OUR JOURNEY Spring Ahead Welcome to our inaugural edition of THE COLLECTION magazine – issue one, número un, 自身利益; 第一; 最, nummer eins. You get the picture… While on the surface this global publication is mere paper and ink, its composition has a greater symbolic value to all of us at Realogics Sotheby’s International Realty. It has been just two years since our boutique Seattle-based brokerage firm acquired this real estate franchise on February 23, 2010. And our collective has since grown quickly from printing just a handful of business cards to the production of some 22,000 magazines showcasing scores of extraordinary homes, dozens of exceptional brokers and featuring many alliance partners along with enlightening articles. We hope you enjoy this special collection. Pictured at the Sotheby’s Auction House in Manhattan: Mike Good, CEO Sotheby’s International Realty and Realogics Sotheby’s International Realty Owners, Dean & Stacy Jones.

Establishing a new, full-service real estate brokerage isn’t a destination that you arrive to — rather it’s an ongoing journey. And the past several years have been an adventure, for sure. But a new housing cycle has arrived with plenty of room for a new real estate solution and some fresh thinking in the marketplace. I want to thank you for welcoming our Brand into your homes! Today, Realogics Sotheby’s International Realty is comprised of more than fifty real estate professionals and hundreds of exceptional property listings from sea to sky throughout Washington and Alaska. We represent our region to a global network of more than 12,000 brokers and 30,000+ listings in 42 countries and territories. In fact, nearly a quarter of our local home sales are to relocating buyers from out-of-state or international markets. This confirms that our Seattle metro area has become a true global marketplace. We’re very proud to represent buyers and sellers of all profiles whether their address is around the corner or around the world.

The Residential and Resort Showroom located at 2715 First Avenue in downtown Seattle is the regional headquarters for Realogics Sotheby’s International Realty.

Like the real estate marketplace, our journey as a brokerage firm continues to grow and evolve but our core mission remains the same — to artfully unite extraordinary properties with extraordinary lives.

Warmly,

Dean Jones, Principal

ANATOMY OF AN ARTWORK Our experts explore a masterpiece in delicious detail ZHA N G D AQI AN ’ S LAD Y W I T H A P A R R O T

As one of the greatest Chinese artists in the 20th century, Zhang Daqian had always been generous to his family and friends. At a gathering during Chinese New Year in 1945, he picked this painting, Lady with a Parrot, as a prize for the winner of a dice game. A portrait of a historical character was a unique selection for New Years, when festive flowers or offerings were more often the popular choice. So why did Daqian choose this particular painting as a prize? Sotheby’s Chinese Paintings specialist Carmen Ip explains that the answers are all in the painting itself.

Artist’s seal Artist seals are usually engraved with artist’s names, indication of time, or phrases memorable to the artist. Some seals embody special meanings. There are five seals of the artist on this work, including one that corresponded to the celebratory Lunar New Year.

A legend This excerpt from a Tang Dynasty legend tells the story of a clever white parrot named Snow that lived in the Tang Courts. When the Emperor was playing dice games and losing, someone would call for Snow, who would fly in, flap its wings, and disrupt the game. This story not only explains the painting’s background, it also echoes the circumstances in which this painting was gifted. Favoured composition It is not unusual for several of Daqian’s paintings to share the same composition. In ten years’ time, the artist revisited this subject several times, resulting in six known compositions with minor variations in inscription and colouration. One version was later used for woodblock printing in Rong Bao Zhai.

A telling inscription The artist recorded the circumstances in which the painting was given to his friend. At a gathering in February 1945, it was decided that the winner of a dice game would receive a painting from Daqian. Liu Zhiwu, who won fifteen points, was the victor, and received the prize. A dedication such as this is helpful in tracing the provenance of a painting.

Collector’s seal It is a collector’s choice whether to imprint their seal on a painting, and the three collector’s seals on this painting provide clues to a more detailed provenance: Liu Zhiwu, the person to whom this painting was dedicated, passed it on to his daughter and son-in-law, whose seals are also shown. REAL ESTATE REDEMPTION H I S TO R I C T O W N H O M E S 5 0 % S O L D O P E N I N G M O N T H The opportunity to own at The Sanctuary was reduced by half just a month after its official sales debut. This 12-unit residential conversion of a landmark churchturned-town-home community atop Capitol Hill drew thousands of visitors when the doors opened to the public on January 29, 2012. And in eager anticipation, six homebuyers quickly secured an opportunity to purchase one of Seattle’s most unique residential offerings ever to hit the market.

