cross the country, one of the biggest trends for real estate associations right now is merging multiple listing services (MLS) with nearby real estate associations. At the end of last year, nine associations merged in several Mid-Atlantic states, creating a colossally-large marketplace in a region that includes New Jersey and Pennsylvania to the

north and Virginia and Washington, D.C. to the south. Called Bright MLS, it is one of the biggest listing databases in the country. In was inevitable that Central Texas real estate associations will consolidate MLSs here, too. And while one has already launched, another partnership is still in the negotiation stage. Paul Hilgers, Austin Board of REALTORS CEO, says “The industry is being driven in this direction.” It’s been called “the era of consolidation.” In August 2015, WCREALTORS announced combining MLSs with Temple-Belton Board of REALTORS. Now, with the Central Texas MLS (CTXMLS), brokers and agents north of Travis County are finally able to expand their reach and provide a larger database. The association’s part of this partnership include Four Rivers and Victoria Area Association, REALTORS. Early this year ABoR announced that they have been in talks with San Antonio Board of REALTORS (SABoR) to consolidate two of the largest MLSs in Central Texas. Hilgers says that the conversation is going extremely well. The precedent for merging large MLSs began in 2010 when the California Region with an agreement to talk about consolidating, then more associations are invited to join in the conversation. Some stay at the table, others walk.

Phillips explains, “When you join four or five groups, they don’t all agree on how the new system should look.” There are a lot small details to work out, too. For example, “Not everybody agrees what a pond is or what active status means,” says Phillips. Pros The obvious advantage to combining MLSs is access to a much larger marketplace. But that’s hardly the only benefit. Before the era of MLS consolidation, REALTORS who wanted access to two or more regions had to subscribe separately to each, which could cost anywhere from $300 to $500 per subscription. Hilgers agrees that merging MLSs is beneficial for everyone, but for agents just starting their career, they will have access to more listings without having to pay multiple subscription fees. Other beneficiaries are the smaller associations that can’t afford their own MLS. A consolidated system means costs are spread around. Cons There just aren’t that many negatives, say Hilgers and Suzanne Gantner, 2017 president of WCREALTORS. Anyone who thinks merging MLSs is bad for their career because it adds unwanted competition may not be thinking it through. Real estate professionals have always

had the option to join more than one listing service. If there is a legitimate downside, it’s that a new, larger MLS means that subscribers will have to learn how to use the consolidated system, which can take a few training sessions. The concern that Hilgers and Gantner hear most often is that dues may go up. Hilgers points out that member dues haven’t been raised since 1974 and ABoR is not planning to increase them any time soon. But it is interesting to note that when adjusted for inflation, in the 70s, agents paid about five times as much in dues, and had access to fewer listings in a city with a population of 300,000. Today, Austin is home to more than 2 million people and an additional 100 people are moving here daily. Timeline Agents can use Central Texas Regional MLS (CTSMLS) right now. It is a partnership with 12 counties, including those that are part of associations in Williamson County, Four Rivers, Temple-Belton, and Victoria. As a result, Gantner says her listings are getting more exposure than ever and she’s also saving money

The homes millennials like must have technology and lots of it. They want their toys, iPads, smartphones and laptops to give them instant gratification. Many previous generations simply didn’t have the same amount of student debt that millennials do now and I’ve definitely seen that in loans I have completed for first-time homebuyers.” Millennials are very specific when buying a home; they want big and open floor plans that have been updated with the latest products, granite and fixtures, plus large kitchens that flow into the living room for entertaining. They don't have time to remodel and/or it's not in their budgets. Additionally, they want offices or a segregated space to work from home. Location is extremely important to them they want to walk, bicycle or ride public transportation to nearby restaurants, bars, parks, events, and schools. Is millennial a dirty word? s a baby boomer, I really enjoy working with younger clients; it keeps me on my toes and keeps me youngthinking. I have researched and read a lot of interesting articles about this group called millennials. I have also worked with many of them as they are the same ages as my youngest son. We hear this word all the time, and unfortunately, not always in a good light. Millennials are people born between 1980 and 2000, give or take a year. And currently, they are the movers and shakers of the U.S. economy; in fact, there are an estimated 66 million millennials affecting the U.S. economy. Contrary to popular belief, they are very well educated and know what they want when buying a home, when they are able. According to a 2016 study by the National Association of REALTORS, a lot of millennials are still saddled with school loans. They want to buy soon and they have certain requirements for when they are ready. John Schutze, loan officer with Supreme Lending, recently published an article in the Round Rock Leader where he says: “Of the 39

President’s Column By Becky DeButts • 2017 President

The market is booming!

