y now, at the start of the busiest, most hectic season of the year, REALTORS should have finalized their holiday marketing strategy (aka holiday gift list). But if you haven’t, it’s not too late! Real estate professionals feel very passionately about giving gifts to clients – no matter which side of the line they fall on. On the one hand, agents who simply send out holiday cards in lieu of a gift do tend to compensate throughout the year with a closing gift, anniversary gift, and in some instances, a birthday gift. On the other hand, many agents believe that giving past and present clients a small token of appreciation during the most joyous season of the year is a great way to stay in one another’s thoughts.

Chloe Chiang, an agent at Twelve Rivers Realty, has put a lot of thought into her annual gifting strategy. She has a spreadsheet that plots out gift ideas for closings, referrals, birthdays, and anniversaries. She also tiers gifts depending on the client’s purchase or sell price. This system isn’t for the purpose of ranking clients, but rather, making sure she doesn’t offend anyone by giving a gift that’s too extravagant or somehow inappropriate. At this time, Chiang does not have a column on her spreadsheet for the holiday season. She does, however, mail out personalized, handwritten holiday cards. Paul Smith, a broker and co-owner at Twelve Rivers Realty, only has to work with a client one time for that individual to make his yearly holiday gift list. And when does Smith purge old clients? He doesn't. “I think it’s a huge mistake to think if we work together one time, you’re off the list the next year.” Smith’s reasoning is that a majority of people forget their agent’s name after about a year. So his strategy is for past clients to get a gentle reminder year after year. There’s no doubt Smith’s philosophy works considering that a significant percentage of his business is repeat and by referral. “If I had a successful transaction with somebody, why wouldn’t I send them a $10 gift card every year to show my appreciation?”

(TREC) does not have gift guidelines for agents to clients, that doesn’t mean REALTORS should spend indiscriminately. For one thing, an expensive gift can make some clients feel uncomfortable. Here are great holiday gift ideas that Austin agents and brokers shared with us. Cynthia Fedor, a REALTOR with Hindsite 20/20, avoids generic gifts. “I prefer to connect on a more personal level, like contributing toward a cause that is deeply meaningful to my clients or even volunteering with a charitable organization.” She also sends out handwritten holiday cards. “I invite some clients to a great meal or entertaining event. The slight delay [between their closing and the holidays] gives them space and time to register everything.” For Fedor, gifts that highlight Austin are also popular. “I’ll gift something that excites them,” she says. “For example, after closing on an investor-client’s first purchase in Texas, I gifted a picture book showing how Austin has changed over the decades.” This type of gift underscores that they’re now a part of the evolving landscape of Austin.” Today, Fedor’s business is 100 percent referralbased. And there’s no reason not to believe that her annual display of appreciation plays a role in clients’ decision to keep her on speed dial. Smith’s downtown agency is known for having a youthful, fun, and relaxed atmosphere. The crew throws street fairs in the spring and summer, 80’s sing-a-longs at the Alamo Drafthouse, and organizes smaller wine and cheese or poker parties in cooler months. So at

Christmastime, for Paul to gift a bottle of wine or spirits to clients is not unusual. As for a more exciting gesture of appreciation, Smith purchases a few thousand dollars in gift certificates from a hot new restaurant. He’ll mail the gift certificate with a handwritten note letting clients know their next dessert is on him. The 225 gift cards Smith purchased in 2015 from Wu Chow actually served more than one purpose. He gave clients an opportunity to sample a trendy restaurant while also building a rapport with the eatery’s owner and chef. When a client mentioned how he was unable to secure a table for an upcoming occasion, Smith called the restaurant and snagged a reservation. That’s the type of giving that clients don’t forget. “It’s all about leveraging all of my business relationships,” says Smith. Chiang, who has been in the real estate business for seven years and specializes in millennials and first-time homebuyers, says that for the holiday season, she sends handwritten greeting cards to clients, and is slowly building her list of clients who she will gift something more substantial. Her go-to ideas tend to be cool gadgets and trinkets, like a brand new knife set, Bluetooth speaker, and Nest temperature control device. For colleagues who provide referrals, which TREC imposes a $50 monetary gift limit on, Chiang gives a restaurant gift card or a personal gift she knows that person would enjoy.

The power of "thank you"

T

hank you is such a simple phrase, but it goes such a long way because we do not hear it as often as we should. Thank you is good for your clients, your business partners, your fellow REALTORS and your business partners. As licensed agents, we are busy, running from one appointment to another, working with multiple buyers and sellers, hosting open houses, family life, writing offers, sometimes even late into the night. The phrase comes in many different forms. Some say “thank you” with gift cards, over meals, or even a box of freshly baked cookies. Some say it aloud to show their appreciation; others prefer the old-fashioned form of a thank you note. I always keep a stack of thank you notes in my desk for when someone wows me! I have found that a hand-written thank you note goes much further than any other way of saying “thanks.” Imagine you are out to dinner with friends, unwinding after a stressful week. Imagine that the server is one of the best you have ever had. You can say “thank you,” leave a generous tip,

and go about your day. They will appreciate it, but will they remember you, the REALTOR who is always looking for referrals? What if you took it a step further and actually got their name and sent a personalized note to their attention at the restaurant with an honest sincere thank you for taking care of you? You could even include a couple business cards with a “if you need any real estate help, I would love to return the wonderful service.” Consider the difference that would make. You took five minutes out of your day and your thoughtful gesture brightened someone’s day. You might be asking yourself, “does this really work?” Ask the agent who took the time after one of the Association’s Bus Tours to write a thank you note to the bus driver. Out of 150 agents, one wrote a note. This agent helped the driver, the driver’s family members, and the driver’s friend all find a house within months of the tour. This isn’t just true for recruiting purposes. The power of thank you can go such a long way with your teammates, co-workers, assis-

