n 2016, RealtorMag, the official publication of the National Association of REALTORS (NAR), reported that real estate was ranked the number two “happiest industry.” Some of the benefits of the job include making your own hours and the ease at which you can create the professional culture you desire. There is one dirty secret, though. The majority of individuals who become real estate agents never even make it to their fifth work anniversary. There has always been an impression that

REALTORS swim in money. Reality TV shows about beautiful brokers getting filthy rich off of an inventory of stunning NYC condos and Malibu mansions make it difficult to understand how the median annual income for agents in the U.S. was less than $45,000 in 2016. That means that half of all REALTORS take home even less. We wanted to know what separates successful brokers and agents from the sea of those who struggle or don’t make it at all. To that end, we spoke with several REALTORS who have survived the half-decade mark and created a list of habits and tips that got them where they are today.

A lot of professionals start each workday looking at a to-do list. But according to many of the busiest agents, the only way to start your day is to work the phones. Dyron Taylor, a broker/owner at The Dyron Taylor Group, suggests spending two hours per day on the phone generating leads. “I’m a huge believer that a closed mouth doesn’t get fed,” says Taylor, who is certified in short sales and foreclosures. Most agents don’t like this part of the job because we’ve become conditioned to communicating with friends and colleagues through email, text and social media. Cold calling strangers can make even the most confident person quiver with discomfort.

TIP: Keep it simple. Taylor recommends introducing yourself and asking the potential client if she is looking to buy or sell. If you get a no, ask if she knows someone who is. “If you can’t do this simple task, no one is going know you’re in the business of helping them find a home or sell a home,” says Taylor, a Platinum Top 50 finalist. Gregory Tran, owner of the Gregory Group, recommends making no fewer than 100 calls every day. That comes out to about four hours of phone time. One way to find your legs in this exercise, says Tran, is to start by calling people you know. By the time you make your first call to someone officially outside of your circle, you should already have worked out many of your jitters and kinks. When you look at the numbers, it’s easy to see that there’s a lot business to go around in Travis, Hays and Williamson Counties. The Austin Board of REALTORS (ABoR) published results of a survey indicating that in the first half of 2017, there were more than 4,000 new homes on the market here, which is about 15 percent higher than 2016. Of those 4,000 homes on the

block, only 450 were for sale by someone other than a real estate professional. According to a report by NAR – also from 2016 – “Eighty-nine percent of home sellers were assisted by a real estate agent.” So don’t look at it as cold-calling 100 strangers a day, but instead, it’s like a scavenger hunt for clients with the end goal of building your referral business. In that same survey, NAR found that 64 percent of sellers who worked with an agent found that agent through a referral by friends or family.

#2 Always Follow Up It’s not enough to simply introduce yourself to as many potential clients as you can. The brokers we talked to also stayed in touch with every buyer or seller they worked with, and those who only presented an opening to follow up later. It’s understandable why someone would be hesitant to make a call out of the blue to someone he or she just sold a home to or found a home for in the last year. But here’s why you should: According to NAR, 25 percent of surveyed homebuyers went back to the agent they

Are you involved?

T

oday, I want to talk to you about breaking the idea that 20 percent of our members do 80 percent of the work at the association level. Between serving on a committee, teaching a class, serving on the board of directors, writing an editorial for the local paper or just making an investment in TREPAC, we have a way for each of our 1,700 members to get involved in the industry and make a difference. No matter your “Why”, we have the “How.” At WCREALTORS, we have 13 different committees for you to serve on; each of these committees is overseen by our Board of Directors and makes a difference not only in the Association, but in the community as well. First we have our Governmental Affairs and Affordable Housing Committees. The Governmental Affairs Committee oversees the actions proposed by the city councils and planning and zoning of the nine communities in Williamson County as well as the actions coming from the county com-

missioners. This committee also interviews potential candidates for each of the elected officials and supports candidates who have in mind the best interests of homeowners and the real estate community. You will see many of our committee members advocating on sign ordinances, streets/roads, trees, business development, park locations and economic development possibilities. Our Affordable Housing Committee is dedicated to bringing affordable housing to Williamson County and educating both REALTORS and the public on these issues! Want to have some fun with our Events Committee? This is the committee that is responsible for the Annual Super Bowl of Builders, East/West Side Bus Tours, The WC Wild Rive Scavenger Hunt (coming this October). This committee also works with the Golf Committee to put together our Annual Tournament. Our Community Service Committee is responsible for the Annual Williamson County food drive every July. In addition, the Community Service Com-

