FORWARD WHAT A DIFFERENCE A YEAR MAKES! The pundits agree a Puget Sound rebound is in full swing. We note considerable gains in median home prices, expanding demand, increasing sales volumes and improving consumer confidence. It’s remarkable that five years of real estate pessimism can be replaced by a single year of good news but that’s precisely what’s happening here at home. Our affiliates across the country concur that the worst is behind us and that America is looking forward. This sentiment best symbolized by the completion of One World Trade Center in New York City, which at 1,776-feet tall upon the very site of the 9/11 tragedy, stands as a beacon of US resilience.

Likewise, 2013 will mark continued growth for Realogics Sotheby’s International Realty in a pursuit of excellence for our valued clients – whether that’s around the corner or around the globe. It was just three years ago our journey began with a single boutique office in downtown Seattle in 2010. This was followed by another branch office on Bainbridge Island in 2011. Over the past year we expanded our service area to include the South Sound, North Sound and Kitsap County while at the same time developing key international business networks with a specific focus on Asia. Looking ahead we’ll open several new branch offices on the Eastside and welcome many new brokers to our family representing all price points and property types.

STUDIO HOUSE The Studio House stands as Tom Kundig’s breakthrough project – one that brought him in contact with a patron who was excited to experiment with raw materials in creating an interactive dwelling that was “rooted in the past, yet predictive of the future.” Intentionally rustic and proven materials, such as structural steel and concrete are celebrated for the strength and connection to the elements that they provide, yet spaces are carefully edited, adhering to the disciplined, modernist line that has come to define Kundig’s work. This is very much a residence that begs to be experienced in real time. The strict massing of the structure and meticulous sighting are gleefully contrasted with playfully interactive and industrial mechanical systems, while opulent spaces are made simple with the most austere fixtures. Structure soars and inspires and connects the indoors with nature through magnificent walls of glass, and light is treated as the final building material in this living sculpture. EAST WEST THE DRAGON AND THE PEARLS
It’s not surprising that Sotheby’s International Realty monitors global markets on the rise (after all “international” is their middle name). Nor is it shocking China garners the most attention these days given the unparalleled economic growth, budding wealth and most importantly, a propensity to consume foreign real estate.
“From what we observe, 2012 was another strong year in real estate with the Asia market continuing to be strong in terms of sales – both in the metropolitan areas and for special properties in unique locations,” Brokers say once a market is said Philip White, President and Chief Executive Officer for Sotheby’s International Realty Affiliates LLC.

The Seattle-based real estate firm has partnered with key brokers, overseas wealth managers, immigration specialists and other centers of influence throughout the Pacific Rim to showcase the Pacific Northwest lifestyle. Known internally as “The Dragon and the Pearls”, the campaign targets Asia (mostly China) as the “Dragon” and arrays a string of “Pearl” destination markets along the West Coast comprising of Vancouver/Richmond, BC; Seattle/Bellevue, WA; San Francisco, CA; Los Angeles, CA; Orange County; CA; and San Diego, CA.
Wong points to San Marino, CA by example – a small city in Los Angeles County that became popular with Chinese buyers in the 1990s. She says it may be the only US municipality to defy an otherwise omnipresent housing market correction. During the depths of the Great Recession in 2011, San Marino actually posted year-over-year gains THE PACIFIC NORTHWEST in median home prices while affluent communities like Beverly Hills and Malibu experienced declines OFFERS A VERY of 19% and 28%, respectively since peaking in 2007. That saves more than an hour compared with transfers to San Francisco or Los Angeles. While Vancouver, BC offers a similar flight time to China, no other West Coast market can match the bounty of natural offerings. Seattle is unique in that it grants immediate access to the protected, inland waters of Puget Sound; provides an opportunity to live on large fresh water lakes just minutes from two major metropolitan cities; and offers a quick ascent to the Cascade mountain range with outdoor recreation and natural vistas as scenic as they are plentiful.

