ocating a home—that place where family, security, comfort, mother’s perfume, sanctuary, unopened moving boxes and home-style meals exist—is a REALTOR’s main job. Some clients will want to express their creative, innovative spirits by hiring a builder to create their dream home. REALTORS who are inexperienced in working with builders can help their inexperienced buyers make good builder decisions by learning how to work with the builders, knowing what to expect. These useful tips can help navigate the process.

Know the builder’s reputation REALTORS who understand different builders’ reputations can make solid relationships. Check the National Association of Home Builders (NAHB) in order to research the participating companies that use a documented quality-management system as well and are audited by NAHB experts. Background checks are another way to measure a builder’s reputation. Services such as Experian ContractorCheck, the Better Business Bureau, Angie’s List and ServiceMagic can tell the builder’s financial health. Attend model home tours and sales presentations to determine the builder’s quality in relation to minimum code requirements. Ask the builder questions, and expect open responses. To learn about local builders’ reputation the oldfashioned way, attend networking events and get the scoop from fellow REALTORS. “Drive the community on a weekend and ask several of the homeowners their opinion about the builder and neighborhood,” says Cory Munson, sales counselor and trainer at Grand Haven Homes. “Just like taking a survey, you have to obtain a wide range of opinions. The folks have nothing to gain or lose by your home purchase. If all opinions slant one way, chances are you’ve gotten a good idea of whether or not to choose that builder or community.”

Understand the warranties the builder offers Most builder warranties cover workmanship and materials on the new construction for one year, with coverage lasting four years or more for major defects in HVAC, electrical and plumbing systems and up to 10 years for major structural elements and water-penetration problems. Spend time researching the builder’s warranty coverage, including service, procedures and policies if problems occur. Ask the builder’s response time, what is and isn’t covered, what is the process for making and resolving a claim and the extent

of the builder’s liability.

How is commission handled? According to a study conducted by the National Association of REALTORS, REALTORS are selling 63 percent of new homes. A clearly defined explanation of the commission structure must be established in order for the builder-REALTOR relationship to thrive. Many builders require REALTORS to register on their website with the name of the client they are representing from the beginning of the transaction. Understanding the established commission and required registration process is key. “A REALTOR should always ask what to expect with regard to regular communication,” says Munson.

What is the builder’s inventory In order to find a builder that matches your clients’ needs, take time to learn what types of houses the builder designs, such as garden homes, fully or semi-custom built, smart homes, townhomes or luxury moveup homes. After the builder’s inventory is understood, check which builders are working within the area of your specialization. “Builders are on the leading edge of style and design,” says Ryan Jackson, vice president of sales and marketing at Streetman Homes. “There have been some incredible advancements in recent years involving energy efficiency. Today, homes cost a lot less to operate than homes built even 10-15 years ago. Recently, technology advancements have really taken shape in homes as well with home automation systems.” Some REALTORS might think that selling a builder’s home is more trouble than marketing used homes. While some builders may believe that REALTORS are an expensive way to market and sell their homes. With a proper understanding of each other’s perspective, builders and REALTORS can develop a relationship that mutually benefits both parties. RL

ummer is here, it’s hot, and we’re all busy, but we have to remember to slow down and take a deep breath every now and then. There’s a lot going on, including some ongoing industry news that I’d like to share with you. As a REALTOR (and an industry insider), there are some events and tools that will help you navigate the busiest time of the year.

ABoR Forum: Mopac, appraisals, and legislative issues At the upcoming ABoR Forum on May 28, we will be keeping you in the loop on some local issues. To start, you’ll hear from Steve Pustelnyk, Central Texas Regional Mobility Authority’s director of community outreach, about where the Mopac Improvement Project currently stands—an initiative we’re all excited to see complete as soon as possible. The discussion will focus on what the summer brings for the Mopac project, what the next stage of the project will be, and the general timeline. A question-and- answer session will also offer an opportunity for you to ask specific questions

After that, we will switch gears and welcome the Travis County Tax Assessor, Bruce Elfant, to the discussion. Builders and professional development

A

t the Williamson County Association of REALTORS, we take membership education and professional development seriously: seriously fun, that is. During this time of rapid growth and a persistent shortage of existing homes, it's important for our new agent members to meet with builders to understand how they work, how to find their newest developments, how to describe the features of new homes, and make them aware of community amenities. We accomplish this mission by creating exciting opportunities for the builders to meet our members in a variety of settings. In February, we hosted our "Super Bowl of Builders." Free for the REALTORS, we collected and gave away over $3,000 in door prizes to help encourage attendance. Central Texas builders were invited to set up their booths with a football theme. Everyone had fun during this day-long convention, and even more importantly, they networked with builders and learned something about the new neighborhoods in our community.

