f you ask a real estate professional what is the scariest thing that can happen on the job, you may get a few anecdotes about strange sounds in an empty house or seeing a mysterious person on the property one minute and gone the next. But lots of REALTORS have personal stories that are much scarier than a confrontation with a confused spirit who hasn’t found his way to the other side yet.

Michael Nasserfar, branch manager at Envoy

Mortgage, had a client several years ago. “Hours before closing, an auto loan popped up on his QC audit.” When Nasserfar asked about the last minute loan, he said, “I didn’t buy a car! I cosigned for my girlfriend.” Oh, well that explains it. The client disqualified himself for the new home and the girlfriend – who moved on long ago – got a brand new Mustang. So how does Nasserfar keep overly generous clients from making loan-disqualifying romantic gestures? “I warn them not to open any new lines of credit, buy appliances, co-sign for a car or boat.” Nasserfar says that clients know the do’s and don’ts today, but he doesn’t take any chances.

Shawn Rooker, with Realty Austin, received a call from a client. She found a dirty glass and dish on the kitchen counter. Whoever ran her open house helped himself to a beverage and PB&J, but not soap and a sponge. So how do you trust a colleague won’t make himself at home during a slow open house? “There’s not much you can do,” says Rooker. You just hope that agents know to be professional— an agent who doesn’t keep his hands out of an owners’ cupboards is committing a reportable offense. One inappropriate agent can make an entire agency – and industry – look bad.

In Texas, sellers are not required to disclose when a house like this one is haunted.

Near Dallas, H5 Auction advertised an old colonial home that had “endless potential.” But snapshots of the home weren’t exactly welcoming. Several messages were scrawled in a thick layer of grime in the kitchen: “Get OUT!” and “666.” In addition to the satanic mark of the beast, there were missing drawers and cabinet doors dangled from hinges. Appliances were covered in rust and countertops harbored pools of rancid water. Not exactly the type of home that would wow a buyer at first sight. Around town and online, people were convinced the house was haunted. But others believed this was something kids would do for fun. The auction house eventually explained that the owners scrawled the messages to prevent break-ins. This is a sales strategy that could only work

On Facebook, the listing had an 88 percent higher interaction rate than other posts. When the house did sell, it was sight unseen. The entire transaction occurred over the phone. So maybe the owners were onto something.

ABoR Board of Directors Town Hall: a two-way conversation

T

he ABoR Board of Directors Town Hall was a great opportunity for our membership to come together in harmony and discuss concerns that have recently surfaced. Your feedback is a stepping stone for ABoR to implement necessary changes for the better of our organization and the community. While many questions were answered and opinions were shared, I want to reiterate that this is only the beginning of such conversations, for your ABoR Board of Directors will continue to seek and deliver opportunities for engagement. As a Central Texas REALTOR, it is your job to stay engaged with your local association and reach out when concerns or questions arise. Volunteer leadership, of course, presents challenges and some decisions are more difficult to make than others, but know that your Association Board cares deeply for each member and we will continue to uphold and protect our organization as a whole and the members that it serves. I look forward to engaging with you in more two-way conversations and

working together to move our Association forward in a professional and positive way.

Annual Meeting, Wednesday, Oct. 18 Your involvement within this association doesn’t have to stop at the Town Hall. In addition to the all the fun Realty Round Up offers, the annual trade show is a great opportunity to engage with ABoR leadership. At the start of the meeting, I will share the details of ABoR’s Annual Report, covering a multitude of successes we’ve achieved in the last year and ensuring you’re connected to the programs and services ABoR offers. I will also introduce this year’s keynote speaker, Lawrence Yun. As the National Association of REALTORS’ Chief Economist, Yun will bring a unique perspective to this event by offering a broad economic update at the national level and will address localized concerns that impact you and your clients. This is our annual member meeting and it’s happening at our largest event of 2017 to maximize your opportunity for participation! Be sure to grab your tickets at ABoR-