Some travel specialists are even promoting “clean air destinations” in their marketing efforts. Still the cultural, economic and political environment in the US is equally important as the natural environment. As the US economy recovers and housing prices rebound, Wong believes its real estate will become the most secure asset class in the world – especially considering the US stock market has reached a new peak and investors seek safe havens with greater upside potential. Foreign buyers can take solace, she says, in the stability and relative predictability of US government policies while enjoying fee-simple ownership forever unlike land leases in China.

No matter the country, no matter the culture, stunning kitchens are the starting point for stopping buyers in their tracks.
Kitchens are homier yet they are decidedly more high tech. Kitchen desks are gone but space is reserved for smartphones, tablets and charging stations. “In fact, the sleek design of our iPhones and iPads has influenced appliance and cabinet design tremendously,” says San Diego-based Kitchen and Bath Designer Jamie Gold, AKBD, CAPS and author of New Kitchen Ideas That Work (Taunton Press, 2012). “You’re seeing curved corners, bright white finishes, streamlined or touch-panel appliance controls, black and gray glass appliance fronts

and the ability to customize your kitchen to how you use it. Technology is moving things along, producing multi-tasking appliances and hands-free, sensor-based functionality” that incorporates personal preferences for entertaining and day-to-day living. GOING FOR THE SPLURGE In homes of distinction, kitchens are part splurge and part surprise. Chef Waxman’s ideal? “A warm and beautiful kitchen that looks like it came out of the South of France.” Europe is known for its role as trendsetting and tastemaker. France is well regarded for its design. Italy and Spain are respected for their tile-making and surfacing work. Germany is a dynamic center of cabinetry, fixtures and appliance innovation. Experts agree quality is the mark of an extraordinary kitchen: Floors of honed limestone, slate or flagstone, for instance, that are beautifully textured and easy to clean. Quality is classic and enduring. That’s the case of the kitchen in a $3.95 million carriage house estate in West Manchester, Mass. “While the house was completed in 1998, the owners, who made all of the design choices personally, had amazing foresight when they built it. It is truly timeless,” says Devlyn Brackett of By the Sea Sotheby’s International Realty in Beverly, Mass. Splurges? Plenty including radiant floors, palladium ceiling windows, a 16-foot long island countertop of gorgeous reclaimed St. Petersburg oak and a cook’s garden. No matter the country, no matter the culture, stunning kitchens are the starting point for stopping buyers in their tracks. On the island of Sylt in northern Germany is a 12.9 million € home with an “I have arrived” kitchen, says Anita Gärtner of Hamburg Sotheby’s International Realty. The owners had a “precise idea of their dream kitchen,” the centerpiece of which is a bespoke range from the French firm of La Cornue. Other jaw-dropping features include a driftwood-
CULINARY PLAYGROUNDS Yet the emphasis of a grand kitchen is always on living space for socializing rather than as an appliance showroom. Ponte says the trend that started a decade or so ago of operating room-style kitchens is over. These days it’s about warmth and textures. Outdoor kitchens are getting the star treatment, too. In the Buckhead area of Atlanta is a 40,000-square-foot palatial estate listed for $19.9 million. It features two outdoor kitchens including separate stations for pizza-making and teppanyaki Japanese grilling in a one-acre inner courtyard that “folds onto itself like a hotel resort,” says Mark Bhaggan of Atlanta Fine Homes Sotheby’s International Realty. The grounds features more than $1 million of stonework impor ted from Lebanon and Jerusalem as well as mosaics laid by masons brought over from Italy. Every remarkable kitchen has an element of fantasy to it. And for many, the ultimate fantasy is a show-stopper in which the homeowner stars as the celebrity chef.

