Austin has been on a multi-year real estate streak, which should only be a surprise if your address is “Under this Rock.” Since 2010, for single-family homes, the number of units sold has increased more than 55 percent, or 10 percent year-over-year; median price increased 25 percent; and the average number of days on the market decreased from 77 days in 2010 to 47 days in 2014.

These numbers include all zip codes in Travis County and some in surrounding areas. When you take a microscope to specific pockets of the city, however, an interesting story develops – one in which a property that hits the market on Saturday already has multiple bids by Sunday. Not only are buyers laying cash on the table, but also, it’s not uncommon for determined shoppers to get into bidding wars and make offers that are thousands of dollars above list price.

Tracking Austin’s Hottest Hoods Experts agree that when it comes to residential home sales, the market will continue making gravity-defying strides. Forbes ranked Austin-Round Rock-San Marcos the number-one over-valued housing market in the U.S., at 19 percent. In April, ABoR president Barb Cooper, agreed, saying that cost of housing in the Austin area is more bloated than ever. Interestingly, skyrocketing prices

do not seem to be dissuading qualified buyers, which, predictably, is dominated by newly independent and financially stable millennials and those who have moved to central Texas from out of state to capitalize on the city’s low unemployment rate.

What makes a neighborhood “hot”? There are a few ways to quantify how a zip code achieves “hot-ness.” Each month ABoR and Texas A&M’s Real Estate Center collects data on a property from the time it’s listed in the MLS to closing. When you crunch these numbers and compare to data from past years, a pattern will emerge. In Austin, however, things are not so clear-cut. “I don't think there is a bell c u r v e with popular vs. unpopular neighborhoods right now,” says Shawn Rooker from Realty Austin. “At this point there is a shortage of inventory, so popularity doesn't compute.” Some neighborhoods may have better amenities than others, some have more shopping, better restaurants, or they’re closer to downtown, near major roads and public transportation. Cooper says that in her experience, every buyer has a list of conditions for what makes a particular neighborhood appealing. Buyers who have children look for good schools; young buyers want to be near downtown; many empty nesters are looking for low-maintenance housing, which also makes downtown an ever-more appealing option for anyone north of age of 40. But in

It’s about time

U

.S. House speaker Paul Ryan, gavel in hand, stepped into his new office to discover it was stained with a heavy odor of cigarette smoke. His predecessor, John Boehner, was a heavy smoker and had regularly smoked in the office for years. The topic of health is personal to Ryan and he is known for being fitness-conscious and for good reason. His father died at age 55 of heart disease. Heart disease runs in Ryan’s family and both his father and grandfather died in their 50s. Ryan was 16 years old when his father died and has since been practiced regular intense crosstraining fitness programs so he can maximize his longevity and time. Ryan lives in Janesville, Wisconsin with his wife Janna and their three kids Liza, Charles, and Sam. Ryan commutes back and forth to Washington every week but during the week sleeps on a cot in his office. "I just work here. I don't live here. So I get up very early in the morning. I work out. I work until about 11:30 at night. I go to bed. And I do the same thing the next day," Ryan said to reporters.

"It actually makes me more efficient. I can actually get more work done by sleeping on a cot in my office. I have been doing it for at least a decade, and I'm going to keep doing it." Ryan is now second in the line of succession for U.S. President. He has climbed to one of the highest offices in the land and the youngest to do so since 1875. Ryan has a close relationship with his wife and kids, finds the time to workout regularly and has kept himself in excellent health, is deeply religious and regularly attends services, is an avid fisherman, and finds success in every area of his life. Ryan is an excellent leader and manager. The difference between the two is important to understand. Management is managing systems and processes, while leadership is leading and motivating and empowering people. Ryan has been focused on maximizing his time since a young age and has mastered the art. Ryan is a perfect case study. In the end, time is our most valuable resource and the area in our lives that most simply do not manage. They instead just go through their day reacting to situ-

www.myRealtyLine.com ations and letting distractions play a huge role in their day. Being an effective long-term Real Estate Practitioner requires mastering the management of time or risk either burn-out or failure. We are continually pulled in many directions at once and unquestionably distracted at every turn. With faith, family, work, friends, community involvement, and giving back to our industry all vying for the same 24 hours in each day, what can you do to maximize your time, maximize your success, and maximize your relationships? Our mind, body, and spirit need attention, time, and exercise. I recommend the 10,000 steps every day routine. It is low impact and is better on your knees and joints than running or jogging. Studies have proven that taking 10,000 steps per day lowers your risk of heart disease, burns fat, increases energy, and helps keep your dopamine and serotonin levels healthy. I specifically enjoy a two-mile walk in the evening, which affords me time to reflect on the day’s events to process them and prepare for my next day ahead. It is also a great time to get in the habit to take your supplements and drink that needed extra glass of water to aid against dehydration and inflammation. This is time well spent. If you can make this a daily habit, you will feel better and be more focused. I recommend time blocking three hours each morning for contacting your sphere, following up on leads, and setting appointments. If you make this part of your daily habit, you will put good habits into practice that has great rewards. You must start your day with a plan. Time block for your most important work task – lead generation and keeping in close contact with your sphere, where your business should be coming from.