The scary things we see in real estate

S

ince Halloween is coming up, we thought it would be fun to talk about some creepy and scary things that we go through when selling real estate. These things don't happen all the time. Most often it's business as usual but when they do occur, you don't forget it. First let's talk about the those scary clients. You know the kind, they follow behind you — breathing down your neck, questioning your every statement and then decide you aren't the expert they are. They then decide to voice their opinion on everything and it is always negative. These people are called energy drainers. They just wear you out and down. Next on my list of terrifying is going into a vacant home and it smells as if someone or something has been there or is living there illegally. You know that feeling, right? Something is just a little out of place. There is a sweaty, musky smell and although it is listed as vacant, there is a soda can on the counter top and dirty dishes in the sink. One time I was checking my client’s property and found dog-like feces in the rooms upstairs. Turned out, we had been graced by a

family of raccoons; what a nightmare. I called Kritter Ridder. Going into a haunted house is third on my "I don't particularly like list." For some reason, I was blessed with somewhat of a sixth sense and pick-up signals. I list a lot of historical homes and B & B's which are generally older homes with a past. I can walk into a room and know something else is there in spirit. It generally creeps my friends out but luckily, they've all been gentle or friendly souls. I see many orbs and occasionally the lights will flicker a little to let me know they know I know they are there. Nobody I know likes to go into dark, dimly lit homes. The very thought of it scares a lot of my fellow real estate agents. What are we afraid of? Things that go bump in the night like closets that may have someone lurking in them or somebody in the attic or garage. Yikes!! Dolls are a big thing with me, can you say CHUCKY? I do not like dolls. They creep me out more than the ghosts. A REALTOR sees a lot of things daily — good and bad. We must watch our backs from

s the home building industry celebrates Careers in Construction Month in October, we’re sharing the top four reasons to consider a rewarding career in residential construction.

Diversity of Skilled Trades to Consider A home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters, landscapers and many more. Analysis from the National Association of Home Builders (NAHB) shows that 70 percent of builders typically use between 11 and 30 subcontractors to build a single-family home. Indeed, there are many different trades you can pursue depending on your personal interests.

Skilled Workers are in High Demand As the housing market continues to strengthen, home builders across the country and here in the Greater Austin area are seeking skilled workers to help them build the Ameri-

can Dream. This means there is ample opportunity for motivated individuals seeking a rewarding career path. In fact, the residential construction industry is one of the few sectors where demand for new workers is rising. According to the Bureau of Labor Statistics and NAHB analysis, the number of open construction sector jobs (on a seasonally adjusted basis) increased to 232,000 in July 2017.

Jobs Satisfaction and Competitive Salaries Residential construction workers consistently express high job satisfaction. Average salaries in the Austin area remain competitive with other industries in our area. For example, electricians earn on average an annual salary north of $45,000 as do plumbers and pipefitters. Brick masons earn anywhere from $40,000 to $50,000 a year on average while construction supervisors can earn upward of $76,000 per year. In fact, among all of the various construction trades, Texas workers earn salaries that range from $33,000 a year on the low side to more than $100,000! Additionally, there is al-

better tomorrow. It is with a sad heart that we hear of the devastation in Las Vegas, Nevada. In our own country, it’s difficult to understand how such horrific carnage could happen. Please remember all those that have had their world forever changed by the act of one person. It is our cry to the world that it is time to love one another and put down our differences and look at the commonalities we have as people living on

