NEWS She’ll be right, I’m doing my bit Aussies say they are not so worried about the environment as they might have been a few years ago, but figures show we have reduced our consumption of water and power and are continuing to do so. A recent survey released by the Australian Bureau of Statistics (ABS) shows some major changes in the way Australians are now viewing the environment. ABS Director of Environmental Surveys, Caroline Deans, said the recent environmental attitudes survey asked questions across a range of environmental concerns and practices, and found that fewer people today are saying they are concerned about the environment. “Just four years ago, eight in ten adults were concerned about environmental problems”, Ms Deans said. “In this latest survey we’ve seen that drop to six in ten.” Half of Australia’s population now rates the condition of our natural environment as good, whereas less than one third thought so in the last survey. “This drop in concern about environmental problems in general coincided with good rainfall across much of Australia over the last few years which has also led to fewer people worrying about water shortages”, Ms Deans said. “The proportion of people reporting water restrictions has more than halved from where it was in 2007-08, down from 76 per cent to just 30 per cent.” At a national level, concern about climate change has also decreased, down from 73 per cent to 57 per cent. A higher proportion of people living in the Australian Capital Territory (67 per cent), Tasmania (63 per cent) and Western Australia (62 per cent) were concerned about climate change compared with other states and territories. The survey revealed that despite the seeming nonchalance, we are all taking steps to save water and electricity. “In the year prior to the survey, just over a quarter of Australians decreased their personal water use,” Ms Deans said, “and despite the easing of water restrictions in many areas of Australia, less than one in ten increased their water use.” “Of the estimated 4.8 million Australians who decreased their personal water use in 2011-12, more than half (51 per cent) were trying to conserve water at home. Other reasons given were the change in weather conditions (22 per cent) and a decrease in water needs in the garden (22 per cent). For the estimated 5.1 million Australians who reported that they had water restrictions, nearly three quarters (72 per cent) indicated that their personal water use had not been affected. Ms Deans said that the most common reasons reported for decreasing electricity use were to conserve energy (63 per cent) and costs (37 per cent). www.quartileresearch.com.au

Multiple Cuts Change The Game Some borrowers will have the opportunity to shave almost twenty per cent off the term of their loan if a third successive interest rate cut is delivered early next year, according to a leading non-bank lender. CEO of Resi Mortgage Corporation Lisa Montgomery said this week that while the recent announcement by the Reserve Bank to drop interest rates by another quarter of a per cent is welcome news for borrowers, when you look at the total financial effect of what three rate cuts can deliver, the benefits can be life changing. “If repayments on a $500,000 loan taken over thirty years were kept at the same level prior to the November rate cut, the borrower can potentially reduce the term of their loan by five years and nine months which equates to almost twenty per cent off the term of their loan’, Ms Montgomery said. “That figure alone is a real game-changer which can significantly improve the financial plans of many mortgage holders - and that’s why they should be looking at that strategy if they are able to.” The effect of the November 25bp cut was to potentially save $42,261 on a $300,000 loan, $70,436 on a $500,000 loan or $98,611 on a loan of $700,000. All equated to a reduction of 2 years and 4 months in the time needed to pay off the loan. Adding the next 25bp cut in December potentially saves $70,778 on a $300,000 loan, $118,340 on a $500,000 loan or $165,901 on a loan of $700,000. Time needed to pay off the loan would reduce to 4 years and 2-3 months. A third cut (taking the total to 75 basis points) would be even more dramatic. Resi calculates the potential interest savings to be $91,340 on a $300,000 loan, $$152,085 on a $500,000 loan or $213,277 on a loan of $700,000, with the time needed to pay off the loan effectively reducing to 5 years and 9 months. Considering the savings, Ms Montgomery suggested that a third rate reduction could open up a whole range of new opportunities for borrowers to dramatically restructure their financial situation and address any concerns they may still have with debt. “They can either opt to take advantage of being able to make significant savings over the long term, or alternatively, they can free up that cash for immediate financial relief”, she said. “Either way - each rate cut has the potential to have a significant cumulative financial effect, particularly for those with large loan balances. “This will add another layer of intensity to the competition between lenders in the marketplace, which has already been a real benefit for borrowers, leading them to be better placed to take full advantage of the situation”, Ms Montgomery concluded. www.quartileresearch.com.au
