four-year streak on Forbes’ list of fastest growing cities is a clear indication that Austin is experiencing a new level of popularity. While the capital and UT have always been a draw for commuter politicians and students, apparently, neither had ever been enough of a draw for families to put down roots here en masse. Over the past decade, however, Austin’s tech

bubble, and subsequent effect on housing, has forced the city into the 21st century. Upgrading infrastructure is one way to show that we’re ready for a population explosion. As a result, city planners introduced a slew of plans that will improve heavily stressed expressways and jammed roads and intersections. They’re also considering rail transportation alternatives like those that work in bigger cities. If any industry will benefit from Austin’s transportation improvements, it’s the real estate community. Without updating our aging roads and highways, businesses and the people they employ, some of whom have a daily commute that can drag out an excruciating 50 to 140 minutes, may eventually want to relocate to a city with a less draconian transportation infrastructure. Here is a sample of prominent transportation projects in Austin: MoPac Improvement Project: The plan is to build an express toll lane on 11 miles of expressway. The cost will vary depending on demand, ranging from 50 cents to $4 and up. Pros: Tollways have been studied and implemented in many U.S. cities. There is sufficient evidence to show they can greatly reduce congestion on an expressway that accommodated less than 100,000 vehicles in the 1990s and today carries more than 211,000 cars daily. Experts say sound barriers, pedestrian and bike paths will help highly desirable neighborhoods surrounding the improved stretch of road maintain property values. The express lanes will be open to public transportation and registered vanpools. Cons: Some suggest that those who can’t afford toll roads will feel marginalized. The director of community relations at MoPac Improvement Project, Steve J. Pustelnyk, minimized the argument when he said, “Most toll lanes around the country have a very broad demographic for users. Even lower income in-

dividuals will use the road on the one day they really need to get somewhere, which is not an option we have today at all.” While the toll road will quickly get you from point A to point B, it will have just three entry points, and all of them bypass central Austin. So if you’ve got an appointment between Far West Boulevard and Cesar Chavez, you will be sitting in traffic with the rest of us, watching express lane drivers whiz past. Even for those in carpools and on public transportation, the express lane still isn’t beneficial if you’re commuting to two of Austin’s most populated campuses: UT and the capital area. SH 45 SW: This project aims to complete a 3.6-mile highway extension linking FM 1626 and MoPac, on the border of Hays and Travis Counties. The highly popular plan was nearly tabled in 2010 when the Austin Board of REALTORS (ABoR) helped save the project with overwhelming support from area homeowners. According to Richard Ryon, an agent with Stanberry & Associates REALTORS in Westlake Oaks, and 2013 chair of ABoR’s Transportation Subcommittee, “It’s an important east/west link in an area seeing phenomenal population growth.” Pros: According to the latest SH 45 SW study, “Population in this area is expected to increase further, by approximately 86 percent by 2035.” The extension will reduce reliance on commuter corridors like Manchaca, Slaughter and Brodie Lanes, as well as improve conditions at intersections. The project will reduce environmental damage caused by emissions from idling cars on local roads. Additionally, “where reasonable and feasible,” according to the project’s website, bicycle and pedestrian accommodations will be included. Cons: Those against the highway believe that once complete, the new road will only

hope you’ve been having a successful and prosperous summer (and working in a little fun, too)! With the summer selling season in full swing, I am sure you’ve been keeping busy working with your clients. You’re probably still busy, so I’ll keep this update short and simple.

‘Coming soon’ marketing I am sure you have heard some recent chatter on the practice of “coming soon” marketing. I cannot imagine that a REALTOR in our market does not have an opinion on the subject, and I just want you to be aware of some potential risks they might pose for you and your clients. With a “coming soon” listing, you may be limiting the listing’s exposure when you exclude it from the MLS, and this may prevent your clients from receiving the highest and best possible price. If you choose to withhold a property from the MLS, you must clearly explain the potential circumstances to your clients and make them aware of the risk they are taking.

ABoR’s views on “coming soon” marketing align with NAR’s. Here’s an excerpt from a recent NAR article: "Restricting the marketing of a seller’s property to only small networks, private clubs, or even to national websites without also making it available to other area brokers and agents and their buyer-clients through the MLS results in the property not being exposed to the widest group of potential willing and able buyers, and may not provide the seller the best opportunity to attract offers at the highest price.” Read NAR’s full article at bit.ly/TLZ7vN. So, just make sure you and your client are aware of all the good and bad if you market properties as “coming soon.’” Every action has a reaction!