Our homebuyers know The Sanctuary is extraordinary and will always be one of a kind. – Carrie DeBuys, Community Sales Director

“It’s been a whirlwind of activity,” says Carrie DeBuys, a Community Sales Director with Realogics Sotheby’s International Realty. “There hasn’t been this sort of energy around a real estate opportunity since before the recession.” The Sanctuary originally entered the marketplace as a presale development while it was under construction in 2008. However the grand vision was caught in the economic downturn and with mounting construction costs, the inspired town home project sat unfinished for much of the last two years. In July, 2011 the construction note was sold and an additional $1.5 million was invested to finish the project while the receiver, Resource Transition Consultants (RTC), realigned values within today’s marketplace. “While we completed the construction, we considered insights from the brokerage community and from prospective homebuyers that previewed the project,” says Rob Nall, Principal of RTC. “We invested in the property by incorporating upgrades such as the century old stained glass windows, which slide open and reveal clear vision glass and operable windows and invested in a home warranty program. Most importantly, we significantly reduced prices which, coupled with record-low interest rates and 10-year property tax credits, made these collectible homes as affordable as they are desirable.” Unit prices in The Sanctuary were originally anticipated to fetch $1 million to $2 million. Now the graciously-scaled homes have been reset at prices ranging from $520,000 to just over $1 million. The opportunity is attracting serious homebuyers, including Kamran Marashi, who studied architecture in Europe before relocating to the Seattle area as a structural engineer. Marashi was the first to purchase a home at The Sanctuary. He said he appreciated the nostalgic character of the structure, especially having the opportunity to own a “piece of history” that can be passed on to the next generation. In an interview with Allen Schauffler of King 5 News, Marshai said, “This is a better opportunity to buy as opposed to buying in an up market. It will only be more desirable as time goes on. There is nothing about this that will be outdated or go out of fashion.” (View entire interview at www. liveatsanctuary.com.)

LANDMARK FOR LIVING - The former First Church of Christ, Scientist is a 1906 Classical Revival structure that was converted into 12 unique town homes and merges the historic character of the building with modern interiors.

F E AT U R E D P R O P E R T I E S

DIVINE INSPIRATION - The former sanctuary is now the Grand Atrium, a central common area, which is enveloped by the 12 town homes constructed within the century-old landmark building.

Homebuyers aren’t the only ones in awe of this extraordinary development. Shannon O’Leary of Northwest Home Magazine says: “The units showcase a chic mix of Revival-style architectural details—gorgeous Corinthian columns and cornices—and mod elements—polished concrete floors, artisan metalwork, including industrial-style spiral staircases, and high-end appliances.” And, Lawrence W. Cheek, a former architectural critic of the Seattle Post-Intelligencer, posted online at Crosscut.com. “The architects and interior designers have done a lot of things right, and it’s decidedly a good thing to have an important and exquisite historic building preserved.” FIRST PICK - Pictured left to right: Jeff McDonald, broker with Asset Realty; Kamran Marashi, The Sanctuary’s first homebuyer; Allen Schauffler, King 5 News reporter; and Rob Nall, the receiver with Resource Transition Consultants.

Built between 1906 and 1911, The Sanctuary has two foot-thick masonry walls clad with Bedford limestone and concord granite, the same materials used on such national treasures as the Empire State Building, Pentagon and Washington National Cathedral. In addition to its classical revival architecture, notable building features include soaring stained-glass windows, Corinthian columns at the perimeter walls, and a central oculus that casts light in the central sanctuary, which has become the Grand Atrium – an internal common area for homeowners. Many homes have private rooftop terraces with territorial and city views.

