Then there are prep exam classes, the licensing exam, and working with a sponsoring broker. A fast-track estimate before one can be an independent, selfsupporting sales agent is about two years. this decade, get out a pen and paper and map out your strategy. In this article, we talk about the classes required for getting a real estate license, plus some suggested electives that will make you more valuable to the colleagues, sponsors and agency managers you will rely on to help you find your feet.

Get Schooled The real estate schools you look at will offer Texas Real Estate Commission’s (TREC) mandatory curriculum, plus packages with electives and exam prep and practice test seminars. Champions School of Real Estate, for example, offers four basic bundles. The most comprehensive is an 11-course package, which is geared toward those at the two-year license renewal stage. According to Champion’s step-by-step guide, it’s possible to complete your core requirements in four to six weeks. But there’s no need to rush. TREC permits applicants a full year to meet all requirements, including class credits, filing your application, providing a Department of Public Saf exam. Do you freeze up during tests? You have three chances to get a passing grade. After that you’re required to complete 30 hours of study for each failed portion of the exam, according to PearsonVUE, the company that administers the test.

• Learn to sell anything: This is right up a real estate agent’s alley. Udemy.com has a 5.5 hour on-demand video about building confidence. • Web Design: UT Informal Classes are short, inexpensive classes for the busy professional. You can learn Adobe Illustrator, Photoshop, Beginning HTML/CSS and a number of other web writing and design courses. • Social media: Austin Community College has dozens of courses on using social media for professionals, plus social media tools and ethics. They offer classes onsite and online. Sign up to receive newsletters from professional organizations and real estate schools, like title companies, mortgage companies, boards of REALTORS and local real estate schools like Champions School of Real Estate. Because seminars can fill up fast, getting a newsletter will guarantee that you get a schedule before it’s too late to sign up.

If you’re back for the required two-year renewal process, you’re looking at 90 hours of TREC Sales Agent Apprentice Education (SAE) renewal courses, in addition to two legal update classes – at eight hours per class.

When It’s Complicated We’ve all made mistakes at some point. But before you throw in the towel, you should know that if your background check will betray a wild young adulthood, there’s a completely legitimate loophole. It was established for “those who have any criminal

offenses, unpaid judgments, had discipline taken against a professional or occupational license, or have performed unlicensed activity.” If you’re concerned about the time the cops drove you home after your crew got caught TPing the principal’s front lawn, this form was not meant for you. Education and the busy REALTOR

E

very Texas REALTOR knows that education is required by the Texas Real Estate Commission. How many of you just take the bare minimum and just move on? There are over 22,000 licensed real estate agents in Central Texas; what makes you stand out from the crowd? Furthermore, do you ever wonder why the agent who has been licensed just a couple of years closes more deals than a seasoned veteran? Education is the key to being a successful agent; and the experts will tell you that you need more education than the 18 required hours every other year to succeed. Did you know that REALTORS who have at least one designation make more than those without? For example, According to a 2012 study, the median annual income of GRI designees was $61,000, compared to $33,500 of non-designees. Earning the Graduate, REALTOR Institute (GRI) designation is a way to stand out to prospective home buyers and sellers as a REALTOR who has gained in-depth market

knowledge, increased proficiency in a broad array of subjects to enhance professionalism and business success. WCREALTORS offers each of the three classes twice a year, once in the first quarter and again in the fourth quarter. In Texas, the GRI Designation has been split up as GRI: Law, GRI: Marketing and GRI: Brokerage. Upon successful completion, each module will award you 30 SAE hours, and get you closer to obtaining your GRI designation! Completion of all three modules is a perfect way to obtain the required SAE hours in your first two years and get your first designation completed. Another popular designation is the Seller Representative Specialist (SRS) designation; the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. Obtaining the SRS designation will give you the tools necessary to stay ahead of the curve and strengthen your business. This course will be held at WCREALTORS in 2018. Are your negotiation skills are sharpened

The first, Real Estate Negotiation Expert (RENE) is designed to elevate and enhance negotiating skills so that today's real estate professionals can play the game to win. The courses examine all types of negotiation formats and methods as well as a full spectrum of tips, tools, techniques, and advantages so you can provide effective results for your clients. This will be coming to you the beginning of January 2018! The other course, Certified Negotiation Expert (CNE) utilizes leading edge research and professional negotiation theory in all course offerings. Each course is designed to help real estate professionals achieve better results and protection for their clients in different real estate negotiation situations. This course will be held at WCREALTORS this October. When looking for help in finding that perfect tenant or finding that perfect rental property to call home, landlords and tenants want the services of a real estate professional who understands their needs and can guide them through the process. You can offer this as a Texas Residential Leasing Specialist (TRLS).

