About Mauritius Nestled in the heart of the Indian Ocean, south of Africa and east of Madagascar, this dreamy isle sits ideally between the Tropic of Capricorn and the equator, providing a perfect tropical climate all year round. Mauritius is the main island, from which the country derives its name. Of volcanic origin, it’s almost entirely surrounded by sheltering coral reefs. With hundreds of amazing passes with perfect waves, lefts and rights, short and long barrels and deep to hollow tubes, it’s a

surfer’s paradise and with numerous, vast lagoons to boot, there’s great sailing, diving and fishing diversity, too. There‘s no shortage of top spots, swells, lagoons or wind, but there has been a distinct lack of information about all these things

you-drop at Flacq‘s bustling open-air market, a vibrant and colorful marketplace full of fresh local products at great value. The island’s home to countless bars and restaurants. Check out the iconic Banana Bar in Grand Bay, which hosts both local and international artists, from jazz to soul. In the mood for dancing? The numerous nightclubs offer a great atmosphere where you can boogie the night away to the sounds of House, Dance and RnB music played by top DJs.

- until now! This comprehensive guide enables you to experience the range of stunning spots on our beautiful island for yourself. Take the swells and gentle sea breezes, add the impressive Indian Ocean climate, great coral reefs, large lagoons and a handful of quality breaks and you have the perfect surfing, windsurfing and kitesurfing destination. The Unique Mauritian Culture is a blend of Indian, Chinese and Creole sweetness and spices with an influencing European History, in other words amazing local cuisine. Get a taste for the magical mélange of influences with a warm Dol Pourie, whether it’s on a street corner in Port Louis, from a delicious hotel buffet or à la carte at a well-reputed table d‘hôte in Chamarel. You‘ll find specialties everywhere you go, all worth a try. Shop-til-

The island boasts some of the world‘s most beautiful private and public beaches, fringed by swaying palms and lapped by crystalclear turquoise waters. Combine that with the magnificent, exotic sunsets and tropical vegetation of the various game reserves, national parks, private hunting estates and colonial houses such as St Aubin and Eureka where honeymooners can make their dreams come true and you‘ve got a winning formula. Golf fan? Mauritius is fast earning a reputation for being home to some of the world‘s most amazing golf courses. Its fantastic architectural designs by big names such as Ernie Els and Bernhand Langer offer avid golfers a challenging game. But whatever your handicap, you‘ll find somewhere to suit your needs, whether you‘re aiming for a hole in one at one of the top-class hotels or dodging the water hazards on the new Ile Aux Cerfs, you‘ll love putting your way through the stunning settings that are simply unbeatable. The Mauritius Open PGA attracts international and local professionals and many a celebrity has been spotted practicing their swing on the island‘s championship courses. Grand Bay is the place to head for catamaran cruises and sailing boats. Blue Bay and Black River offer amazing trips to nearby islands such as Coin De Mire, Ile Plate, Ile au Gabriel and Ile aux Bennitier. Famous spots for snorkeling and scuba diving include the famous Silver Star wreck and the Cathedral underwater cave. Mauritius and Rodrigues offer some of the world‘s best deep-sea fishing with

many experienced skippers and fishing boat owners, such as Tamarin local fishing legend, Jerome Moonsamy, aka Mr. Bull. Deep sea fishing is possible off the East, North and West coasts and the best operators are based in Black River and Trou aux Biches. The best months are the summer months (October to May.) Mr. Dominique Theveneau offers flyfishing and casting outings on reefs for individuals or small groups. Not forgetting the Mauritius Aquarium, home to 100‘s of tropical aquatic life and fish. If the sea doesn‘t float your boat, there are numerous land-based pursuits to participate in. Choose from inland adventure tours, sightseeing in four-wheeled drives, on mountain bikes or hiking (Yann De Maroussem from Yanaventures is a great hiking enthusiast who knows his way around the South), along with a wealth of other activities. The adventurous among you should head to Yemen Nature Park for great quad bike riding and abseiling close to the 3 Mamelles Mountains. The game reserve of Domaine Du Chasseur offers fabulous panoramic views and sunsets, while the magnificent Black River Gorges National Park is home to wonderful wildlife, where birdlovers can spy protected bird species such as

the pink pigeon, kestrels and rare forest trees. Photographers will love snapping away at the Vanilla Reserve des Mascareignes, home to Nile Crocodiles.

If gardening‘s your thing, the Pamplemousse Garden is one of the oldest tropical gardens in the world, bursting with exotic flowers and tropical trees. If architecture‘s your kick, you won‘t be disappointed by the 1830 Eureka

House or St Aubin Colonial House, The Ruins of Ballaclava or Martello Tower, illustrating intriguing history from early settlers. History buffs shouldn‘t miss the modern sugarcane exhibition of L‘Aventure Du Sucre and the Salt

“the country has attracted considerable foreign investment and has earned one of Africa’s highest per capita incomes” Pans of Tamarin, for fascinating facts about the slavery trade. Animal lovers can spend the day with wild stags, tigers and monkeys at Casela Bird Park, home to 140 bird species from five other continents. Set in 25 hectares of tropical vegetation, consisting of a wide variety of palm trees, bamboos, eucalyptus and colorful exotic flowers such as the hibiscus and orchids, you‘ll enjoy a gorgeouslyperfumed day.