THEY BELIEVETH – New lenders acquired the note for The Sanctuary and invested another $1.5 million to fully restore and sell the project. Pictured left to right: Lorne Polger and Mitch Siegler of Pathfinder Partners with Andy Pollin of The Pollin Group

MARKET SPOTLIGHT

ON THE RISE

DOWNTOWN SEATTLE It’s been fifty years since our city hosted the planet at Seattle Center during the 1962 World’s Fair. Positioned as a “world of tomorrow”, Seattle was a showcase for modern living concepts such as the futuristic Space Needle, Seattle Monorail and an exhibition of arts, culture and new age sciences. Now fast forward half a century and downtown Seattle has emerged as a leading world-class city. Whether it’s to work, live or play, downtown Seattle is the envy of its peer cities. Consider the natural seaside beauty, diverse and international cultures, regional shopping destinations, dynamic sports and entertainment venues and thriving arts community; along with hundreds of restaurants, coffee shops and scores of festivals and events – it’s all here.

another condominium tower is delivered. So with no new inventory, the median home price of downtown condominiums has stabilized in 2011 and actually increased 6% to $395,000 over the prior year. The performance of in-city condominiums reminds consumers that real estate is local and there are microclimates within each marketplace. Every community is distinctive and downtown Seattle is faring far more favorably than the outlying neighborhoods and most other major metropolitan markets. It’s truly a city on the rise.

Global companies and major business sectors have set their sights on downtown Seattle. So what might this growth beg of the in-city housing market ahead? More demand for apartments and condominiums, of course. As the markets recover, it’s become clear that the real estate idiom “location, location, location” is now synonymous with “jobs, jobs, jobs”. Nearly half of all the employees in the city of Seattle, and 20 percent of those in King County, already work downtown. And with millions of square feet of proposed office space producing thousands of jobs, housing demand is back in gear. For many, the prospect of commuting to work each day just isn’t an option, especially with rising fuel costs, recent tolling on major routes and looming infrastructure projects like the Highway 99 tunnel construction. Urban living is a growing trend. Since 1990 the center city population has grown a remarkable 77 percent compared to only 19 percent citywide for the same period, according to the Downtown Seattle Association. Some 60,000 people now live downtown. And the demographics are evolving now that there’s greater product diversity ranging from affordable apartments to tony sky-villas worth millions. In fact, according to the NWMLS, 15 of the top 38 homes sold in Seattle that closed above $4 million since 2008, were high-rise condominiums. And the sales volume of million dollar-plus condominiums in downtown Seattle actually accelerated from 2009 through 2011 compared with the prior three years despite the national downturn in the economy. In the last development cycle, approximately 2,797 condominiums and 5,445 apartment units were developed in downtown since 2005. Of this new inventory, only 7.5% or about 210 condominiums remain unsold today (down 50% from 2010). Pundits agree it could be many years before

A BEST SELLER IN ITS CLASS IN-CITY RESORT CONDOMINIUMS

To differentiate from the “condo-commodity” being built during the past development cycle, RC Hedreen Company designed a high-rise community that would stand out from its peers. And and in doing so, they’ve set a new standard for design, service and amenities in downtown Seattle. Today Olive 8 stands 450-feet above the Retail District below — an architectural achievement comprised of a full-service, Hyatt at Olive 8 hotel and 229 condominium homes that range in price from the low $400,000s to more than $2 million.

“We are living in an in-city resort,” says Dr. Robert Johnston, a homeowner. “Olive 8 is about as good as it gets.”

“We are very proud of Olive 8,” said David Thyer, President of RC Hedreen Company. “We have delivered a lifestyle investment to our homebuyers with both quality and amenities that will remain matchless for many years to come.”

“I’ve been very impressed with how RC Hedreen Company partners with homeowners on all matters whether that’s quickly resolving constructionrelated issues or offering their expertise with operating buildings of this nature,” says Robert. “We’re fortunate at Olive 8 to be working with a reputable company that’s based in Seattle and not a bank making decisions on the bottom line alone. Clearly RC Hedreen Company is looking at the big picture and (I think) it makes a difference in the community.”

The amenities are impressive. Owners at Olive 8 can access the hotel’s aquatic center, which includes a 65-foot saline lap pool, a whirlpool and his and her sauna and steam rooms. There’s also a state-of-the-art health club with a yoga studio and Pilates room. And there’s the full-service Elaia day spa with massage treatments and health and beauty services. On the ground level residents can enjoy the convenience of valet services, grab a latte in the lobby lounge or enjoy dinner and a nightcap at the Urbane Restaurant and Bar. Upstairs, the 18th floor features an exclusive Owner’s Lounge, which boasts a full catering kitchen, a media room, a billiards room, a BBQ terrace and even a dog run. And given that the Hyatt hotel is located just an elevator ride away, residents may also access hotel services to their residence such as drop-off dry-cleaning and laundry, in-room dining, housekeeping and concierge services with preferred pricing. 26 I REALOGICSSOTHEBYSREALTY.COM

Dr. Robert Johnston and his wife Judy were among the first homebuyers to occupy Olive 8 in 2009 and today he’s running the Homeowner’s Association. As a representative of other homeowners, he’s in a unique position to judge the health and well-being of both their community and their collective investment. And he likes what he sees – a lot.

