2013 will be remembered as the year the network achieved a significant milestone – the development and ownership of the network’s National Website. This milestone signifies the continuation of our strategy of developing, constructing and implementing an investment base for the network built around the pillars of technology. The membership can be proud that our website was conceptualised and constructed with internal resources, together with our partner MultiArray. This ground-breaking initiative separates the network from our competitors by reaching out directly to the consumer, providing solutions to their real estate questions and concerns – a must in today’s internet driven world. The network’s investment in resources and facilities within today ’s social media world saw FN Social Express launched in 2013 and the results have placed members at the forefront of this new information medium.

These initiatives, combined with our listing and selling tool – Utopia – ensures that the network’s charter of providing leading-edge products continues unabated. Members can be assured that your B oa r d ’s commit men t t o on goin g investment in product deliver y and excellence will continue, even during the difficult times in the marketplace, as was experienced in recent years. This commitment will ensure that, in conjunction with financial responsibility, your Board is always prepared to make decisions that will sustain our co-operative well into the future.

2013 also provided the opportunity for the Board and Management to con du ct an in t ern al au dit o n the company ’s financial management and procedures to assess the reliability of funding and liability management. This resulted in a re-structure of National Office’s Finance department and the Board strengthening its Strategic Plan and Budget for 2014 which is expected to return a healthy surplus for the Network. On another note, I would like to take this opportunity to thank my fellow Board members for their vision, commitment and drive that ensured tough decisions

As the forthcoming Convention will be the fulfilment of my first year as Chairman, I wish to take this opportunity to acknowledge the responsibility my fellow directors entrusted in me. As a result, it is my mantra to continue to expand the network’s technological base and ensure ease of implementation, while at the same time developing new products. This technological revolution will never replace the essence of communication between agent and client. However, what it will do is provide an ever-increasing number of clients to our brand.

Members have the opportunity to embrace our co-operative and benefit from the camaraderie of their colleagues at our forthcoming National Convention – Darwin, May 2014. This, in conjunction with our Annual General Meeting, is an event not to be missed and, once again, New Zealand members will be joining us where the friendly rivalry will, no doubt, ensure another successful Convention. Our National Convention, along with many other state and national events receives

Bill, one of the founding fathers of our network, proudly acknowledged the last 30 years and provided the platform for the next 30 years. Your Board of Directors along with the administration feel privileged to be charged with driving this legacy.

The network’s development and ownership of its National Website is a significant milestone, one which members can be justifiably excited about, particularly, knowing what the future holds. The world of the internet, social media, database marketing, new distribution channels, digital marketing and consumer expectations is now well and truly with us. Members can be assured that these new channels will provide greater opportunities to increase business, greater customer satisfaction and, ultimately, position your agency’s future. The Board’s strategy to invest substantially in technology and social media platforms, in recent years, is designed to place the network at the forefront of change. Since launching, the results of the network’s FN Social Express programme have been substantial and allowed members to not only enter this new age but to firmly embrace the benefits. Locally, participating members increased their

Facebook fan bases by 37% in the first six months and community reach surged by a massive 76%. When combined with Utopia, this unique membership marketing advantage provides unlimited access to leadingedge technology, which translates to more listings and more sales. These products are easily adaptable to all disciplines of our industr y whether residential, property management, commercial or regional and rural. The professional development associated with our leading-edge products continued unabated

throughout 2013, delivering over 150 face-to-face sessions. These were augmented by 20 ‘live’ online Academy sessions which enabled a further 110 informative ‘ondemand’ videos to be produced – ready for viewing anywhere at any time. Sessions were delivered live, or broadcast nationally, direct to member offices through the online Academy. To the many members who freely gave up their time to share their business acumen with fellow members, we thank you for your generosity, demonstrating once again, co-operative spirit.

