n Jan. 8 we heard from industry real estate analysts about trends from 2012 and obtained valuable data for setting expectations in 2013 at the Housing Forecast, presented by the Austin Board of REALTORS (ABoR) and the Home Builders Association (HBA) of Greater Austin. Speakers Eldon Rude of Metrostudy, Dr. Jay Hartzell of the University of Texas, and Tim Fisher of the Texas Mortgage Bankers Association presented local and national economic information to help REALTORS,

builders and other industry professionals plan their business strategy. It was quickly noted in the opening remarks that you have to look backward before you can begin to look ahead. In 2012 we were in the midst of a lingering drought and an economy still on the mend from a meltdown. Experts were optimistic but there were a lot of unknowns. Austin continued to be sheltered somewhat, but starts were still down and the lending market was tight. The day after the 2012 forecast, traffic began to increase in the sales offices of Austin area builders, eventually resulting in a 30 percent increase in production over the course of the year. Today, the influx of new people into what has become one of the fastest (if not the fastest) growing metropolitan areas in the U.S. has made Austin a pretty smart place to make your bets. Job growth was up 3.2 percent at the end of 2012, and we have the No. 1 Gross Metro Product per capita in the United States, according to Moody’s. Our strong local dynamic—it’s a hip, young and affordable place to live with plenty of jobs—plus a global low cost of capital keeps our real estate market in a healthy place, but we don’t get to completely escape what’s happening on a national level, according to Dr. Jay Hartzell, chair of the finance department at the McCombs School of Business at the University of Texas at Austin. We are now in a period of deleveraging. European debt and political uncertainty, coupled with spending cuts coming up as Washington struggles on deals and the ramifications of the fiscal cliff, give some reason for pessimism. Corporate profits are up, but undergrad hiring still outperforms MBA hiring, which means companies are still not ready to pull the trigger on major investments. Banks are feeling the same hesitancy; deposits have certainly grown, but lending hasn’t caught up. Tim Fisher, president of the Texas Mort-

gage Bankers Association, highlighted some of the issues we face on a national level as policy struggles to catch up to market conditions. Currently, the federal government is backing 95 percent of all mortgages, with only five percent financed by banks. FHA loans make up 50 percent of the market, but the government has designs to reducing that number down to 15 percent, and the FHA reserve fund is insolvent. We are looking at some serious reform, with HUD considering increasing the minimum down payment to 5 percent with a minimum credit score of 580. With the formation of the Consumer Financial Protection Bureau (CFPB) in 2011, some of the new rules are finally being drafted in an effort to prevent another meltdown; unfortunately, the regulations are largely being written by those who do not understand the industry. There will likely be a firm cap on the debt-to-income ratio, and credit is expected to be even tighter than it already is, especially for FHA. Tightening lending requirements, more conservative lenders, audits and increasing net worth requirements will cause many lending entities to shut down or join a larger lender. What this all amounts to is that it will get even more difficult to secure a home loan. The good news is that interest rates are low and will likely stay low for the next two years. We didn’t expect all the government programs that lowered rates and got people loans over the last year; but as Fisher pointed out, “Low interest rates don’t get people into homes as much as jobs do, and that’s why it’s great to be in Austin.” Eldon Rude, director of the Austin Market at Metrostudy, wrapped up with an overview of the condition of the regional economy, including resale and new home markets. With a net gain of over 35,000 jobs from 2011 to 2012 and a low supply of resales in core areas, we experienced a “structural

New MLS system training underway

T

his month the Austin Board of REALTORS (ABoR) is thrilled to announce to ACTRIS subscribers that the Matrix MLS system has arrived and training is underway. We have been eagerly awaiting the launch of Matrix and are happy to say goodbye to the limitations of the other systems. Though still getting familiar with Matrix, I’ve already found that I’m able to work faster and serve my clients better thanks to the systems split-second response times and mobile-friendly platform. If you’re on the fence about attending Matrix training, I would highly recommend taking the time to do so. By attending training my eyes were opened to the many unique features that truly make Matrix a superior MLS system, allowing me to begin making the most of this new tool. My favorite feature is the search Speedbar, which returns even the most complex queries based on easy-to-learn shortcuts I enter. There are two in-person ways to learn the new MLS system: Matrix Maximo and Matrix Quick Start training. If hands-on is your preferred method for learning, go with Matrix Maximo. These

classes are smaller and allow time for Q-and-A throughout class. If you’re raring to go, Matrix Quick Start is your best option. These classes offer a condensed presentation-style course for agents who prefer a faster-paced training option, with Qand-A reserved for the very end. As an added bonus, attending these classes earns you free MCE credit, and those who attend training by mid-April will be entered into weekly gas card drawings and two drawings for free MLS dues for six months. ABoR Foundation now accepting scholarship applications

