he Parade of Homes is an annual event presented by the Home Builders Association (HBA) of Greater Austin. It’s a much-anticipated annual affair featuring trends in design, interiors, construction and landscaping. The community chosen for this year’s showcase is Travisso, a master-planned community in Leander, one of the fastest growing cities in the country, and a recent

favorite for luxury homebuilders. There are plans in the works for an on-site fire station within the community and with commercial real estate also booming, prospectors believe that Travisso will have a similar city-withina-city environment, similar to Steiner Ranch. This year marks the first time the Parade of Homes will be in Leander. And anyone who has been keeping an eye on the city won’t be surprised. Leander has grown from a sleepy farm town, split by Travis and Williamson counties, to a vibrant city with a relatively low cost of living and an award-winning school system. Leander has also been named a “safest city” in Texas. In 2012, Leander was home to some 30,000 residents – you can say it was a pretty big jump from 283 at the turn of the 20th century. City planners today estimate the population nears 60,000. The median annual household income was $83,550 last year and the median home listing price was $320k. However, over the past two decades, a swell of homes priced more than $1 million has been gaining traction in the city, which is expected to rival areas like Westlake, Bee Cave, Lakeway and Northwest Austin for luxury home living. In 2017, Leander recorded more than 1,600 single-family housing starts (compared to 418 five years prior). And the recession

didn’t seem to have a big impact on the city. Property values have grown and continue to grow year after year. Leander’s appeal also derives from quality of life and economic development projects. For the past six years, consecutively, City Council proposed a property tax deduction. Luxury real estate professionals point out that Leander is very popular with investors and buyers both nationally and internationally. Finally, Leander ranked No. 1 for the “best place to raise a family in Texas.” To understand how Leander has really changed over the past generation, ask some-

one who grew up there in the 80s or 90s. Just a few decades ago, you had to leave town for work, to buy groceries, clothes and other necessities. For a fun night out, you had to drive 30 miles to Austin. Today, Leander is a destination. Travisso, which translates to “the good life” in Italian, is a welcoming master-planned community located on a stunning Hill Country tract only 30 minutes northwest of Austin. The Texas Association of Builders awarded the Palazzo, with a resort-style pool, splash

n July, I along with the leadership of the WCREALTORS, attended the TAR 360 Regional Meeting. Great information was given, but the hot topic of the day was the ever changing real estate landscape regarding all the new “technology brokerages” opening up around the United States. Many attendees were visibly worried about what these companies could do to the traditional structure (accountability, education, agent competence, loyalty to the client, etc.) of our industry. I say to you; there is no need to be afraid of the “technology brokerage.” They come and go just like traditional brokerages. The good thing about tech brokerages is venture capitalists have the funds to design and implement amazing technology that many of us may benefit from on the national, state and local level. For example, I was the designated broker for Zip Realty, a company many people called a "disrupter brokerage." We had a different way of working with clients, we were publicly traded on NASDAQ and our agents were employees. This was a radical difference in the

marketplace at the time, but we developed amazing lead generation, SEO, CRM, paperless document storage, accounting and innovative ideas that many traditional brokerages, like Coldwell Banker (Realology) now benefit from. They acquired Zip Realty’s back end platform called ZAP. As technology continues to permeate every facet of the real estate industry, we will all have to maneuver ourselves so we can better serve our clients. Ryan O’Hara, the CEO of Move Inc., the parent company of REALTOR.com, says the future of real estate is data. “We need to focus on using it to make things better and easier for consumers.” Technology has made personalization, customization and ease of use a requirement for everything in today’s society. These companies (backed by lots of VC money) have found ways to do this and make it profitable. Now, take a deep breath. The traditional face-to-face relationship building real estate is not going away anytime soon. Traditional bro-

Why development moratoriums raise prices, hurt homebuyers

T

NATIONAL SALES EVENT

he City of Bastrop recently put a development moratorium in place while staff works to rewrite its building code. Given the recent efforts in Austin, the HBA certainly understands the need to update building codes; however, halting development while doing so will do more harm than good. At a time when demand for housing is far exceeding supply, the HBA and the larger homebuilding community was caught off guard by the Bastrop City Council’s vote to impose a moratorium, especially when the city did not seek the input of professionals who not only have the most at stake, but who could offer the kind of expertise needed to ensure an efficient and speedy process. “As an ongoing stakeholder with the city and county, the HBA was surprised there was no prior outreach to members of the building and development community prior to this decision,” says Emily Blair, CEO of the HBA of Greater Austin. The HBA continues to encourage the city to seek public and stakeholder input on key policy items that will impact Bastrop’s econo-

