Consumers The U.S. GDP is up since the recession let up in 2010. In Q3 of 2013 there was 4 percent annualized growth, which is significant. Unemploy-

ment is down. The maximum unemployment rate seen in the last few years is 10.1 percent, but it is currently at a national rate of 7 percent; however, the underemployment rate is 13 percent, and there has not been much improvement for the long-term unemployed. Almost 9 million jobs were lost during the recession, and 7 million have returned, so not everyone is back to work yet, leaving some slack in the labor market. Although household income has not improved since the drop in unemployment, household debt is lower. Consumers have paid down a lot of debt, and move-up buyers are poised to make the move. Interest Rates Interest rates remain low. The Federal Reserve has exhausted monetary policy measures and is now employing QE (“quantitative easing”) to keep interest rates low. QE is an unconventional monetary policy, in which a central bank purchases government-backed and other securities from the market in order to lower interest rates and increase the money supply by flooding financial institutions with capital to promote lending. This measure keeps bond prices high and mortgage rates low. Currently, we are in the “tapering” phase of QE, in which the Fed slows down bond buying, hence the slight pickup in interest rates. Projections Overall, the U.S. economy is geared for growth. Interest rates showed a spike upward in May, but not much in December (4.25 percent). Rates are not expected to top 5.5 percent, but will probably reach 5 percent. With the Fed still holding measures to keep rates low, another year of good rates is in order. In the long run, to catch up to the U.S., other economies will have to spend much more money, and that will benefit our economy, and ultimately our real estate market.

Water: Carlos Rubenstein, Chairman, Texas Water Dev. Board Although there was much more rain fall in

2013, Central Texas is still technically experiencing a drought. Accordingly the Texas Water Development Board is focused on conservation. Proposition 6 was approved in November by just over 73 percent of the vote, authorizing the creation of the State Water Implementation Fund for Texas (SWIFT) and the State Water Implementation Revenue Fund for Texas (SWIRFT)—that will help finance projects. Proposition 6 authorized the release of $2 billion toward the SWIFT fund. The statute is focused on conservation, directing the utilization of no less than 20 percent of the funds toward ways to reuse water. Also, the board will use no less than 10 percent of the funds on rural and agricultural designated areas of Texas. The SWIFT advisory committee makes use of 16 regional water planning groups looking at Texas on a 50-year horizon. This timeline is significant, as we expect huge growth in Texas’ population within the next 50 years, creating a steep demand for more water. Right now, reservoirs in Central Texas are at 60 percent of capacity; they need to be above 80 percent to be out of the drought. With all the projects in play, the Water Development Board could more than address the current and future water needs of the state. More syndication news As you know, in 2013 the ABoR board of directors acted on the unanimous recommendation of the ACTRIS Syndication Task Force decision to end the facilitation of syndication via ListHub. Even though the board will cease facilitating the syndication of listings, individual brokers may still wish to syndicate their listings through a variety of sources in order to best serve their clients and businesses. ABoR continues to gather information to assist individual brokers in making informed syndication decisions. We sponsored a well-attended forum on the subject, where advocates of each mind-set were able to offer their opinions. There is an ongoing survey about syndication available on ABoR.com/Syndication and member input continues to be compiled by the ABoR staff. The more we dig into the topic of syndication, the more information we uncover,

feature a presentation by industry expert Marilyn Wilson of the WAV group, followed by a discussion about how AustinHomeSearch. com can serve the needs of REALTORS and consumers. The Forum will be held from 10 a.m. to noon at the ABoR office, and we hope to see you there! If you can’t make it to the forum, you can still weigh in by completing the survey available at Abor.com. Learn to work with homebuilders to meet buyer demand in a tight housing market

I

nventory in Williamson County continues to hover at historic lows. Existing homes for sale throughout the county is now only slightly more than what's considered average for just the city of Round Rock. With the number of potential buyers continuing to outnumber home sellers, new home construction is more important than ever. Homebuilders are rising to the challenge. According to data from the consulting firm Metrostudy, there were 9,379 home starts in the Austin metro area in 2013. This is a 17.3 percent increase from the 7,981 home starts recorded in 2012. There were some obstacles in 2013. Higher interest rates, a low supply of available lots, extreme weather, and the government shutdown all combined to make new construction more difficult for area builders. However, none of these factors could outweigh the continuing high demand for homes. In 2014, economists and real estate experts predict home starts to reach a minimum of 10,000 to 10,500 in the metro area.