covered Gaggenau refrigerator and an antique tile stove more than a century old. The kitchen, built by Robinson & Cornish, demanded so much precision craftsmanships that the designers said it took more time to build than a Volkswagen. In some cases, yesterday’s indulgences are today’s must-haves like refrigerator drawers, pasta faucets and butler’s kitchens, “which were always a splurge, but are now becoming more common,” says Julian Brown of New Zealand Sotheby’s International Realty. Still, ‘common’ does not mean run-of-the-mill. Brown has a listing for a 5 million NZD Queenstown estate. Its Italian-designed kitchen boasts remarkable mountain views and a luxurious “open-style entertainer’s layout” with twin island bars. BY ANDREA SAVAGE PHOTO BY AARON LEITZ PHOTOGRAPHY
Seattle is known as a city of neighborhoods – each as distinctive as they are numerous. Just a few blocks one way or crossing a bridge can bring an entirely new culture and residential experience. From the working waterfront of Ballard to the top of Queen Anne hill to the shores of Lake Washington in Leschi, new residents learn there are so many choices to consider. Buy or rent? Condo or house? High-rise or townhome? Downtown or uptown? That’s the value of trusted real estate expertise – now more than ever. According to broker Jim Stroupe, “Every community has its own microclimate and buying in Seattle requires intimate knowledge of the nuances of each option – that only comes from experience.” There’s no doubt Seattle has joined a league of world-class cities. With Fortune 500 companies locating downtown, major infrastructure projects measured in the billions of dollars and thousands of new residents flocking in the Emerald City has clearly turned golden.

AVERAGE DROP IN TOTAL DAYS ON MARKET FOR SINGLE FAMILY HOMES IN WEST BELLEVUE
Our year began with sustained year-overyear gains in median home prices across the board, mortgage rates remained at historic lows and by spring 2013 the Dow Jones Industrial Average index closed at an alltime high. Meanwhile, job growth has been advancing at twice the national rate. And as the closest US gateway to China (kind of a big deal) it’s easy to be optimistic about increases in foreign trade benefiting our area. Overall, it would seem much of the Great Recession impact has subsided and the marketplace has reset for a new cycle. Housing trends throughout the region, especially in King County, are defined by more buyers, fewer sellers and higher prices. After five years of grueling losses through 24 I REALOGICSSOTHEBYSREALTY.COM
February 2012, median prices surged 9.3 percent year-over-year in 2013, according to the S&P/Case-Shiller Home Price Index. This index observes the resale values of single-family homes in King, Snohomish and Pierce County and does not speak for new construction. Nor does it factor multifamily development such as condominiums. Taking a closer look at just King County, our most active submarket, the Northwest Multiple Listing Service (NWMLS) recorded an 11.1 percent year-over-year median home price increase to $400,000 as of April 2013. The database also posted the highest volume of pending sales in six years since before the market correction. Meanwhile inventory continues to shrink with available single family homes 35 percent fewer than a year prior and new construction only just beginning to play catch up as we build out of a significant dearth of new supply caused by the credit crunch. Bidding wars have returned, especially with moderate price points and in-fill locations. Similar excitement can be experienced at unique listings such as wellpriced waterfront, west-facing or penthouse condominiums and architecturally-significant properties.
MEDIAN HOME PRICE AND SALES VOLUME INCREASES IN SEATTLE METRO AREA CONDOMINIUMS
These conditions are exasperated further the closer one travels to the city center where new jobs dramatically outnumber the prospects of any new supply. Consider the

Buyer profiles have expanded as confidence returns to the marketplace. Discretional homebuyers are back as local and foreign investors buy up distressed product, developers buy lot-value homes and second home buyers return from the sidelines. Also present is a healthy dose of Californian buyers opting for a Washington State driver’s license to avoid the crushing income tax hike approved by Proposition 30 (California is now the most expensive state in the union for combined tax burdens). In many ways consumers are remembering that they can chose how and where they wish to live – a stark contrast to a few years ago when it felt like all of us were locked down as is, where is. Liquidity is a good thing – it helps the real estate market run its course.

