Mont-Tremblant , Feb 9th, 2014 Hello Lorna and Frank, As promised , I revisited the valuation of your property in light of the current market activities. The objective of this report is to supply you with all the necessary information which will permit you to make an informed decision as to wether or not to make a pricing adjustment. I invite you to review the statistics provided in this report. You will notice the market conditions have not improved for property selling at value of $800,000 and over: -Three ( 3) transactions took place in the last 14 months in the range of $800,000 to $1,5M. -Nineteen (19) properties in between$800 K- $1,5M. didn't sell in the same period and expired. -Twenty (20) properties in the same range of $800 K - $1,5M are still active for sale For a total market of 42 properties between- $800K-$1,5M, only 3 were sold . It is interesting to look at the history of those 3 . They all reduced their initial asking price 40% or so. For example, the transaction sold at $1,5M, they compromised seriously from the initial price of $2.4M. After 1,205 days on the market and 3 subsquent price reductions an aggressive offer came at $1,5M. from their last listing price of $1,8 M and it was accepted. ( see listings attached ) I see no sign of market pricing improving and considering the properties actually in the area, i would rather position the price point slightly in between the competition in the area. In this slugish market, potential buyers look at the municipal evaluation specially this year as the new role just been released. Your 2014 role set your valuation at $ 956K as opposed to $1,252,000 on previous role. Even though , municipal evaluation is based on larger consideration than the short term value of a house buyers use it to benchmark in their opinion comparable houses they are looking at to buy. I would recommend positionning in between competing houses in your price range . 235 Champagne st: mun.evaluation: $943K . Current asking price: $ 1,150 K 130 Grosse roche : mun. evaluation: $ 965K. Current asking price: $ 990K 240 J.Paul Lemieux: mun. evaluation: $ 990K. Current asking price: $1,295K 155 Wheeler : mun.evaluation: $956K. Current asking price $1,200 K I suggest we position your listing at $1,099 K to obtain in between $980K. to $1M. I believe the 3 competiting houses I selected above will sell in the same $900K to $1M. range. Once again, given the low volume of transactions in your market niche only 3 were sold in the last 14 months I believe we need to get aggressive once a potential buyer shop around, we want to grab his attention and we want him to selected our house in his shopping list.
