First home buyers reach record low The Real Estate Institute of Australia says the latest housing finance figures released by the Australian Bureau of Statistics show that the number of first home buyers is at a record low despite total lending for housing growing steadily in response to interest rate cuts and the positive housing outlook for much of the country. REIA President, Peter Bushby said the proportion of first home buyers in the number of owner-occupied housing finance commitments fell to 12.3 per cent compared to the October figure of 12.6 per cent and is the lowest figure since data began to be collected in July 1991. It is far lower than the long-run average proportion of 19.9 per cent, despite eight interest rate cuts since November 2011. With the number of first home buyers at historically low levels, it’s time for all governments to review support to first home buyers, Mr Bushby concluded. 30

I’m noticing a lot more confidence in today’s buyers with supply and demand creating a very competitive sales market.

Backyard tennis courts a rarity

Sally Absalom said that finding a house with a tennis court is a rarity in Wollongong. As blocks get smaller, backyard tennis courts are harder to find and are highly sought-after. In the bigger cities, tennis courts are more highly sought after than swimming pools.

Mr Hegyi warned that setting up your own super does come with a cost. Banks charge personal super fund’s a higher interest rate when your super fund borrows. Also you need to have a healthy amount in your super before pulling it out to buy real estate and borrow. Whilst you can rent out your property to strangers, you or your family can’t live in a property your super fund purchases, nor can you rent it to yourself or family. You also can’t transfer any property you own before you set up your own Super into your new family super fund, Mr Hegyi concluded.

Home loan approvals at four-year high Home loan approvals reached a four-year high in November, according to new figures released by the Australian Bureau of Statistics. Loan Market director of sales Mark De Martino said the gains were a result of strong performances in New South Wales, Queensland and Western Australia, which helped the housing finance market return to pre-GFC levels. The low and stable interest rate environment of 2013 was a critical factor in helping more Australians purchase property. Low interest rates certainly do encourage people to buy, but the RBA’s stable approach to the cash rate has given people added confidence in planning their repayments now and in the future.