Establishing a working relationship with new homebuilders may play a larger role in your ability to close deals with buyers. The Williamson County Association of REALTORS organizes an annual Super Bowl of Builders in February to maximize agents’ exposure to local new homebuilders and to facilitate communication and cooperation. We had another successful event this year, bringing people in the industry together in ways that help all sides. Some agents who haven’t established working relationships with new homebuilders shy away from new home sales. Common fears include long delays in receiving commissions, losing control of their client in the sale process, and selling homes based on intangible designs. Many, if not all, of these concerns can be resolved through open communication and experience. New home construction brings many positives for both buyers and their agents. There are more choices and fewer objections. The house doesn’t smell like pets or smoke.

There’s no remodeling to consider. And don’t forget the new home warranty. National statistics show that 50 percent of new construction is sold by real estate agents. With that in mind, here are some great tips for managing a new home sale. Do your research. Meet all the builders in your area ahead of time to determine if they are a good fit for you and your clients. Find the best, and work with them. Attend builder events to learn what they have to offer. Agree in advance how you will work together with buyers and how commissions are paid. Learn about the financing options that are available with new homes and with each particular builder. They often have their own plans. As the buyer’s agent, you can provide very

valuable assistance. Help negotiate the best price, especially with the optional add-ons. Advise your buyers which add-ons are likely to increase value for a home in resale. You can hire an outside inspector to check the house when the foundation is being poured, after the framing is completed, and when construction has finished. You can protect yourself and your client from construction delays by setting firm deadlines. As our community continues to grow, don’t shut yourself out of new opportunities. We are fortunate enough to be in centered in the booming economy of Texas. Yes, our tight housing inventory is a growing pain, but it’s also an opportunity for those who do their research. RL

CRS Austin Chapter launches mentoring program

rofessionalism is a noun defined as “the skill, good judgment, and polite behavior that is expected from a person who is trained to do a job well.” Education and experience is what being a Certified Residential Specialists (CRS) is all about. They are the foundation of the CRS designation and, together, will lead you down the path to success. Whether you’re new to the business or an experienced sales agent with high production; and whether you’re in a high-priced or low-priced market, CRS offers a plan for you. I find it intriguing how often I hear from agents, both new and seasoned, that the CRS designation is "only for those who have been practicing real estate for a very long time.” After looking at our CRS membership, both local and national, I can understand why that perception exists. The average age of the CRS member tends to be considerably higher than the average age of real estate licensees. While the CRS requirements and standards establish the bar to be high, it is attainable with proper focus. I earned my designation in my 20's. I was blessed to be mentored by some of

the best REALTORS at the time, many of whom are still actively practicing. The Austin Area CRS Chapter is excited to develop a mentoring program to assist REALTORS with earning the CRS designation. We have several seasoned members who are willing and eager to work with you and provide guidance along your CRS path. Why are we doing this? It is more enjoyable (and usually easier), to be involved in a transaction with a professional representing the other side. Agents tend to fail; or at best, struggle along, due to lack of clarity, lack of congruency, and lack of consistency The path to earning the CRS designation addresses these factors, and many more. This designation is not given; it is not awarded. It is earned. There are four paths to choose from, depending on your experience, time in the business, and the value of your average transaction. One of these paths allows for a non-competing broker/manager to earn the CRS designation based on the number of closed transactions that are directly overseen. Simply put, the requirements are as follows.

Education credits The Council offers classroom and e-Learning courses as well as education events and webinars to earn CRS education credits. For each program option, a minimum number of education credits must come from CRS courses (classroom or online). The remaining education credits may be earned from attending “Sell-abration,” the annual CRS education conference, and from CRS webinars.

Elective credits Thirty-two elective credits are required for all except those pursuing the Pro-Program. Elective credits are earned by taking CRS edu-

cation courses beyond the minimum required and/or by additional productivity. You also can earn elective credits by completing select courses offered by NAR or approved non-CRS distance learning courses, for holding a bachelor’s degree and other related REALTOR family professional designations. I challenge you to start now with the next chapter of your professional career. I invite you to attend one of our chapter meetings, every other month at the Westwood Country Club; and visit with some of the most successful REALTORS in our area. e all know we should play nice in the REALTOR sandbox but, there are some that feel the need to win at any cost. The Texas Association of REALTORS tells us to have respect for the public and property but how about respecting our peers? Texas Association of REALTORS respect for your peers and industry affiliates: 1. Identify your REALTOR and professional status in all contacts with other REALTORS. 2. Respond to other agents' calls, faxes, and e-mails promptly and courteously. 3. Be aware that large electronic files with attachments or lengthy faxes may be a burden on recipients. 4. Notify the listing broker if there is inaccurate information on the listing. 5. Share important information about a property, including the presence of pets; security systems; and whether sellers will be present during the showing. 6. Show courtesy, trust and respect to other real estate professionals.