In April, we conducted the "West Side Bus Tour." The tour is an annual guided tour of the developing areas in Williamson County. We alternate each year between the east and west side of IH-35. Agents explored the new and growing builder communities and had the opportunity to stop and visit some to see what they had to offer their clients. We also heard from the economic development groups from the city government agencies, and learn about the anticipated growth and infrastructure in these communities. Tour participants receive valuable information, breakfast, lunch, and happy hour. On May 19th, our association will be hosting its 25th Annual Golf Classic—can you believe it? Twenty-five years of networking with friends—both agents and vendors. We will be at Cimarron Hills. Tons of prizes will be available including a $10,000 hole-in-one prize. Registration includes lunch, dinner, and a day of team building golf. In the fall, we expect a new round of communities to become available in Williamson

And the builders will have the opportunity once again to introduce agents to their new homes during a county-wide scavenger hunt we call, "The Wild Ride" on Thursday, Sept. 11. The fun begins as members drive all over the county getting photos they share on social media to win points. We generated so much social media activity last year that we received a tweet from Randolph Brooks Federal Credit Union headquarters in San Antonio asking us about the event. So not only did builders and other vendors

raise their profile among REALTORS, their brand awareness was spread all over Twitter and Facebook. And if by chance, all these great events are not quite enough, we hold as many as two to four MCE classes each week and special luncheons each quarter. Homebuilders often sponsor lunch or door prizes at our everyday classes for a chance to meet our new REALTORS. So if you're a builder, or agent, please use these events to your best of your ability. You will be very glad you did. RL

heat, and craziness we all endure when showing properties. If you have done your presentation well, you will likely need to show only a very few communities.

Do you have a critical path for selling new construction?

he difference between wishing for a sale and actually closing is action. Remember the "Connect-the-Dots" games we played as kids? If you drew lines from one to two to three etc., we would eventually finish with a recognizable picture. Skip a number or two, and the results were usually less than desired. Just as the builder must connect-the-dots to properly build the house, we as REALTORS should do the same. I had the privilege of working with one of the largest builders in the early 90's, and was responsible for the on-site agents. The critical path we developed is true for not only the on-site agent, but the REALTOR representing the buyer as well.

Inventory You must have a strong knowledge of the area builders, communities, and construction trends. Schedule several hours a week to visit your area communities and visit with the on-site agents. Learn the unique features and amenities that each community and builder offers. Get on a first-name basis with the on-site agents, and follow up routinely.

Initial Meeting This is the time to get to know your client. Establish a common bond, trust, and confidence in you, your company, and your knowledge of the new construction communities. Develop an extensive list of interview questions that identifies their specific needs, wants, and desires. This is not the time to "sell" them; rather, it's your time to shut up and listen!

Presentation The presentation step is your turn to share what is actually out there. Discuss the styles, locations, features and amenities of those builders and communities that are within their price range, location, and lifestyle desires. Present both the pros and the cons prior to ever showing a single community. You should also explain the roles of the builder’s representatives: the onsite agent, the decorator, the superintendent, and even the mortgage officer. Prepare them for each so that it becomes seamless when the time comes to deal with each. Spend the time wisely and determine their needs before you take them out in the traffic,

Let the on-site agent do their job! A good on-site agent will know their product far better than you. Ideally, you will have some time to notify them in advance and prepare them with your clients information you learned during the initial meeting. If not, then offer a summary to the representative; but let them do their job. Remember, they probably don't get paid until it closes; and will likely receive a smaller commission. An experienced representative will have also studied personality interaction, and should be able to handle most anyone you are working with. Accompany the client and representative as they go over the various plans, elevations, and features. More often than not, you will likely just get in the way if you attempt to talk. This is another time to say nothing, observe, and take notes. Should the representative start down a path that is counter to what your clients have indicated they want, then offer questions, not statements.

