GOING FOR THE SPLURGE In homes of distinction, kitchens are part splurge and part surprise. Chef Waxman’s ideal? “A warm and beautiful kitchen that looks like it came out of the South of France.” Europe is known for its role as trendsetting and tastemaker. France is well regarded for its design. Italy and Spain are respected for their tile-making and surfacing work. Germany is a dynamic center of cabinetry, fixtures and appliance innovation. That’s the case of the kitchen in a $3.95 million carriage house estate in West Manchester, Mass. “While the house was completed in 1998, the owners, who made all of the design choices personally, had amazing foresight when they built it. It is truly timeless,” says Devlyn Brackett of By the Sea Sotheby’s International Realty in Beverly, Mass. Splurges? Plenty including radiant floors, palladium ceiling windows, a 16-foot long island countertop of gorgeous reclaimed St. Petersburg oak and a cook’s garden. No matter the country, no matter the culture, stunning kitchens are the starting point for stopping buyers in their tracks. On the island of Sylt in northern Germany is a 12.9 million € home with an “I have arrived” kitchen, says Anita Gärtner of Hamburg Sotheby’s International Realty. The owners had a “precise idea of their dream kitchen,” the centerpiece of which is a bespoke range from the French firm of La Cornue. Other jaw-dropping features include a driftwood-


CULINARY PLAYGROUNDS Yet the emphasis of a grand kitchen is always on living space for socializing rather than as an appliance showroom. Ponte says the trend that started a decade or so ago of operating room-style kitchens is over. These days it’s about warmth and textures. Outdoor kitchens are getting the star treatment, too. In the Buckhead area of Atlanta is a 40,000-square-foot palatial estate listed for $19.9 million. It features two outdoor kitchens including separate stations for pizza-making and teppanyaki Japanese grilling in a one-acre inner courtyard that “folds onto itself like a hotel resort,” says Mark Bhaggan of Atlanta Fine Homes Sotheby’s International Realty. The grounds features more than $1 million of stonework impor ted from Lebanon and Jerusalem as well as mosaics laid by masons brought over from Italy. Every remarkable kitchen has an element of fantasy to it. And for many, the ultimate fantasy is a show-stopper in which the homeowner stars as the celebrity chef.

The kitchen, built by Robinson & Cornish, demanded so much precision craftsmanships that the designers said it took more time to build than a Volkswagen. In some cases, yesterday’s indulgences are today’s must-haves like refrigerator drawers, pasta faucets and butler’s kitchens, “which were always a splurge, but are now becoming more common,” says Julian Brown of New Zealand Sotheby’s International Realty. Still, ‘common’ does not mean run-of-the-mill. Brown has a listing for a 5 million NZD Queenstown estate. Its Italian-designed kitchen boasts remarkable mountain views and a luxurious “open-style entertainer’s layout” with twin island bars. Twins are definitely in, especially for homeowners who enjoy hosting. A $13.8 million Greenwich Village loft, listed by New York’s Ponte and his Sotheby’s International Realty colleague Vannessa Kaufman, features a 750-plus square foot kitchen and lounge area with appliances by the pairs: two stoves, two ovens, two wine refrigerators and two Subzero refrigerators.

Our year began with sustained year-overyear gains in median home prices across the board, mortgage rates remained at historic lows and by spring 2013 the Dow Jones Industrial Average index closed at an alltime high. Meanwhile, job growth has been advancing at twice the national rate. And as the closest US gateway to China (kind of a big deal) it’s easy to be optimistic about increases in foreign trade benefiting our area. Overall, it would seem much of the Great Recession impact has subsided and the marketplace has reset for a new cycle. Housing trends throughout the region, especially in King County, are defined by more buyers, fewer sellers and higher prices. After five years of grueling losses through 24 I REALOGICSSOTHEBYSREALTY.COM

