etween December and May, the residential real estate business in Austin is hot. April and May are popular times for those looking for a quick sell, and the highest list and average sales prices are usually set this time of year, according to Ryan France, broker with DMTX Realty and Caldwell Banker United. When there’s flow, typically you can expect to see ebb, but for Austin REALTORS, that break will have to wait because the Austin Board of REALTORS (ABoR) reported that June and July were record-setting

months. By fall, the anticipated decline in activity may leave some agents feeling unsure of how to spend downtime. While it may sound tempting to catch up on sleep, real estate education experts, like Nicole Boynton, director of training and social media at Gracy Title, say that autumn is a great time to start working on a 2016 business plan. The interesting roster of classes offered this time of year can help with everything from marketing strategies to using the MLS, and bolstering income. “I feel like everybody has a ‘back to school’ attitude in September,” says Debby Moran, education director for Williamson County Association of REALTORS (WCREALTORS). “And with kids returning to school, people have more flexibility in their schedule.” At the end of June, Laura Comstock, director of training at Sente Mortgage, announced the dates and times for her September and October license renewal courses. “The response was overwhelming. This is a popular time to enroll in classes because it avoids conflict with the upcoming holidays.”

Before signing up for any mandatory or non-mandatory continuing education classes, everyone in the real estate industry should be

aware of a few changes implemented in 2015. Last January, TREC began charging a $200 deferral fee to agents whose Continuing Education (CE) credits have not posted prior to submitting their renewal application fee. So any broker or agent who still has credits left to acquire, should be sure to get that taken care of before time runs out. A 15-hour Mandatory Continuing Education (MCE) program, like those offered by Champions School of Real Estate, will help you get past this particular obstacle. Gracy Title and ABoR offer individual MCE classes and TREC has a list of approved schools that offer MCE programming. Also coming up, the Consumer Finance Protection Bureau’s (CFPB) ‘Know Before You Owe’ three-day rule goes into effect – on Oct. 3. Sente Mortgage and Gracy Title have stepped up to the plate with training sessions. Sente has an aggressive schedule for their partners and Gracy is offering a one-hour, ‘CFPB for Lenders’ course that anyone can sign up for.

Designations and certifications A designation is when you’re affiliated with a membership-only organization and a certification is a specialization one earns through additional coursework. According to the National Association of REALTORS (NAR), professionals who obtain one designation can earn at least $27,000 more than the industry average, which is a 45 percent increase in income. Jennifer Archambeault, a broker/owner at Urban Provision, REALTORS, has nine years in the real estate industry, including three as a broker. Prior to 2006, she was a licensed loan officer for banks and mortgage lenders. Now Archambeault is in the midst of earning her Council of Residential Brokers (CRB) designation. Membership in the CRB requires more than 24 hours of classroom time, plus an application fee and yearly dues. “This is a designation that very few people in the country have,

You can make a profound difference

R

EALTORS do a lot for our respective communities all across our nation. We donate our time, our money, our experience, and our talents to help those in need. For many, they take their name tags off and join together in the name of the Association, and for others they do it on our their own. As our membership numbers across Texas continue to climb, it is ever more important for us to educate our newcomers on our Core Standards. In 2015, the National Association of REALTORS began requiring all state and local REALTOR Associations to align with a new set of Core Standards including raising the bar on advocacy and consumer outreach. Of course, when doing anything charitable it should come from an innate desire to thanklessly give back, but there is also a necessity for both increased promotion of these activities and member attendance. Taking an active role in your REALTOR Association has many benefits. In fact, there has never been a time where REALTOR Associations add more value to a REALTOR’s

business than today. Being an active member surrounds you with a larger pool of professionals, increases the consumer perception of the REALTOR brand, allows you to be involved in teamwork while giving back to your local communities, surrounds you with educational opportunities further raising the bar of REALTOR professionalism, and helps our sole practitioners continue to master their craft as our local landscape, laws, and rules are continually evolving. There are many opportunities for WCREALTORS members to be engaged and stay active. The first is to pay close attention to your Association's e-mail correspondence. WCREALTORS works hard to give you access to trending issues, alerts, weekly marketplace stats, governmental affairs updates, and more. Simply taking the time to stop and read the updates adds tremendous value to your business. You are also invited to join the conversation that is taking place on your Association’s websites and social media. Check the WCREALTORS.org website often to browse our

