Chairman’s Report David Hamilton Your Board and its administration continued to be driven by the network’s primary objective – to provide the resources necessary for members to be leaders in their respective markets. Bearing this in mind, when elected Chairman, a dual agenda was charted. Firstly, the emphasis was to increase the awareness of the First National brand as well as ensure our technological systems were fully integrated to increase member office productivity, particularly, as our country prepares for high-speed broadband. Secondly, it is pleasing to report that the acceptance amongst the membership of our new branding reached 54 per cent by the end of the year. This level of member participation is the highest ever recorded for a single initiative in the network’s history, and, at the time of writing, has reached 61 per cent. It reflects the true essence of a co-operative – co-operation. Added to this, member and public feedback received by the Board regarding perception of the new brand confirms the validity of the research, timing, strategic implementation and ongoing objectives of the rebranding initiative. The network’s robust financial position is an enduring core objective of the Board and the result for 2009 highlights the success of quality ongoing strategic planning and management. The surplus attained in 2009, against the backdrop of the economic downturn and the Global Financial Crisis, vindicated both Board and management’s leadership position. Our desire to be at the forefront of the ever-changing marketplace also necessitated new portfolios, member committees and decision-making processes. To the members who freely gave up their time to participate - we thank you. This volunteer spirit throughout the network is what positions First National at the forefront of the real estate industry.

Two other initiatives that underlined the spirit existing within First National were the introduction of the Advocates Program and the Chairman’s Circle. The Advocates Program acknowledged past service of retired members who had expressed a desire to actively participate in the continued growth of our co-operative. Inaugural inductees – at our National Convention in New Zealand were Rod Jones, Fred Neal, Graham Newnham, Frank Tierney and Keith Sutherland. In conjunction with the Advocates Program, the Chairman’s Circle met twice throughout the year - in Queenstown (New Zealand) and Melbourne. The implementation of these initiatives is to ensure that the experience, expertise and knowledge of highly successful members plays an active, ongoing role in First National’s future. Finally, 2009 can be described as a very successful year, particularly, when compared with the economic and political forecast that ushered in the year. As a network, we can be very proud of our achievements and, with this in mind, I wish to thank my co-Directors, the administration and, ultimately, the membership.

CEO’s Report Ray Ellis Despite the Global Financial Crisis, 2009 saw the network achieve a significant financial surplus whilst maintaining the delivery of new and innovative initiatives. Support for these initiatives was highlighted by the adoption of the network’s new brand with over 250 members committed within the first five months. This result, combined with 100 per cent adoption in New Zealand, clearly indicates the strength of the brand as well as its position in the marketplace. Increased consumer brand awareness was the keystone for the rebranding initiative and the results, to date, have been exceptional. This process will continue unabated, ensuring that member offices continue to be ‘top of mind’ in the real estate industry. Throughout the year, the network’s public relations initiatives augmented brand awareness, working seamlessly with awards events, National Convention and marketing campaigns, lifting the network’s media equivalency by 27%. Internal communications such as Your Industry maintained a high standard of reportage, keeping member offices and staff at the forefront of industry developments. This strategy provides members with the opportunity to be ‘the source’ of real estate information that the modern consumer demands. The network’s product range continued to improve throughout 2009. A highlight was the ongoing development of the technology product, First Priority, which evolved into Utopia and is revolutionising the way agents contact potential vendors and buyers. Our bi-annual New Zealand/Australian Convention conducted in Christchurch and Queenstown was very well attended and, based on member feedback, highly successful. If any member wishes to sample the strength and camaraderie of our co-operative, while at the same time expanding their business expertise and knowledge, surely our National Conventions are the place to be. Alice Springs in 2010 will continue this tradition.