Robert also feels that RC Hedreen Company appropriately addressed a challenging real estate market over the past three years. Prices on remaining homes were reset in early 2011 and since then four dozen sales valued in excess of $26 million were accepted and another $5 million in new sales are pending as of February 2012. “The developer did what he had to do to spur sales, it worked and prices have since stabilized,” said Robert. “Olive 8 will soon sell out and within a few years prices will go up again.”

F E AT U R E D P R O P E R T I E S

Now more than two-thirds sold, Olive 8 has become the best-selling condominium in its class. According to Julie McAvoy, the Community Sales Director with Realogics Sotheby’s International Realty, many of the new buyers were living in nearby apartments. She says renters are starting to realize that now may be best opportunity for sharpened pricing, preferred unit selection and low interest rates. RC Hedreen Company also helped make that decision easier by offering a forward financing commitment with their preferred lender. While the funds are available, this financing package enables qualified homebuyers to purchase with just 5% down payment and a fixed interest rate for 30 years from 3.25% (3.47% APR). Other rent to own opportunities are also available. “Historically, fixed rates under 4% were only available on short term mortgages like the five year adjustable rate products,” adds Julie. “But at Olive 8, there’s no need to worry about rising interest rates or the hassle of refinancing after only a few years – we’re now offering a long term mortgage product at a rate below most short term loans.”

The Hyatt at Olive 8 provides services such as valet parking, housekeeping and in-room dining.

We are living in an in-city resort.

Olive 8 is about as good as it gets.

- Dr. Robert Johnston, Homeowner & HOA Board Member

Only Olive 8 features a 65-foot saline lap pool and complete health club with a full service day spa.

Buyers are further aided by lower Home Owner’s Association dues at Olive 8,which were reduced by 15% in 2012 to just $0.47 per foot per month. The reductions were possible due to efficiencies afforded by the hotel operations and the LEED “Silver” attributes of the building design. The benefit of lower prices, lower interest rates and lower HOA dues is evident in the total monthly payments. Consider Unit #3310 - a 650-sq. ft. open one bedroom floor plan with western views of Elliott Bay, the Olympic Mountains and the retail district below. Priced at $425,000, this home can be purchased with a 20% down payment and fixed monthly payments of $1,480 including principal and interest (and mortgage insurance). After adding an estimated $354 per month for property taxes and $306 for HOA dues the total cost of ownership per month is $2,139. This compares favorably to prevailing rents in nearby apartment buildings, which can fetch $2.75 to $3.00 per foot per month (plus parking). So at 650 sq. ft. Unit #3310 would rent for about the same monthly cost of owning but only ownership affords a resident the ability to write off mortgage interest and property taxes on their personal tax return. And only an owner will be able to fix their monthly cost and earn the potential for capital appreciation.

The Urbane Restaurant & Bar is open daily for breakfast, lunch and dinner plus late night socializing.

“Beyond the attributes of lifestyle and value we offer confidence at Olive 8, which I think is important to homebuyers today,” adds David. “The building has been running seamlessly for several years now. New homeowners need not worry about the sustainability of the services or operating budgets - we’ve got a great track record and are held to standards set by the world-renowned Hyatt Hotels group. And as the owner and operator of more hotel rooms in the city than any other firm, RC Hedreen Company is focused on hospitality and long term relationships, which sets the tone for a great condominium community here at Olive 8.”

The Sky Collection Residences at Olive 8 feature 10’ ceilings, gracious floor plans and dramatic views.

