hile commercial aircraft pilots, firefighters, construction laborers, and stunt people make the 25 most dangerous jobs in the world list, it’s important that REALTORS know the risks involved with their profession and formulate a personal safety plan before a dangerous situation arises. According to the U.S. Bureau of Labor Statistics, 20 real estate agents were murdered nationwide in the last decade. Beverly Carter who was killed in Little Rock, Arkansas, last October while showing a house is one example of the danger that agents face. These news stories magnify the safety risks agents take on a daily

basis, including marketing to complete strangers, showing vacant properties, sitting at open houses, meeting strangers in unfamiliar territory and driving solo to unknown locations. Since these activities are required for REALTORS, workplace safety is more important than ever.

Do your homework Predators are not always easy to identify. With all of the public information available today, research potential clients before meeting in person. “Get a copy of a customer’s drivers license before you put them in the car and leave it with your office staff,” says Sheila Evans of The Power of 4, Team Excellence. “You can pretty much research anyone these days so I usually find them on Facebook or LinkedIn. Once you meet the client, take a picture of their license plate and text it to someone who knows about your appointment.”

Take a self-defense class Many community colleges, martial arts studios and gyms offer classes that provide helpful tips on self-protection that help REALTORS become more prepared for unsafe situations. “Self-defense classes can work for some people by making an agent feel more confident,” says Evans. “Any type of activity is good where you learn how to run, hit, bite or kick your way out of a dangerous situation.”

Make an escape plan

When possible, show properties during daylight hours. If a night showing is necessary, turn on all lights as you tour the property. “We suggest always meet a client for the first time in the office and introduce them to other agents or staff,” says Kent Redding of Berkshire Hathaway Texas Realty.

If you are driving in an unfamiliar area, make mental notes on intersections and landmarks. Upon arriving at a showing, survey the area for anything suspicious. Make sure that your car is parked in a well-lit location and that your car won’t be blocked-in the driveway by another vehicle. “Once at a property, I always follow rather than lead a buyer and am careful that the buyer does not get between me and the door or an escape route,” says Redding. Preparing a practiced excuse is also recommended in case the client makes you feel uncomfortable. Carry a fully charged cell phone in one hand and car keys in the other; those keys can be used as a weapon, if necessary. Make sure all deadbolt locks are unlocked for easy access.

Consider creating an employee check-in system in your office that includes the agent’s name, client’s name, contact information, date and expected return time. Never identify a property as vacant to a caller, and make sure the staff knows your status. “If an agent is uncomfortable, we suggest to bring a buddy. Broker Underground offers a list of REALTORS who are willing to meet for a showing if a situation is unfamiliar,” says Redding.

Cell phone coverage Prior to showing a property, find out if there are any areas of town where your cell phone coverage is spotty. Remember that thick commercial walls and remote locations can prove challenging for mobile phone reception.

Agree on an unusual secret phrase or word that can be worked into conversation for situations where you feel threatened. “We don’t currently have a distress code, but we are watching closely some new technology due out this year for emergency agent monitoring,” says Redding. “There are several good apps that are available, such as Safe Trek, Guardly, React Mobile and RealAlert. The concern I have with an app is they delay and phones are easily grabbed.” While danger may be lurking for REALTORS, using common sense, trusting your instinct and paying attention to the details are important ways to ensure that you don’t become a victim and remain confident if faced with a dubious situation. Supra Swap almost over; new boxes $25 through March

