n nearly any given Sunday, a good percentage of Texas REALTORS are dressed in work attire welcoming potential homebuyers into listings all over the city. At one time, attending an open house viewing was the only way folks could independently see, evaluate and compare homes on the market. Today, REALTORS are contending with websites that offer shoppers and gawkers alike everything from three-dimensional renderings, virtual tours, and comprehensive lists detailing local schools, markets, parks,

hospitals and more. Technology even allows us to furnish, decorate, paint and renovate prospective homes without getting out of bed. So why do some agents forgo soccer matches and weekend family time 40 to 45 Sundays of their year when a declining number of buyers go to open house viewings? It comes down to networking. “Every open house is not going to lead to a sale,” says Erik Hegwer, a REALTOR at JBGoodwin Real Estate, “but hopefully every open house is going to lead to a networking opportunity.” For Hegwer, who has been an agent for three years, roughly 10 percent to 20 percent of his open house viewings result in a lead. His numbers are not far off from the National Association of Realtors (NAR), which reports that in 2014, 9 percent of buyers found their

home at an open house viewing. But NAR does go on to say that the numbers are nosediving drastically. In 2004, 16 percent of buyers made a deal from an open house listing. Considering other NAR statistics, namely that in 2014, 41 percent of buyers went to an open house compared to 2004 when 51 percent of buyers did so, it’s no surprise that fewer agents are willing to even go to the trouble, showing the same property sometimes four, five, or six times. It’s even harder to justify when the listing is missing an aesthetic “wow” factor. The added work of coming up with clever and unique ways for families to vi-

sualize the transformation from a plain-Jane house into the home of their dreams can be an uphill battle for agents – but not so much for virtual open house tours. Reality Line spoke with local REALTORS and asked how they draw foot traffic to viewings. For the most part, crowd-attracting techniques are straightforward. But a few clever tips and tricks can be the difference between standing in an empty house and landing a sale – or even a potential client. The most common way of broadcasting an open house viewing is first listing the event on the MLS as well as on professional social media pages. No agent skips these steps. Most REALTORS place some dozen directional signs around the neighborhood. Matthew Cornwall, a REALTOR at Coldwell Banker United, says “My theory is that if they haven’t seen one of my signs in a half mile, they’ve probably veered off to do something else. So I use the directionals to keep them

The 84th Texas Legislature 2015 Hill Visits The core of who we are and what we do is sitting firmly on a bedrock foundation of fighting for homeownership rights in the United States; it is not just about buying and selling homes. One of the inherent benefits of belonging to WCREALTORS is advocacy. Our real estate association advocates for equal rights and fairness under the law, ethical behavior, and for private property rights. The right of homeownership is a fundamental piece of American culture. It is hard to grasp an America without our fundamental homeownership rights. In the early 1900s, the REALTOR forefathers had the wisdom and vision to establish a strong code of ethics for its members, one of the first industries to establish a voluntary Code. In fact, the rule of law at the time was “caveat emptor” (let the buyer beware). The Code took a different approach based on the motto (let the public be served) which was the beginning of our selfless service to protect the real estate consumer and the American Dream.

Looking through a microscope into the world of REALTORS unveils a microcosm world with vast expanses. Yes, we list and sell homes. Yes, we assist consumers with buying homes. Yes, we represent tenants and landlords, manage property, and provide opinions of value - but this is not where the expanse ends. It expands far after the closing table and into the future with examples of REALTORS selflessly assisting with property tax protests, filing homestead exemptions, advising on which proposed legislation could have an adverse effect on homeownership. It expands further to REALTORS having seats on school boards, HOAs, holding public office, and affecting real legislative change. REALTORS make a difference. We are a strong force fighting for the American Dream that is still alive and well today. The 84th Legislature kicked off in January and bills and budgets passed during these 140 days will shape Texas state law and spending. Our volunteer leaders and trade associations

www.myRealtyLine.com worked tirelessly reading proposed legislation and developing the REALTOR Public Policy Statement for the 84th Legislature. Our positions follow what we feel most protects the consumers in which we so faithfully serve. We rallied together and came to the Texas Capitol on Tues., April 14th for the 2015 Texas REALTOR Hill Visits. More than 2,000 REALTORS participated in 183 meetings with legislators, discussing important policy issues such as property-tax relief, transportation funding, and consumer-friendly reform to the proper-

ty-appraisal process. I urge each of our REALTOR members to get involved. engaged while they’re driving.” For Cornwall, neighborhood signs, specifically, are key because people like to be involved in choosing their neighbors. Playing nice with the locals is a legitimate lead-generating tool because folks will e-mail a listing to their network. And for homes that have seen better days, neighbors also help agents by sharing personal home improvement tips. The personality of the agent actually plays a very prominent role in how open houses are run and received. Hegwer has a more or less hands-off strategy when it comes to interacting with people. “I don’t do much. I don’t try to take their name. I don’t force my card on them. I have simple fliers and a binder with information about the neighborhood. But mostly, I stand there and ask if they have any questions.” Hegwer’s main concern is being too pushy and alienating people who already have several other ways of getting information on a house. Kerry Pickens, a REALTOR with Real Living Lifestyles Realty, is drawn to kids. One great way of getting grownups to talk to you? Cookies. Pickens brings a tray to all of her open house viewings. “I find talking to the children and talking to the parents about what schools or activities they’re interested in helps me to stand out.” One of the biggest challenges agents deal with is showing a house that’s visually uninspiring, not to mention those that have gone into disrepair. To divert attention from the blemishes, Pickens hones in on the listing’s distinctive attributes. “Every house has a unique selling feature. It may be the location, size of the lot, lower tax rate, local schools,

or proximity to work.” One couple relocating from out of state expressed interest in gardening. “I spent time with them describing the Texas plants and trees on the property. They