ANYONE CAN QUOTE A RATE — IT’S THE DELIVERY THAT MATTERS.
Q: Savvy real estate investors say to buy up in a down market – how do you parallel that statement to your industry? A: Interest rates are at historical lows and there has truly never been a better time to buy a home. The affordability index, indicates that consumers have more buying power now than in the last several decades. Low interest rates give consumers more buying power by allowing them to purchase a more expensive home. As interest rates rise, consumer’s buying power decreases and it costs more to purchase the same home. Q: Is it better to buy right now, or should I continue to rent? A: The most important housing decision that most consumers face is whether to rent or to buy. Accordingly to Trulia (Jed Kolko, chief Economist - 3/20/2013), it is 44% cheaper to buy versus rent and homeownership is cheaper than renting in the 100 largest metro areas across America. Financially, consumers receive a mortgage interest deduction through homeownership versus no deduction for rent. Rent can increase over time whereas homeowners can manage payment risk through locking in a fixed rate which guarantees the interest rate and subsequently the loan payment over time. A house will become a home and will likely be a long term living situation whereas renters are at the mercy of a landlord. Lastly, a home is an investment and the value will likely increase over time creating equity that is non-existent in a rental situation.
DID YOU KNOW... Carese is a two-time award winning national figure skater and an all-star mortgage banker. She’s not only cool under pressure, she knows how to carve her way on the ice rink and around the lending markets.
Q: What can I do to better prepare to purchase a home? A: It doesn’t matter whether you are first time homebuyer or move up buyer, get your loan pre-approval done first before you fall in love with a home! Keep your financial records including your income and banking statements going back 3 years, know your credit history and make sure it is accurate, and refrain from making large purchases prior to applying for a loan or during the process. Q: Are quotes difficult to get? A: Anyone can quote a rate, but it’s delivery that matters. The regulatory environment is such that there is not a dramatic difference in rate pricing amongst institutions, however, tighter lending requirements require skill and prowess to get to closing. The comparative advantage has shifted from an interest rate focus to knowledge, experience, and ability to navigate the challenges that arise throughout the process. When choosing your mortgage consultant, base your decision on experience and reputation rather than holding out for that low rate promise. BUY OR RENT? How much you willing to spend in rent over 1 - 15 years? Wouldn’t you rather build equity in your own home?
A New Currency Emerges Global Investors Seek out Rare and Unique Ultra-Luxury Real Estate
BY DANIEL J. JONES - senior contributing editor/jetset magazine in collaboration with sotheby’s international realty affiliates, llc. 30 I REALOGICSSOTHEBYSREALTY.COM
hen the cracks began to show in the seemingly unbreakable boom that was the U.S. housing market, smart money — as is often the case — ran for shelter in an effort to insulate itself from the coming doom. That’s the thing about smart money: it stays around, it’s prepared and it tends to grow when times are tough for the broad markets. Just like a diamond created under pressure, it comes out much more valuable if given the proper amount of time. Nowhere else is this paradigm more evident than in the global luxury real estate market, where smart money, savvy investment and the creation of the world’s rarest properties have created a new kind of currency. REALOGICSSOTHEBYSREALTY.COM I 31
The luxury real estate market, never stronger or more vibrant with cash buyers from all over the globe, provides tangible wealth and cachet unmatched by a simple stock portfolio. Smart investors have come out of the worst financial crisis since the Great Depression stronger, wealthier and with a hunger for rare, prebuilt property. And more than ever, this smart money is coming from emerging markets outside of the U.S. “We are seeing Chinese purchasers notably in Australia and California, and the second home market in Spain is dominated by German and Russian buyers. Cash buyers continue to invest in luxury real estate as it offers an attractive investment option in a tangible asset,” says Philip White, President and Chief Executive Officer of one of the world’s most prestigious real estate companies, Sotheby’s International Realty Affiliates, LLC. There is a fairly easy explanation for this. When the U.S. housing bubble burst, the value of the U.S. dollar fell dramatically, strengthening other currencies. This provided foreign investors with large “discounts” when purchasing property in U.S. dollars. And, even though U.S. bonds were downgraded from their AAA rating in August of 2011, the U.S. market has still been considered to be a safe haven for investment. So, say “hello” to wealthy foreign investors looking for good values where they can park cash and “welcome to the U.S. luxury real estate market.” This influx of foreign cash has largely insulated the luxury real estate market from the woes of Middle America and its slow recovery. Luxury property values in cities like New York, Miami, Los Angeles and Seattle have significantly increased since 2008 with demand high and inventory low. According to White, “The United States is improving as year-over-year price increases have exceeded most Starwood Estate - Colorado