September 15th - October 15th When your clients buy a new M/I Home, they’ll save thousands on new builds and inventory homes. my and the families looking for an affordable home in the area. The Bastrop development moratorium is unnecessary in order to accomplish the council’s goal of re-examining the code. Many cities have undertaken code rewrites without issuing a moratorium, which would inflate the selling price of housing units once they finally reach the market. A development moratorium limits supply and worsens our housing affordability problems. We hope that the city will hold firm on the 90-day limit; without a managed process, this could easily extend well beyond 90 days. The HBA of Greater Austin is ready and able to provide feedback and assist the city with this important task in order to end the moratorium as soon as possible and help achieve the land development code goals for the community of Bastrop. If you’d like to learn more and get involved, consider joining the HBA. Visit www.hbaaustin.com or call Ann Thomas, HBA membership director at (512) 982-9173 or email her at ann@hbaaustin.com. RL

Have You Heard What They are Saying About

Mark Hairston?

“I have had the pleasure of working with Mark Hairston and his professional mortgage team over the last few years and have been completely impressed. Mark is delightful to work with—personable, responsive, experienced, and proactive, and he was able to help my buyers close some transactions that would have been very challenging, if not impossible, for many of the lenders I know. Mark performed as he promised and in a timely fashion, which can be rare in today’s mortgage lending world. I would highly recommend Mark Hairston to anyone looking for a competitive loan, highly competent lender and an exemplary purchasing experience.” -Melanie Fenelon, Realty Austin

“As a REALTOR® with over a decade of experience I’ve seen a lot of lenders come and go and I’ve learned how important it is to have a great lender on the team I’ve had the opportunity to work with Mark and his team on numerous deals and found them always to be the epitome of professionalism and customer service. I know that when Mark reviews a file and says he can get a deal done, he can get it done. This is huge when it comes to making the buying process as stress free as possible. I guess the bottom line is that I trust Mark with me clients… and that says a lot.” -Celeste Messer, The ADKOR Group

“Mark and I have worked together on many, many transactions. I have never had a second thought about referring him to a new or existing client knowing that he will give them the ‘red carpet’ treatment. Time after time he has shown that he is knowledgeable, prompt and competitive in his mortgage business” -John Little, MaxAvenue LLC

“Mark sets the trends in the mortgage business in Austin. Others follow his lead. He knows the mortgage lending business and provides excellent counsel to those who acquire his services. I recommend Mark Hairston.” -Mark Minchew, RE/MAX Austin Skyline

“Mark and his team are the ones I trust—not only to take care of the needs of my most valued clients’ home mortgage lending business but also to help keep my real estate team abreast of the latest news in the home mortgage lending arena.” -Bob Liston, Broker/Owner Austin Retro REALTORS®

“Mark Hairston has been a mortgage loan professional in the Austin market for over 20 years and I have worked with him various times throughout his career as an appraiser for his lenders and as a real estate agent for my clients who were purchasing real estate and obtaining financing through Mark. Mark is honest and trustworthy having an immense knowledge of our market and more.” -Lee Sherman, Broker/Owner Sherman & Company REALTORS®

Protect your trees and your home value!

s REALTORS, you know that trees add value to property. A majestic oak may be worth thousands! With the constant threat of oak wilt, one of the most destructive tree diseases that can kill oaks at epidemic proportions, we need to make our homeowners aware of the dangers. Research and industry knowledge add value to our clients and improves our competency, but we certainly do not want to offer information outside our expertise. I recommend you seek the advice of a qualified arborist like Greg Gundersen of Certified Tree Care who recently shared with me some helpful advice: What recommendations do you have for agents who refer landscape and tree care services to clients? Greg: The most important thing is to make sure whoever is being referred is a professional in their field. If looking for tree care, make sure they are using an ISA certified arborist. What do we need to know about tree care and oak wilt? Greg: If the trees have a lot of broken or dead limbs, make sure to have them painted to ensure