Further learning and fellowship opportunities were available at our Chapter Conferences where rural, commercial and property managers met, specifically, to find new solutions for old problems with a view to implementing them within their office. These successful Chapter Conferences only exist because individual members give their time and energy to provide organisational skills, expertise and, of course, fellowship. For this, we sincerely thank all our volunteers. The network’s conferences, conventions, award ceremonies plus numerous local events are always generously supported by our alliance partners and it is with appreciation that the member uptake of their products continues to grow and, ultimately, improve not only member offices but the network and the consumer’s experience. The same pursuit of excellence is demonstrated by the network’s small but committed staff, who provide member benefits at a level that far exceeds our ‘well resourced’ franchised competitors. My thanks and appreciation is extended to ‘the team’ for their performance in 2009. Members, we are a co-operative and the spirit of co-operation was well and truly in existence throughout 2009.

First National Foundation Members demonstrating the power and humanity of the Swash

The affiliation between First National Foundation and Red Cross Emergency Services prospered in 2009, fostering greater awareness of First National member philanthropy, both in local communities and nationally. Members continue to report listings being won as a direct result of their sponsorship of, and association with, this major philanthropic partnership. Red Cross Emergency REDiPlan is effective in providing support to Australian communities as they grapple with storms, floods, cyclones and bushfires. Red Cross provides a range of assistance through Evacuation Centres, Recovery Centres and Outreach Support, directly involving the assistance of First National members on occasion, working door-to-door alongside Red Cross volunteers.

Foundation Week The establishment of Foundation Week represented a key initiative in 2009. During September, fundraising activities were held in every corner of Australia. Over $30,000 was received from lawn bowling and golf events nationally. Members involved in these activities included Hawks Nest First National; Andrew Short First National, Smart & McKenzie First National, Noosa Hinterland First National, Frank Facey First National, Clark First National, Phillips Nicholson First National, Spalding & McCutcheon First National, Pope Nitschke First National, and, the staff of First National head office.

Victorian Bushfire and North Queensland Floods Appeal The shocking February bushfires and North Queensland floods led to a swift and comprehensive response from Red Cross Emergency REDiPlan. First National communicated daily updates during the event about how the network’s sponsorship and the direct donations of members were assisting Australians in their hour of need. A plethora of members committed their support to the Red Cross to assist affected communities.

Charity Auctions and Events First National conducted Charity Auctions at Conferences and other member gatherings throughout the year. First National Awards nights proved lucrative - events were held on the Sunshine Coast, Brisbane, New South Wales, South Australia and, at the Victorian Awards Dinner. Member initiative saw the instigation of a wide variety of additional events throughout the year. Major fundraisers were Tully First National (trivia night), Gloucester First National (charity auction), Giles Jones First National (Cambell Giles’ hair cut), Westwood First National (charity market), Glenmore Park and First National Gunnedah offices (charity raffles) and Frank Facey First National (sausage sizzle).

New brand The fastest acceptance rate of any network initiative in First National history The National Chairman announced a comprehensive refresh of the network’s brand in July. Through independent research, it was identified that while the network had developed powerful new business management technologies and inbound marketing skills, this was not a fact recognised by industry professionals or consumers. The network has evolved, now offering a value proposition of equal measure to consumers and prospective new members. Proprietary products like First National Utopia deliver dependable customer service, an expansive range of products and services have been delivered, successive coordinated brand advertising, eMarketing and public relations campaigns have raised profile, and, the network’s industry position has shifted. At the same time, the business landscape has changed and this, combined with membership calls for modernisation, made it clear that it was time for the network’s brand to also evolve. First National undertook a review process incorporating member input; forums, independent brand research, external brand consultants, and both the former and current Australian / New Zealand Board of Directors. It was determined that the new brand had to be attractive to potential new agents from Generation X and Y; franchise network and independent competitors who represent recruitment targets, perform well in an online environment, and, reflect a contemporary identity in the eyes of consumers.