PIKE PLACE MARKET CONDOMINIUMS PROVIDE A FRONT ROW SEAT

WORLD-CLASS WATERFRONT Fifteen Twenty-One Second Avenue, a new 440-foot condominium tower located front and center above the Pike Place Market, will have a front row seat to the new waterfront park and seaside promenade when the Alaskan Way Viaduct is demolished. This exciting new waterfront project will rival Vancouver, B.C., San Francisco, and San Diego vistas. The new waterfront is a popular topic of discussion during tours at Fifteen Twenty-One Second Avenue, says Sandy Justen, a Community Sales Associate at Realogics Sotheby’s International Realty. “You can see the excitement in the eyes of our prospective buyers as they become aware of the project’s magnitude and the positive impact it’ll have on their investment at Fifteen Twenty-One Second Avenue,” she says. “There’s never been anything like Fifteen Twenty One Second Avenue, and there may never be again. Our location and design have no equal.” Billed as a community where “every home is a penthouse”, Fifteen Twenty-One Second Avenue stands out and not just because of its prominent place in the Seattle skyline. The 143-unit tower is comprised of all two bedroom (or greater) condominiums that range in size from 1,644 to more than 3,000 square feet. And despite fetching values that average in excess of $1.75 million, the building is more than 90% sold. In fact, for all in-city condominium closings above $1 million since 2008, Fifteen Twenty-One Second Avenue has represented more sales than all other new construction properties combined and nearly half of the total closings above $1 million (including both new and resale transactions) over the past four years. “I’d say that’s a pretty compelling statement about consumer preference in the luxury in-city condo marketplace,” said Tom Parsons, Senior Vice President of OPUS NW, the developer of Fifteen Twenty-One Second Avenue. “Our success validates the present demand for premium residences in downtown Seattle and affirms this tower has well established market pricing.” It helps too that so much investment has occurred within the immediate neighborhood. Recently the Downtown Seattle Association announced the “Pike/Pine Corridor” as a top priority for tourism. Several new businesses located to the area including the global headquarters of Russell Investments, the IGA Kress grocery store, the Hard Rock Café and a new urban Target store that’s under construction at the base of the Newmark Tower at 2nd and Pike Street. Fortunately residents of Fifteen Twenty-One Second Avenue don’t have to worry about losing their views — careful planning and protected view easements preserve their vistas of Elliott Bay.

A real estate microclimate? According to the NWMLS, ten homes have sold (closed and gone pending) representing approximately $14 million in activity during the first 60 days in 2012. 30 I REALOGICSSOTHEBYSREALTY.COM

All homes at Fifteen Twenty-One Second Avenue are generously scaled and feature expansive window walls that reveal dramatic vistas of city lights and protected views of Elliott Bay and the Olympic Mountains.

Our success validates the present demand for premium residences in downtown Seattle and affirms this tower has well established market pricing. - Tom Parsons, Senior Vice President of OPUS NW

With so many new and proposed amenities in the Market District, Sandy Justen compares downtown Seattle to other world-class cities that celebrate their waterfront. And Sandy’s not the only one thinking about the possibilities. The potential for a great waterfront has been a goal of city leaders for decades in an effort to optimize the experience for visitors and residents. Charles Royer, who served as Seattle’s mayor from 1978-90, sums it up perfectly when he says, “What we’re looking at, of course, is that there’s going to be tremendous increase in property values along this waterfront.” Sandy agrees, and suggests that Fifteen Twenty-One Second Avenue fits the bill as a world-class community adjacent to a world-class waterfront. “As a homeowner, I’m banking on the this limited production community becoming even more coveted as the area is refined,” she said.

Fifteen Twenty-One Second Avenue is pictured above the inspired redevelopment of Piers 62/63, which will become part of the new central waterfront park and seaside embarcadero. Artistic Rendering by james corner field operations

Bainbridge Island residents are just a 30-minute ferry ride away from downtown Seattle.