T

he Supra lockbox swap is mostly behind us and we’d like to thank all of you for your patience and under-

standing, especially as we overcame a staffing error on the first day. We’ve seen a lot of you come through and make, not only the lockbox upgrade, but ditch the activeKEY for the eKEY as well. We’re excited to see so many adopting a technology we think will make REALTORs' lives easier. The new lockboxes don’t require a FOB for eKEY app users, but we recommend keeping your FOB in your car in case you encounter an old lockbox in the field. If you’re upgrading to the eKEY, ABoR is letting you use loaner activeKEYs through the end of March. But please be sure to return is by March 31, to avoid paying a $250 deposit to lease the equipment. The price to swap each lockbox is now $25 per lockbox, but only until the end of March. Once March ends, new boxes will cost $115

each (plus tax) and ABoR will no longer be buying back old ones. If you’re going with the eKEY like I am, you’ll save $18 per billing over the activeKEY service, which will now cost $126 (plus tax) each semi-annual billing. Besides the Supra Swap, we have another exciting event coming up this month. We have the best affordable housing choices, a strong luxury home market, an abundance of land available for development, jobs, great schools, and a solid infrastructure with the ability to sustain that growth far into the future. Growth does not come without challenges. Maintenance of our infrastructure to support

the growth we are experiencing is critical for our sustainability. We cannot expect growth and prosperity without the related necessity of maintaining our infrastructure to support our growth, which has created even more jobs. We will discuss more sustainability in future articles. Stay tuned! RL

G

rowth. The United States was built on the very idea of it. “Give me your tired, your poor, your huddled masses, yearning to be free” is indelibly etched upon the surface of the majestic soaring Statue of Liberty in mouth of the New York Harbor for all the world to see, welcoming. Calling. Millions of people from all over the globe move their families to the United States each year. Why do so many migrate here? We have all heard the typical responses; freedom, liberty, pursuit of happiness, opportunity, jobs, etc. These are the obvious truths, but I would like to offer yet additional rather profound thought. Everything about our Nation was designed for building. The opportunity for creation and growth is at the fingertips of anyone who has the desire to act. Within these United States some states have better positioned themselves to support growth better than others. Texas has built an impressive climate friendly for businesses and families to build. Williamson County is located in the epicenter of growth, ranked the 17th fastest grow-

ing large county (counties with 10,000 or more population) in the nation, having increased its population by 70 percent since 2000 and 11.5 percent between 2010 and 2013. More than 30 people per day are moving to Williamson County from all over the U.S. to build a new life. Our number of housing units have almost doubled since 2000. The median home price in Williamson County is over $230,000 with an astounding 11.80 percent growth over last year. Jobs within the county have been a significant force in our growth, with number of jobs up over 80 percent in that same time frame. We are seeing a new large luxury market take place as new master planned communities break ground and gain in popularity all over the Hill County, like Travisso, where more than 100 homes have sold in their first year, ranging from $400,000 to over a million dollars. Other communities like Paloma Lake, Sienna, and Teravista have sold-out entire sections and breaking new ground. Homes in the $700’s are selling in Arbor Place, Estates of Westlake, Teravista, and Cimarron Hills.

Stay safe and how to avoid trouble

s a broker one of my main concerns was the safety of my agents. Real Estate transactions have a tendency to bring out people’s emotions; good or bad. The scariest story I have personally heard is when one of my agents went to a listing appointment and was met by a man who was in his robe and had a machete sitting on the bed as they toured the home. Talk about a sticky situation! It all turned out to be harmless, but situations like these remind us all that it’s not all fun and games in our business. It’s important to exercise some basic safety precautions for yourself as an agent, or for your agents, as a broker.

Some quick tips that come to mind:

• Never walk in front of your clients while touring a home. Always walk behind them and encourage all parties to tour together. • Always meet buyer clients in the office. Take a copy of their driver’s license and leave it with someone at the office, and let them know where you are headed to show homes.

• If you get a bad feeling, listen to your instinct and experience and excuse yourself outside to call your office to tell them where you are. • Always keep your purse close to you and out of reach of your client. • Take someone with you to open houses. There’s no TREC rule or regulation that prohibits you from having someone to assist you at an open house. • Lastly, as a broker please create a safety phrase so that if your agents get into a trouble situation they can call and say the safety phrase and alert you or someone answering the phones that they need assistance. Always use common sense and never step into something you feel uncomfortable about. Clients who aren’t out to get you won’t think twice and will feel more at ease too…those that get turned off by your request aren’t worth taking the chance over . . Being alert and keeping all real estate transactions professional can help us to avoid any of these scary stories happening here in our real estate community. RL

“It’s all a negotiation!” or how to get what you want

I

t’s all starts with power. The key here is to understand power and how to use it. And it’s also all about perception. The person who has the power is the person who is perceived to have the power.

would really pay, that they are willing to negotiate and how much they love the property. Never, ever, ever disclose your position. To anyone. At any time. For any reason.