www.myRealtyLine.com calendar of upcoming events and classes, and check out WCLIFE.org for information about Williamson County itself. Attending our events is another way to stay engaged. Our membership frequently puts on fun and educational events that enable you to better learn your craft and understand our local market conditions. We also have an education department that is continually putting on classes specifically tailored to increase the skill set of our REALTOR members. Having a strong commitment to education by taking at least one Association sponsored designation class per year is one of the best ways to help grow your business. We highly recommend our newest course, Selling Real Estate in Williamson County and becoming a WC SPECIALIST. Ready for leadership? Join a committee. Association committees are comprised of a chair, secretary, and committee members. Joining a committee is a great way to introduce yourself to valuable team building and leadership skills as well as a way to give back to your Association and community while increasing REALTOR awareness. After you have served on a committee, you might want to chair a committee, or become a rising star

and attend the Texas REALTOR Leadership Program (TRLP). Ready to take on more? Run for a three-year term on our Board of Directors and if elected you will have a hand in shaping our local policy. Still going strong? Interview for an officer position and truly lead your Association. There are still more ways to be involved in your Association. You can donate to our building fund to help pay off your Association building so it can focus its resources on providing even more member benefits. You can attend the Williamson County Association of REALTORS Scholarship Foundation events, which raises funds to provide college tuition scholarships to graduating high school seniors. You can become part of the culture of our REALTOR Political Action Committee by attending events and making an annual investment that is the largest entity truly fighting for Private Property Rights in Texas. And finally, and in my opinion one of the most important, get your fellow REALTORS involved and get them energized, and inspired to become actively engaged in our Association to raise the bar of professionalism in our industry and to help them build a flourishing REALTOR business. Selecting a home builder requires some homework

I

f you've got clients in the market for a new home or looking to remodel their current home, they should shop for their builder/remodeler as carefully as they shop for their home. Whether buying/remodeling a condo, a townhouse, a house in a subdivision or a custom-built house, you want to know that you are buying a good quality home from a reputable builder or remodeler. Here are some tips you should pass along to help your clients choose a builder or remodeler.

Make a List of possible builders/ remodelers Once you have thought about the type of house you want, you can create a list of potential builders. • Contact your local home builders' association to obtain a list of builders who construct homes in your area. The Home Builders Association of Greater Austin (www.AustinHomeBuilders. com) serves the Greater Austin area’s

six counties (Travis, Williamson, Hays, Caldwell, Lee and Burnet) • Look to local real estate resources, either online or local publications, for builders and projects. Looking through the advertisers and reading the articles can help you to learn which builders are active in your area, the types of homes they are building and the prices you can expect to pay. Make a list of builders who build the type of home you're looking for in your price range. • Local real estate agents may also be able to help you in your search. • Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances that have recently had a good experience with a builder.

Do your homework When you have a list of potential builders/remodelers, it's time to start asking lots

The HBA of Greater Austin recommends asking the builder for their last three customers as references. • Interview potential home builders to get the answers to all the questions you have. Here is a list of questions to ask builders. • Then, visit a builder's recently built homes and/or subdivisions. Drive by on a Saturday morning when home owners may be outside doing chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get. • Some questions to ask home owners include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder? • The HBA also recommends asking questions to learn about the builder’s reputation and business history. Do they have a

permanent business location? Do they have loyal relationships with subcontractors and vendors? How long have they been in business?

Shop for quality and value Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trim work and paint. Ask the builder or the builder's representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer. RL

Nailing your next client presentation

et’s boil it down. We know it’s important, but why invest in professional education?

