New agents might look to you as a mentor leading the path to success, or you might decide to become in-

volved within your Association on a committee or even the Board of Directors, all of which are leadership positions. According to famous leadership author John Maxwell, there are five generally accepted levels of leadership. As you move up in level ranks, the rewards are greater and potential followers are more readily willing to learn from you. These levels are: position, permission, production, people development and pinnacle. The first is “Leadership by Position.” This is the basic level of leadership and is very straight forward; people follow you because they have to. Your title says you are a leader, and therefore, people are compelled to follow. For this level, you would hear something along the lines of “I am the boss/leader so you must do as I say.” One could also call this level “learning to lead.” You are starting to learn about leadership, but to reach your leadership abilities is limited to your title only. People need to follow these people whether they want to or not. The second is “Leadership by Permission.” In this level, people want to follow you. You’ve

www.myRealtyLine.com moved past the title of boss and have built relationships with your followers and they trust you and your mission. The term “leading with the heart” is applied to this level. You might have a calling or a drive to serve a specific mission. An example would be, “I want to work for you because I believe in you.” The third level of leadership is “Leadership by Production.” This is where followers will begin to seek you out because of who you are and what you have done for your organization. This is where true leadership starts to blossom. You are walking the talk and have become a true leader. Leaders at this level are looked up to and respected. When an important change must take effect inside of an organization, this leader is looked at to facilitate this change. This might look like wanting to work for a specific broker because all of their agents sell $10 million a year. You now believe in them and you’ve seen what they do for the organization. The fourth level is known as “People Development.” This is where people follow you because of what you have done for them, and you begin to build up other leaders. You’ve mastered the previous three leadership levels, and you now start incorporating them into your training system and work towards building up future leaders. Relating to real estate, this could be an agent who you have mentored and enabled them so well that they have gone out on their own and started their own brokerage. They want to be just like you. You are committed to creating leaders and people see that in you. The fifth and highest level of leadership is known as “Pinnacle.” People follow you at this level because of what you represent out in the world. This is a very small group of individuals and they have spent years building organiza-

tions, companies and associations and they are committed to working towards becoming the best of the best. People seek you out because of who you are and what you represent. They follow because of your values. Jimmy Carter was a leader by position when he was President. Today he is a personhood leader who created Habitat for Humanity. People follow him because of his values and mission. These people are usually bigger than life. Leadership is really all about being able to affect change for the good of the world. We each have the opportunity to affect change, whether small or large. We’ve seen people working on the hurricane who are leaders. You’ve seen them in your office or maybe in your neighborhood. If you want to move up the leadership chart, there are many books and audios on the subject and each of them has a different message. Read about famous leaders and politicians and people who you personally admire. Start working on yourself and developing yourself into the person you would want to follow. But remember, this also may require change—change in yourself if you really want to make a difference. Hurricane Harvey Recovery: rebuild with confidence On behalf of the building and remodeling industry in Texas, the members of the Home Builders Association of Greater Austin want to express their heartfelt sympathies to anyone affected by the tropical storm and Hurricane Harvey that hit the Texas Gulf Coast last month. The professional building and remodeling community stands ready to assist our neighbors as we work to rebuild the homes and communities that have been destroyed or damaged. Width the widespread devastation and vast amount of re-building required to get our neighbors’ lives back on track, we understand the level of work and investment that is ahead for all those affected by this historic natural disaster. As damages are assessed, it is important that victims make an informed decision regarding their contractor choice. Before a contractor is hired, we strongly encourage everyone to do their homework to ensure a reputable, qualified individual or company is hired to rebuild homes or businesses. Here are a few important guidelines that will help victims hire a compe-

tent builder or remodeler: • Make sure the contractor has a permanent business location and a good reputation with a local bank and suppliers. • Find out how long they have been in the building business. You want to know that your contractor will be around after construction is complete to fulfill any warranty obligations. • Check with your local Better Business Bureau to learn if any complaints have been filed against your contractor. • Some Texas cities require that builders are registered and bonded. Check with your city’s building permits department in this regard. • Ask for and verify references. • Enter into a complete and clearly written contract with your builder or remodeler. • Do not pay for the entire job up front or pay in cash. In fact, state law prohibits contractors in disaster areas from taking up front money unless they have held a physical business address in the county or adjacent county for at least one year. This

law, found in Chapter 58 of the Texas Business and Commerce Code, provides other valuable protections for those rebuilding in disaster areas. Be cautious of unusually low-priced bids or a hard sell to “sign today” for a low price. We also want to remind victims that some recovery-related expenses are exempt from state and local taxes. Those affected should keep these in mind as they review any bills or invoices they receive from their contractor: Texas never imposes sales tax on labor for residential repairs. In a declared disaster area, purchasers may claim an exemption from sales tax on separately stated charges for labor to repair or restore nonresidential real property damaged by the disaster. The materials that are used to perform the repairs are taxable.

