arlier this month, the Williamson County Association of REALTORS (WCREALTORS) celebrated new and returning 2019 board of directors and board president at a swearing-in ceremony. WCREALTORS welcomed three new board members for the coming year, and 10 returning board members. Directors are responsible for being a voice for association members and enforcing the National Association of REALTORS code of ethics. They also play a role in advocating for property rights in Texas and promoting political is-

sues that affect the real estate industry and homeownership. Ultimately, members of the board are tasked with carrying out the mission of WCREALTORS and are the face of the organization’s values and culture. In the coming year, here are the faces you will see meeting the real estate challenges for the Williamson County Association of REALTORS. Cyndi Bell, President Cyndi Bell has been a residential REALTOR since 2008 and is a broker at Realty Texas – Cedar Park. As the 2019 president of the board of directors at WCREALTORS, Bell plans to lead by first name. “What I love most about WCAoR is that any member or affiliate can walk through the door and the staff will address you by name," she says. This first-name basis philosophy is extraordinarily refreshing in a time when the bulk of everyone’s communication is via text or email. Bell plans to continue providing stellar service to WCREALTOR members, including providing educational opportunities and ways to be involved with the community.

Kriston Wood, President-Elect Kriston Wood is an assistant team leader and REALTOR at Keller Williams Realty in Georgetown and specializes in residential real estate. “I’m motivated by working alongside my peers to advance the best interests of real estate professionals and focus on our community impact," she says. Victoria Reviel, 2018 Past President Victoria Reviel is the founder, broker and a REALTOR at 98th Meridian Real Estate Sales & Marketing Group, a full-service residential brokerage. One reason Reviel appreciates her service as a board member is because she can express her gratitude to the association and its membership. “I will admit volunteering is a big commitment, quite a bit of work and not always fun,” says Reviel. “But for me, it has always been a very meaningful and gratifying experience. “ Joseph Aubin, Director Joseph Aubin is the broker at J. Paul Au-

bin Real Estate, an agency founded in 1989 based in Georgetown. “Board services give me an opportunity to represent the independent brokerages that need a voice in our rapidly changing real estate industry,” says Aubin. He feels honored to be surrounded by successful and philanthropic peers who feel passionate about serving Austin’s real estate community. Kim Dale, Director Kim Dale is a practicing REALTOR with Realty Texas. As a former military spouse, she specializes in helping veterans and their families purchase and sell their homes. After all, she knows the ins and outs of military relocation first hand. “I serve to give back and help grow the association that has always been there for me,” she says. Dale has always prioritized community service and helping others get involved. She strives to continue promoting the achievements of those who have served in the past and also build on those accomplishments.

President’s Column By Steve Crorey • 2018 President

Passing the torch

I

can hardly believe how fast the year has passed! It was like yesterday that I had the honor of being sworn in as your president. At our 2017 Industry Awards and Installation last December, I promised you that I would take the challenges facing our association and industry and turn those into opportunities! With a great team of 2018 directors and dedicated ABoR staff, we accomplished a lot this year and have a lot to celebrate! 2018 was a year of refocusing on our members and making bold strides in charting the future of our association and our MLS, ACTRIS. Some of our accomplishments, to name a few, include: • Becoming the first REALTOR association in the United States to livestream our board of directors meetings; • Hiring a new CEO, Emily Chenevert, in April; • Adopting separate, dedicated visions and strategic plans for ABoR and ACTRIS for the first time in our history; • Thoroughly revising the ABoR bylaws

and governance policies to better align with how our industry and our association operate today; • Holding our first-ever annual board of directors election in October; • Launching several new member engagement tools, such as our engage portal (ABoR.com/Engage), MLS feedback series, monthly president’s corner videos, increased brokerage visits and more; • Exceeding attendance and fundraising records throughout the year at Realty Round Up, our monthly Member Forums, and TREPAC and ABoR Foundation events. In addition to all of that, your ABoR leadership spent numerous hours traveling to seven conferences across the country this year to stay ahead of our industry’s rapidly changing landscape. I am excited to end the year on two additional positive notes. Last month, ABoR launched our first-ever medical benefit program for our members. Remedy is an urgent

