Housing experts cautiously optimistic for 2015 By Naomi Bludworth

ach year the Home Builders Association (HBA) of Greater Austin hosts its annual housing and economic forecast. This year was no different and over 550 industry professionals attended the breakfast event at the Renaissance Hotel to hear what they should expect to see happen in the local real estate and building industry in 2015. Coming off the heels of another banner year in real estate, you could almost smell the optimism in the room. The sea of smiles reaffirmed the sense that most anticipate an-

other great year for business and their pocket books. But experts warn, while there is reason to feel optimistic, cautious optimism is the name of the game in 2015. Kicking off the event was Jo Karr Tedder, president and founder of the Central Texas Water Coalition. The organization is an advocate for the preservation of the Highland Lakes’ role as an irreplaceable, natural resource that drives an important regional economic engine for the State of Texas, according to its mission. Her message served as a reality check that more work is needed in the areas of conservation, legislation and research and development to ensure Central Texas’ growing water needs are met for years to come. According to Tedder, we might still be in a drought for the next 10-15 years. “This is the new normal,” she says, “it’s not ever going to go back to the way it was.” Tedder warns we must do more to conserve locally, find new ways to create more useable water through desalination and other techniques and protect our reservoirs through legislation. Real estate analyst Ken Pearlman of Johns

Burn Real Estate Consulting gave an insightful presentation focusing on the fundamentals that lead to some easing in the builder market in 2014 and is expected to continue to do so into 2015. Because many affluent buyers purchased homes over the last several years, he expects the first-time move-up buyer market to contract, leading to slower sales in the $250,000-$450,000 price range. However, he anticipates more movement in the entry-level home buyer price points with the influx of “80s babies” ready to start purchasing their first homes. Pearlman further warned that Austin might be on the tail end of the positive housing trend. He noted that most housing market expansions last between two and five years. According to Pearlman, Austin is on year five of that housing cycle, leaving one to believe contraction in the market is not just expected; it’s inevitable. Celebrated housing expert Eldon Rude of 360º Real Estate Analytics echoed many of the sentiments of his colleagues, but focused on the fundamentals contributing to sharp price

increases in the region—under supply. “While it is no secret that home prices in Austin have risen sharply over the last several years, the fundamental principle of demand exceeding supply has been the primary reason for our price increases, says Rude, not the speculative home buying that markets such as California and Florida saw during the last decade.” The months of supply of active listings for resale homes in Austin has remained below three months for nearly two years. In the past 12 months ending in Nov. 2014, the average sales price for a previously owned home increased nearly 7 percent. "If recent economic reports suggesting continue strong job growth in Austin prove accurate, says Rude, "I expect builders will increase their starts pace in 2015 over 2014, which was up 25 percent over 2013 at 11,243." Rude expects housing starts will top 12,000 by the end of 2015, with the large majority coming from the first-time buyer market with home prices $250,000 and under. RL

Where are we?

N

o, I am not being existential. It’s a serious question. And when I say; “we”, I am of course speaking of Williamson County: “The WC”. If you ask just about anyone across our nation where Austin is, not only can they usually tell you, but they are also able to tell you a little something about it. One thing is for sure. People are talking about Austin. The question is, where exactly is it? Austin has become somewhat of a colloquial term in the attempt of explaining a territory much larger than what Austin really is. Not too uncommon. But what is uncommon is that many of the areas attributed to what makes Austin great are actually located in Williamson County. In the spirit of fairness, it is time “The WC” got a little recognition! According to the United States Census Bureau, Austin is 297.90 square miles. Williamson County is 1,118.3 square miles (nearly four times the size). The population of Austin is 885,400 with a growth rate of 9.2 percent and the population of Williamson County is

471,014 with a growth rate of 11.5 percent. From Oct. 1 to Dec. 31, 44.73 percent of all single family homes were sold in Williamson County as there were a reported 4,123 singlefamily homes sold in Austin and 3,338 singlefamily homes sold in Williamson County. What does all of this mean? First, Austin and Williamson County greatly benefit from each other. Second, Williamson County is standing strongly on its own and growing. Where will the growth in our area be coming from over the coming years? Williamson County! Austin Demographer Ryan Robinson predicts that more people will live in Williamson County by 2040, and as early as 2030, depending on the growth rate. While that sounds futuristic, we're just talking about the next 15 to 20 years, well within many of our career spans. The good news is that Williamson County's officials are aware of these predictions and taking all the right steps to ensure that our schools, roads, and other infrastructure projects are staying ahead. Round Rock alone now has over 105,000

www.myRealtyLine.com residents and is served by over 50 public school campuses including five high schools, 10 middle schools, 33 elementary schools, and two alternative learning centers. In the business field, we're attracting world-class companies like Dell, Emerson, and even a new advanced rocket test facility. On the retail side, we have the largest IKEA store in North America, over 125 stores at the Premium Outlet Mall, and a Bass Pro Shop under construction. The power of three in your listing presentation