their health. Oak wilt beetles are active between 60-90 degrees so no matter what time of year, pruning is important and all equipment should be sterilized. What preventive measures can be taken? If discovered, what can be done to help save the trees? Greg: Prevention is always less expensive than being reactive. Keeping the trees properly maintained and all wounds painted is crucial. There are ways to protect the live oaks if oak wilt is a threat. After trees are manicured, we recommend injecting the trunk base with a fungicide, which acts as a protective barrier for up to two years. It also helps open the vascular system of the tree to allow water and nutrients to flow more freely to the crown. Make sure you have an ISA certified arborist up-to-date on the most effective and efficient ways to treat the issue. So my advice this September is to take care of your trees, educate your clients and have a happy fall! And since fall is one of the best times to establish trees, you might tell your clients to consider planting some trees. One day they may add thousands to the value of their home! RL

pad and fitness center, Best Community Clubhouse. The kids playscape, lighted tennis courts and community fire pit are popular gathering spaces for neighbors. Active residents have a 10-mile hiking trail to look forward to, those who prefer to people-watch will enjoy onsite parks and those who can’t make up their mind have a full-time lifestyle director whose job it is to create community activities. It’s the only master plan in the area with Italian-living inspired ambiance. With so much to offer, it seems only natural for the HBA of Greater Austin to host its prestigious Parade of Homes here. Featured home sites at this year’s Parade of Homes have multiple, unobstructed views of the Texas Hill Country and range from 4,250 to 6,900 square feet on more than one acre of land. Prices start at $1.4 million. The featured custom home builders in this year’s Parade include Aluxa Homes. Glazier Custom Homes, Hill Country Artisan Homes and Vogel Builders. Aluxa Homes’ four-bedroom custom home has 22-foot great room ceilings with a fully retractable glass wall. There’s an outdoor spa and kitchen, a theater and game room and three levels of entertaining and multiple decks on different levels – all with pool views. Glazier’s twist on the Swedish Farmhouse has four bedrooms, a three-car garage and Scandinavian-style touches throughout the house. “It’s like walking into a traditional furniture store in Copenhagen,” says Jared Glazier. The house has floating benches and a game room with floating arcade space, leather barn doors, 20-foot invisible windows and a full glass wall with “$10 million views of rolling hills.” Glazier’s favorite feature? He’ll only say that you need to see it for yourself.

Hill Country Artisan Homes’ rustic-modern architectural style house was designed to maximize Hill Country views from multiple rooms. One stylish feature is the seamless blending of the courtyard, surrounding outdoor spaces and interior. It’s like living in your own luxury resort. Special design features include a chef ’s kitchen with adjoining prep kitchen, an owner’s suite coffee bar and an oversized craft/utility room. Vogel Builder’s five-bedroom, five-full bath home seems to stretch endlessly across the horizon. The master bedroom has a private loft and balcony. There’s a floating staircase, hidden media room and 37-feet of glass in the great room and dining room, designed to bring the outside in. Be sure to enjoy guided tours at the 2018 Parade of Homes on two pre-scheduled REALTOR Days – October 25 and November 1, from 2-7 p.m. Also, Williamson County Association of REALTORS will be hosting a happy hour luxury bus tour on October 25 that will end at Travisso and the Women’s Council of REALTORS will have a tent and refreshments, while Platinum Top 50 REALTORS members and guests are invited to a VIP tent social on November 1. The 2018 Parade of Homes is open to the public Fridays through Sundays from October 19 through November 4. Tickets are on sale now at www.paradeofhomesaustin. com. You can get early-bird discount pricing through the end of September. Tickets to the tour make great gifts for your clients looking for inspiration for their own homes. ell, I love that too! Where else can you go see magnificent homes built to make a statement, situated on a hillside sanctuary, constructed by the best builders in the area and view exceptional interior designs all at one time? This year, it’s time to “float” through THIS parade and experience it all during Realtor® Days, Thursdays, Oct. 25 & Nov. 1, open from 2-7 p.m. with Realtors® attending FREE with their business card. If this is new to you, I’ll explain. Every year, The Parade of Homes™, presented by the Home Builders Association (HBA) of Greater Austin, showcases the newest trends in construction, building design, interior decor and landscaping. The HBA chooses one of the country’s most vibrant real estate communities and this year it is located at Mirabella at Travisso. Known for having Italian-inspired homes, spectacular views and a luxurious lifestyle, the release of the Custom Collection at Travisso now allows buyers who want a true custom experience the opportunity to build a home truly around their unique needs. The