February 2012, median prices surged 9.3 percent year-over-year in 2013, according to the S&P/Case-Shiller Home Price Index. This index observes the resale values of single-family homes in King, Snohomish and Pierce County and does not speak for new construction. Nor does it factor multifamily development such as condominiums. Taking a closer look at just King County, our most active submarket, the Northwest Multiple Listing Service (NWMLS) recorded an 11.1 percent year-over-year median home price increase to $400,000 as of April 2013. The database also posted the highest volume of pending sales in six years since before the market correction. Meanwhile inventory continues to shrink with available single family homes 35 percent fewer than a year prior and new construction only just beginning to play catch up as we build out of a significant dearth of new supply caused by the credit crunch. Bidding wars have returned, especially with moderate price points and in-fill locations. Similar excitement can be experienced at unique listings such as wellpriced waterfront, west-facing or penthouse condominiums and architecturally-significant properties.

Buyer profiles have expanded as confidence returns to the marketplace. This allows us to leverage all of our tools. Of course “international” is our middle name so it’s all about exposure locally, regionally and globally. Q: Savvy real estate investors say to buy up in a down market – how do you parallel that statement to your industry? A: Interest rates are at historical lows and there has truly never been a better time to buy a home. The affordability index, indicates that consumers have more buying power now than in the last several decades. Low interest rates give consumers more buying power by allowing them to purchase a more expensive home. As interest rates rise, consumer’s buying power decreases and it costs more to purchase the same home. Q: Is it better to buy right now, or should I continue to rent? A: The most important housing decision that most consumers face is whether to rent or to buy. Accordingly to Trulia (Jed Kolko, chief Economist - 3/20/2013), it is 44% cheaper to buy versus rent and homeownership is cheaper than renting in the 100 largest metro areas across America. Financially, consumers receive a mortgage interest deduction through homeownership versus no deduction for rent. Rent can increase over time whereas homeowners can manage payment risk through locking in a fixed rate which guarantees the interest rate and subsequently the loan payment over time. A house will become a home and will likely be a long term living situation whereas renters are at the mercy of a landlord. Lastly, a home is an investment and the value will likely increase over time creating equity that is non-existent in a rental situation.

Q: What can I do to better prepare to purchase a home? A: It doesn’t matter whether you are first time homebuyer or move up buyer, get your loan pre-approval done first before you fall in love with a home! Keep your financial records including your income and banking statements going back 3 years, know your credit history and make sure it is accurate, and refrain from making large purchases prior to applying for a loan or during the process. Q: Are quotes difficult to get? A: Anyone can quote a rate, but it’s delivery that matters. The regulatory environment is such that there is not a dramatic difference in rate pricing amongst institutions, however, tighter lending requirements require skill and prowess to get to closing. The comparative advantage has shifted from an interest rate focus to knowledge, experience, and ability to navigate the challenges that arise throughout the process. hen the cracks began to show in the seemingly unbreakable boom that was the U.S. housing market, smart money — as is often the case — ran for shelter in an effort to insulate itself from the coming doom. That’s the thing about smart money: it stays around, it’s prepared and it tends to grow when times are tough for the broad markets. Just like a diamond created under pressure, it comes out much more valuable if given the proper amount of time. Nowhere else is this paradigm more evident than in the global luxury real estate market, where smart money, savvy investment and the creation of the world’s rarest properties have created a new kind of currency. The luxury real estate market, never stronger or more vibrant with cash buyers from all over the globe, provides tangible wealth and cachet unmatched by a simple stock portfolio. Smart investors have come out of the worst financial crisis since the Great Depression stronger, wealthier and with a hunger for rare, prebuilt property. And more than ever, this smart money is coming from emerging markets outside of the U.S. “We are seeing Chinese purchasers notably in Australia and California, and the second home market in Spain is dominated by German and Russian buyers. Cash buyers continue to invest in luxury real estate as it offers an attractive investment option in a tangible asset,” says Philip White, President and Chief Executive Officer of one of the world’s most prestigious real estate companies, Sotheby’s International Realty Affiliates, LLC. There is a fairly easy explanation for this. When the U.S. housing bubble burst, the value of the U.S. dollar fell dramatically, strengthening other currencies. This provided foreign investors with large “discounts” when purchasing property in U.S. dollars. And, even though U.S. bonds were downgraded from their AAA rating in August of 2011, the U.S. market has still been considered to be a safe haven for investment. So, say “hello” to wealthy foreign investors looking for good values where they can park cash and “welcome to the U.S. luxury real estate market.” This influx of foreign cash has largely insulated the luxury real estate market from the woes of Middle America and its slow recovery. Luxury property values in cities like New York, Miami, Los Angeles and Seattle have significantly increased since 2008 with demand high and inventory low. economists’ predictions, resulting in lower inventory due to lower interest rates.” The shockwaves from the U.S. market crash took time to work their way into foreign markets and ultimately had a similar effect. But, as was the case with luxury properties in the U.S., demand for foreign properties that fit the new generation buyer (rare, unique, pre-built to meet their lifestyle) increased, keeping values high and inventory low. America have seen luxury real estate value and sales sky rocket since the market collapse. “From what we observe, 2012 was another strong year in real estate with the Asia market continuing to be strong in terms of sales both in the metropolitan areas and for special properties in unique locations,” says White. An emerging category of luxury real estate —or ultra-luxury real estate — is the “Trophy Property.” Although the emergence of cash purchases in the $5-$20 mil range has been impressive, it’s the record-breaking, one-of-a-kind “trophy” buys that have