o, I am not talking about math. There is tons of research done on the human brain and how it works. Why should REALTORS care? Well, because I believe it is our duty to practice not just the Golden Rule, but the Platinum Rule. The Platinum Rule means that you don’t treat people the way you want to be treated, but you treat them the way they wish to be treated. First, according to Business Insider, the "Power of Three" plays to the facts that “people like choice but not too many choices.” When we allow our clients choices they have a sense of control that is necessary for them to feel comfortable. In our business, decisive clients are a blessing that we all hope to have. However, if you give them too many choices it can overwhelm them and backfire on you. Three is that magical number. Keep that in mind with vendor lists, comparable properties, and when giving them their options in situations. Second, you want your clients to listen to you. Research finds that if you start by telling someone that you will give them three pieces of information, they will listen through until the third piece has been shared. Agents can use this tool

to make sure clients hear the most important information in their presentations. It also encourages agents to make their presentations concise and understandable. Just because we have an incredible amount of information does not mean that our clients want or need it all. In fact, one of the biggest obstacles to decision making in today’s world is the vast quantity of instantly attainable (and not always correct or applicable) information. Third, clients will instantly recall three. Top three grocery stores, top three toothpaste brands, and top three REALTORS. You want to focus your energies and marketing efforts to be in the top three. Whether you employ print advertising, traditional marketing, or referral strategies it is important to know the power of three and work towards making yourself the agent that people recall. Bring your clients the best service possible and treat them the way they wish to be treated by using the power of three in your listing presentations. It will save you time and put you at the top when clients are choosing their REALTOR. RL

Do correspondence courses make you unethical?

D

id you know that the longer you sit in a chair memorizing information the more ethical you become? That’s what Education Standards Advisory Committee (ESAC) thinks. It has gotten off track. Texas REALTORS will spend more time and money and find it much harder to obtain or maintain their license if this committee gets its way. The real estate schools across the state are forced to teach what is on the state exam in order for agents to pass the state exam. There are currently three ways to do this; in class, online or correspondence. The ESAC wants to get rid of correspondence, forever. They claim they are inferior and substandard, endanger Texas consumers and lead to unethical agents. They are so upset, they have created their own private invitation-only club to create rules to dispose of correspondence courses forever. The reason? They are very upset that you can complete your MCE course in less than 15 hours. Yes, even though you are a highly experienced broker with years of experience and can read, comprehend and pass a TREC-approved

exam, they are convinced you are a threat to Texas consumers because you did it in less than 15 hours. So the correspondence courses have to go. We simply cannot have someone complete a MCE course in less than 15 hours! In his memorandum Rick Albers wrote to the ESAC he writes “Correspondence courses are antiquated.” He went on to express his anger at being able to complete the course in less than 30 minutes. For this reason, he writes, “It is time for antiquated correspondence courses to go the way of the rotary dial telephone.” Because he finished the course in less than 15 hours, he, and his cohorts on the ESAC committee, have labeled these courses “substandard” and wants TREC to stop accepting them for credit ostensibly because “…remember the mission of TREC is to safeguard the public interest and protect the consumers of real estate services. Allowing the substandard delivery of MCE courses does not safeguard the public interest nor protect consumers. It merely allows licensees to circumvent the rules thus making them more dangerous to

Let me get this straight: unless you sit in a chair or stare at a computer screen for at least 15 hours you, as a REALTOR, are a danger to the public? Really? Are we to go back to big chief tablets and No. 2 pencils, too? What is one definition of competency? Passing an exam. These courses and the tests Mr. Albers refers to were either created by TREC (Ethics, Legal Update) and/or approved by them for schools to teach. If universities offer correspondence courses online that provide two books per class (as we do), the ability to take the course as fast or as slow as you like, the ability to review the material over and over before you take the state exam, the ability ask questions, availability to subject matter experts, 24/7 access to the material and the flexibility to take them where you want and when you want, how does that make that person a danger to the public? How is that a substandard delivery method? The truth is, Mr. Albers and the ESAC hate them because you can finish your MCE course in less than 15 hours. The "lie" is you have now become a danger to the public. We all learn in different ways. We all learn at different speeds. We need a flexible education that addresses the real root of the problem; most of our students fail in the business! It’s not the way we deliver the information to our students that’s the problem; it’s what we teach. It’s the content itself, not the delivery method. When was the last time you calculated a tax pro-ration? Or were asked the difference between accretion and erosion? Or how many square feet are in an acre? If you can pass the exam you have demonstrated an understanding of the material.

Shouldn’t we be allowed to do that at our own pace? Some instructors go too fast for some of us, too slow for others. So to say the only way to provide quality is via live instruction is misleading and demonstrates a certain lack of technological education. Correspondence courses are cheaper and easier to access. You can take them from any computer or mobile device anywhere in the world via the internet. You don’t have to travel, which means savings on gas, meals, time (sitting in traffic), etc. You can go at your own pace. You can review the material as many times as you want. Students at all levels in our public education are allowed to test out of courses by taking tests that demonstrate they already know and have mastered the material, but ESAC wants adults who have families to support to sit in chairs either listening to an instructor or stare at a computer waiting for the page to turn. We all want the same thing. Professional, educated, ethical licensees who know how to do their job and are committed to perfecting their craft. Getting rid of correspondence courses won’t do that. It’s simply knowledgebased learning versus time-based learning. If you know the material, or you have the ability to learn it on your own in less than 15 hours and you can demonstrate that you learned the information and understand it by passing an exam that is TREC approved what’s the problem? Where is the danger to the public? E-mail your Real Estate Commissioners now and tell them that, as a Texas citizen, you want to have options and choices when it comes to what products and services you choose to purchase and that extends to and includes real estate courses.