7. Avoid the inappropriate use of endearments or other denigrating language. 8. Do not prospect at other REALTORS’ open houses or similar events. 9. Return keys promptly. 10. Carefully replace keys in the lockbox after showings. 11. To be successful in the business, mutual respect is essential. 12. Real estate is a reputation business. What you do today may affect your reputation and business - for years to come. So how about putting yourself in your peer’s shoes for a moment; remembering death, divorce, disease and sometimes just having a bad day does not just happen to our clients; it also unfortunately affects your fellow REALTORS. So let’s all remember when you get ready to blow your top with the other REALTOR; stop and think is this really the way you want to do business, is this really the way you want to be thought of in this industry. Opportunity or distraction? Keep your eye on the prize.

I

n November issue I wrote about precession; the effect of bodies in motion on other bodies in motion. The bee enters the flower blossom in search of nectar to make honey. Inadvertently, this causes the bee’s legs to become dusted with pollen so that when it enters other flowers it pollinates them. So the bee’s goal is to make honey; but its true purpose is to pollinate. Does the bee know its true purpose is to pollinate? No. The bee just does what it is supposed to do: make honey. Humans are the same as the bees. We know our goals but we may never know our true purpose. As my mentor, Bucky Fuller, would say, “You may assume you are fulfilling your role if you convert your experience to the highest advantage of others.” If the bee did not have a goal and did not focus on that goal, what might occur? The food chain could be in danger of collapse. (This is actually happening right now; maybe you’ve seen the news reports). Now, take a business. What’s the purpose of it? One purpose of a business is to add value. Money is simply a by-product of how well we

add value; how well we assist others; how well we serve. Money is the method used to measure how well we add value. No value added, no money in the bank. “How do I add value?” you’ll ask. I’ll tell you: by using your experience to help others. And this is the beauty of our business; we get paid for helping others; the more value we add, the more money we make. This is February. By now you have your goals for the year and have committed them to writing. You've told the people closest to you what your goals are (now you have to do it!). You've put pictures of what you will have when you reach these goals on the wall above the desk where you work to remind you to keep going when it gets hard and you want to quit. Good. There are many reasons for having goals, and you have probably heard them all. This is one of mine: when I have a clearly defined, written goal that I have committed to, I get clear on the tasks necessary to accomplish that goal. This clarity of focus keeps me from getting distracted. It helps me discern the difference between an opportunity and a distraction.

Multi-tasking is overrated. One key to success is focus. Multi-tasking disperses energy whereas focus concentrates energy. A person without goals is like a ship without a rudder. There is no guidance system. A person without a daily schedule has their schedule filled by others. A person without goals cannot tell the difference between an opportunity and a distraction, so they usually end up chasing distractions and missing opportunities. For example, let’s say you specialize in a high-turnover subdivision in the northwest part of town. You are focused, you dominate this area, you are busy and business is good. Your goal for the year is to increase your listings by 20 percent over last year, which means you must list 100 properties to achieve your goal. You have your team and systems in place, your assembly line built and are on track. You get a referral for a listing deep in south Austin. Is this an opportunity or distraction? One of

your clients owns her own business and needs help finding commercial space to lease. She is impressed with you and asks you for help. Is this an opportunity or distraction? An investor calls and wants to buy an apartment with 6 percent or better cap rate near UT. Is this an opportunity or distraction? The power of the written goal one is committed to gives us the focus of energy. Energy provides the clarity of thought we need to allow us to make better decisions—and more quickly today than we would have yesterday. It helps answer this question we are constantly faced with: “Is this opportunity in front of me aligned with my goals, values, purpose? Or is this one big regrettable distraction?” It helps me say, “thank you, but this is not my area of specialty. I know an excellent broker who does specialize in this who can assist you and am happy to give you a personal referral.” In short, keep your eye on the prize. RL

Real Estate News & Notes Ashton Woods Homes named most trusted builder in America for second consecutive year For the second consecutive year, Ashton Woods Homes has been named “Most Trusted Builder in America,” according to a newly released Lifestory Research study. Currently, Ashton Woods builds new homes in six communities in the Austin area. The Lifestory Research “2014 Most Trusted Builders in America Study SM” evaluated the attitudes of 43,200 new-home shoppers and tracked 133 home builder brands. It found

that three out of four customers believe trust is paramount in choosing a new home builder. The Lifestory Research study measures trust with a Net Trust Quotient Score (NTQS). Ashton Woods Homes—the nation’s 20th largest builder and fifth largest private builder in the country based on closings—posted a NTQS of 113.2, the highest score of all builders ranked in the study.