• Taxpayers may claim an exemption from sales tax on charges for labor to repair or restore items damaged by a disaster. The exemption may be claimed on labor to repair furniture, appliances or other items of tangible personal property. The exemption includes labor costs to launder or dry clean damaged clothes or other property. • Arborists’ services, such as cutting down or cutting up a damaged or dead tree in a declared disaster area, are not taxable. • Hauling away branches, limbs, or trees are waste removal services and are taxable. • Goods and taxable services may be purchased tax free with FEMA, Salvation Army or Red Cross debit cards or vouchers. Texas strong! Texas Strong! How many of you have used this term or heard it? Texas is a state that pulls together and focuses on lending a helping hand when peril and disaster comes calling. This was truly evident with the floods of Hurricane Harvey. As president of Women’s Council of REALTORS, I witnessed a group at our new member orientation. Each one shared what their firm, office or team was doing to aid those in distress. The compassion, grace, and giving spirit of everyone was beautiful. It didn’t start or stop there. It was like the flood —as it grew, people were dropping what they were doing and asking, “What can I do?” “What do I have to help and how can I pray?” One story that warmed my heart was about a friend and her family. They were going down to pick up pets of victims and house them on a family ranch. These folks were not going to leave their pets behind. This was because many of the shelters were not able to take animals. This is the picture of a focused team at work. Sometimes it takes tragedy to cause us to see the blessings that we have in life and just how quickly they can be snatched away. The resounding message you heard from those most affected by the storm was “we are just so thankful we are alive; we can always rebuild.” Grateful to be alive! Although it will take months to rebuild, and the devastation is still daunting, we look to one another for hope, strength and lots of prayer. In these days of turmoil, not only in our lives here at home but in the world at large, should we not reflect on the things that are important to us? No matter who you are, fo-

cus on how you can be the difference in one's life. Use your talents to change a circumstance, be positive and look for the way to resolution. Focus on the goal of peace, not conflict. We have so many choices today. Take the time to focus not only at the choice at hand, but on the outcome of that choice. We all have opinions, but do those opinions have a positive outcome? In our businesses, we have opportunities every day to give help, show compassion and make an impact! Should we not make it a decision to make peace? I have had the great opportunity in my life to be a part of many teams. It does not matter what station in life you hold, you should have a support team. If we have seen anything from the recent floods, it is how we make a more powerful impact when we join forces and lock arms to work together. I pray that all your families and friends are safe and that the road ahead will bring new beginnings and we will see more miracles in their lives. Women’s Council of REALTORS, Austin will have a members-only event on September 20. We are bringing back the Fredericksburg Bus Trip. If you have thought about joining WCR Austin, this might be the time for you to take the plunge. We are always looking for REALTORS who want to be on a larger team that encourages them in professionalism through education, speakers and friendship. We are a network (community) of successful REALTORS, advancing women (and men) as professionals and leaders in business, the industry and the communities we serve. RL

Office Culture The concept of office culture has become so cliché, it’s hard to even say what it means. For some companies, culture could mean having an onsite kegerator and ping-pong table. For others, it’s group yoga, meditation and hikes. John McClellan, owner of Supreme Lending McClellan Branch, couldn’t be more proud that the company has been named Best Places to Work several years in a row. But he doesn’t need someone else’s acknowledgement to know he manages a great group of people. He just looks at his employee retention numbers. The majority of staff have been with him for more than eight years. “We call ourselves The Tribe,” says McClellan. Team members have The Tribe tees and other “Tribe” swag. Natalie Penland, chief talent officer at Legacy Mutual Mortgage, spends her time on recruiting and brand management. So it’s literally her job to motivate people. “Motivation is one of the best ways to retain the best talent,” says Penland. “We organize lots of events, like family picnics and casino night.” Also, Legacy satellite offices recognize team members in their monthly marketing newsletter and provide incentives for meeting certain metrics. For those with a competitive spirit, throughout the year Penland organizes various competitions. Her goal is to create workplace bonding so that there’s always someone to turn to when in need of advice.

Support One true test of a good motivator is whether you can talk a coworker off the ledge (so to speak!). It’s easy to get down in an industry that’s all about landing the next deal. So it’s only natural that some people will have a harder time getting past a rough patch – whether it’s personal

or professional. When in a rut, Busby suggests finding an inspirational speaker to lift your spirits. Today, that’s easier than ever. The Apple store is brimming with aspirational podcasts. And it doesn’t even have to be someone in the RE industry. Busby enjoys listening to Tim Ferriss, a professional speaker who specializes in identifying and overcoming your fears. “Here, everybody’s in the office all the time. So a few times a day I’ll make rounds. I’ll ask about goals and find out what’s going on,” says McClellan. One way to help someone do their work when their mind is elsewhere, is to show them how to get out of their head. “I try to remind people who we’re actually helping,” says McClellan.

Be of Service Sometimes it takes a tragedy to make us realize how lucky we are. But deadlines and goals can get in the way of acknowledging another’s suffering. So every year, Supreme Lending sales and support staff meet to create list of charities to sponsor each month. Everyone has a chance to throw out an idea. “We donate a portion of every closing,” says McClellan. “Checks can be anywhere from $10,000 to $20,000.” Penland’s team has supported charities in Austin and Round Rock, and most recently has helped with rescue efforts in Houston. “Showing people you care is one of our three core mottos,” says Penland. When it comes to motivating your team, the key is that there is not just one way to do it. Some people respond to competition while others just retreat from the pressure. Some people need a little hand holding while others want to feel like they’re in control. The best type of motivator is one who can partner with any personality type. And if there’s one that’s really stumping you, see it as an opportunity for some self-growth. RL

Trendmaker Homes debuts new models, new sections and a new entrance in the Reserve at Clear Lake City

Trendmaker Homes, the master developer and a builder at The Reserve at Clear Lake City, a master-planned community located in the thriving Clear Lake City area of Houston, announced today the grand opening of two new model homes in its 70-foot and 80-foot product offerings. In addition to these two new models, CalAtlantic Homes, Village Builder and Trendmaker Homes plan to open an additional seven new model homes later this year and into early 2018.