BAINBRIDGE ISLAND

T H E TO P I S L A N D E N C L AV E I N T H E U. S . Bainbridge Island may be a 65-square mile city in the center of Puget Sound but it remains highly accessible – it’s just a 30 minute ferry ride from downtown Seattle. The storybook community of Winslow offers main street amenities such as organic grocery stories, eclectic restaurants, art galleries and other modern conveniences and yet has preserved an authentic charm that’s been a hallmark to this island. Once a summertime playground for Seattle’s affluent families in the 1930’s, the island experienced exponential growth in the 1990’s and is now home to more than 23,000 residents. This low key island lifestyle is enchantily described in the 1994 movie “Disclosure” starring Michael Douglas and Demi Moore, was partially filmed on Bainbridge Island. “Much like the portrayal in the movie, many residents want to work in the city but retreat each day to this unique island community,” says Stacy Jones, an owner of Realogics Sotheby’s International Realty, who recently opened a branch office on Bainbridge Island. “With an island-paced lifestyle, award-winning school district and favorable relative value to the mainland, the word is getting out and demand is expanding.” In 2011, executives at Realogics Sotheby’s International Realty participated in a nationwide study with TopTenRealEstateDeals.com to identify the best island enclaves in the U.S. showcasing unique homes for sale within each community. Each home was judged on criteria that included convenience of access to a major metro area, quality of life, historic significance, proximity to services and cultural, amenities, design of the homes and the “island feel” of the entire package. Bainbridge Island earned the top spot at #1 and nearby Vashon Island was ranked #9 in the U.S. The study and the media coverage can be found on CNBC.com and RealogicsSothebysRealty.com.

As a veteran real estate agent for over twenty years and a local resident. Dennis Paige has had a front seat to the explosive growth on the island that’s resulted in a robust real estate market. “Our storybook lifestyle has been discovered,” says Dennis, a Managing Broker for the Bainbridge Island Branch of Realogics Sotheby’s International Realty. “There are few places in this country where you can experience an authentic island community, yet be so close to a major metro area like Seattle.” Like most sought-after communities, sales volumes have increased significantly since the market correction in 2008. In 2011, approximately 257 single-family residences and 67 condominiums were sold on Bainbridge Island, up 137% and 160%, respectively compared with 2008. And sales activity in 2012 is off to a great start, according to Dennis. Homes above $1 million have doubled compared with the same period in 2011. “I think it’s just an opportunistic time to buy,” adds Dennis. “We’re representing an amazing inventory of homes at sharp pricing. And when combined with today’s historically low interest rates, the value speaks volumes to buyers who have been watching the market.”

“These are the homes and places where we can get away from the commotion of everyday city life but still live close enough to all of the benefits of a major metropolitan city,” states Jason Wakefield the Marketing Director for TopTenRealEstateDeals.com. “We were most impressed with Bainbridge Island in Washington State – the beauty; the views and the lifestyle are simply unrivaled among the collection of properties we explored.” Paradise in Puget Sound – Bainbridge Island affords its residents a storybook island lifestyle yet it is conveniently connected in many ways.

MARKET SPOTLIGHT

BUCKING THE TREND

EASTSIDE LIVING The top performing housing markets in King County are east of Seattle, including the cities of Bellevue and Mercer Island. As of early 2012, the greater Bellevue area (NWMLS Area #520) and Mercer Island (NWMLS Area #510) posted average asking prices of $1,530,420 and $1,823,941, respectively. In 2011 there were 145 homes that sold above $1 million in the Bellevue area compared with 107 sold in the Seattle in-city neighborhoods (NWMLS Area #390). Brokers say demand is up across the Eastside region as they cite stabilizing home values, a strong sense of community, and top ranked school districts.

“Traffic considerations definitely weigh on a homebuyer’s decision,” says Melanie McCarthy, a broker with Realogics Sotheby’s International Realty. “As a property specialist on both sides of Lake Washington and a resident of West Bellevue, I can relate to the debate. And sometimes buyers can’t decide and split the difference. That’s why Mercer Island has become attractive to so many new homebuyers.”

“As the sales activity increased, buyers that have been sitting on the fence are returning to market with improved confidence,” said Suzanne Singleton, of Realogics Sotheby’s International Realty. “The inventory logjam has loosened up considerably and there is much greater liquidity in the marketplace. Buyers and sellers are finding success.” Suzanne says median prices in 2012 have trended higher than in the previous year. But the most significant improvement, she says, is the volume of home sales, especially for luxury properties. By example, for the two-year period of 2010 and 2011 there were 89 waterfront homes sold in the subject area compared with 45 sales in 2008 and 2009. And for home sales above $1 million, a similar comparison shows 70 more homes sold in the last two years than in the prior two – an increase of approximately 15%. The prospect of selling successfully has more homeowners thinking about making a move. Just ask Guy and Becca Conversano who sold their new construction, waterfront contemporary on Lake Washington after just 30 days on the market in 2011. “Our attitude was such that we’d sell if we could achieve our price,” said Guy. “It was an opportunity to trade the waterfront for a larger view home on more land. We were ready for another project, but only if it made sense to us financially.”