Professional education pushes us to raise the bar. It asks us to examine what we’re doing and make improvements, on a collaborative scale. We learn from our mistakes and we learn from our successes. It speaks to the world (and our clients) about where we are as a profession. The moment we stop learning is the moment we become irrelevant. In a nutshell: ongoing professional education is not what we do, it’s who we are. As our world transforms, sales presentations become more tech-based, interactive and efficient. When we walk through the front door of our next listing presentation, we’re not simply compared to other agents, we’re measured against the client’s experience with other industries who rely on sales: pest control companies, closet organizers, and contractors, just to name a few. How do we build our competitive advantage? How do we nail our next client presentation?

We invest in ourselves. We invest in our professional education and development. Why? It increases our awareness of what’s out there. It lets us know what industry leaders are doing, and it allows us to integrate the same tools into our repertoire. We don’t need to reinvent the wheel, but we do need to be imaginative, engaging and effective. Through years of professional education and development, I’m sharing five steps to help you nail your next client presentation: 1) Prepare, prepare, prepare. It’s so important, I’ve repeated it three times. Potential clients know if you’ve done your homework. It’s similar to the carpenter's adage: “measure twice, cut once.” Have a quick phone consultation prior to your appointment so you understand the general landscape of the client’s situation. Know the market stats, neighborhood stats and house stats. Preview nearby properties before you interview for a listing. Do your homework. It’s really that simple. 2) Break the ice. Potential clients are often nervous. This is one of the biggest deci-

sions in their lifetime. Empathize with their frame of mind and find common ground. Get them talking and they will relax. 3) Listen. We were given two ears and one mouth for a reason. Hear what the client is telling you. Ask questions, lots of them. Take copious notes (either on a notepad or tablet). Trust me, the information from those notes will payoff. 4) Present and shine. But practice, practice, practice before presenting. Practice your buyer presentation. Practice your listing presentation. Practice asking for signatures. Practice in front of the mirror. Role play. Record your presentation. Enlist an accountability partner who can provide feedback. Ensure your presentation has structure, while still being imaginative and engaging. 5) Post appointment follow-up. They are watching and they are talking to anyone who will listen to their real estate experience. That’s a good thing, and it also means the presentation is just the begin-

New Classes Once licensing requirements are out of the way, including your CE and MCE hours, and training for any new laws or procedures have been arranged (i.e. Know Before You Owe), industry experts can check out all the licensing renewal electives, as well as non-credit courses, that will help you stay informed about business trends and changes. Every school that Realty Line spoke with works hard throughout the year to develop programming designed to strengthen professional growth. “One of our most popular courses is a three hour, interactive Facebook class,” says Boynton. “Students create an actual business page and finish the session with a complete product.” ABoR’s Comparative Market Analysis (CMA) classes teach agents how to analyze a property’s value. “We also have several classes on all of those unique tools that REALTORS need,” says Kelea Youngblood, director of member services at ABoR, such as their MLS training session. “This is a tool agents use every day to conduct business.” Because they are so popular, Youngblood suggests signing up for these courses at least two weeks before the start date. Choosing the Right Class There are scores of real estate schools and training centers between Houston, Austin, San Antonio and Dallas, not even counting online and correspondence/home study programs. Even though most classes are inexpensive, they are time consuming. So when you’re choosing a CE, MCE, or elective, it’s important that you select one that will help you grow professionally and is led by an expert who knows the material. To get the most bang for her buck, Archambeault steers clear of internet learning and suggests to her agents they do the same. “Online classes are often outdated and there are very few instructors who can do it well, in my experience,” says Archambeault. “Many online classes were recorded years ago. For an on-site class, the instructor can alter material as needed and to keep up with industry changes.” Does the class have an interesting name? Archambeault says “catchy titles can mean the instructor put a little elbow grease into the materials and is willing to put additional effort into her delivery.” Always review teacher credentials and check that they’re still active in the field they’re teaching. “I’m a big believer in practicing what you preach. It’s why I still sell real estate, despite owning and managing a brokerage that employs 25 agents,” says Archambeault, who is a self-admitted fan of taking more than the required 15 hours of education. “How can someone mentor me if they don’t know what is relevant today?” RL