This co-operative spirit extends throughout our network and begins with state councils, zone meetings, award functions, principals’ retreats along with many ad hoc meetings and get-togethers. These provide members the opportunity to benefit from both their colleagues’ wisdom and experience. This year, the network attained a Board position with the Real Estate Institute of Australia and, as a result of active involvement, contributed to the major issue in 2013 – National Licensing. This REIA work will be ongoing and, ultimately, will ensure that the voice of the membership plays an active role in our industry’s legislation. 2013 provided the opportunity for the Board and the national administration team to conduct an internal audit, in conjunction with the network’s auditors, on our financial management and procedures. The outcome of this process highlighted necessar y adjustments to the network’s balance sheet which are clearly identified within the 2013 financials. This review and audit places

the network in a position to consider further investments, particularly, in technology as well as other associated partnerships. Our colleagues across the Tasman also experienced improved market conditions as well as network growth. It is always astounding the number of members from New Zealand who have frequent contact with their Australian colleagues and now this extends also to Papua New Guinea and Vanuatu – a truly formidable force throughout Australasia. Whilst we look forward to our National Convention in Darwin in 2014, it seems like only yesterday we gathered on Hamilton Island where, once again, b a s e d o n m e m b e r f e e d b a c k, t h e network showcased another memorable event. Members can be proud that all network events, particularly, the National Convention are developed, managed and delivered by your national administration team. Their commitment to excellence and willingness to go above and beyond their charged responsibilities is not only a major cost saving for the membership but a credit to their work ethic.

Whilst it is detailed throughout the annual report, the chapter conferences for both Commercial & Rural along with Property Management were hailed by the membership as unqualified successes. Again, the success of these events is entirely dependent on member input plus the willingness of members’ participation. To conclude 2013, clearly summarised throughout the report is the network’s significant ongoing commitment to its communication strategy at a local, state and national level, which is designed to provide excellent exposure for member agencies. The national co-ordination of local press releases, social media updates, newsletters such as Your Industry and The Pulse together with Chairman’s Reports and professional development releases ensures that First National members are the most up-to-date practitioners of real estate within the country.

Mobile Apps Consistent with the ambition to grow every member’s business, the innovative First National Business Boosters App enabled regular delivery of performance enhancing tips, directly to the hands of the membership’s principals and staff via smart phones. In the six months following release, over 50 valuable tips were pushed to members and staff in the categories of listings, sales, staff, profile, rentals and social media.

To lift standards of in-field customer service, the First National Agent Calculator App was also deployed. Agent Calculator answers the most common questions asked by prospective customers – those concerning commission, stamp duty, metric/imperial measurement converters, rental yields and dates. Now, First National agents don’t need to carry cumbersome diaries, they have the convenience of answers in the palm of their hands!

show attracted over 100,000 attendees and generated over 500 qualified leads. More than 5,000 First National branded items were distributed, including 500 National Focus magazines. Perth Wildcats Western Australia Regional Council sponsored the Perth Wildcats basketball team for a second consecutive year, nationally enhancing the network’s profile. Prominent First National branding on coaches and support staff uniforms, matchday scoreboards and the Perth Wildcats’ website reinforced the network’s identity and support. Member benefits included TV exposure on One HD, the ABC, Channel 7, Channel 9 and Fox Sports. Integral to the sponsorship was the inclusion of 100 bronze seats, inner sanctum tours, and, training sessions with the head coach. These benefits were made available to WA residents and their children in a variety of successful community initiatives.

Regional Victoria Living Expo First National supported the Victorian Government for a second year as official Events Partner of the 2013 Regional Victoria Living Expo. The heavily promoted initiative attracted over 9,500 attendees (15% increase on 2012) and First National was there to exclusively serve their needs. Over 350 business leads were generated, leading to new sales and acquisition of property managements.

Within six months of launch, FN Social Express had made a massive impact on the local profile of subscribing members, reaching 1.5 million potential new customers, while members remained free to focus on normal daily business tasks. Finding it hard to Juggle social media?

Social Express has been a massive benefit for us. Not only has it allowed us to effectively reach a much wider audience, it has enabled us to educate the staff on the growing importance of social media and the effect it can have on our business. Our business is changing with the times and our “likes” and “engagement” are increasing daily, thanks to the interesting articles posted. Social Express is very user friendly and requires minimal input from us, which is great as it takes care of itself.

