Chairman’s

Report 2008 was a year of consolidation. Membership support for Project 25, at the 2008 Annual General Meeting, ensured that the network will retain a commanding position for the next 25 years. The strength of our co-operative is that the membership is able to convene for common purpose and unify for strategic advancement. This co-operation ensures that the network is primed to deliver on its core commitment – that member offices are equipped with the right tools to lead the way. The year began with great energy yet concluded with trying economic times. Whilst the coming years will present challenges for all industries, members can take great comfort that the network’s advancements, in recent years, will continue to place your business at the forefront of the real estate profession.

As the network continues to undergo generational change, the Board of Directors has instigated a programme to recognise, acknowledge and reward those members who have served the network with great distinction over many years. This initiative will be launched at the 2009 National Convention. Sadly, 2009 will see the conclusion of my tenure on the Board. This tenure began in 2001 and, I must say, it has been an absolute privilege and an honour to serve as both a Director and, ultimately, as National Chairman. What this journey has highlighted is that to achieve success, a unified team and common purpose is essential. The network is in very good hands as the Board demonstrates not only the above characteristics, but integrity and dedication.

Once again, the network achieved a surplus position, nationally, and with the support of the state marketing committees (utilisation of their retained profits) the network was able to fund a national TV campaign coinciding with both the Olympic Games and football finals. This campaign provided substantial business opportunities for members, not to mention a dramatic increase in brand recognition as well as staff morale.

Great praise goes to my fellow Board members, national office staff, colleagues and, ultimately, my wife, family and friends. Thank you for your support, patience and understanding during this important chapter in my life.

This year’s National Convention at Sanctuary Cove (Queensland) was, once again, an outstanding success where business skills, economic analysis and, of course, camaraderie and fellowship flourished. In recent years, it has been very pleasing to witness that the business sessions have resulted in ‘standing room’ only at our Conventions. The 2009 Convention is a joint Convention with our New Zealand colleagues in Christchurch and Queenstown where members can expect not only the best, but the unexpected!

The First National network is truly a great enterprise.

This rewarding experience has created memories to last a lifetime, primarily, as a result of the strength of the membership and the camaraderie.

The network’s success is truly enhanced by the many volunteers who freely give their time to serve their zones, states, national chapters and programmes. The result is that members greatly benefit from their experience and expertise, particularly, in co-ordinating, organising and managing our regional events and chapters such as Property, Rural and Commercial.

Chief Executive’s

Report 2008 was a milestone year for the network. To quote WA Director Krys Tully ‘we are now operating as a national network’. This statement not only reflects the strength of our network but is directly attributed to our 2008 major initiative – the National Television Campaign. The campaign generated in excess of 11,000 leads as well as a sharp increase in our brand exposure and national awareness. During an office visit, it was encouraging to be told by a junior staff member ‘it is great to be part of such a powerful network’. This boost in staff morale, throughout member offices, will be of great benefit for the challenging times ahead. The television campaign was enacted as a result of State Marketing Committees’ vision and commitment to use retained profits. In accord with this vision, the network was able to commit additional funds, mainly as a result of a commitment to increase spending on member benefits in recent years. Expansion of member benefits commenced in 2004, as a result of a reduction in operating costs by the equivalent of 13 per cent of network revenue. This increased efficiency has been achieved at the same time as the network provided the greatest increase in products and services in its history. Paralleling this increase in benefits has been the growth of the Network Doctor. A concept where the network’s management services team’s skills are utilised with all staff in member offices. This concept gained traction nationwide in 2008 and is now the keystone of member services throughout Australia. The network’s communication strategy provides the opportunity for members to be the most informed, knowledgeable and quoted within our industry. The utilisation of the network’s public relations initiatives has resulted in increased local exposure for participating offices. This knowledge has also resulted in members ‘spreading’ the news of the network’s success, particularly, the technological advantage we have over our competitors. Whilst membership numbers declined in 2008, as a result of the economic climate, the growth of member businesses continues unabated. In recent years, the network has begun providing award winning graphic design, video production and member communication. This has led to a 70 per cent increase in member requests for branding assistance. This commitment to quality was rewarded when the network was nominated for two awards at this year’s Australian Marketing Institute Awards(AMI).