‘We are very impressed with the new branding’ First National Taylor (Vic) ‘Our staff are excited about the new look First National’ First National Glenmore Park (NSW) On September 1 2009, the Board of Directors officially launched the new First National Real Estate brand, delivering what members had called for. The strength and member acceptance of the bold, crisp new idiom was evidenced through its adoption by the 160 members that signed on within just six weeks. By December, nearly 200 members had seized the opportunity to completely refresh their business image. The uptake continues. The new brand is designed to stand-alone, be contemporary, and offer synergy with all generations in a web-based world. Key brand elements such as the Swash and member trading name receive greater prominence, and, with the removal of the red line and introduction of a sleek new font, the sense of heaviness and conservatism identified by consumers has been overcome. Member trading names now feature more prominently through horizontal rather than vertical separation, creating more space and delivering clearer recognition for the member name. Likewise, the First National brand gains prominence as it is now portrayed with consistency. Together, the two pillars that identify member businesses will grow in stature, working cooperatively to build strength, instead of competing, as was consumer perception. Associated sub-brands have also evolved, with Commercial and Foundation brands adopting complementary new styles.

Campaigns Growing business and brand awareness through high profile campaigns that engage consumers The development and implementation of high quality campaigns that generate brand awareness, vendor and buyer enquiry, and support members’ daily marketing activities at no charge, confirmed the network’s position at the forefront of agency support.

Leads Direct to your Office! Generating leads is one of the most important challenges of the real estate business. In September the network launched a national online competition, chiefly with the goal of generating leads for members and to reinforce the network’s commitment to Energy Efficiency.

To complement national promotion of the campaign, a full suite of marketing materials (posters, eCards, drop cards and Admakers) was made available to enable members to capitalise on the campaign in their local area. State Marketing initiatives in the form of online ‘Grab for Cash’ competitions and targeted banner ad campaigns on realestate.com.au were a success, generating in excess of 10,000 leads and increasing brand awareness.

The inception of a national Newspaper Contact Database in 2008 and its relationship with the strategy of increasing direct member involvement with local media, delivered improved results through 2009. Members achieved more newspaper coverage using a combination of bi-monthly network proforma media releases, periodic awards releases, and their personal market activity releases. Member media relations guidance was instrumental in minimising adverse media exposure throughout the year. Growth in member awareness of the network’s ability to assist led to earlier alerts and reduced adverse media attention. The weekly cycle of communications was adapted and a periodical eMagazine – Enterprise – was piloted. This expanded the network’s comprehensive advice, leveraging from member expertise and external experts through contributing articles. The ‘Convention Wrap Special’ and ‘Christmas 2009’ editions were highlights. June saw the final edition of weekly ‘Goodnews’ and its replacement with a new format – The Pulse. The Pulse introduced business advisories and tips about how to best leverage First National membership, snapshots of market and network activities, news of member successes, reminders about upcoming events, and links to all other network communications. Commercial, Rural and Foundation communications kept members informed of all relevant developments.

The press releases alone more than account for my annual membership fees with the amount of free publicity my business receives in the Burnie Advocate. The number of animals that are dumped or euthanised, as a result of this problem, highlights the community awareness First National agents possess.

2009 also saw the network branch into the realm of social media, chiefly to complement the eMarketing department’s Search Engine Optimisation (SEO) strategy, providing additional consumer benefits. Three Twitter channels were developed, regularly reporting on real estate market developments, auction results, and member/network achievements. During the course of the year, more than 26,000 followers were attracted and this contributed to the maintenance of Top 10 SEO status.

Software Systems Increasing sales through buyer matching, business management and quality customer service

Utopia During 2009, sustained development of the network’s proprietary buyer/seller matching and customer communication tool led to the launch of Utopia. The product achieved integration with Platform, PortPlus and Inspection Reporter; template designs were refreshed and trials commenced in New Zealand. One hundred and sixty First National offices migrated from the legacy First Priority system and more than 50% of these initial users have since upgraded to the full version – which provides additional benefits, especially the powerful eNewsletter tool. By year’s end, more than 200 offices and their customers were enjoying the considerable power and bottom-line benefits of Utopia. The system receives ongoing enhancements as a result of member feedback. Online Webinar training is a major initiative and sessions were attended by in excess of 200 people throughout 2009.