Jessica’s new home was built in just 12 days thanks to the ABoR Foundation and the hard work of many volunteer members like you! With that said, I am confident in passing my role onto Kevin P. Scanlan with All City Real Estate in 2019. His dedication to this association and our industry will continue

to move ABoR and ACTRIS into the future. Kevin, along with his 2019 leadership team, will tackle many important issues and further move the needle for our members. Again, thank you for allowing me to serve. I am honored and privileged to have been your 2018 president. Thanks to my 2018 leadership team, ABoR staff, and all the volunteers who stepped up to make this one memorable ride. I leave you with this quote: “Work for a cause, not for applause. Live life to express, not to impress. Don’t strive to make your presence noticed, make your absence felt.” RL

t has been an honor and a privilege to serve as the 2018 president of the Williamson County Association of REALTORS. I have had the opportunity to meet so many wonderful industry professionals and have made many new friends that I will cherish always. Even though I will be your 2019 past president, I will continue to support and serve this outstanding association and its cherished members in any way I can for years to come. The HBA of Greater Austin is excited to bring new events, educational classes and additional opportunities for those involved in the residential housing industry to engage with our association and each other. We have created a “Build Your Business” professional development series, focused on increasing our members' external relations skills— public speaking, social media acumen and advocacy. We are increasing the number of Essential Building Skills classes offered, and have added the Remodeling and Design Summit to our already robust event schedule. We have created Wine-d Down Wednesdays, a monthly occasion for members to network in a casual environment. I want to personally invite you to our Annual Housing Forecast on Jan. 17. As this is my last column as president of the HBA of Greater Austin, I want to take the opportunity to introduce you to incoming president Becky Collins. RS designees step up when there’s a call to action. Our RRC Central Texas Region contributed more than $1,000 to our charity of choice, The Refuge Ranch. The largest long-term, live-in rehabilitation facility provides holistic care for girls through age 19 who have been rescued from sex trafficking. Did you know there are currently 79,000 young adults and minors being sex trafficked in Texas alone? It was our pleasure to help those who are addressing this alarming exploitation. “We have four girls who have already begun their journey to health, happiness and healing at the ranch and they are so deserving,” says Kristine Schmidt, a board member at The Refuge. “At The Refuge we believe there is no rescue without restoration and our circle of care is a reflection of this.” This year we also had moments of joy together as a board and a network group. This by far, I feel, is our greatest accomplishment. Another feather in our cap is that Mary Miner was named CRS of the Year for Texas. To those who have served on this year’s board, I have profound gratitude in all that we’ve

Factors affecting home buying affordability

ere we are in the final quarter of 2018. By all accounts, this was another excellent year for those of us in real estate. As we approach 2019, I’m starting to hear rumblings in the greater Austin metropolitan area about the topic of affordability. What about that? Rising home prices and interest rates together will raise the cost of homeownership. Are wages increasing sufficiently to cover the increased cost? Let’s look at the numbers. Consider this hypothetical; take a home that sold for $310,000 in the summer of 2016. Assume the buyer financed an 80 percent loan at a competitive 3.50 percent interest rate for their 30-year mortgage. Our 2016 buyer invested $62,000 with a down payment and now has a $1,114 monthly principal and interest (P&I) payment. If the home next door was exactly the same, and the neighborhood was appreciating at a steady 5 percent per year clip, the 2018 sales price for the house next door would be roughly $340,000. Our 2018 buyer also wants an 80 percent loan, which would require a $68,000

down payment. A very competitive summer 2018 interest rate is offered at 4.50 percent for the 30-year purchase mortgage. This scenario nets a $1,379 monthly P&I payment for our 2018 buyer. If we assume annual property taxes and homeowners insurance remain the same, our 2018 buyer needs an additional $6,000 for down payment and the monthly payment increases by $265 for basically the same house. That’s a 9.7 percent increase in down payment and 23 percent increase in monthly principal and interest. How much money would our 2018 buyer need to earn to have a comparable percentage of income invested in his monthly P&I payment? If our 2016 buyer were approved with $7,500 per month in qualifying income, the monthly P&I would foot out to roughly 15 percent of qualifying income. For the 2018 buyer to commit to a 15 percent monthly P&I, the monthly qualifying income would need to be $9,190. Wages would need to increase by 22 percent over this two-year period for our 2018 buyer to be similarly positioned as their 2016