www.myRealtyLine.com mittee works closely with the Williamson County Habitat for Humanity. Are you all about professional development? Education, education, education. In order to survive in this business, it requires education of many kinds. This committee focuses on classes, speakers, designations and certifications that our members need to be successful. This committee is responsible for the creation of the award-winning Williamson County Specialist Certification. We have classes ranging from Septic courses to Technology training and everything in between for development and advancement of your real estate career. It is a very important resource for our members. The TREPAC committee is another political-based committee. Its focus is to create a TREPAC Culture within the committee and help our members make investments in their business! These funds help support the Governmental Affairs initiatives of financially supporting candidates who are REALTOR friendly! TREPAC backs local, state, and national candidates and elected officials who have a proven track record of protecting private-property rights, preserving the dream of home ownership and supporting the vitality of the real estate industry. Now that WCREALTORS has an ownership in CTXMLS, we also have an MLS committee which meets monthly to make sure that our members are getting the most from their CTXMLS subscription! Have you been involved in a committee before? Are you looking to shape the future of the Association and serve on the board? Please don’t hesitate to get in touch with any questions.” You call the number and talk to someone who answers the phone as “Sarah with Brand X Title,” and she confirms the wiring instructions. You head to the bank with confidence. And you send all your funds to an account belonging to a cyber-criminal who has been monitoring your email exchanges for weeks, waiting for the right moment to step in and hijack your money. Your funds are gone, you can’t buy the house (which has to go back on the market), and everything you have left is in a moving truck. Don’t underestimate how common this scenario has become. Title companies in our market area alone are seeing dozens of wire fraud attempts each month. When funds are misdirected, victims have to act fast. The only recourse is to contact the bank immediately to see if the wire can be stopped or returned, and

You’ve worked through the logistics of planning a move involving kids, pets, and a lifetime accumulation of stuff. Your closing is a few days away. Then, you get an email from your REALTOR, title company, or loan officer (with standard logo and signature) that says the following: “Congratulations, you’re almost there! Attached are your wiring instructions for transfer of funds. Please make sure to initiate the wire a few days ahead of your closing. As you may know, instances of wire fraud are becoming

Do not ever confirm an instruction from a phone number given in an e-mail, regardless of how bona-fide the email appears to be. Pick up the phone and call your escrow officer using a number from the company’s web-

What makes you stand out?

eing a REALTOR today we are in competition with more than the REALTOR next door. We have the all mighty internet. How do we compete? I believe that it must do with you! There is a saying “Just be You.” And, this is true. There is only one you. Even so, there is a purpose for a specialty. No matter what you choose to be your difference, your specialty, your expertise, it’s yours. We make this happen by being knowledgeable not only with the ins and outs of our industry, but by also having community, political and social skills. We need to have a good wardrobe of hats to change into when we are with different clients. How do we become knowledgeable? It’s not just taking the required classes we need to keep our licenses up to date. It must be about being on the forefront by attending broker forums, economic updates, city updates, city council meetings, HOA meetings and looking for new and innovative classes and joining networking groups. Another thing that makes you memorable

is remembering others, preferring them, listening to them, making them feel like they have your full attention. Past clients need to have that kind of touch, I believe six to 12 times per year, to keep you in their minds. I believe the top thing that makes us stand out is our branding. And we at Women’s Council of REALTORS take this very seriously. It is why at our August 17, 2017 Luncheon, we will be hosting Grace Lanni. previously worked with to buy or sell a home. Further, 70 percent of sellers said they would “definitely work with the same agent again.” Tip: When making follow up phone calls, it can still be difficult to break the ice. Taylor suggests asking, “How is that property that I helped you get in to?”

#3 Don’t Have Free Time Wendi Slaton Anderson, a broker with Roots Real Estate, has been in the business for 15 years. She gets new clients almost entirely by referral now. But even she has a few down days a month. “If I’m not busy doing deals,” says Anderson, “I’m training. I’m always in the middle of an online class. There are so many different designations out there. I take everything I can.” Tip: You don’t have to have money in the bank or a steady stream of income to take classes. Title companies offer free courses all the time, or for a small $10 to $20 fee. Even after a morning of lead-gen phone calls and then a 60-minute online course, oftentimes an agent in his or her first year or two will still have a sparse to-do list starting after lunchtime. Anderson says this is when you should be taking property and neighborhood tours to learn everything you can about the area and work on developing a specialty. #4 Work Weekends You may be wondering what you could possibly do on a Saturday or Sunday since you can barely keep yourself busy Monday through Fri-

day. The weekends are a perfect time for holding an open house. According to Tran, named a Top Rookie by Keller Williams, and this year a Platinum Top 50 REALTOR, “If you’re working full time as an agent and don’t have any business, you should be doing an open house every single Saturday and Sunday.”