tants and any staff you might have. According to a 2012 study, organizations that have a “high-recognition culture have a 31 percent lower turnover than their peers.” That being said, when was the last time you told those that make you a success “thank you”? How do you start getting into the habit of writing thank you notes? First, determine if you want to get customized thank you note stock printed from a local printer, or if you are okay visiting Target where you can pick up a couple boxes of cards. Secondly, take five or 10 minutes at the beginning of each day and just write a thank you note. It does not need to be lengthy, just thoughtful. It should say “Thank You” not “Thanks.” You are showing your appreciation so take the time to write the

extra word. Be sure to show your gratitude, tell them specifically what you are thankful for, and finally state that you look forward to seeing/working with them again soon. Sign your name, add a business card or two, address the envelope, put a stamp (never run thank you notes through a meter) and drop in the mail. Make this a habit. The more gratitude you show others, the more that will return your way. Remember people’s email inboxes are flooded with junk and can at times be overwhelming. Their actual mailboxes are usually filled with more junk (and maybe a couple of bills). Take a chance. Stand out above the crowd. You will be surprised at the difference it makes in your business, and in yourself. RL

he Home Builders Association (HBA) of Greater Austin presented a wide variety of awards – ranging from best kitchen to best media room to best outdoor living — to four builders who participated in the 61st Annual Parade of Homes™ at Caliterra in Dripping Springs from October 28 through November 13. Brainstorming gift ideas Since the holiday season is the busiest time of year, thanks to vacation days cutting into business hours, the months leading up to the fourth quarter aren’t exactly a great a time to start thinking about your Christmas gift list. “The holidays always seem to just sneak up on me,” says Chiang. If this sounds like you, instead of waiting for autumn before you start brainstorming gift ideas, keep your mind open to possibilities year round. For inspiration, think about gifts you’ve received in your own professional relationships. Smith says that one of the most cherished items an agent gave him was a signed Tom Brady helmet. While a gift of that caliber may be appropriate for some clients, the majority of his regular buyers and sellers could be taken aback by a gift with such a steep price tag.

What would you want? Chiang says that instead of a bottle of wine or a nice dinner out, the best gift she would like to receive is a referral or an offer to be an advocate when she needs a recommendation. A charitable donation in a client’s name is a thoughtful gift, too. For dog or cat lovers, donate to Austin Pets Alive. If your client has a friend or family member battling heart disease or Alzheimer’s, a donation to those causes shows that you’re attentive to others’ needs.

Respect boundaries For some clients, the time, effort, and money spent on their behalf can feel overindulgent. Smith says that by the time an agent and client finally close a deal together, most professionals should have a good idea what that client likes or dislikes. damage your relationship. For example, if a REALTOR hasn’t picked up on the fact that her client doesn’t drink alcohol, that bottle of rum will be a waste of money in the best-case scenario, or at worst, a trigger. All of the agents we spoke to have been offered a dinner or lunch on the town at some point in their career. This can be a compliment of the highest regard: “We want to spend time with you and pay for an expensive meal!” The problem is, if the client is already overwhelmed with family obligations or is an introvert, they’re now in a position to accept an invitation they don’t really want, or must find a way to decline and risk offending you. That client may not call again if she fears boundaries are not respected.

Read your clients In this business, agents and clients can get pretty chummy. So meals, parties, and personal gifts are not off the table. Just be sure that you’re reading the relationship correctly. If a client mentions that you should get a beer together, or if you’re discussing a restaurant and she says, “We need to try it sometime,” then an invitation won’t feel like it’s coming out of thin air. Here is some feedback from professionals for holiday gifts they say are always a hit with clients: • Concert, comedy, or sports tickets • Hand-painted family nameplate • Hand-sketched portrait of their new home • Donation to a cause that’s important to the client • Return-address stamp • A tree the family can plant on the property REALTORS can be extraordinarily good at reading social cues and identifying boundaries. Home Builders Association Lakeway/Bee Cave Chapter donates over $4,300 to Lake Travis area non-profit The Lakeway/Bee Cave Chapter of the Home Builders Association (HBA) of Greater Austin made a donation of $4,360 to local, Lake Travis charity group Families for Families. Gayle Berkbigler CCIM, KW Commercial cofounder of the Lakeway/Bee Cave Chapter and founder of “The Gayle Berkbigler HBA Golf Classic,” presented the check at this month’s Chapter meeting at a local restaurant, Fore. Gayle Berkbigler CCIM, KW Commercial founded the Lakeway/Bee Cave Chapter Annual Community Fundraiser Golf Tournament seven years ago for the Lakeway/Bee Cave Chapter of the HBA. The annual golf tournament has been held at Flintrock Falls Country Club for the last six years. Proceeds from each tournament have been donated to local Lake Travis charities. Families for Families has been the chosen recipient for the last four years.

In January 2015, The HBA of Greater Austin named the golf tournament after Gayle Berkbigler, the tournament’s founder and director and is now named the “Gayle Berkbigler HBA Golf Classic.” Families for Families is an official non-profit organization registered with the Texas Secretary of State that was started in September 2009 as an Eagle Scout project of Lake Travis High School Students and has continued to be run and operated by Lake Travis High School Students. Families for Families helps local, Lake Travis families assist, or “adopt,” Lake Travis families in need during the holiday season. Most families receiving assistance have homes and cars, but Christmas gifts are not possible without the generosity of other caring families. “We are all capable of helping someone in some way,” says spokesman of Families for