First National SMS and FN Domains Generating listings, making sales, saving members money! A change in supplier of SMS services delivered members a significant price reduction, no set up fees, improved service and integration with customer relationship management systems. Use of the network’s discounted domain name service - FN Domains - continued to grow as members took advantage of savings of up to 50%.

Platform Platform, the network’s potent Customer Relationship Management (CRM) system, further advanced with the release of version 2.7. At the National Convention, the business demands of smaller sized offices were addressed with the release of Platform Lite, a simpler, streamlined adaption of the parent product. Now, through Platform and Platform Lite, First National offers a degree of flexibility few network rivals can match. Development of the Property Management module commenced, and, commercial and rural modules were augmented. Bundling of the product with Utopia created additional choice as well as greater appeal for New Zealand members.

Commercial A new chapter, new beginnings

The network’s commercial chapter gained ground in 2009. Member offices continued to grow their business as well as local community profile. More than sixty members gathered at the 2009 Commercial Conference ‘The Next Chapter – New Beginnings’ where they saw the initial designs of the First National Commercial brand revealed. Located in Coogee, Sydney, members interested in building a commercial element within their business rubbed shoulders with experienced commercial network colleagues. Torq Murray discussed Property Management Risk Minimisation. Dr Allan Manning reviewed Business Loss Minimisation. Neil Thompson discussed Building Sustainability and New Technology. And, Mark Grogan presented the Commercial Leasing Workshop. Spirited bidding at the charity auction dinner saw considerable donations support of First National Foundation. Late in the year, commercial chapter committee members reconsidered the COMMERCIALFN.COM brand, identifying that revisions to the identity should result in a brand more closely aligned with the refreshed First National parent brand. A number of offices moved swiftly to implement this initiative.

Online industry leadership assures continued benefit for members and customers

The continued delivery of industry leading eMarketing tools remained a key focus in 2009. Members benefitted from a wide range of products and resources including the release of the Style 9 member website as well as expanded training options – in person, in office, Webinars, and, in the form of How To online videos. Website enhancements from the Pet Friendly Rental Search to Web 2.0 functionality and online video ensured First National maintained development momentum.

Google Volatile but First National Holds Firm Google volatility and increased competitor focus on Search Engine Optimisation (SEO) made Top 10 rankings for all real estate related searches increasingly difficult to achieve. First National held firm, however, maintaining a Top 10 presence in Google for key industry search terms including ‘real estate’, ‘rural real estate’, ‘commercial property’ and ‘real estate agent’. The majority of First National member offices continued to enjoy top 10, and often top 5 rankings in the local search arena.

Find First National, Reaching the Long Tail... Trends in search saw the ‘long tail’ (where consumers use a search phrase of more than three key words) gain momentum. SEO expansion strategies implemented in early 2009 resulted in a 60% increase over 2008 results in the number of search terms delivering traffic to firstnational.com.au, and also, consistent Top 10 Google rankings for street addresses, agent names and broader local search terms.

Rural Teamwork, cooperation and networking combine to advance collective interest A series of strategies aimed at increasing rural profile led to considerable advancement in 2009. Development of a clearing sales website was completed; there was further rural enhancement of member websites, commencement of data streaming to Farmbuy.com, an extensive program of rural expos and field days, and, increased member participation in the member services planning process. Regular Rural Updates raised member awareness of campaigns and projects, encouraging teamwork, cooperation and networking at both state and national level. A program of member visitation in five states; rural training workshops in Tamworth, Murray Bridge and Launceston, combined with Network Doctor events in Warwick and Goondiwindi, furthering understanding of network products and services as well as providing networking opportunities for principals and staff. Invitations to participate in a National Database Workgroup were extended to members and it is intended that a contact management system will be implemented in 2010, as a result. An initial design brief was finalised by the member workgroup in consultation with First National’s Software Solutions department.

National Rural Conference The National Rural Conference in the Hunter Valley provided a superb business agenda against the backdrop of one of Australia’s most renowned vineyard areas. Keynote speaker Mick Keogh of the Australian Farm Institute, outlined complex issues of carbon trading, government initiatives involving rural areas and their businesses implications. Grain grower and manufacturer Doug Cush, meat processor Damien Dougherty, and grazier Rob Walker combined with NAB and valuation company Heron Todd White to provide an informative program for delegates. Country generosity shone through with $18,000 raised for the First National Foundation.