Rule One.

Build trust. This is the first thing I do: decide whether or not I can trust the other party. If someone is asking me to do business with them, I very simply make a small agreement with them and see if they keep it (for example, them being on time). If they unintentionally break an agreement, it won’t be the issue. What they do next is the issue. If they acknowledge the broken agreement and have a compelling reason for being late, take responsibility and apologize I will continue the process of trust discovery. To summarize, if you want someone to trust you, make small agreements with them and keep them. If you want to determine whether or not you can trust someone else, ask them a few small agreements and see if they keep them.

Always protect your down side. It’s one of the ways to establish power. Whenever you have a conversation with anyone (whether it’s a family member, friend, business associate, vendor, contractor or customer) and an agreement is made that involves an exchange, make sure you get this agreement in writing. You can also protect your down side by having your attorney review your agreements and contracts beforehand.

Rule Two. Never disclose your position. Never tell anyone what you would be willing to pay, take or settle for. No exceptions, not even your broker or your attorney. I always cringe when I have a property for sale and I receive an offer from the buyers’ agent that is less than my asking price and they proceed to tell me what their client

win or win/lose. To do that, look for ploys as win/lose players use ploys to take advantage of human nature. The three common ploys you see every day are an “impending event” ploy (something that is about to happen), a “legitimacy” ploy (something that is not true that the originator is attempting to disguise as legitimate; just because it is in writing that does not mean it is true!), and a “puppy dog close” ploy (very well used by car dealers; “Try it and you’ll like it!”)

Rule Five. Pay it backward. Protect yourself by avoiding having more investment for more to lose than the other party. I made it a habit of not paying up front for products or services. If they don’t perform, I have no recourse.

Rule Six. Determine whether they are motivated. If you are going to have a deal, you are probably going to have a negotiation. And in order for a negotiation to happen, all parties must have motivation.

Rule Seven.

Determine all parties’ “wants and needs”. When you give someone what they want, you are more likely to get what you want. I start off asking “What do you want?”, then I do my best to give them that while getting what I want, too.

Rule Eight. Obtain cooperation as cooperation leads to a successful negotiation. To get cooperation, follow these three rules: - Brightness of the future. Paint the picture of the benefits of cooperating and working over the long term; - Frequency of interaction. Simply stay in touch. This is especially true during a negotiation. Remember: in the absence of a communication people have a tendency to make things up; it’s human nature.

- Provokability. There is energy between humans. The reason some people take advantage of other people is usually because they know they can get away with no repercussions. When I negotiate, I am not a bully, but I am also not a wimp. I do not want to be a shark, but I also do not want to be shark bait. So, don’t be a wimp!

Rule Nine. Ask. If you want to get what you want, ask! Here are 10 rules for asking for what you want: 1. Ask someone who has an investment in helping you. 2. Ask someone who has the authority to make the decision. Always. 3. Ask who will be involved in making the decision. Partner, spouse, relative, boss, etc. Make sure you talk to all the people who will be involved in making the decision. 4. Be crystal clear on what you want. 5. State what is in it for them. 6. Ask as many times as it takes. 7. Ask differently each time. 8. Ask what it would take for it to happen. 9. Ask what they would do if they were you. 10. Go up the ladder.

A few more tips. Tip One: negotiate intelligently, not emotionally. Remember: when you lose your emotions, you lose control. Tip two: apply the law of reciprocity. For example when someone asks you for something and you grant it, you have created a psychological obligation to reciprocate so immediately asked for something in exchange. Tip three: never self-impose a deadline. It’ll help you to protect yourself from a win/lose player who always wait till the very last minute to strike and you end up in a high need situation, when your power is low. RL