Earth. How can we combat the enemy of despair, hatred, fear and violence? I think there is only one way— through prayer and learning how to love one another. Please make plans to join us at our next luncheon at 11 a.m. on Oct. 19 at Dave & Buster’s (9333 Research Blvd. #600A). We will continue our mission to educate, encourage and share tools to that will prosper our industry and the communities we serve. RL

s our market glides into the holiday season we have so many opportunities to be involved with our communities. Don’t give into the thinking that this is the scary time for REALTORS. We hold the keys to our future. Look, this is the best time to build our database. Don’t be a ghost. Make sure to have plenty of pop by’s between Halloween to New Year’s. We have invaluable chances to make an impact and gather new clients for spring. I can say we can be the driving force in front of the train. This is not the season to hide in the horror house. I can encourage you with the fact that lots of folks are looking for their Christmas home. I am excited to say that people are still calling to list their homes. There are some that will be visiting family in the next few months, so make sure your phone is on and don’t be a Frankenstein. Be the miracle maker on ThirtyFourth Street. All for fun, we at Women’s Council of REALTORS, love to encourage each other in business building techniques, moral support

and mentoring when asked. We had a wonderful time in September with our bus trip to Fredericksburg, a day of games, shopping, food and relationship building. When you read this, we will have had our fifth annual Bra’s 4 A Cause fundraiser, which without any doubt, I think will surpass last year’s event. Women’s Council supports the Breast Cancer Resource Center of Austin every year because of the wonderful work they do in giving hope, support and aide to those touched by cancer. We don’t stop there. This is the end of the quarter and the beginning of our Community Service Drive, which is going to Austin Disaster Relief Network (ADRN). If you’d like to contribute to this wonderful cause, go to https://donate.adrn.org/team/132932 We continue to lift those up in prayer that have lost loved ones, property and their quality of life from the recent hurricanes and national tragedies. They usually occur when an agent is alone in a spooky house at night in an area that can only be reached by car. Barry Long, a broker at EverStar Realty in New York, has a unique anecdote because this one has witnesses. Long arrived at a property in Kennewick, WA, with his clients. The house was supposed to be vacant, but to be polite he rang the bell. Someone asked, “Who is it?” Long responded, but no one opened the door. Long used his key to enter the house and called out to the occupant. Silence. After touring the house, Long double checked with his clients and everyone agreed that someone definitely spoke. Unsurprisingly, the buyers did not make an offer on this particularly creepy house. In 2013, a professor of sociology at the University of California, Berkeley, said, “Most American adults … say that they believe in life after death and in the devil.” Many also believe in haunted houses. So what does a broker do when she has a house that owners believe is haunted? The first thing you need to know is that under Texas law, you are not required to reveal if a seller says their home is haunted, though it may be good customer service to do so, says Lori Levy, vice president of Legal Affairs with the Texas Association of REALTORS. If a homicide occurred at the house, it becomes a stigmatized property. “Sellers and their agents aren’t required to disclose deaths on properties that resulted from natural causes, suicide or an accident unrelated to a property’s condition. However, murder does not fall into these categories and is required to be disclosed.” If you do have a “stigmatized property” in your inventory, what should you do? Unfortunately, whether or not you believe in ghosts, homes that have been labeled haunted are hard-

er to sell. And if a homicide occurred on – or even near – a property, it could sell for 3 percent to more than 4 percent less. One way to placate some buyers is by working with a home cleansing agency. These experts don’t even need to be on the property – or even in the same state. Some signs that there may be a spirit in a home include: • Unexplained noises • Doors and drawers opening and closing • Lights switching on and off • Items go missing and then reappear • Strange shadows • Odd pet behavior In more serious hauntings, people report feeling strange sensations, or hear crying or whispering. Some homes have cold and/or hot spots. And people report strange odors. David Franklin Farkas is a professional “quantum mechanic” with more than 35 years experience in spirit cleansing. When Realty Line asked what would cause a spirit to haunt a home in Austin in 2017, he said that there’s the historical perspective. He’s seen issues that arose from conflicts with Native Americans and early settlers, land disputes, the Civil War and slavery (many southerners lured to Mexico -- now Texas – brought their slaves with them). But not all spirits are a holdover from the country’s infancy. They can be a previous owner or someone who has unfinished business from before they passed away. Judging by the testimonials on the websites of professional ghostbusters, it’s a very common issue and one that is easy to remedy. Of course, since Texas does not require you to tell buyers that a home may be haunted, you won’t be breaking any laws if you don’t perpetuate the rumor. RL
