OUTSIDE PRESENTAION Ÿ Replace all cracked or broken glass Ÿ Make sure all gates work well handles turn and lock smoothly and don’t jam) Ÿ Remove leaves and sticks from gutter Ÿ Replace broken fences or missing palings Ÿ Mow the lawns and mulch where necessary INSPECTIONS / HOME OPENS Ÿ Try to be out of the house when buyers inspect as they will feel more comfortable Ÿ Make sure the house is a comfortable temperature. Ÿ Brew some coffee before each inspection (freshly ground is best) the aroma creates pleasant associations for buyers Ÿ Ensure your agent knows what makes your house a home, explain why it has that special “Feel” for you, point out its highlights. CLIENT TESTIMONIALS “I have no hesitation in recommending Richard Carter to either sell your home or in purchasing a new one. I work away 4 weeks on and 1 week off in remote a town in Queensland where mobile phone reception is limited but I knew everything would run smoothly with the purchase of my house, as Richard always phoned if there was a problem or he would leave a message to call back. I now rent the house out with ACTON. Richard was very professional, well mannered, and only too eager to help out with any issue.” Jeremy Faulkner 0408201531 218 Bartram rd, Atwell

“Very pleased and Happy with the services received from your agency. I would recommend you to anyone . Thank you” L. Wilson 8 Kidson St, Kardinya

“Feel free to give our name and number to any potential clients you have. The quality of your service an support is of the highest and we would be happy to recommend you. The ultra care you and your team provided, with the best customer service and commitment to excellence we have ever dealt with (in many real estate transactions) have set the bar for any future dealings with property. Thank you most sincerely for the quality of your courtesy, information, knowledge, strategy and outcome. Thank you again, with our highest regards. Donna and Geoff Jolly 9 Alocasia cl, South Lake

CLIENT TESTIMONIALS “We have sung your praises to all our friends and of course mothers group. If we know anyone planning to sell in the Kardinya - Willagee area we will be telling them the story of our sale. We found you professional, a good communicator and of course you delivered on the sale by getting us more than we thought in only 3 days and no home opens! Thanks Richard” Pat, Rachel & Caitlyn Garrity 19A Malone st, Willagee “The service and competence which you displayed was outstanding from the first time we met. Your expression to detail showed a wealth of experience in a matter that was easy to understand and left us knowing that the sale of our home was in good hands. You not only have personality and confidence but also a team of people who carry on your good work while youre away. We would certainly use your services again in the future and would highly recommend you to our friends and family. Alan and Leonie 56 Waverley rd, Coolbellup “I am so Happy with the professional way in which Richard Carter handled the sale of my deceased mothers estate. I tried to sell the place privately myself and had it on the market for 3 months with no feedback or offers. I asked Richard if he was willing to take on the sale even though it was out of his area. At the very first home open he had the place was sold! From the signing of the papers to the handing over of keys, Richard kept in constant contact, assuring me of the progress of the sale and giving me positive encouragement throughout. Richard Carter is a trusted agent who I will have no hesitation in referring for the sale or purchase of any real estate properties.” H. Merrick 2/99 Simpson Ave, Rockingham 0430457133