PR and Profile Management Twice-monthly proforma media releases generated positive exposure for members in local newspapers, and, members generated strong levels of publicity around their results. Monthly newsletters and blog content provide an almost endless source of additional content. Protection of First National Real Estate’s reputation and members’ profiles requires ongoing vigilance. Assistance is provided on a daily basis, helping members and their staff respond to challenging online commentary or personal profile attacks.

As with all such events, the sooner the network receives notification of potentially adverse attention, the greater the success of its efforts. The 2013 Property Market Outlook and its Mid Year Update provided a third of the network’s membership with an effective tool to position their agencies as local and national property experts. However, with participation rates static, the network will review the future publishing cycle and format. New National Website

The August 2013 Google ‘Hummingbird’ algorithm update resulted in ‘conversational search’ queries having a major effect on website rankings. Because of the update, Google ranks websites with fresh content and answers to questions higher in search results. With online search patterns becoming more sophisticated, consumers asking direct questions such as ‘What’s the closest place to my home to buy the iPhone 5s?’ or ‘How do we choose the right agent?’ are bypassing websites without personalised answers within the website content. First National’s rapid response to international technology changes underpins a groundbreaking new website with engaging content that will lead the Australian industry, upon launch in 2014.

Efforts to mitigate adverse media exposure successfully reduced or eliminated negative publicity on behalf of the network ’s membership. Many principals acknowledge the resource available through National Office, at times of need, and rapidly call for assistance.

Another significant milestone was the commencement of integration of New Zealand’s website strategy. Twelve First National Websites were launched in New Zealand and this number continues to grow. Sea, with the network’s first two Papua New Guinea offices also launching. As the number of network owned websites grew in 2013, so did the inhouse customer service team with the addition of another Customer Service Consultant. This assured the network’s promise to provide prompt, efficient customer ser vice and member website training was further enhanced. Implementation As with all technology, proper implementation is key to success. With this in mind, the network created the position of National Systems

Implementation Manager. This role is in t en ded t o direct ly in flu enc e the effect ive implemen t at ion, in every member office, o f benefits available from the network’s technology. It has been about 15 months since we established our Cairns office and website. Firstly, I would like to say that we have found the website offers great flexibility and we have been able to tailor it to promote to quite a lot of different projects and people. The system allows this to be done easily and very effectively with a very clean looking home page layout. Secondly, both my team and I would like to thank you and the First National team for the wonderful support you offer.

Search Engine Optimisation (SEO) SEO continues to be a focal point of the network’s strategy. With the ever-changing nature of search engine optimisation, the network continued to modify and adapt member templates to assure premier Google search rankings were maintained. The online presence of our Google Places office pages continued to dominate in 2013. Click through rates grew by 18.5% and there was 19.6% increase in page impressions. Social Media The announcement of the network’s social media strategy, FN Social Express, was met with overwhelming membership approval at National Convention. Over 110 members immediately signed on to receive the service, which eliminates

the burden of generating consistent, professional and engaging content from members, while also delivering a consistent brand identity.

The online services team works closely with members, continually refining the network’s products to maintain an industry leading edge. Now in its second year, the network’s Customer Support Team continues to provide a hotline and now interacts with members via Team Viewer – a system that allows members to observe the support team’s guidance on-screen, rather than only having the ability to listen. The 2013 Property Management Conference – The App Age – was held at the Crown Plaza Coogee Beach in Sydney. Over 190 property managers and Alliance Partners converged to learn and share in the latest technology and resources available to the network’s membership.