You may think this sounds like science fiction, but the Google car has already been test-driven for over 300,000 miles without one accident. (Actually, there was one accident when the human was in control.) As REALTORS, we need our voices to be

heard in this process of building new transportation options. We shouldn't look towards the past to solve our transportation problems the same way our grandparents did. We need new systems that cater towards individual preferences, not "mass transit." With the modern technology of today, we can do just that. The future is now. RL

Transportation in Williamson County

W

illiamson County has reached a critical new point in deciding the future of our transportation infrastructure. Some growth models predict that Williamson County will have a larger population than Travis County sometime in the next 25 years. Clearly, our growth creates both opportunities and challenges. Real estate is developing just as fast as the people can build it. People are moving here just as fast as they can to fill the growing demand for employees. How do we overcome the growing infrastructure challenges? The schools, the roads, and the utilities all need to grow at just the right speed to keep pace with demand. It's a challenge, without a doubt, but Williamson County has done an admirable job meeting that challenge. I admire the philosophy and plan that Round Rock City Manager Steve Norwood implemented when he moved here from Prescott, Arizona in 2011. Round Rock had some traffic congestion problems (still does). Steve realized that he could make a lot of little changes to dramatically improve traffic flow

without spending a lot of money. If you drive around Round Rock today, you will see his work everywhere - mostly in the form of extra turning lanes added to the right sides of our roadways. Adding a turning lane doesn't require a complete redesign and costs a lot less money, but it gets the job done. It improves the quality of life and the safety of Round Rock without blowing up the budget. In another cost saving move, Round Rock is working with TX-DOT to repaint the lanes on I-35 and change the order of the on- and off-ramps. By this simple move, I-35 will keep four lanes of traffic moving in each direction, instead of currently switching from four lanes to three lanes repeatedly as it does now. Repainting the stripes is again, much more cost effective than a total redesign and adding pavement, but it gets the job done. Another exciting prospect on the horizon are driverless vehicles that guide themselves through traffic. Google recently unveiled a car that has no steering wheel or gas pedal, and simply drove itself. Imagine what an amazing

Walkability

“I

really like Austin, and want to either move here/stay, but the traffic is nuts!” How often have you heard this from your clients? The solution is likely a complicated and expensive formula that continues to be discussed and cussed; and likely, for many years to come. However, there is a factor that should be used in your marketing that is often overlooked: Walkability. So what exactly is “Walkability?” According to Stephen Abley (Walkability Scoping Paper), it is “the extent to which the built environment is friendly to the presence of people living, shopping, visiting, enjoying or spending time in an area.” In essence, it is the measure of how friendly an area is to walking, thus reducing the amount of time needed to sit in traffic. Dan Burden, the executive director of the Walkable and Livable Communities Institute, has put together a list of the 12 most important things to rate when searching for (and marketing) a walkable community. 1. Intact Town Centers. This center includes a quiet, pleasant main street with a hearty, healthy set of stores. This should include busi-

nesses such as barbers/beauticians, hardware, druggist, small grocery/deli, mix of good restaurants, clothing, variety store, ice cream shop, stores that attract children, many youth and senior services, places to conduct both civic and personal business, library, all within a 1/4 mile walk (five minutes) of the absolute center. 2. Residential Densities, Mixed Income, Mixed Use. This should be near the town center with appropriate transit locations. Higher densities are toward the town center and in appropriate concentrations further out. Granny flats, design studios and other affordable housing are part of the mix, even in the wealthiest neighborhoods. 3. Public Space. There are many places for people to assemble, play, and associate with others within the neighborhood. The best neighborhoods have welcoming public space, within 1/8 mile of all homes, and accessible by all people. 4. Universal Design. The community has a healthy respect for people of all abilities, and has appropriate ramps, medians, refuges, crossing of driveways, sidewalks, benches, shade, and other basic amenities to make walking feasible and

enjoyable. 5. Key Streets Are Speed Controlled. Traffic moves on main street and in neighborhoods at safe, pleasant, courteous speeds. Most streets are designed to keep speeds slow, tree lined and landscaped, on-street parking, and use other methods that are affordable means to keep traffic speeds under control. 6. Streets, Trails are Well Linked. The community has a good block form, often in a grid or other highly connected pattern. Fractured patterns (i.e.-cul-de-sacs) include trail connectors. 7. Design is Properly Scaled to 1/8, 1/4, and 1/2 Mile Radius Segments. For most homes, it is possible to get most services in 1/4 mile (actual walking distance). Elementary schools are within a 1/4 mile walking radius, while high schools are within a one mile radius. Parks and high frequency (10-20 minutes) transit stops should be within a 1/8 - 1/2 mile radius. 8. Community is Designed for People. Look for clues that decisions were made for people first, then cars. Things to look for: open parking at the town center, streets plagued with multiple commercial driveways, limited on-street parking, fast turning radii corners, compact, mix-use, mixed income properties. 9. Community is Thinking Small. The most walkable communities require maximum parking allowed, versus minimum required. Groceries and other important businesses are not permitted to build above a reasonable square footage, must place the foot print of the structure to the street, and have easy accessibility. 10. Walkable Communities Have Many People Walking. May sound silly, but think about it: often, there are places that look walkable, but no one walks. Why? Crime? No place to walk to? Stores not open at convenient hours? There should be a great diversity of those walk-