So, where do we all get this amazing history and mixed heritage from? Well, it all started back in the 10th century when the Arab navigators, already familiar with Mauritius, gave it the name of Dina Arobi but were not interest-

ed in settling. It was only rediscovered by the Portuguese in 1505, followed by the Dutch, who were believed to have caused the extinction of the famous Dodo which is now the emblem of Mauritius. Then came the French, who lost out to the British, before independence was attained in 1968. Since then, Mauritius has enjoyed a stable democracy with regular free elections (every five years). Along with a positive human rights record, the country has attracted considerable foreign investment and has earned one of Africa’s highest per capita incomes. Due to poor weather in the last couple of years, the declining sugar prices have slowed economic growth, leading to some protests over standards of living in the Creole community, but tourism, textile and offshore investments are the other major economic contributors and Mauritius is one of the few countries which has been resilient throughout the global recession.

Interview for holiday usage and the other for relocation. IRS/ IHS projects tend to attract more the holiday buyers and RES more those who are seeking to relocate in Mauritius more permanently.

Elite Residences Sacha Bouic How did you get in the Real Estate Business? (Smile) it was not planned at all. After 15 years in Sales & Marketing in the FMCG business, I wanted a new challenge in an emerging sector. I was called in for an interview to join Playground which was the Sales & Marketing arm for the Anahita IRS and I was accepted as sales executive. This is where it all began. Why did you select to become an IRS/RES/IHS consultant? When I felt the first signs of the economic down turn in 2008, I decided that it was time to move on. With the rich experience in this sector, I felt that there was a niche to explore. So, I set up my company, Elite Residences which is a “one stop shop” solution for investors considering purchasing real estate in Mauritius. My portfolio consists of world class IRS, RES and IHS properties and projects. My role is to advise potential investor as which is the best project suited for their lifestyle needs and requirements. I then guide them through all the legal processes as their facilitator. Why are foreigners investing in IRS –RES- IHS projects? Well, it all depends on why you are investing; there are really two main reasons why you would consider investing. One; being

Why foreigners should consider investing in Mauritius? Besides the fiscal and political advantages, I think that the lifestyle element that is very important when living here. When you see what is happening in many countries we have to consider us lucky to be living in such a great and peaceful country. There are many business opportunities; Mauritius is developing very fast in the financial, real estate and ITC sectors. Our key geographical location plays an important role for those who are doing business across Europe - Africa - India - Asia. And we have an educated mutli-cultural bi-lingual population which makes it easier for those who only speaks one language. What is the best investment property on the Island and why? It all depends on budget and how you plan to use your residence. There are projects offering rental pools on programs where you can get recurrent revenue with short term rentals. In terms of capital appreciate there is more to gain for properties on the coast as only 2% is freehold. Each project has a unique product offering. It depends where you want to live, how far from the main cities. We have many great projects to offer our clients and it all comes down to their needs again. What is the added value in contacting you and the team at Elite Residences? As an independent consultant, I am totally unbiased for any of

the projects. My role is to be the investor’s trusted advisor from the start of the process to the final transaction. Given that I work with most of the projects, I will guide the investor in his decision process at no extra cost. I do give my personal opinion as per their choice of lifestyle and daily requirements. Should the investor decide to invest, I will walk him through the entire process. My services go even beyond the real estate sphere. I connect them with the right legal, and financial advisors and can even arrange an interior designer for their villa should they want some personalized touch to their new property investment. These are some services I offer, just to name a few examples. I do lay much emphasis on the service element and I am always prepared to go that extra mile to show my clients that I care for them. Service is key in this business. Which element do you enjoy most about your job? I really enjoy the human contact, meeting new people (buyers and sellers) and even though it can be very emotional. I like the fact that I open new horizons to an investor and offer a portfolio of opportunities to those who are seeking a new home. And of course making a sale always put a smile on my face. I regret that I had not had the opportunity to come into this line of work earlier in my career. Any last words to our readers? I wish to thank you for reading my interview and visiting my website. I look forward in receiving your enquiries and please do refer where you saw this advertisement in your email/phones calls. Simply refer Real Estate Mauritius (REM). Have a great year this 2013, it wasn’t the End of the World after all.

Interview Tell us more about Island Premier and its services. When you talk about Mauritius the image one conjures up is of idyllic sun kissed beaches, honeymooners and tourists. While this still is very much the image Mauritius likes to portray, what many people do not realise is that Mauritius is also a significant international financial centre (IFC ).Due to its stable political situation and trusted regulatory environment Mauritius in the past 10 years has created a vibrant offshore sector structuring double tax agreements with over 19 countries allowing global businesses to headquarter in Mauritius and take advantage of operating in a low tax jurisdiction. The growth has also seen global banks such as Barclays ,HSBC, also choose Mauritius as their headquarters for the region and the explosive growth of Africa has seen Mauritius position itself as “The Gateway to Africa”, something very much in evidence as the continent looks to grow in the next 15 years.

‘‘Island Premier Traders FX Ltd is licensed as a foreign exchange dealer by the Bank of Mauritius”

Island Premier Mark O’Sullivan

The government has also have created the IRS/RES scheme to allow foreigners to purchase property and also take advantage of residency and low tax incentives. This is allowing entrepreneurs to use the island as a base for their global busineees. The opening of the new airport will bring much needed flight capacity and new destinations to connect to and the ideal time zone between Europe and Asia means Mauritius really is a great location from which to transact global businesses and structure investments. When you look compare the situation in Europe which for many years will struggle to get anything like a normal economic enviroment, and even in the US where unemployment is at historical all time high and interest rates at an all time low, the flow of global investment capital is having to look towards Africa as the path to growth in the next 5 years. Mauritius is expected to grow its economy in the region of 4.2 % in 2013 with the only real threat continues to be its historic trade links with a depressed european economy. Mauritius has proved it can change from an export lead economy dependent on sugar and textiles to a credible services lead financial centre and adapt to the changing needs of a fast moving global economy.