Be in the know with how to provide real estate services that meet the needs of this market and win future referrals. As a follow-up to the TRLS, the Texas Residential Property Manager (TRPM) certification shows your commitment to your property management specialty. Gain knowledge on current business issues impacting property management, how to mediate tenant and owner relations, and the ins and outs of the TAR Property Management Agreement. In 2015, WCREALTORS developed the Selling Real Estate in Williamson County or WCSpecialist certification course. The course dives deep into the ins and outs of real estate in Williamson County, incorporates topics such as water, sewer, septic systems, transportation, MUDs, schools, governmental involvement and taxing entities. The Selling Real Estate in Williamson County education course was awarded the Texas Association of REALTORS Innovative Education Program of the Year in 2015. Mid-Year Forecast Report: Affordable price points for new homes shrinking

ast month, the Home Builders Association (HBA) of Greater Austin held its annual Mid-Year Housing Forecast Update at the Phillips Event Center for a sold-out crowd of over 350 HBA members and industry partners. The program gives the HBA’s members a snapshot of how the industry is shaping up and insights on what to expect for the remainder of 2017 and into 2018. Vaike O’Grady of MetroStudy, presented her analysis of the Greater Austin housing market, concluding the industry is generally optimistic, as evidenced by the number of lots being delivered. “The Austin housing market is benefiting from continued strong demand and that has resulted in near-record housing starts,” says O’Grady. Results are being tempered though, by pressures on home prices, caused by labor shortages, construction materials cost increases, permitting and regulatory costs. “While job growth is slowing, we have been undersupplied for some time, especially at key price points,” says O’Grady. She goes on to say, “builders who can provide

homes below $300,000 seemingly can’t build them fast enough.” O’Grady sees the most potential for growth outside the City of Austin’s urban core, a market reality that clashes with the City’s vision for a more compact and connected Austin. High prices are pushing residents to the outskirts where more affordable housing prices exist, for now and rising costs continue to make the Northwest and South/ Southwest areas of the region more appealing. “We see continued growth opportunities in the Northwest in the immediate term, and in the middle and long-term, the South/ Southeast has great potential,” says O’Grady. O’Grady is the Austin regional director for Metrostudy, the nation’s leading provider of new home market information, housing analysis and consulting. She is a real estate veteran with prior experience in both homebuilding and residential development in multiple states and in a variety of market conditions. RL

Can you believe summer is almost over?

W

omen’s Council of REALTORS Austin had the awesome privilege of having Lisa Copeland as our June speaker. Her message was one of encouragement and exhortation. When was the last time you really thought about your dreams or aspirations? I believe many of us have become complacent and drifters. Not hopeful of ever seeing our lofty dreams coming to pass. I am here to tell you it’s time to dust off your journals, dream boards, past letters you wrote yourself and start to walk towards that dream. The sky is the limit! We have at our fingertips the means to jettison into that dream. Dream is another word for vision. “Without a vision people perish.” I want to implore you to dream again, and dream big. Once you have identified your dream go after it. It will not come after you. When Lisa Copeland came to speak to us, that was only the beginning of the revival of the concept of dreaming. Lisa offered us an opportunity to go to a new launch of “The Think and Grow Rich for Women” Summit. A few of us went. While listening to other wom-

en just like myself tell their stories of success, I felt embolden and inspired. I believe their stories caused my mind to be open to their positive thinking that anything is possible. The mindset that had kept me from pushing further seemed to feel less true. My husband and I just returned from a long overdue vacation only a week after this summit. This gave me a lot of free time to reflect on these concepts. First off, the idea of having a support group is not so foreign to my thinking. But this was different; it was more like a collaboration helping each other to attain the dreams and desires we have and want to see to fruition. Not just the coaching aspect, but the ideas that are birthed from an atmosphere of others with that open and positive mindset. No matter what field we are in we need to nurture our minds and feed them with knowledge that will fuel our dreams. When we have confidence in what we are doing, the outcome is more positive and enjoyable. Women’s Council of REALTORS Austin, emphasizes this philosophy in our mission

Newland Communities names Wilkerson as marketing director for Sweetwater community Newland Communities has named Paige Wilkerson as marketing manager for Sweetwater, a master-planned community located in the Lake Travis Independent School District. Wilkerson will direct many aspects of marketing for Sweetwater, including advertising, social media and public relations. She will also oversee Sweetwater’s relations with its residents and with the REALTOR community. Prior to joining Newland, Wilkerson was a senior account executive with Buie & Com-

pany, an Austin-based public relations firm. She also held marketing positions with Barnes Gromatzky Kosarek Architects and with Dunaway Associates, a professional services firm. Wilkerson has a master’s degree in communication from Texas State University and a bachelor’s degree in journalism from the University of North Texas. She is a member of several professional organizations, including the Real Estate Council of Austin and Commercial Real Estate Women. Offering new homes priced from the high $200,000s to more than $1 million, Sweetwater is one of four Newland communities currently under development in the Austin region. RL