ONWARD AND UPWARD - The Conversanos sold this waterfront contemporary on Lake Washington and purchased a new home on Hilltop.

Considering the gloomy real estate headlines at the time, Guy and Becca were thrilled with how quickly their home sold, but their broker wasn’t overly surprised. “It was a truly exceptional property,” said Michael K. Walker, a co-listing agent on the home sale and a broker of Realogics Sotheby’s International Realty. Michael also helped the Conversano’s identify a large, view estate on Hilltop, which met both their financial goals and their desired lifestyle. Becca praises her brokers, saying she and Guy feel they sold well and bought well. “But it’s not just about the numbers,” muses Becca. “I also valued the opportunity to change where we live and how we live – nothing ventured, nothing gained,” she adds. “Besides, now Tucker and Chip (two German Shorthaired Pointers) have plenty of room to roam the property. Mission accomplished.” While lifestyle aspirations remain a primary motivator of buyers and sellers, it’s not the only consideration. Recent tolling of SR-520, potential tolling of I-405 and planned light rail on I-90 have many prospective buyers and sellers wondering which side of Lake Washington to live.

MARKET SPOTLIGHT

A PLAYGROUND E A S T O F T H E M O U N TA I N S

Where can you get away from it all and to it all at the same time? Brokers say the answer is a three hour drive east of Seattle. Discover Eastern Washington - a playground of recreation and lifestyles promising some 300 days of year round sunshine and endless opportunities for family fun. Lake Chelan is perhaps the most popular destination for Vitamin D-starved Seattleites. This pristine 50.5 mile glacier-fed lake meanders through the North Cascades making it a boater’s paradise by virtue of its easy access, crystal blue water and long, hot summer days. But Lake Chelan is much more than a reliable suntan — it’s a cultural awakening as visitors discover world-class wineries, sophisticated eateries and a vibrant arts scene. Numerous golf courses are nearby as are countless outdoor excursions whether it’s hiking or zip-lining. And beyond being a summertime hotspot – Lake Chelan is an all-season affair with snowmobiling, cross-country and downhill skiing in the winter months. “I was born and raised in Lake Chelan so I’ve witnessed the tremendous growth in the region and the emergence of more upscale lifestyles,” says Brooke Steveson, a broker with Realogics Sotheby’s International Realty who specializes in the resort markets of Eastern Washington. “While I now live on Bainbridge Island, I return often to my second home in Chelan. I feel fortunate to live in a state where I can access such a diversity of activities, lifestyles and climates – I’m reminded again why we live here in the Pacific Northwest.”

ACCESSIBLE ADVENTURE – Just three hours from the city, Lake Chelan offers an abundance of outdoor attractions.

Brooke represents a growing trend of Seattle-area residents who own second homes east of the Cascade Mountains and she predicts that many more plan to retire there. Some keep these retreats as exclusive family compounds. Others choose to rent them out several weeks a year given high demand for vacation properties in the area. Some choose fractional ownership opportunities such as at The Lake House, where an owner’s personal use is complemented by hotel operation revenues. “Lake Chelan as a region is growing and provides a great long-term investment opportunity,” she says. “Where else on the West Coast does a major population center enjoy such a multifaceted resort area just three hours away? Brooke compares the favorable home values to other popular areas, noting that Napa lacks the lake and has limited wintertime allure. And while Lake Tahoe has all the recreational amenities, it lacks a wine region.

SUNSHINE BOUND – Be it as a second home or full-time residence, many Seattle and Bellevue area residents are buying East of the mountains.

But Chelan isn’t the only growth market on Brooke’s radar – she’s also watching burgeoning markets in the Walla Walla wine region, the fast growing Tri-Cities area and unique listings in Winthrop and on Lake Roosevelt, she says. Brooke and her Bellevue-based partner, Dean Clausen, work as brokers in the Sotheby’s International Realty network who form alliances as local experts, worldwide. “With ten thousand Baby Boomers retiring every day in the US, there’s a significant market segment of homeowners who seek to downsize their primary residence and own one or more homes in other markets,” adds Dean. “We’re here to help them to fully explore their options. I like to say we focus on sip, sun, snow, surf and sand,” muses Dean.

SPECTACULAR BY NATURE – Eastern Washington attracts many city dwellers that seek to escape the dynamic pace of urban living for some quiet solace.
