A message from Rob Whitney Welcome to your 2014 January market update. We trust that you all had a wonderful break, spending time with family and friends doing all those lovely things that make Christmas so special. And how good was the weather here in Hervey Bay for those who came to visit and us locals enjoying a “Staycation”. We thought we would take a look back at 2013, the year that was and look forward from those details at what our new year may bring. There were a number of patterns or trends that arose across our nation’s real estate markets during 2013 which will place it by most as “the year of recovery”. Full credit to those of you that managed to buy a property pretty much Australia wide in the first half of 2013, which will go down as one of the best periods to purchase property in the last five or more years. The statistics shows that property prices were pretty much at their lowest during that period and we have seen building buyer interest since. An interesting piece of research from last year placed first home buyer activity essentially evaporated out of the market place all together. At the peak of the last market cycle in 2008, first home buyers made up about 29% of all people buying property. That figure has now dropped back to about 12.5% in 2013! Another key statistic put stock levels across all major capital cities and market places at an all-time low during the middle of 2013. This meant that there was limited stock on the market as we came into spring, which is traditionally a strong sales period and resulted in competitive buying conditions. In some areas it was like a mini bubble or a mini property boom for the last quarter of 2013. We started to see this here in Hervey Bay with properties up to $300,000shifting quickly prior to Christmas and increased sales activity above $500,000 as well. All of these indicators bring increased confidence and we expect to see buyer activity continue to build across our local market here in Hervey Bay during 2014. With so many exciting major projects approved and under construction – there is no doubt that now is the time to invest in Hervey Bay.