The Product Spotlight campaign, launched in 2008, provided members with an easy to use tool (DVD) to facilitate staff meetings and training that greatly benefited participating offices. This campaign will continue in 2009, chiefly due to the positive feedback about the quality of this communication and the vital tool it offers member offices. The National Convention at Sanctuary Cove was a resounding success and enthusiasm about the joint Convention in New Zealand – Christchurch/Queenstown – is already evident. Best Practice accreditation continues to be the quality assurance tool that is much sought after amongst the membership. This key point of difference is provided to members at no charge and the benefits, once implemented, place participating offices in a leadership position in their market place. When combined with the network’s state-based funded training – First National members are truly the most informed local agencies with access to training as well as fellow members who provide the best resources within our profession. The enthusiasm and commitment of the national administration team is a credit to the network and their contribution to members’ offices and long-term success reflects their pride in belonging to First National Real Estate. On behalf of members, I thank them for their expertise, diligence, dedication and loyalty. Next year, Regional Councils, Zones and chapter associations will benefit from the resourcing of a new department – Corporate Services. This department will assist the army of member volunteers who freely give of their time to advance the network. On a personal note, I would like to thank members who take the time, either during my office visits or in written correspondence, to put forward suggestions, enhancements and initiatives to assist the network. This feedback is greatly appreciated and reflects the co-operative spirit of the network. 2008 was, again, a very successful year for your network. The advancements and inventiveness, combined with new strategies, place member offices in positions of leadership to ensure that the challenging times ahead can be met with confidence and the assurity that no-one is better prepared than a member of First National Real Estate.

First National

Foundation Sponsorship of the First National Foundation and the Red Cross Emergency REDiPlan project expanded throughout 2008 as the network’s support of this major philanthropic partnership expanded. Membership reports of property listings won, as a result of Red Cross co-branding and sponsorship, were not uncommon and over $440,000 was raised. The Emergency REDiPlan initiative is effective in providing support to numerous Australian communities as they grapple with storms, floods, cyclones and bushfires. Red Cross provides a range of assistance through Evacuation Centres, Recovery Centres and Outreach Support, directly involving the assistance of First National members on occasion, working door-to-door alongside Red Cross volunteers.

Attorney-General thanks Foundation First National Foundation was acknowledged by Australia’s Attorney-General, Robert McClelland, for its support of Red Cross and the Emergency RediPlan Project at its official launch in October - “Today though, I’d like to acknowledge the First National Foundation for their generous support of Red Cross and the REDiPlan Project,” he said. “The goal of First National to raise $3 million over the next three years is a wonderful example of how private enterprise can work alongside a nongovernment agency such as the Red Cross, for the benefit of all Australians. “… So thank you to First National.”

Member fundraising initiatives Frank Facey (VIC) With a commitment to donate $50 per sale to The Foundation, the team at all three Frank Facey offices (Berwick, Narre Warren and Pakenham) contributed $25,850. They were also successful in an additional fundraising endeavour, raising $700 at a Wine Tasting with clients and members of the local community. “Everyone had a great time, and our local newspaper is going to run a story as well!” Ross Neilson – Principal. Evans Head (NSW) Evans Head First National were productive during Foundation Week, holding a number of events which raised over $1,200 – a fantastic result for such a small community! “We really enjoyed the week; all staff participated and it was a fantastic opportunity to reach out to the Evans Head community.” Holly Layland.

Hawks Nest (NSW) The team at Hawks Nest First National put in an incredible effort, holding a number of fun and creative events including a Community Garden Party, colouring competitions and a charity auction. Through these great events, Hawks Nest First National involved their whole community from the local council, to local businesses, trades people, family and friends and even their local Red Cross President.