W

e are very fortunate that the real estate market in the Austin area is still very healthy. In March, Women’s Council of REALTORS hosted a panel discussion with Georgetown Mayor Dale Ross, Leander Mayor Chris Fielder and Round Rock Mayor Pro-Tem Craig Morgan. Each official gave us an overture of the climate in their cities—each having their own distinct culture. Georgetown’s Southwest Bypass is underway and it will allow more flexibility for travel across the city. The new development of Wolfe Ranch is bringing not only single family homes but also multifamily as well. Round Rock has a lot of homes underway and there was talk of Kalahari Resorts coming. This is projected to boost the economy with sales and hotel taxes; new jobs and existing businesses are expected to profit as well. Both Georgetown and Round Rock are in the process of launching bus routes to help with traffic congestion. Leander is booming and the fastest growing small city in Texas. There was also talk of affordable housing like a “Tiny Home Community.” There was also discussion on what

affordable housing means to people. All of us see things differently. It was also great to hear all three men so involved in water issues and encouraging all of us to us to get up-to-date on the legislative issues and explaining their views on some bills differently than we as REALTORS may stand on those same issues. Overall, the outlook is still bright. Interest rates going up will only deter a small portion of the buyers. Houses have sold in the past when interest rates were at 18 percent and in that light our rates are still very low. I want to say thank you to my leadership team, including all my chairs; you all are amazing. On May 25, the Women’s Council will be hosting Western Nights, a member mixer. Watch for Facebook notices and emails in your inbox for details to come. We are always looking for like-minded individuals to join with us in making journeys a little brighter and informative. Join the Women’s Council of REALTORS Austin chapter at www.austinwcr.org We want you! RL

HBA Benefit Home on the market / Parade of Homes Opens May 12th window and walk-in shower. Speaking of upgrades, through the generous donations of HBA members, the home includes upgraded lighting fixtures, centralized sound, vacuum and security system, Ceasarstone countertops and more. If you have a buyer looking for a quick movein home with plenty of upgrades, we encourage you to consider taking a look at the HBA’s Benefit Home in Santa Rita Ranch. ach year, the Home Builders Association (HBA) of Greater Austin sets out on a charitable venture called the Benefit Home. The Benefit Home is a home built by capitalizing on our member’s resources, galvanizing talented builders and tradespeople, while mixing in a generous supply of sweat equity from committee members who work with HBA members to solicit materials and donations to help build a new home. A portion of the net proceeds from the sale of this home benefit local charities. The charities selected to benefit from the sale of the current Benefit Home include Dell Children’s Medical Center, Ronald McDonald Charities of Central Texas and Mobile Loaves and Fishes’ Community First! Village. The HBA’s most recent Benefit Home project, built by Scott Felder Homes, in Santa Rita Ranch is now for sale for $380,000. The single story, four-bedroom, 3.5 bathroom home boasts over 2,900 square feet and features a large open family room perfect for entertaining guests. This home includes upgraded hardwood flooring throughout most living areas. Also featured is a large covered patio and master suite with bay

Builder Spotlight Triton Austin Founded in 2006 by Tommy Roberts, PE, Triton Custom Homes is a family-based company established to provide a dependable, customer service driven solution to the Austin homebuilding industry. We take pride in not only our high quality of construction, but also the long lasting client relationships that we develop during the process. We work hard to outperform our customers’ expectations and surpass current industry standards. About the home Hilltop Transitional Barn – that was the inspiration as the Triton Austin design team began the process of transforming this one-acre, lake-view lot into an unforgettable experience. This hand-selected site allowed for expansive

Lake Travis views, as well as 270 degrees of lake and Hill Country views. As the team worked through the layout of this home, contemporary luxury was the central message that served as the guide. This house features 5,755 square feet of heated area, and 9,000 square feet total covered area. Included are three living areas, a four-car garage, five bedrooms, five full bathrooms, and two half bathrooms. The master wing of the home is outfitted with a private patio connected to the master bedroom. The master bathroom features a coffee bar, large walk-in shower and unique concrete tub. The home office is in the same wing as the master and features a private courtyard with trellis and water feature. A hidden passage connects the master closet and home office. Upstairs is the second of the game room areas, a teen entertainment space with terrace overlooking Lake Travis, three bedrooms, each with its own private bathroom complete the upstairs layout. This Parade home is priced at $2.7 million and will be available later this Spring. For more information on this home as well as all the other homes in the 2017 Parade of Homes, visit www.paradeofhomesaustin.com. RL