2009 represented a turning point for the Property Management chapter with the formation of an inaugural committee. The Property Management Committee - chaired by Deanne Lamprey - comprised property management member ‘experts’ from each Australian State. Their goals were twofold - firstly to ensure the most appropriate, up to date keynote and workshop presenters for the conference; secondly, to establish criteria and provide member input for the proposed National Office management role. The key focus of this new executive position will be to drive the Property Management portfolio. The annual Property Management Conference was held in Adelaide with Vivienne Corcoran as MC. Delegates enjoyed guest speakers including Rachael Sporn, Darren Hunter, Colin Pearce, Vivienne Corcoran and Brian Wood, who spoke on a variety of Property Management issues. With a broad ranging business and training agenda, feedback received indicated great satisfaction. Property Management colleagues were recognised amongst peers at their annual awards dinner. Tamara Lamprey (Burnie, Tas), and Kate Dennis (Warradale, SA), shared the Property Manager of the Year award.

Member Services Connecting members with the world of resources available to facilitate better business

Member Services is central to the delivery of benefits to all offices throughout Australia. The Network Doctor service concept gained traction in 2009, breaking down state barriers and resulting in the full resources of the Member Services team being deployed nationally. Network Doctor events brought staff and principals of entire zones together for high speed network services reviews, delivered, in many cases, by entire state based teams of Member Services Managers (MSMs). Feedback was exceptionally encouraging with many staff commenting that they had now developed an understanding of First National’s corporate culture, its strengths, its products and services, and, importantly, why they belonged. MSM’s use a now well-established reporting and information-sharing intranet known as The Hub. This facilitates better service by enabling MSM’s to find solutions for members quickly by using the national knowledge of the team. New member recruitment advanced through better use of technology. The network promotes itself using a series of eCards with brief messages, distributed to a recruitment database using Utopia. Messages about network successes, communications, new recruits and new brand proved very effective in drawing responses and requests for more information. Following initial interviews with Network Development Managers, prospects now receive individually tailored recruitment submissions that demonstrate the network’s online office profile products.

Training, Benchmarking & Best Practice Under the direction of State Regional Councils and dedicated training committees, training went from strength to strength. With well structured schedules and industry leading keynote presenters, training sessions, were received with enthusiasm and well patronised nationally. In 2009, the Board expanded member benefits by offering Best Practice and Benchmarking at no cost. This initiative stimulated fresh interest and was aimed at directly improving members’ businesses. With the continuation of Best Practice training sessions across the country, more and more members embraced the benefit of quality assurance, their improved bottom-line, and the point of difference it provides. Appreciating the importance of Benchmarking and its value to the membership, the network has earmarked a dedicated session for the 2010 National Convention.

National Convention Economic change, environmental initiative, gathering momentum

The network’s joint National Convention occurs bi-annually, bringing Australian and New Zealand colleagues together, this year in New Zealand’s South Island. With an elementary objective that no two National Conventions should ever be the same, management conceived the unique proposition of a Convention that would traverse two world-famous locations – Christchurch and Queenstown. Over 400 members, Alliance Partners, staff and speakers enjoyed three days of business sessions, entertainment and fun-filled events. Popular funny-man John Blackman, once again, played the role of MC. Almost an expectation of the membership, John has become a familiar, family face at First National Conventions. The line-up of quality keynote speakers and workshop presenters can be found on page 31.