estate-sized home sites are in the Mirabella, Monterosa and Good Night Trail sections of Travisso. Keep these in mind for your most exceptional buyer. Not only will the procession of grandeur living leave you dreaming of winning the lottery, you will also be helping benefit the community. A portion of the proceeds from ticket sales will assist HomeAid Austin (a 501c3 charity partner of HBA). This organization helps build or renovate housing for the temporarily homeless and serves as a liaison between local homeless service organizations and residential builders. To learn more, visit their site at homeaid.org. Women’s Council will also be on the route on Thursday, Oct. 25. We won’t throw candy or beads at you like in some parades, but we will have water to quench your thirst and information about our network. So as you “parade” down the route, stop by and see us! RL

or the past 25 years, Monticello Homes has been building personalized, architecturally rich homes throughout the greater Austin and San Antonio areas. San Antonio native Wayne Moravits founded Monticello Homes in 1994 after recognizing a need in the market for a builder who could provide seamless service throughout all phases of the home building process—from initial design and pricing to interior and customization selections, construction management and warranties. Since its founding, Monticello Homes has built more than 1,000 homes in communities throughout San Antonio and Austin and continues to expand. “We currently build in two communities in the greater Austin area: Deerbrooke in Leander and Bunker Ranch in Dripping Springs,” says Jason Hoover, builder for Monticello Homes. “We are also looking to expand and move into new communities in

both San Antonio and Austin.” Named after Founder Moravits’ admiration for the design and architecture of Thomas Jefferson’s home in Charlottesville, Virginia, Monticello Homes strives to create a high standard of living in its homes through a legacy of quality design and engineering, similar to Jefferson’s famous property. To meet the needs of a variety of homebuyers—from young professionals and families to retirees and active seniors— Monticello Homes offers a products and homes of various sizes and prices points. “We offer homes from the low $300s up to over $700k,” Hoover says. “For instance our 60’ and 70’ home product in Deerbrooke starts in the $350s, while our similar product in Bunker Ranch sits on .75- to 2-acre lots. We offer several options for each plan and pride ourselves on building a home our buyer will love.” In addition to offering a variety of home

www.myRealtyLine.com sizes and price points, Monticello Homes offers customization opportunities to meet the preferences and styles of all homebuyers. “We offer a robust selection of floor plans as well as options to help you make your home, yours,” Hoover says. “Many of our homes come standard with spray foam insulation, ZIP System and Bosch appliances.” To assist buyers in building the homes of their dreams, the Monticello Homes team delivers a high-level of customer service throughout the building process, from start to finish. “We communicate openly with our home buyers and walk with them through the full buying process, whether it be from building a home or buying one of our beautiful inventory homes,” Hoover says. “Our sales professionals have many years of experience and work closely with our builders to ensure a seamless process from contract to closing.” Monticello Homes has received many awards and honors recognizing the company’s commitment to building homes using quality design principals, products and customer service. In addition to receiving the 2016 Distinguished Single-Family Builder Award from the Greater San Antonio Builders Association, Monticello Homes has been honored by the Texas Association of Builders, National Association of Home Builders, Parade of Homes

Since, stepping in as Broker/Owner of Classic Realty in January, Lorrie Westberry has focused her efforts on growing and expanding the 10-year-old company. Lorrie recognizes the im-

portance of providing office staff and education for agents to reach their full income potential! With that in mind, Classic Realty unveiled a new program this year, offering reimbursements for designations. Jessica Landmon joined the company in May as Administrative and Marketing Manager and this month, seasoned broker Susanna Boyer was added to the team as compliance director. Bigger and better things are on the horizon as Classic Realty continues to expand and find more and more ways to provide the support productive agents need. "Our reach extends as far as Bastrop, Lockhart, Lago Vista, Bell County and Dripping Springs, because the CLASSIC support we offer is available virtually to everyone!" RL