etary listing syndication system that enables the company to saturate the market with information about each of its listings, which was developed from years of fine-tuning and expert analysis. “This saturation approach has enabled a clear majority of our listings to sell over listprice and with multiple-offers,” says Ormsbee. “When we attract multiple offers to our listings, it puts our sellers in a strong position; the buyers are negotiating against each other, rather than against our seller. The adage that everyone should walk away with a feeling of loss in negotiations is an outdated approach. Our sellers win in negotiations.” Additionally, the company provides a wide variety of other services such as first-time buyer orientations that include all types of purchases from luxury and traditional home purchases, to highly specialized fields such as short sales, REOs, and foreclosures. “At the core, we have found that our consumers are looking for a firm that will make the real estate transaction less stressful and confusing and will communicate on demand using the platform the customer finds most useful, whether it’s by text, email or phone call. They need us when they need us, and we are always there.” Ormsbee says. “At Realty Texas, our consumers want to feel secure knowing their representation cares and is always available to jump at a moment’s notice. Our buyers and sellers can always expect focused attention, expert advice and a refreshingly easy flow of communication.” Realty Texas faithfully serves its clients, its industry, and its communities. It is a champion for private property rights in Texas. “We are a family of REALTORS® who are all passionate about real estate,” Stapleton says. “We work hard and love what we do. We enjoy having fun

ealty Texas is a real estate firm dedicated to being consumer-centric, rather than REALTOR-centric. This business model was proudly developed by Realty Texas, enabling them to be uniquely positioned to provide a greatly enhanced level of service to its consumers. “Realty Texas is sitting on a core concept decisively different from other firms,” says Jack Stapleton, broker and owner of Realty Texas. “A true real estate company at our core, Realty Texas is hyper-focused on a companywide, group effort to attract listings to our firm, and to attract buyers to our listings, and we allocate the necessary resources to that end.” According to Leisa Ormsbee, REALTOR and owner, she believes that it is counterintuitive to take the approach of being hyperfocused on attracting REALTORS to their firm. “Our concept enables our REALTORS to focus full-time on the needs of our consumers rather than lead generation,” she says. “This increases our agents’ level of attention and focus to each transaction. There is a profound difference between focusing on the consumer’s transaction versus focusing on where the next deal will come from. This transaction-centric approach enables each of our Realtors® to close more sales, making them a more experienced and successful.” Located in the heart of Round Rock, Realty

Texas serves the Central Texas metro, including Travis, Burnet, Bastrop, Caldwell, Hays and Williamson counties. Both named as Austin Platinum Top 50 REALTORS, Stapleton and Ormsbee have also received the prestigious “Realtor of the Year” lifetime achievement award and are graduates of the exclusive, invitation-only, Texas Realtor Leadership Program by the Williamson County Association of REALTORS, the eighth largest REALTOR association in Texas. Stapleton and Ormsbee have received a variety of certifications and designations throughout their careers, including Broker, Certified Residential Specialist, Senior Real Estate Specialist, Accredited Buyer Representative, Master Certified Negotiation Expert, Pricing Strategy Advisor, Short Sale and Foreclosure Resource, Military Relocation Professional and many more. Stapleton served in several high-level leadership roles as president of the Williamson County Association of REALTORS in 2015 and president of the Central Texas Regional MLS in 2017. Stapleton and Ormsbee have built a culture around a strong commitment to education and service to their industry. “In order to always be prepared, focused and reliable, we strive to continually innovate, research trends and have a strong commitment to service and education.” Stapleton says. ince its founding in 1957, KB Home has built more than 550,000 quality homes for families and individuals. Originally, the company focused on building homes for returning Korean War veterans, but has since expanded across eight states and 25 major markets. This year as the company celebrates its 60th year, the Austin division of KB Home is celebrating its 20th year. Encompassing neighborhoods from Temple to San Marcos and all points in between, the Austin division communities include Parkside at Harris Branch, which is completing its final build-out; Retreat at Tech Ridge, which recently opened a new phase; and Vista Point in southeast Austin, which has a great price point and excellent location. While KB Home’s presence throughout the Austin area is evident, they are expanding into new communities and developments. Throughout 2015 and 2016, KB Home built nearly 2,000 homes in the Austin-Round Rock MSA. “Our goals for 2017 reflect a similar increase in numbers, as we are always looking to have quality neighborhoods in the City of Austin,” says Gerry Poe, director of government and public affairs. Currently, KB Home has approximately 20 active communities, but plans to increase this

to around 25 active communities to better serve the market. “In the next few months, we will be opening Northridge Park, located near 290 and 183, and Brentwood Villas, a detached site condo community in a prime south Austin location,” Poe says. Each KB Home property is distinct itself. With all Energy Star rated homes ranging from 1,200 to over 4,000 square feet, homeowners can choose from a variety of floor plans and

www.myRealtyLine.com Emser Tile, Moen, Shaw Floors and more. To ensure a quality experience throughout the build process, closing and beyond, KB Home is committed to its customers. “Our Built to Order process takes the mystery out of buying a new home,” Poe says. “From our sales counselors to design studio consultants to construction teams, we will communicate to the homeowner through each phase of the process with weekly contact and continual updates.” In addition to providing quality checkpoints during each phase of construction, KB Home customer service agents are assigned to each neighborhood to answer any questions throughout the closing and warranty period. As the Austin division of KB Home prepares to build its 18,000 home this year, the company is also celebrating various initiatives that are important to business, such as sustainability.