Overcoming objections This is often done through effective story telling of real testimonials throughout the process. As one agent states: It's always better to explain why John and Nancy Jones selected the Tuscan model in our community and how they felt when they were shopping for a home. They said the community had the best club and pool complex of any place they looked. They love taking their kids to the neighborhood park and now they're so glad they moved here, etc.

Closing This is not a formal process that occurs at the end of the demonstration. Closing begins with the interview phase as you begin to set expectations of how their experience will be with you. Do not "sell them" a home. Rather, "provide them with all the information necessary about the community to help them make the best decision for their family; as well as sharing some of the reasons why over 200 families have already chosen to get involved with the community. How does that sound to you?" Your goal is to assist the on-site agent to help them select the home that best fits their needs. There are many different ways to get your client to respond affirmatively and help make the final decision easier. It’s not always about the price, features, or rooms. It’s often about finding the right home and community for them… “of the two homes that we have seen so far, which one do you prefer?” …or “before we go to the next home, is there an area of the home that you’d like to go back and see; I know this home has the kitchen layout that you mentioned while we were back in the sales center?

Earn the right Strong customer service, follow up, and follow through is paramount. You must earn the right to receive a referral from your client (and even from the on-site agent). The Certified Residential Specialist (CRS) designation is the highest designation a residential agent can earn. Just like working with a builder requires a critical path, so does your overall success in real estate. “SWBC started as an insurance company and one of the first things our founders did was add services,” says Linda Komm, the company’s Austin branch manager and 30-year veteran of the mortgage banking industry. “Most of our clients at the time were credit unions. As a way to be more helpful, we started doing mortgages.” Komm’s Austin location, which opened its doors in 2002, was the second branch the company founded outside of San Antonio. Komm was promoted to branch manager in 2007. There are now 56 SWBC offices, all of which are licensed to originate mortgages in all 50 states. Today, SWBC is focused on more than just credit unions. “We work with first time homebuyers, homebuilders, real estate agents, and investors, just to name a few.” Komm has even recently turned a corner in her own personal client portfolio. “Now I’m beginning to work with the children of homebuyers that I worked with in securing their first home loans. Why do smart people fail?

Y

ou have probably seen them; people who enter the business who are intelligent, have degrees, are very smart, who breezed through class, aced the state exam, and were out of the business six months later. How could someone who learned the material so well and so effortlessly, someone who picked up the terminology and all the concepts so quickly and score so well on the state exam be gone so soon? As Calvin Coolidge wrote: “Nothing in the world can take the place of persistence. Talent will not; nothing is more common than unsuccessful men with talent. Genius will not; unrewarded genius is almost a proverb. Education will not; the world is full of educated derelicts. Persistence and determination alone are omnipotent. The slogan “Press On!” has solved and always will solve the problems of the human race.” What four attributes lead to success in whatever field you choose? 1. You must be committed. I often hear incoming students say “I’m going to try real estate.” Many of these people have quit some

things in the past, they are quitting something now and they are looking forward to quitting in the future. 2. You must be coachable. It’s amazing how many new people want to re-invent the business they: A. Know nothing about B. Have not mastered (Find a master and learn from them, Follow their formula.) 3. You must be persistent. 4. You must have passion for what you do. The most important is passion. You must love what you do so much that at times you will be happy to do it for free. You love it so much it’s all you think about. You become blind: you cannot see all the reasons what you are attempting cannot be done. You become deaf; you cannot hear your “friends” tell you that what you are attempting is impossible. You cannot hear the word “no” from people you want to do business with. You become fearless. Why do successful people become so successful? Mainly it’s because their passion is greater than their fear. RL

Prior to building his own business, Kern worked for the Texas City Police Department, eventually becoming a SWAT team member and sharpshooter with the department. While still on night patrol, Michael became interested in real estate and started working with a broker on Galveston Island listing and selling waterfront properties and beach houses. As Michael watched the Austin real estate market boom, his wife inspired him once again to dive back into the real estate industry. More than 900 cyclists participated in the 23rd annual La Primavera Bicycle Race on March 1st and 2nd. Cyclists from around the world showed off their peloton tactics at the event, billed by organizers as the largest bicycle road race in the region. The Primavera Bike Race is sanctioned by the Texas Cup and is hosted by the Lago Vista and Jonestown Chamber of Commerce in conjunction with the Texas Bicycle Racing Association. Cyclists, support staff and families make Lago Vista their home once a year for this event.