Halliday (TAS) Halliday had great success with their first Foundation fundraiser. Local businesses donated some great prizes and St Helens townsfolk turned up on the night, donating hard earned cash to raise over $1000. “St Helens people are renowned for their generosity. McColms (QLD) Highlighting the true generosity of this great network, McColms First National (Bundaberg) donated $3,200 to the First National Foundation, in support of Emergency REDiPlan. The funds were raised through the $50 per sale initiative, which was run over three months. South Australia and NORTHERN TERRITORY South Australian and Northern Territory participating members made Foundation Week last for two months! In April and May, they donated $50 from every sale to the Foundation.

Community Service announcement In October, First National Foundation filmed a Community Service Announcement in which a house (about to be demolished) was burnt to the ground. The advertisement appears on the Foundation website and has run on television stations all around the country, raising awareness of the good corporate citizenship of First National and demonstrating the value of the Emergency REDiPlan Project.

Foundation Week - April Foundation Week saw members fundraising in earnest, organising sausage sizzles, charity auctions and golf days. Approximately $50,000 was raised as a result. Later in the year, at awards nights throughout the country, members once again dug deep to bid for all manner of items at Foundation fundraising auctions.

The National Television Campaign, held in August, was the biggest brand campaign in First National history.

Featured Shows

The network’s award winning ‘We put you first.’ advertisements featured for eight weeks on Channel 7 - the most successful TV station in 2008 - and their affiliates, WIN and Prime, covering 98% of the Australian television viewing public. The advertisements ‘Agent Provocateur’, ‘Boardings’ and ‘Property Management’ featured amongst high rating programmes such as City Homicide, 7 News, Dancing With The Stars, All Saints and Sunrise. Monday night (weather reports) also carried First National sponsorship during the news. Coinciding with the television campaign, the network also ran a web-based competition, building on the success of the $10,000 March 2008 web-campaign, promoted on Sunrise. The competition offered viewers the chance to win $25,000 off their mortgage, rent or renovation thanks to First National Real Estate. This provided a full week of exposure for First National at 8.15 am every morning.

PROMOTION Over 9,000 posters were ordered by members, 600,000 DL cards were distributed and over 700 different online sources directed traffic to the competition webpage.

Spotlight MONTHLY SPOTLIGH The Product Spotlight series of DVDs delivered marketing and training tools to members each month to assist with sales meetings. Presented in the form of a DVD, this tool aimed to provide principals and staff with a greater understanding of the broad array of First National products and services. Product Spotlight also served to educate the network’s membership about Search Engine Optimisation (SEO) and other web-related skills now essential to every agency’s success. Throughout 2008, seven Product Spotlight kits were sent to members to educate them about products and services such as, Search Maxmiser, First Priority, Best Practice, Commercial, First National Foundation and campaigns including ‘Win $25,000 toward your rent, mortgage or renovation’ and ‘The FNRE Web Game’.

Driven by the fundamental objective – to provide the necessary resources for members to be leaders in their respective markets – First National embarked upon a visual approach to member and staff communication in 2008.

Public Relations and

Communications The development of a national media contact database played an integral role in increasing member media exposure received. The process of distributing proforma media releases on a bi-monthly basis evolved so that members could add their name and office contact details, essentially making the release appear as though it came directly from them. With the ability to look up local and state media contacts, many members embarked upon a media release campaign that elevated their local profile successfully.

Great publicity gained The implementation of Media Equivalency measurement enabled the network to measure monthly publicity results. In excess of $100,000 of editorial was achieved in most months and nearly $200,000 in the month of September alone. Capital city as well as regional newspapers mentioned First National on a regular basis and the network achieved two feature articles in the industry publication - SOLD Magazine - one concerning the network’s technology communication, the other its rural expertise. The Product Spotlight series of DVDs diversified First National’s communications approach, talking to the network’s broad demographic audience in a visual manner. This initiative proved useful in educating members and staff in sales meetings about a broad array of network events, products, technologies and services. FNTV also extended the network’s reach to a new generation of consumers, hungry for rich media content on websites.