Tools for professionalism

Y

ou can feel it in the air—excitement, euphoria and a renewed energy. REALTORS are poised for what is shaping up to be an amazing year in real estate. The 2013 housing forecasts are out. I think we felt the shift in 2012 because many REALTORS said that their business was booming even during the holiday season. Several real estate firms reported that they closed more in November and December then they had in previous years. From an association point of view, Williamson County's renewals are up and we recently had a packed house at the new member orientation. The new agents were excited to be there, had lots of questions and commented about education. In this renewed real estate market, I believe education is the key to succeed beyond your expectations. Here are the facts: Austin Business Journal Editor Collin Pope, says we are "growing like a weed." Williamson County will gain more residents than Travis County in the coming years and Leander Mayor Chris Fielder says

"the home count is expected to double from 10,000 homes to 20,000 and the population will boost by 50,000 people by 2018." Add a very low housing inventory and you've got the potential for numerous multiple offer scenarios which result in tough contract negotiations and disappointed clients. At the Williamson County Association of REALTORS, we know the need for specific education, so back by popular demand is our February hot topic "Multiple Offers and Back Up Contracts" presented by TAR REALTOR of the Year Avis Wukasch. RSVP early for this informative presentation to be held from 9 to 11 a.m. on Monday, Feb. 25 for only $10. In addition to education, it's imperative to concentrate on professionalism during these upswings in our real estate market. If you pause for a moment, I'm certain there are a few agents that left you with a bad taste in your mouth, but there are also a few stand out agents that you have recently worked with that exuded a great deal of professionalism. What was it that they did that left their mark on you?

Speaking personally, I believe it starts with that very first agent-to-agent communication—"I'm sending you a contract on your listing at 123 ABC Lane." The collaborative attitude between agents when negotiating sets the tone for success by establishing an understanding of needs, setting reasonable and fair deadlines, positive exchanges and information sharing, which completes the transaction for your client in a win-win situation. Communication is paramount. Maintaining transparency in a positive real estate market is equally as important as communication. We can never be too busy to

forgo getting that IBS signed during the first conversation regarding real estate with a new client. We have to go above and beyond in having the correct paperwork from the start and go over your policies and procedures with your broker. Create a checklist that is page one in your new client folder and strive for perfection each and every time. Education, communication and transparency are three areas to concentrate on to go above and beyond the norm. It's time to harness the positive energy in those housing forecasts, buckle up and get ready for an amazing ride in 2013. RL

How to get your client free upgrades in their new custom home, really!

e all love to get free stuff—things like a free meal, a buy-one-getone free coupon, an upgrade from coach to first-class are all items that put smiles on our faces. How about getting your clients first-class upgrades in their new custom home? Think it can’t be done? Think again. Once a year, homebuyers have the opportunity to get the latest and greatest features that the home building industry has to offer in a new home—without the upcharge. During the Home Builders Association (HBA) of Greater Austin’s Parade of Homes, five to ten custom home builders will construct a signature home with all the bells, whistles and designer finishes for all to see. his month’s topic concerns forecasts. While none of us has a crystal ball, if we look at trends and existing conditions, we are able to make some reasonable predictions. Recently, ABoR and the Home Builders Association of Greater Austin held the 2013 Housing Forecast. In addition, many of the title companies host seminars that discuss the current real estate market with predictions of what to expect. Fortunately, we live in Central Texas where homes are selling quickly. In talking about forecasts, there are many groups making predictions about the future of Central Texas. I am going to make predictions about which agents will be successful in our hot real estate market. Did you know that Austin, Dallas and Houston account for 70 percent of all licensees in Texas? That’s a large number of agents. In fact, in Travis, Williamson and Hays counties, there are 15,902 licensees. Not all of these licensees will survive, let alone be successful. So what separates those agents who are successful from those who barely get by? Personally, I feel ongoing success in the real estate business is a combination of dedication to

the profession, integrity and on-going education. Agents with their CRS designation earn more than three times what the average agent earns. To earn the designation, you must have a combination of experience (transactions completed), dedication to the profession (time in the business) and education. Less than 3 percent of agents have their CRS designation. If you are interested in obtaining your CRS designation, the Austin Area CRS chapter has an opportunity for you. On April 22 and 23, Dale Carlton is teaching CRS 200: Business Planning and Marketing. Dale is slated to be NAR’s CRS president in 2015. This course will help you create a strong business that will withstand any market condition—while making a profit. On April 24, Mike Selvaggio is teaching his “Silver Bullet Solutions.” This course is a great toolbox of solutions to agent’s dilemmas. Finally, on April 25 and 26, Mike will teach CRS 202: Sales Strategies. This course will help you tap into the motivations and concerns of today’s qualified homebuyers and help them achieve homeownership. All three courses are being held at ABoR’s offices and there is a discount if you take all three. We hope to see you there. RL