#5 Work with a Mentor At some point during your early years in the real estate industry you will likely find yourself applying for a part-time job to bring in a steady stream of income. That’s actually one point of no return for many agents, according to the experts we spoke with. Rather than signing up to deliver meals for UberEats or work in an Amazon warehouse around the holidays, agents should use their networking skills to get a job in the industry. Tip: Anderson, also a Platinum Top 50 broker and a Certified Residential Specialist (CRS), says, “Assisting a busy broker is an excellent option for new agents because there’s so much to learn.” She suggests finding an agent that can help expedite the learning curve with you. A lot of people still believe that selling houses is a fast track to financial rewards. And while this is true for a small percentage of REALTORS, most have to work really hard to make it to five years. When Tran got started in real estate, he worked an hour or two a day, but still had the mindset that he was going to make a lot of money. It’s only when he shifted his thinking did things change. “I came around to believing that if I wanted to be successful, then I needed to treat this like a career,” he said. Making the decision that real estate will be your livelihood is only half of the formula for success. The other half is honest, hard work. RL

“We wanted to live where we have neighbors who will look out for us and that we look out for,” George said. “Here you see people

walking their dogs, their are kids playing — you can just do more here than in other communities.” Austin-area natives, George and Natasha both attended Concordia University. The couple wanted to stay close to where they grew up, and to their family and friends. To help them find the right home, they turned to another Liberty Hill High graduate and close friend, Austin Davis — now a REALTOR for RE/MAX. “I’ve known Natasha and George for 12 years,” Davis said. “George and I used to do a lot of hunting together in the area near Santa Rita Ranch. We all love it up here.” “Austin is a wonderful REALTOR,” Natasha said. “He works hard for all of his clients and he listened and really searched for what we were looking for.” Out of the 20 homes Davis showed them, they kept coming back to 604 Inspiration Drive in Santa Rita Ranch — something that didn’t surprise him. “It’s a fantastic neighborhood, one of my favorite areas to show houses,” Davis said. “The amenities are a huge attraction.” Their new home checks all of the boxes. It has the kitchen Natasha wanted, which was one of the first things that excited her about the home. They both liked that it was open to the family room, creating a large living area. BuildersUpdate.com has reached an exclusive agreement with REALTORS Property Resource (RPR) to provide RPR with new home construction data for REALTORS to access nationwide. “RPR is very excited about this new partnership,” said RPR CEO Dale Ross. “Our goal is to provide REALTORS with the latest in high value property information to assist their clients and customers at all levels of the real estate transaction. By adding new home construction data through Builders Update, agents will have access to an important resource in today’s rapidly changing market, while being protected in the sales process.” According to Bill Gaul, CEO of Builders Update, new home data availability for agents is often spotty and difficult to acquire. The agreement will initially make about 100,000 new home listings available to agents through RPR. “We are extremely pleased to announce

that we have worked out an agreement with RPR, a system that is both technically advanced and highly regarded in the country as the ‘go-to’ resource for licensed agents,” said Gaul. “I was immediately impressed after receiving a presentation about RPR capabilities and functionality, however, a depth of new home construction data was missing.” Bob Seeman, VP of business development for Builders Update added, “Agents want to sell homes, brokers want to make money, and once agents realize how easy it is to use this data provided to RPR in their presentations, they will have the potential to increase their earnings. Agents will now have 24/7 access to thousands of new home listings and builders will be able to make their homes available to hundreds of thousands licensed REALTORS working with pre-qualified buyers who would consider a new home.” Builders typically spend a great deal of money and time trying to woo consumers di-

The City of Austin released its first draft of CodeNEXT, the City’s first stab at its effort to rewrite its land development code. The HBA, in its effort to lend industry expertise to City staff, has reviewed in detail the nuances of the first draft language and offered feedback to improve the code for the benefit of the entire Austin community. “It is our hope that the final version of CodeNEXT will improve the city in which we live and work, and that the HBA of Greater Austin can be an ally and a resource to ensure that everyone can afford to live, grow, and thrive in our community”, says Emily Blair, CEO of the HBA of Greater Austin. “We looked at this draft with the lens of the Imagine Austin comprehensive plan,” says Blair. In 2012, the City of Austin adopted the Imagine Austin Plan to memorialize the vision for the future of our city. In this plan, the City outlined six core principles for action that the City should take to enact our shared vision. The HBA task force identified several major

opportunities for improvement with the 2017 draft, and the HBA of Greater Austin is committed to following the entire editing process to assist throughout the code’s evolution. The items identified by the task force are significant and several of the themes that rose to the top during the review process include: • Complexity continues • Restrictions abound • ”Missing middle” is still missing • Need more “small” housing solutions • More innovation needed As builders, we believe that CodeNEXT, in its final form, can provide the tools to meet our city’s goals as outlined in Imagine Austin. This requires innovation, a shift from what was to what can be. By focusing on building a compact and connected city and simplifying the new code, our collaborative efforts can resolve many of the issues found in this first draft to create a new code that we can all be proud of: one that provides housing opportunities for everyone.