The conference agenda was geared towards time saving Apps and the latest mobile devices that assist Property Managers in their day to day activities. Guest speakers provided insight into the future of property management and issues of concern including risk management as well as the increased illegal use of rental properties as drug manufacturing laboratories. The formation of First National’s Property Management Chapter

was announced during the Conference. Planned to commence in 2014, this will comprise senior property managers from each state who will offer additional support to the membership concerning legislative changes and professional development objectives. Further updates to the network’s exclusive iPad App, Property Management Reporter took place during 2013. The enhancements provided users with additional time saving features, making the application even easier to use, whilst assuring compliance with all state legislation.

member services First National offers such a wide range of products and services that it’s easy for members to sometimes forget just how many benefits are available to them. Member Services Managers (MSMs) therefore honed in on all the business solutions accessible through the network in 2013, with particular emphasis on the free benefits and their maximisation in members’ offices. Membership retention is a chief measure of success. The execution of member services team’s products and services revision strategy proved effective and was assisted by the

introduction of the new role, National Systems Implementation Manager, which is designed to assure effective member use of all systems. Integral to the revision strategy are the Business Solutions Packs found on Gateway. These quick reference documents guide members through checklists aimed at the maintenance of business growth. The initiative is backed by an extensive range of additional resources used by MSMs to enhance the value they bring to scheduled office service visits.

Managers set about encouraging greater member participation at zone meetings, local awards events and professional development opportunities. Through increased involvement and idea sharing, MSMs helped accelerate the turn-around in more businesses. The sharing of news about positive, successful initiatives boosted confidence broadly.

Taking the great leap forward

national convention ‘Get On Board’ was the message delivered to members at the 2013 National Convention on Hamilton Island. Over 470 delegates gathered to celebrate the network’s famous camaraderie, increase their competitive edge, and hear of the network’s plans for its forthcoming National Website and the launch of Australian real estate’s first social media publishing strategy. The launch of First National Social Express was met with overwhelming enthusiasm. Over 110 members signed on immediately to receive network published social media content, direct to their Facebook & Twitter pages. First National is the first Australian property brand to introduce such a time saving service, designed to target new customers for growth.

National Conventions provide a unique opportunity to induct new members, introduce them to longterm members, and demonstrate the core-values and spirit of membership. The network therefore formalised its pre-Convention opening initiative through inauguration of the ‘ B i l l Wo o d E v e n i n g ’ . This event will permanently honour the contribution made by network co-founder, Mr Bill Wood through an exclusive VIP function. foundation As one of Australia’s most charitable networks, First National Real Estate’s Foundation raises funds for Australian Re d C r o s s E m e r g e n c y S e r v i c e s and supports a wide variety of communit y- base d i n i t i a t i v e s. B y consolidating fundraising initiatives through First National Foundation, the network is better able to coordinate its philanthropic initiatives. First National Foundation has now contributed a total of $1.7 million to Australian Red Cross since 2008. A further $100,000 was donated to local charities, of members’ choosing, in 2013 alone.

Then, with widespread flooding extending throughout Queensland and New South Wales, Foundation broadened its appeal, once again, evolving into the 2013 National Flood & Bushfire Appeal. The Foundation’s continued support of Australian Red Cross Emergency Services is well recognised and helps thousands of Australians recover from floods, fires and cyclones each year.

A further 10 sofa beds were purchased so parents of sick children can be accommodated overnight, when necessary. In late October, fires broke out in the NSW Blue Mountains, heralding the early onset of bushfire season.

obituaries Phil Spencer Phil Spencer teamed up with current member, David Servi to found First National Spencer & Servi in September 1984. His ambition was to build an agency that offered personal, friendly service; an agency that gave good, sensible property advice through a happy, vibrant team of professionals regarded as the best in their field. The duo worked together for 11 years before Phil moved to his beloved Byron Bay, where he worked in Mullumbimby at another First National office. In the words of David Servi, ‘Phil was a good agent, Phil was a good citizen, Phil made the world a better place in his own quiet, unassuming way’. Phil’s shared vision continues to be delivered by David Servi and his team today.

Alf Tallon Alfred Tallon commenced his career in Hastings (Vic) in 1966 and joined First National in 1987. He was a great supporter of his community and a major supporter for a programme to bring the decommissioned Oberon Class submarine to Hastings as a permanent display. Alf’s son, Dominic Tallon continues as principal of First National Tallon.