increase in pricing” last year (up 4.1 percent just in the last quarter of 2012), and it is likely to happen again. This drives prices up, puts increasing pressure on the apartment market, which stays so strong that people begin to look to the sale market for relief. Over the last 12 months, prices have increased in Austin by almost 2 percent. Every quarter, there is more traffic, demand, sales, and new housing starts—which are finally above closings at 565,000 (up 23 percent from Nov. 2011). Closings are up as well, with a 19.8 percent increase from last year, when they were concentrated in the move-up market ($200,000-$300,000). Now we’re finally seeing traffic in the lower price points, which means that more people are moving to town and are ready to get out of apartments. The shortage we have now is a better one to have: because we’re running low on desirable vacant lots, we will eventually see an exponential impact on prices as the market levels out. We are currently at 3.1 months of supply for single-family homes, townhomes and condos, which means that despite lingering national economic and political uncertainty and a challenging mortgage market, Austin is experiencing high demand and has earned a healthy outlook for 2013. Five ways to master the art of the listing

Y

The technical stuff No one wants to read a novel-length listing (and many listings limit you to just a few words), but too many incomplete sentences and exclamation points tend to distract. The sweet spot is copy that’s concise but not choppy. Use adjectives sparingly and without exaggeration, and try not to use any abbreviations that readers might not understand (WBF for wood-burning fireplace, for example). The more clearly your listing “flows,” the easier it will be for readers to form a mental picture of themselves in the home.

What does it feel like to walk through the house? Is it cozy, or bright and open? How do the rooms flow? Highlight elements of the design that offer extra convenience—for instance, extra bathrooms, a mudroom or a conveniently located laundry room.

What does living in this home make possible for the potential buyer? What gems does this home contain that may not be visible in the listing? Tailor your writing to give a sense of the

lifestyles made possible by the home. • Are there schools and other needs in walking distance? • Is there a coffee shop around the corner? • Does the neighborhood hold weekly get togethers? • Is there a spare garage out back, already converted to a craftsman’s workshop? • Does the oversized, custom deck make a great setting for a garden party? • Could they relax on the front porch and watch the sunset with family, friends or neighbors? Is there a view? Buying a home is above all an emotional decision. Your buyers are shopping for a house, but what they’re really in the market for is a place to make memories. Write the listing that not only describes the house in the most accurate way possible, but also makes it easy for buyers to see this home as part of their story. RL

Description: finishes, finishes, finishes. If the flooring, countertops, and fixtures are updated or made with desirable modern materials, call them out. Are the appliances stainless steel, a good brand name or of the gourmet variety? If any of these features are made from energy-saving or green materials, such as concrete, cork, or bamboo, that level of detail definitely deserves a mention.

Character: the neighborhood One of the easiest ways to make your listing stand out is to highlight the neighborhood the home is in, if it’s located in an up-and-coming or desirable area. In Austin, just say “78704” and everyone knows what you mean. Knowing the typical buyer for the neighborhood also helps you

here have been several highly successful master planned communities developed in Austin since 2000. Their success was a confluence of location, access to business centers, first-class amenities, quality neighborhood schools, and a higher quality of life for prospective residents. As Austin has grown and expanded, these key attributes have continued to increase in value. With city-wide inventory dipping to 2.7 months during the first few weeks of 2013, we in Austin are in the unique position of not having homes for the available buyers. However, savvy real estate professionals know that there are hidden opportunities in these resale sub-markets, regardless of which side of the transaction you are on. An analysis of available market data shows approximately 10-15 percent of the homes in masterplanned (and similar) communities are currently absentee-owner properties. In many cases, these owners have held the properties as rentals due to challenges in the marketplace on the buy side during the real estate downturn. Similarly, many of the renters in these homes would actually prefer to be

owners, but they too have been out of the market due to continued uncertainty. With rental rates on the rise, and continued record low mortgage rates, many of these renters are now motivated buyers. Many of these owners hold significant equity in these homes as well. As an example, Circle C currently contains approximately 4,000 homes, and a simple query using an online research tool shows almost 400 homes that are not owner occupied, have been rental properties for more than three years, and are not currently listed for sale. As Austin continues to buck the national economic doldrums, this is a great time to get these prospective buyers and sellers back in the market. Unemployment is down, job growth is up, and household formation in Austin is projected to outpace the availability of quality new locations. There are numerous online analytical tools now available to help real estate professionals microtarget these hidden markets, and your title company and lender partners can often point you in the direction of resources that are inexpensive and easy to learn.