ing and bicycling. Young, old, those with disabilities, all have access. Another clue: where people walk in abundance, virtually all motorists are courteous to pedestrians. 11. The City and Neighborhoods have a Vision. Seattle, Washington, Portland, Oregon, and Austin, Texas, are just three examples where neighborhood master plans have, and continue to be developed. Visionary, master plans provide direction, build ownership of citizens, engage diverse people, and create opportunities for implementation, to get past sticky issues, and deal with the most basic, fundamental, necessary decisions and commitment. 12. Decision Makers are Visionary, Communicative, and Forward Thinking. The city/ town has a strong majority of leaders who "get it". Leaders know that they are not to do all the work, but to listen and respond to the most engaged, involved, broad minded citizens. They should not be swayed by the anti-group or special interests, they seek the opinions and involvement of "big brush" citizens and retailers. They should be purposefully changing and building policies, practices, codes and decisions to make the community pleasant places for people. While Austin still has a ways to go in improving the overall walkability score (according to walkscore.com, we are ranked 34th in the country), we do have many communities within Austin that are very walkable. Utilizing Walkability in your marketing and search for properties is one example of the education and resources available through your membership of the CRS. Tips to steal the show: set yourself apart

I

f you want to stand out to your clients and leave your competitors in the dust, you need to be seen as a client-focused REALTOR. Client-focused REALTORS always strive at finding the best ways to keep improving their service and building relationships with their clients. One advantage of being seen as “client-focused” is that it builds your reputation of service and affords you the opportunity to capture a larger share of the real estate market. Clients will be willing to use your services again (repeat business) and refer you business knowing that you will meet their expectations by providing a high level of service. Here are a few things to consider as you strive to keep your clients happy: Understand your competition. We always want to follow the NAR Code of Ethics and Federal Anti-Trust Laws, so never make disparaging or untrue remarks about another REALTOR or brokerage. So the question is how well do you know your competitors? It is important that you know

all the services your competition provides so you can point out and identify to the client what sets you and your brokerage apart from the several thousand REALTORS working in Central Texas. By doing this, the client will understand the differences and make an informed decision. Be accessible. To be a great a client-focused REALTOR, clients must never struggle to reach you. Always make it easy for clients to be in contact with you; provide them with a list of your phone numbers, e-mail address, fax and website. You want to be accessible, but also make sure you're clear about your hours of availability. Don’t be afraid to set boundaries, but they need to be stated.

market, housing stats, relocation information and any other industry news that will affect their home search or sale. But don’t limit the conversation to just business. Talk about your hobbies, trips, favorite movies and music. By doing so, you become “real” and people will want to get to know and work with you. Never forget what made you successful. Maintaining customer relationships is the key to the future success of your business and you never can thank them enough. Even though social media is very important, it is only one small part of the equation. There is still something very special about a hand written thank you or note. Taking the time to show the customer that you really value their business will win every time and it will speak volumes. Be consistent. No matter what type of marketing we are

talking about, make it consistent. We now have so many places our name and brokerage name are placed, whether it is online, in person, or on marketing materials, your name and message must look consistent and identifiable. As a client-focused REALTOR your clients should be able to identify you in an instant by your consistent branding. Keep your momentum going. Don’t let the excitement of your business die. Keep it up and keep it repetitive. Make sure you are in your clients’ minds and do not let your individual message get lost. The Babe Ruth saying: "It's hard to beat a person who never gives up" should also be your motto! Every day have a goal and a plan of action in mind to help set your business apart from your competition. Stay focused on your clients and you will soon discover that you have set yourself apart. RL