One thing no one denied is that Sunday is the official open-house day. Hegwer has tried holding viewings on Friday afternoons when school lets out. Rainy days – even on Sundays – are typically a dud. But Cornwall did stumble across one non-Sunday that yielded a terrific turnout. “I did do one on a Labor Day Monday. I opened a house on what would normally be a day that you wouldn’t hold an open house and I was able to get quite a few potential buyers in there.” Agents that run open houses sacrifice a big chunk of their weekends and family life. They turn down more picnic and pool party invites than they can keep track of. But there are a few days of the year Hegwer won’t even consider holding up walls at an empty open house: Longhorn home games. RL

HBA honors Austin-area builders, remodelers and associate members for industry excellence

n Saturday, May 2, the Home Builders Association (HBA) of Greater Austin honored dozens of members with its coveted Marketing and Advertising Excellence (MAX) Awards at the Renaissance Austin Hotel. The annual awards recognize HBA member achievements in new home building, marketing, remodeling and professional accomplishments for individuals during 2014. After a lively social hour and dinner, the evening culminated with the big granddaddy of them all, the “Grand MAX” awards. These top honors went to Standard Pacific Homes for Volume Builder of the Year, Lake Travis Builders for Custom Builder of the Year and David Wilkes Builders for Remodeler of the Year. HBA builders were honored for a variety of product achievement awards for homes built and HBA remodeler members received awards for a number of different remodeling projects, including Best Master Bath, Best Kitchen, Best Outdoor Living and more. Awards were also doled out to recognize

builders, remodelers and associate members in various promotional categories, including: • Ad campaigns, billboards, direct mail, print ads • Electronic and Internet media • Interior merchandising • Sales brochures and promotions • Sales office/design center/showroom In addition, individuals were recognized for personal achievement in sales, marketing, construction, title and mortgage. ask them about coming to the open house, but instead ask them what they enjoy most about the neighborhood. This gives you talking points during the open house if people are unfamiliar with the area. If they are on a corner that you hope to place a directional sign, ask permission to place the sign. Also, you might grab a $5 coffee house card and give it to them after you remove your sign as a thank you for allowing the sign to be there. Don’t forget to add a handwritten note and a few business cards as well; you might just get a listing out of it! Saturday or Sunday of the open house you can put out directional signs (always put twice as many as you think you should), and set up your open house. During the open house you can offer refreshments or not. Regardless, the home needs to shine. Have all the lights on, even the closet lights. Have big band music playing on the TV music channel, or your phone if they don’t have a system you can use. If it’s a vacant house make sure you set up some music. I use the OpenHomePro app for checking people in. They usually leave correct information instead of false e-mails. Try it out and let me know your results! After the open house follow up with everyone who came through that same day! Most agents wait, don’t wait. Thank them for coming through and tell them you will keep in touch with any similar properties that come up and any price changes they might need to be aware of. Then keep in touch so the leads you worked so hard for don’t fall through the cracks! RL

ights, camera, action! The show has begun and you must perform, but you are not the star. The house you’re holding open is the star. The fact is simple. People don’t come to an open house to find an agent. They come to see a house. We might, if we are lucky, be necessary for the transaction to commence, thus the reason we do open houses at all. It’s the leads, so the question is “how to get more people to come through our open houses and get more leads?” Here are some tips: If the star of the show is the house, pick an A-list house! Make sure the neighborhood has decent turnover and people actually want to buy in that area. You will look to the statistics for this information. Then pick a house that has good street presence, is in good condition, and has valuable features. I also like to use the two turn maximum rule, if I can. That means the house should be no more than two turns off a major thoroughfare. This makes it easy to find and less signage necessary to get them to the house. Next, it’s not a one day process. You will start the Wednesday before the open house

and work up to your Saturday or Sunday open house. Wednesday put out a sign on the property indicating you will have an open house that weekend. With the traffic in Austin, many people commute to work and wished they lived closer, but they never see your open houses because they don’t drive that way on weekends! Announcing on Wednesday in anticipation can bring commuters into your weekend open house. They can start planning their weekend viewing ahead of time. You can also send out open house postcards on Wednesday so they reach the neighbors by Friday. Thursday you will circle prospect around the property and let all the neighbors know you are holding a listing open in that area and would love to have them stop by and bring anyone they know that they might want to be neighbors with. You will want to create a flyer for the open house on Thursday as well. Post the flyer on social media and send it out to your sphere of influence. Friday you will go to hand out flyers to the neighborhood and introduce yourself. Don’t