economists’ predictions, resulting in lower inventory due to lower interest rates.” The shockwaves from the U.S. market crash took time to work their way into foreign markets and ultimately had a similar effect. But, as was the case with luxury properties in the U.S., demand for foreign properties that fit the new generation buyer (rare, unique, pre-built to meet their lifestyle) increased, keeping values high and inventory low. Foreign markets like Asia, Europe and South
“Cash buyers continue to invest in luxury real estate as it offers an attractive investment option in a tangible asset.” - Philip White, President and Chief Executive Officer of Sotheby’s International Realty Affiliates, LLC.
America have seen luxury real estate value and sales sky rocket since the market collapse. “From what we observe, 2012 was another strong year in real estate with the Asia market continuing to be strong in terms of sales both in the metropolitan areas and for special properties in unique locations,” says White. An emerging category of luxury real estate —or ultra-luxury real estate — is the “Trophy Property.” Although the emergence of cash purchases in the $5-$20 mil range has been impressive, it’s the record-breaking, one-of-a-kind “trophy” buys that have
REALOGICSSOTHEBYSREALTY.COM I 35
been the most surprising. These properties tend to fall outside the normal dynamics of the overall marketplace and are a result of investor demand and limited supply. Rarity of location, unique amenities, world-class views and size tend to play important roles in attracting interest. Luxury real estate investors also don’t want the hassle of building to suit — a testament to the fast-paced lives of each of these buyers. Building a world class, rare and unique property on highly sought after land in a foreign country is a daunting task.
“Some of the most extraordinary properties on earth were built at the best of times during the past economic cycle.” - Dean Jones, president and CEO of Realogics Sotheby’s International Realty
It’s much better for an interested investor to seek out a pre-built estate than to spend years perfecting it themselves. This is evident in major cities like New York, Los Angeles, Hong Kong and London. Cities like these are highly sought after, but are limited on space, making a scratch build extremely costly and difficult. According to Dean Jones, president and CEO of Realogics Sotheby’s International Realty, “We’re monitoring a new generation of luxury homebuyers seeking financial safe harbor in exotic, ready-to-go real estate. Some of the most extraordinary properties on earth were built at the best of times during the past economic cycle. A select few are now making their way to market for the very first time and oftentimes at preferred pricing. This includes destination properties accessed 36 I REALOGICSSOTHEBYSREALTY.COM

only by private aviation and long range yachts — this lifestyle is making a comeback.” Former owners are also coming to terms with the new currency they’ve created, many of whom spent millions creating the one-of-akind properties now making their way to market. George Herrdum, a retired founder of GFTA, a pioneer in computer-based technical analysis of foreign markets and a currency advisor, spent plenty of time and money building family homes in remote locations. “Priorities change, and I’ve come to realize my time is everything. It’s the memories of family and friends that matter, not my time spent with architects and contractors.” Herrdum is the creator of one of the world’s rarest and most unique properties, a self-sustaining island retreat surrounded by the Kootznoowoo Wilderness Preserve in Alaska. Herrdum’s creation in Alaska is one of a select few. This subset of real estate has created a new kind of currency, one traded amongst the ultra-affluent just like simple stocks or bonds. With inventory highly limited and with global markets in a constant state of influx, real estate professionals, investors and collectors can expect that by owning a piece of luxury real estate that is rare, unique and lifestyle driven, they carry a very valuable piece of currency.