The network’s Energy Efficiency Kit was launched, providing members with the necessary resources to equip them for local community leadership in this increasingly important area of consumer decision making. Keynote speaker, Contiki founder John Anderson, provided a profound insight into the birth and development of one of the world’s most famous and successful travel companies; Rob Gell – Environmentalist – explained the role agents can play in a more sustainable future, Robert Gottliebsen, BRW magazine Founder, outlined how the Global Financial Crisis occurred as well as the likely year ahead, and last but not least, Robbie Deans – Wallabies Coach – gave an insightful presentation in Queenstown. Numerous training workshops included Sales, Auctions, Listings, Marketing in Tough Times and Business Management Systems. Delegates took away vital information to assist their businesses. The well-attended Annual General Meeting heralded a change of leadership, following the retirement of Chairman Mike Macqueen. This event saw acceptance of the auditor’s financial report, acknowledged the retirement of popular Western Australia Director, Krys Tully, and welcomed the new Board of Directors – Mark Millington (NSW), Russell Burton (SA), David Hamilton (Qld), Deanne Lamprey (Tas), Ross Neilson (Vic) and Allan Griffiths (WA). At the Board’s first meeting, Directors appointed former Vice Chairman David Hamilton as the incoming Chairman and Russell Burton as Vice Chairman.

New Zealand A year of consolidation

A series of strategies aimed at increasing rural profile led to considerable advancement in 2009. New Zealand’s property market showed a slight improvement on 2008 results although general sales volumes remained at less than 60% of 2007 -2008 levels. A contraction in the number of First National offices resulted 70 offices bearing the brand at year’s end. Associated with this was a drop in active salespeople in the industry from in excess of 20,000 to an estimated 12,000. As the year progressed, most regions experienced more stable sales volumes although all rural, and most metropolitan, areas were reliant upon overseas and/or discretionary. Sales were generally restricted to the lower end of the market with the result that First Home Buyers experienced better purchasing conditions than in recent years. The middle or ‘family’ market was almost stagnant and upper level buyers ‘cherry-picked’ the bestpresented properties, or those which had the potential to add value. Following the membership’s 2008 vote to fund a specific training levy, the network introduced interactive education through Webinars for all facets of the business in 2009. From early January, Administration staff, Property Managers, Principals, General Managers and Salespeople all tuned in to specialised sessions around their discipline. Sessions were recorded and available for later use through FirstNet/Gateway.

Tied in with the web training was the reintroduction of standalone Administrators and Property Managers Conferences, along with the annual Rural Seminar. November saw the introduction of the new Property Act and Statutory Authority. Substantially expanded procedures are now required to be followed for appraisals, listing and the sale of property. There are now substantial fines for non-compliance. The establishment of closer ties with the Australian eMarketing department resulted in the New Zealand website activity levels skyrocketing on the back of enhanced SEO performance. Member websites were upgraded and received added functionality. The new First National brand was universally accepted and nearly half the network had rebranded by December. The remainder have committed to a 30th April 2010 completion. Members who have rebranded have been delighted with unsolicited public praise of the new look.

Obituaries Ian Bell (Qld) Ian joined the network in 1994 and made a great contribution, particularly in the Sunshine Coast Zone. An astute businessman and highly respected member, Ian will be best remembered as Nambour’s Leading Salesman, a title he held for many years. A major developer in the local area as well as an all round gentleman, Ian was farewelled by family, friends and First National colleagues.

Peter Short (Qld) Peter joined the network in 1983 and became a South Queensland member who was held in great affection. He passed away 3 March, having fought leukemia for four months, at the age of 87 years. Peter left the network in August 1997 when Kevin and Beverley Healan purchased his business. Peter lived by the following creed: Is it the truth? Is it fair to all concerned? Will it build goodwill and better friendships? Will it be beneficial to all concerned?

Order of Australia Colin Croll, 81, a resident of Mosman (NSW) and long-standing REINSW member, was awarded the Medal of the Order of Australia for services to the community through the Neutral Bay Chamber of Commerce and the Neutral Bay Rotary Club. Colin’s voluntary involvement, organising the Neutral Bay Fair for 22 years, as well as his Chamber of Commerce and Rotary Club work led to this high distinction. ‘My business in Neutral Bay has been a wonderful springboard for being part of the community’ he said. Colin still works everyday in his real estate agency, Croll First National, which is now run by the third generation, his son Andrew.