counterpart. Most reports are telling us that first-time homebuyers account for 30-40 percent of transactions nationally. That’s a healthy percentage. How much will rising interest rates and increasing home prices impact our client’s willingness or ability to buy a home? Higher mortgage rates and increased values are facts of life today, but it is important to remember that the decision to buy a home is not influenced solely by interest rates. For many homebuyers, it is about fulfilling a lifelong dream, as well as sheltering loved ones and serving as an investment. By definition, first-time homebuyers are typically moving from a rental property or housing provided by family members. That scenario makes our job a little easier. Having to factor in timelines for the sale of a current home and projecting the proceeds from that sale early in the process can add a little stress to our purchase transaction. From a macro viewpoint, when you have a first-time homebuyer, you’re adding to the inventory problem. With the “move up buyer,”

we’re helping mitigate the inventory problem. You’re adding a home to inventory and taking one away. Also, there is an opportunity to participate in two transactions — both the sale and the new purchase. Low inventory is a factor in our affordability discussion. Low inventory and high demand will drive prices higher. I think most of the upcoming presentations and articles focusing on 2019 will agree that the inventory/demand circumstances are softening in our area, but not going away. From a mortgage perspective, most will agree interest rates will continue to trend up. Increased interest rates put pressure on the affordability calculation. The good news for 2019: debt-to-income (DTI) ratio parameters on most programs have eased upward from the limits imposed immediately after the 2008 crash. This, along with increasing growth in the niche program offerings will allow more buyers opportunities to qualify. So long as our economy remains strong, I believe we’ll have the means to continue to fulfill the dream of homeownership next year. RL

Where's the beef?

T

he holidays are upon us and usually our market slows during this time of year. This is an excellent opportunity to “beef up your pipeline!” Take some time to look over the past year and see where marketing has been profitable, decide if your systems are working or need a tweak here or there; don’t be afraid to change client management systems. Do some research on what fits you and the way you work. Plan for 2019 with realistic goals, then schedule a date in your calendar for the summer to review and see if you are on track. Find a nice cozy corner with your favorite warm beverage and catch up reading articles from RealtyLine, Texas REALTOR, REALTOR magazines, or any other real estate material you were too busy to complete in 2018. This will all serve you well and now you have some time to do it! I would like to take this chance to also remind you, not all clients are a good fit for all REALTORS. That’s the beauty of networking and getting to know other people in your field. Women’s Council of REALTORS is not only an excellent professional organization for

your business and personal training, but you can take advantage of referring a client who is clearly not a good fit for you to another REALTOR. This way, you still get some income, and you protect your reputation in the business as well. By this, I mean the experience doesn’t go south with your name being smeared with a poorly matched client. Remember this as you “beef up your pipeline!” In closing, I want to welcome anyone who is interested in knowing more about Women’s Council of REALTORS to contact me personally any time. I also want to thank you for reading or saving to read any of my articles. It has been a pure joy to share nuggets, ideas and personal thoughts with fellow industry professionals. Jerry Seay, Director, term ends 2019 Jerry Seay has been a commercial real estate professional since 2004 and works with KW Commercial Austin. He believes that most people tend to think about real estate and real estate professionals only when they’re buying or selling a home. “Commercial real estate greatly affects entire communities and the people who live there. Everyone shops, eats out, seeks medical care and goes out to be entertained,”

says Seay. All of these play a role in a community’s value and growth. And it’s all made possible with help from knowledgeable commercial real estate agents. Seay plans on keeping members informed about ways local and state government activity impacts the real estate industry and also promote commercial real estate issues. Michele Sherwood, Secretary As team leader for Keller Williams Realty, Round Rock, Michele Sherwood believes that agents can learn, grow and achieve their goals by getting involved with their community. “It positions you as a trusted real estate advisor with your clients and colleagues,” she says. "It’s critical to be an informed advocate for your community, especially at a times when there is so much market disruption in the real estate space." Sherwood is passionate about educating, recruiting and training agents to serve clients at the highest levels. Jennifer Welch, Director, term ends 2019 Jennifer Welch is the founder and broker at Evolve360 Realty and Amazing Realty. She specializes in residential real estate, identifying and creating successful investment properties and fostering her team’s growth via media appearances. “I chose to run for a seat on the board of directors so I can play a role in furthering the association’s strategic plan and continue the momentum regarding community outreach and professional education,” Welch says.