Development cycles aren’t new to William Justen, Principal of The Justen Company - a Seattle-based development firm and land owner’s representative. This is his fifth. As a former Director of Planning for the City of Seattle and urban dweller for more than thirty years, he’s been witness to an evolving skyline and a paradigm shift in consumer preferences. “I’m not just the developer of these communities but a resident too,” says Justen. “I’ve built and lived within ten buildings in downtown Seattle so I’m always gaining perspective on emerging market trends. It’s real-time research.”
FIVE YEARS LATER DEVELOPERS ARE LINING UP IN DOWNTOWN SEATTLE. BY EDWARD F. THOMAS
In 2006 Justen was instrumental in changing the zoning within Mayor Greg Nickels’ “Center City Plan” to encourage residential density and allow taller, more slender towers on in-fill sites closer to the city core. The prototype was Fifteen Twenty-One Second Avenue. This 38-story, 143-unit condominium tower located above The Pike Place Market is effectively sold out at more than $900 per square foot, despite delivering amidst the Great Recession in late 2008. Justen had completed entitlements for several other key parcels nearby but says the global credit crunch effectively stalled all downtown condominium projects in their tracks. “Commercial lenders for condominiums just vanished and only more recently have apartment towers for rent been able to secure construction financing,” said Justen. “The lack of construction in recent years opened up a pretty broad window of opportunity for builders of condominiums today – especially considering the prevailing low mortgage rates and sky-rocketing rents of late.” To be sure some construction of “for-sale” development has resurfaced. Pocket-sized projects have been financed by Seattle-based Blueprint Capital, who creatively pools funds from developers to make construction loans to other developers. On a larger scale, BOSA Development from Vancouver, British Columbia started construction on their 700+/- unit Insignia project in 2012. They are reportedly using all equity (for now) to get a jump on the next development cycle (it can take 30 months of construction to deliver units after 18-24 months of design and permitting). More recently Trinity Development broke ground on the Residences at Fairview – a luxury 21-unit townhome development on the eastern shore of Lake Union at the northern edge of downtown. They’re set to deliver homes as soon as early 2014 after securing what may be the first and largest construction loan on a for-sale project in six years, say observers. 46 I REALOGICSSOTHEBYSREALTY.COM

construction schedules, consumers and brokers are learning that demand can rise much quicker than new supply
“Selection is anemic – we’re nearly sold out of new product throughout the entire city,” says Dean Jones, Owner in the high-rise context. Fewer than
of Realogics Sotheby’s International Realty – a top-selling brokerage firm in downtown Seattle. “The benefit of 45 new units remain available today new construction, of course, is that it’s fresh. Buyers are waiting for exciting new concepts not available within as consumers await a new crop of condominiums in the pipeline. the standing inventory. Demand has evolved but the product hasn’t.” During the peak of supply in early 2008 Jones monitered 2,368 new condominium units on the market and in some stage of development. Five years later the remaining unsold inventory in downtown Seattle is fewer than 45 available homes, in part because four buildings (comprising 777 units) were converted to apartments (three of the buildings were subsequently sold to REITs as long term holds and aren’t likely to revert back to condominiums). Even with resale inventory added the total supply in the center city has averaged less than 140 units in 2013, according to NWMLS data. Reports show rising demand and not surprisingly, median home prices are increasing at an average rate of 1-2% per month since early 2012. “There’s no doubt the market has reset,” adds Jones. “As prices escalate we’ll enter a new phase where presales make sense again and homebuyers start planning down the road. It’s to their advantage to lock in pricing on the next generation of product during presales, explore personalization options and then wait to sell their current home at higher prices.” Justen agrees. That’s why he’s pulling the trigger on his newest vision (and his next residence) – a two-phase development known only as “2VS” and “2VN”. The pair of development sites planned by Weber Thompson Architects straddles Virginia Street on the western side of 2nd Avenue just two blocks northwest of Fifteen Twenty-One Second Avenue. HIGH ANTICIPATION – Pent-up demand for exciting new condominium product has encouraged The Justen Company and his land partners to commence development with the 2VS Project. The 40-story luxury condominium and hotel is sited at 2nd & Virginia, just steps away from the Pike Place Market and the main entrance to Seattle’s new waterfront park.