add more traffic to MoPac – notably, in an area that is not going to be affected by the MoPac Improvement Project. “Crucially, in all future forecast scenarios, Brodie Lane remains congested with no measurable relief,” according to Keep MoPac Local, a coalition of organizations that oppose the highway extension. Oak Hill Parkway: Also known as the Oak Hill Y, temporary improvements are being done in two phases. Dual left-turn lanes are being added to three locations on US 290 at RM 1826, ACC campus, and Convict Hill Road. A center turn lane will be added to US 290 between Convict Hill Road and RM 1826. In another phase, improvements to intersections will be made at US 290 at William Cannon and SH 71. Pros: The continuous flow intersections will reduce congestion and improve safety by 30 to 50 percent. Plans for bicycle and pedestrian lanes are part of the project overview. Cons: The work being done now, with a completion date of summer 2015, is just temporary. In 2012, an environmental study was launched to determine a more permanent solution to the hours of jams that residents and commuters contend with on a daily basis. An environmental study can take up to five years to complete. After that, it can take several more years to green light a final construction protocol. IH35: One plan Pustelnyk is particularly enthusiastic about, even though it is not one his agency oversees, are improvements to IH35, which has not experienced any useful improvements since it was originally constructed in the 1950s. Transportation experts are talking about adding lanes, and even closing all ramps on the bottom double-deck level just north of downtown. Bergstrom Expressway: An environmen-

tal study is now underway to determine how best to provide relief to the 60,000 vehicles that travel between US 290 and SH 71, on US 183, to and from the airport. The plan will take into consideration the needs of drivers as well as pedestrians and bikers. Commuter and High Speed Rail: Austin is now rehashing the commuter and high-speed rail debate. As for the commuter rail line, Amy Peck, communications specialist at Capital Metro, reports that since service was launched in 2010, MetroRail ridership has quadrupled. In 2013, more than 64,000 people rode the train each month. While there are no plans to add stations right now, the agency has been awarded grants for improvements, like increasing train speed and adding additional tracks in critical areas, which is expected to up ridership capacity by 15 percent. Recently, talk of a high-speed train linking Dallas and Houston, with stops in Austin and San Antonio, has gained traction again. CultureMap Houston reporter, Tyler Rudick, recently wrote that the 205-mph bullet train “is closer than ever.” One thing Austin residents will always agree on is that we don’t want to lose sight of our unique, small-city mentality. That’s why nearly all of these projects have a bike and pedestrian component. When Realty Line asked one agent his thoughts on Austin’s transportation plans and proposals, Shawn Rooker, an agent with Realty Austin, said, “Folks need a way downtown from outlying areas, and those downtown need a way to get around without driving.” Judging by the few projects we’ve described, it sounds like everyone’s on the same page. If you stopped working would your income stop?

W

hat is your answer? Do you have a financial plan? What will you do for money to pay your living expenses after you stop working? Most of you are working for money; but do you have any of your money working for you? This is where most people stop reading and move on to the next picture or article. Talking about money and making the effort to create a financial plan is too painful, so they ignore it and hope this problem solves itself or goes away. Neither of those is going to happen. The process of creating wealth is actually surprisingly easy. Here are the steps: 1. There are owners out there right now who want to sell their property. Find a property you can buy. 2. There are lenders out there with money who want to lend on real estate. Borrow money from one of these lenders to buy the property. 3. There are people out there who want to rent the property. Find a tenant who wants to occupy the property and pay rent

and rent it to them. 4. Collect the rent and pay the lender back each month. 5. Keep the extra money, the equity, the appreciation, and the proceeds at sale. There are few things we need to know to accomplish this, but that is the essence of it. As REALTORS, we are in a unique position to create wealth, yet very few do. We see opportunities few others see. During the licensing process we learned how to determine the value of a piece of property by doing a CMA. We also learned how to write a real estate contract. After we obtained our license and joined our local board of REALTORS, we were given access to and were trained how to use the MLS system, which contains thousands of properties for sale. We can sell these properties to someone else and make 3 percent and split that with our broker, the IRS and pay our expenses, leaving us with very little, or we can buy the property ourselves. Over the years the mortgage is paid down while rents typically increase, produc-

ing positive cash flow each month that increases over time. In short; you will not become financially independent working 3 percent at a time. The money in real estate is made by owning real estate, not listing it and selling it to someone else. When we acquire property with our commissions (cash) we get paid over and over each and every month (cash flow) whether we quit working or not. This is what separates the “wealthy” from the rest: • The wealthy understand the difference between cash and cash flow.

• The wealthy have money working for them. • The wealthy acquire assets that produce cash flow and grow in value. • The wealthy use other people’s money. • The wealthy only borrow when someone else pays back the loan. The wealthy are wealthy because they think like wealthy people think, they act like wealthy people act and they do what wealthy people do. So if we want to have what wealthy people have, we simply have to do what wealthy people do and then we will be wealthy, or, we could just take it from them. RL