Additionally, through the KB Cares initiative, the company supports the communities where they live and work. “The Austin division is most proud of our relationship with the Center for Child Protection, the only non-profit in Travis County committed to the investigation of crimes against children,” Poe says. “We are extremely grateful to be able to support this cause as a result of our continued success in the market.” In addition to the customer and community relationships, KB Home values its partnership with REALTORS. “Through our relationships with the focused, professional and hard-working REALTORS, we are proud that nearly 80 percent of homes sold in 2016 included a REALTOR, the highest participation in the country,” Poe says. “KB Home would like to thank all the REALTORS who helped make home ownership possible for so many individuals and families, and we look forward to continued partnership and success for years to come.” RL

on membership fees for multiple MLSs. “But ultimately, it’s a better way for me to take care of my clients,” she says. Currently two of the largest MLSs in Central Texas are talking about consolidating, ABoR and San Antonio Board of REALTORS (SABoR). A task force of board members representing both associations is considering how to structure the deal. The next phase is discussing the financial feasibility of different models. According to Hilgers, “We have an agreement to continue moving forward. We want to be deliberate in thinking through a variety of issues and communicate with our members about any concerns they may have.” It’ll be another 12 to 18 months before any deal comes to a vote. Hilgers reports that as soon as an announcement was made that ABoR is exploring an MLS merger, the reaction was positive. “At least 70 percent of members said we should have done this a long time ago.” Some mem-

bers say they wanted to expand even more.

Era of Consolidation In March, Swanepoel T3 Group posted results of their 2017 trend report, indicating that from January 2014 to October 2016, “MLSs are consolidating in the U.S. at an average of three per month.” In that time, the number of listing services went from 825 to 719. Stefan Swanepoel, the group’s CEO, asked, “What if this trend continued and only a handful [of MLSs] remained?” Within an hour of his social media posting, there were numerous responses like these: “It’s past due,” “It’s a super idea!” and “Fewer databases means more opportunity for data parity and accuracy in feed distribution.” Out of all the tough decisions industry leaders need to make on a daily basis, consolidating MLSs is one that may be time consuming and involve a lot of negotiations, but it’s a direction everyone supports. Gantner says the decision to move in this direction was simple. “It’s a transition for which there is nothing to lose.” RL

Real Estate News & Notes MI Homes to support Hill Country Conservancy Stepping up to make a significant positive impact on non-profit Hill Country Conservancy (HCC)’s commitment to preserving the natural beauty and open spaces of the Texas Hill Country, M/I Homes has expanded its philanthropic mission by agreeing to make a donation to HCC for every new home sold in Arrowhead Ranch, southwest of Austin in Dripping Springs. Located on 362 acres, Arrowhead Ranch sits on a plateau that overlooks Onion Creek. The property is M/I Homes' first community in Dripping Springs and Hays County. They plan to contribute $200 to HCC at closing in tribute to the homebuyer. Through this collaboration, M/I Homes hopes to make a significant contribution over the course of the project to support HCC’s land conservation projects. “We are looking forward to this mutually beneficial relationship with Hill Country Conservancy,” says Royce Rippy, vice president of Land for M/I Homes of Austin. “This organization is actively protecting the quality of life and scenic vistas in the region, and we believe that our residents move here because it’s a wonderful, beautiful place to be. HCC does a great job of leveraging gifts such as these to preserve large tracts of land which help to

filter rainwater for us to drink, help keep native birds and animals and plants thriving, and help preserve the beauty of the area for future generations to enjoy and cherish. The relationship with HCC is a natural fit for us, and we are proud to show our residents that conservation is of paramount importance.” Located 25 miles west of Austin, Arrowhead Ranch is on the west side of Dripping Springs. While maintaining a small town feel, the community is conveniently located only minutes away from Dripping Springs, which is the nation's sixth city to be designated as a Dark Sky Community. “We are incredibly thankful that M/I Homes shares our passion for conserving open space and preserving the natural areas of the Texas Hill County,” says George Cofer, Executive Director of Hill Country Conservancy. “Smart development and conservation go hand in hand, and we hope that this partnership will cause many more builders and developers to see that by working together we can help ensure that the Hill Country that we know and love is here for future generations to enjoy. This is a simple yet innovative donation model that we can continue to use as a means of protecting water, open spaces, and the beauty of our central Texas area.” RL