Sited at the highest elevation near the waterfront and benefitting from new zoning, Justen says 2VS and 2VN would become the tallest residential towers in downtown Seattle with unobstructed views of Elliott Bay.
The first phase will be 2VS on the south site, which will comprise of a boutique hotel and approximately 166 condominium residences within a 40-story tower. Justen hopes to break WORLD-CLASS WATERFRONT – James Corner Field Operations is ground in time to deliver the homes designing Seattle’s new waterfront, which promises a renewed connection between the city and Elliott Bay including a promenade that will rival Vancouver, B.C. and by late 2016, which is timed with the San Francisco, CA. The removal of the Alaskan Way Viaduct and added open new Seattle Waterfront Park. He’s spaces by 2016 will create one of Seattle’s most desirable residential neighborhoods. quick to note the main entrance to what he calls “Seattle’s Embarcadero” is just two blocks west through The Pike Place Market. He describes the impending removal of the Alaskan Way Viaduct as “game changer”.
COMPARED WITH THE HEIGHT OF NEW CONSTRUCTION CONDO SUPPLY IN 2008, LESS THAN 2% OF THAT INVENTORY REMAINS UNSOLD. – REALOGICS SOTHEBY’S INTERNATIONAL REALTY
“This stretch along 1st and 2nd Avenue will become the Gold Coast of downtown Seattle living,” said Justen. “These are among the last development sites with a front and center perch over The Pike Place Market. They will become a landmark and a hub between other neighborhoods including Belltown, the Denny Regrade, the Market District, the Retail District and CBD.” His statement stacks up according to title report research says Jones. Of the 384 condominiums that closed above $1 million in downtown Seattle since 2000 a remarkable 56% of them have occurred within a relatively small, six square block vicinity centered on The Pike Place Market. In fact, 120 closed recently in Fifteen Twenty-One Second Avenue, which averaged more than $1.8 million per residence. That said, Justen’s new tower will offer a broader spectrum of condominium types from efficient one bedroom homes anticipated to start below $500,000 to expansive penthouses priced above $5 million. The residences will start on the 14th floor above the hotel to offer views and also benefit from its services. “Unlike Fifteen Twenty-One Second Avenue, which are all two bedroom or greater and average nearly 2,000 square feet, 2VS has a hotel and more amenity spaces so there’s less need for some buyers to purchase a second bedroom for their guests,” said Justen. “We’re also incorporating three bedrooms knowing that demand is present for young families. It’s surprising to some that we have more than fifty children ranging from newborns to college students living with their parents at Fifteen Twenty-One Second Avenue. This demonstrates how much downtown has evolved.”

THE EASTSIDE COMES ALIVE The Eastside is becoming a favorite destination for relocating families.
Who would have guessed that opening the Lake Washington Floating Bridge in 1940 would take this eastside bedroom community of Seattle and create such a dynamic, prosperous and affluent collection of zip codes? No longer a suburb of Seattle the Eastside cities of Bellevue, Kirkland, Mercer Island, Medina, Redmond Sammamish and Issaquah are thriving “boombergs” and each offer their own urban centers and unique neighborhood communities. Thanks to robust job growth the Eastside is a melting pot of international cultures and host to top-ranked public schools in the US making it a favorite destination for relocating families.
With all the amenities one would expect from a world-class city coupled with the bounty of parks, fresh water lakes and immediate access to the Cascades the Eastside offers a compelling combination of the vibrant and serene. FIRST IMPRESSIONS ARE EVERYTHING Did you know that most people make a decision on whether or not to purchase a house in the first twenty minutes? That means your first impression had better be a good one. It’s easy enough: start with making your front door crisp and clean. As a realtor and builder, the best advice I tell my clients is to get a pre-home inspection, and to take care of any items that come up on the inspection before you put the home on the market. That way, there is no room for renegotiations, if and when the buyer has your home inspected by their own home inspector.

RUMOR HAS IT…WE’RE PRETTY AWESOME... so we hear. Attend an event or promotion with Realogics Sotheby’s International Realty and you can decide for yourself. Truth is that we do a lot in the community, for our brokers and for our clients. We like each other and adore our clients so it makes sense to get together for a good cause or just to have some fun. All work and no play makes Jack a dull boy right? Along the way we’ve launched products and projects, supported charities, showcased artwork, raised awareness for special interests, auctioned designer dog houses, served dinner to the less fortunate and even danced on stage (against our better judgment) and found the time to celebrate success. Oh and we also sell a lot of homes.