been the most surprising. These properties tend to fall outside the normal dynamics of the overall marketplace and are a result of investor demand and limited supply. Rarity of location, unique amenities, world-class views and size tend to play important roles in attracting interest. Luxury real estate investors also don’t want the hassle of building to suit — a testament to the fast-paced lives of each of these buyers. Building a world class, rare and unique property on highly sought after land in a foreign country is a daunting task.

It’s much better for an interested investor to seek out a pre-built estate than to spend years perfecting it themselves. Development cycles aren’t new to William Justen, Principal of The Justen Company - a Seattle-based development firm and land owner’s representative. This is his fifth. As a former Director of Planning for the City of Seattle and urban dweller for more than thirty years, he’s been witness to an evolving skyline and a paradigm shift in consumer preferences. “I’m not just the developer of these communities but a resident too,” says Justen. “I’ve built and lived within ten buildings in downtown Seattle so I’m always gaining perspective on emerging market trends. It’s real-time research.”

In 2006 Justen was instrumental in changing the zoning within Mayor Greg Nickels’ “Center City Plan” to encourage residential density and allow taller, more slender towers on in-fill sites closer to the city core. The prototype was Fifteen Twenty-One Second Avenue. This 38-story, 143-unit condominium tower located above The Pike Place Market is effectively sold out at more than $900 per square foot, despite delivering amidst the Great Recession in late 2008. Justen had completed entitlements for several other key parcels nearby but says the global credit crunch effectively stalled all downtown condominium projects in their tracks. “Commercial lenders for condominiums just vanished and only more recently have apartment towers for rent been able to secure construction financing,” said Justen. “The lack of construction in recent years opened up a pretty broad window of opportunity for builders of condominiums today – especially considering the prevailing low mortgage rates and sky-rocketing rents of late.” To be sure some construction of “for-sale” development has resurfaced. Pocket-sized projects have been financed by Seattle-based Blueprint Capital, who creatively pools funds from developers to make construction loans to other developers. On a larger scale, BOSA Development from Vancouver, British Columbia started construction on their 700+/- unit Insignia project in 2012. They are reportedly using all equity (for now) to get a jump on the next development cycle (it can take 30 months of construction to deliver units after 18-24 months of design and permitting). More recently Trinity Development broke ground on the Residences at Fairview – a luxury 21-unit townhome development on the eastern shore of Lake Union at the northern edge of downtown. They’re set to deliver homes as soon as early 2014 after securing what may be the first and largest construction loan on a for-sale project in six years, say observers. 46 I REALOGICSSOTHEBYSREALTY.COM

It’s surprising to some that we have more than fifty children ranging from newborns to college students living with their parents at Fifteen Twenty-One Second Avenue. This demonstrates how much downtown has evolved.”