Taking care of our bodies, our minds, nurturing our relationships, focusing only productive quality time on work related endeavors, and setting goals, setting limits, and being held accountable is the foundation of taking back control of your time. Make a mental list every night during your exercise and put it to paper in the morning. I hear so many people asking me where I find the time, and that they are so incredibly busy and stretched so thin. If you suffer from time management woes, I recommend removing social networking apps from your phone. Turn your ringer on soft and get out of the habit of checking your phone every few minutes. During work hours, make your phone less an entertainment HUB and more of a productivity tool. 2015 is quickly coming to a close. Did you set goals this year? If so, are you on track? November is the month to begin your business planning for 2016 and you should begin your planning by sharpening your skills. There are many excellent time management books on the shelves. I recommend three: "Good to Great," "Getting Things Done," and the "Organized Mind." End the year strong by putting some new time management practices into place, remember the basics; keep yourself mentally and physically healthy. Remember Paul Ryan’s focused work to maximize his longevity and time. Nurturing each minute. Keep up with your spheres and time block, remove as many unneeded distractions as you can so that you can focus on having quality time to practice your faith, to spend with family, laugh with friends, networking with coworkers, and to give back to our industry and community. The time it takes to manage your time is time well spent. RL

MAX Awards Call for Entries is Out: Prepare for a Night in the Emerald City

he HBA’s Sales and Marketing Council’s MAX Awards Committee is working hard to bring together a worldclass Awards Gala for members of the HBA of Greater Austin on April 2nd. In 2016, builder, developer, remodeler and associate members of the HBA will be whisked off to spend a Night in the Emerald City as we pay homage to the Wizard of Oz film classic. Some notable changes have been made that I think will make an impact for years to come. First, new categories have been added to reflect the reality of today’s market. We will now not only recognize the REALTOR of the Year, but also a Real Estate Team of the Year and Real Estate Broker of the Year. In addition, up to three Volume Builders will be recognized in their respective tiers for the Grand MAX Builder of the Year. Plus, new categories to recognize Best Community Design, Best Community Lifestyle and Best Unique Feature for a Community are all new categories that when results are tallied, new Grand MAX Master-Planned Community of the Year and Grand MAX Community of the Year (non

master-planned) awards will be presented. It’s not just the new categories that make the 2016 program a step above previous years. This time, on-site judging will be introduced for the new community categories as well as for model home merchandising categories. Coupled with a new “casting” video submission option for individual awards, and this year’s judges will be more up close and personal with award entries than ever before. The call for entries opened on November 12th with all entries due by February 8th. The highly anticipated “Night in the Emerald City” MAX Awards Gala will take place at the new JW Mariott Austin hotel on South Congress followed by an after party that will be “Over the Rainbow.” Tickets are $100 per person. What’s HOT in Real Estate: building longterm client relationships

n an industry known for slick technology and shiny new objects, the ability to build long-term relationships with clients is HOT, both now and into the future. It’s an art form and it can be learned, but it means you must offer real value to others, and you have to offer it consistently. Here are my favorite tips to develop and maintain long-term client relationships: 1) Think clearly about the experience you want to create for your clients and potential clients and deliver it consistently. Clients are the lifeblood of your business, and you never get a second chance to make a first impression. From your voicemail greeting and your email signature to your monthly newsletter, is your personal brand living up to what you seek to impress on others? 2) Be a comprehensive homeownership resource. The more value you offer clients, the more they will depend on you. Share your knowledge and expertise, whether or not it benefits you. In the same respect, don’t bombard your clients with offers,

gossip or irrelevant news. 3) Be honest. Seems like a no-brainer, but trust between parties can’t develop when there’s any morsel of mistrust. Clients are smart and know when they’re being manipulated. Even telling a “little white lie” about why you didn’t return a phone call can damage your reputation. Build your reputation on integrity and your clients will respect you. 4) Communicate early and often. Clients rely on you. Make it a top priority to communicate regularly with them. This includes transaction updates as well as letting them know about any anticipated challenges. 5) Eliminate surprises. The more proactive you are, the more clients will understand that you’re truly engaged in and committed to protecting their interests. Of course, all surprises can’t be prevented, but if you remain communicative and work to get in front of potential problems, client confidence increases and situations can often be resolved quickly. 6) Think of clients as more than just clients.

You should work to get to know the people you serve: their likes, dislikes, family and even what they like to do in their free time. Truly knowing your clients will strengthen your bond with them. 7) Reward your biggest fans. While working to secure new clients is important, don’t

forget those who’ve helped you get where you are now. Reward clients for their loyalty and look for creative ways to thank them often. Building long-term relationships will always be HOT in real estate. Consistently offer real value to those you serve and you’ll be someone they grow to value today, tomorrow and years to come. RL

Asking the experts Another way to determine a neighborhood’s ‘hotness’ factor is by asking agents and brokers. What most folks look for when shopping for a home are individual conveniences and personal preferences. “In my experience, the sweet spot tends to be neighborhoods that have certain amenities and also hover around the median price range,” says Cooper. The median household income in Austin is around $55k, which is an amount that can easily qualify for a $200,000 home. “But when I tell clients how far $200k will get them, they’re absolutely stunned,” says Tim Landy, a REALTOR with Twelve Rivers Realty. “For these buyers, Pflugerville, Kyle, and Buda are becoming desirable destinations.” What were once outlying areas, Williamson and Hays Counties are now regularly appearing on lists ranking the most popular communities to live in and around Austin – the same lists with year-over-year mainstays like South Lamar, with its “Keep Austin Weird” vibe and conservative Hyde Park.