Property Outlook 2008 Property Outlook provided the nation’s media with First National’s assessment of property market conditions and likely trends. Distributed as a bound document, it generated considerable newspaper editorial in the second quarter. In an acknowledgement of the 2008 property market’s complexities and

The network’s communications strategy comprises a range of regular internal communications as well as external public relations activities, chiefly designed to raise brand profile. 2008 proved to be a year in which First National punched above its weight, achieving significant expansion of media exposure as a result of numerous operational changes.

Australian Financial Review First National featured prominently in the Australian Financial Review (AFR) throughout 2008, with CEO comment on market developments regularly sought.

The network’s Super Agent web campaign also caught the attention of the AFR’s Property Spy in May for its success in tapping the Generation Y market. “To take on this group, the real estate industry is going to have to do the property equivalent of leaping a tall building in a single bound” it claimed. It then praised the network’s vision in reaching out to a generation who do not respond to traditional real estate marketing approaches.

Showcasing the network’s technology expertise, an article Knowledge Equals Power - ‘The Challenge of Technology Communication within Networks’ highlighted the tenacity shown by the First National network in its approach to communication and member education. In November, the network was featured once again, this time showing First National Rural’s expertise in the article ‘Australia’s Toughest Agents, The Challenges of Country Real Estate’.

Talking Real Estate Sky Business Channel featured listings from several First National members at 6.30pm on Saturday evenings.

Media

Snapshots A National media database was built and added to Gateway, enabling members to easily identify everything from local to national newspaper editorial contacts.

Internally, the weekly electronic communications Goodnews and Your Industry helped to keep the network’s membership aware of individual office achievements as well as industry trends and developments. The monthly hard copy Region Report served as a summary of network activities for discussion - at zone meetings - and other periodic communications served to keep members aware of Rural, Commercial and Foundation news.

Media releases for awards won at National Convention were dispatched on behalf of members without them needing to do a thing! Bi-monthly proforma media releases enabled members to easily personalise, adding their own names. Technology Platform A schedule of Platform User Workshops provided the foundation for ongoing member training, facilitating optimal use of the product in the field. The workshops provided valuable opportunities to receive real-world evaluation of key features, leading to a product development programme that sets a new standard amongst Australian real estate networks. A raft of new features and enhancements were added as a result of this approach, further refining the benefits of use. The release of the Property Management Module in 2009 will complete the Platform suite, making it a comprehensive office management system. Improved rates of implementation are therefore anticipated.

FNDOMAINS The network’s discounted domain name facility provides a trusted place for members to conduct their domain name purchases and renewals. Featured in the February Product Spotlight DVD alongside Search Maximiser, the relevance of domain names, how they should be registered and general domain management principles were highlighted. Membership response was extraordinary, resulting in record sales of domains that month and an increase in domains under management from 1200 to 2000 – a 66% increase.

The continuation of True Blue magazine helped strengthen First National Rural’s advertising presence in rural publications throughout Australia. With over 250,000 magazines distributed in 2008, the benefits of consolidated advertising with correct, consistent First National Rural branding became apparent. The final edition of the full colour, gloss lift-out received specific praise from Phil Dowling of Childers. “The day the magazine hit the street I had a call from a potential vendor thinking of selling. The following week, we listed the property for sale at $1.5 million - with crops - and have subsequently sold the property for $1.35 million without the crop. We also sold eight other properties listed in the publication.”

Rural Conference

The National Rural Conference held in the Barossa Valley in August, marked the launch of a marketing initiative available online - the Rural Listing Booklet. In a network first, this product introduced a fresh approach to the production of high quality listing presentations for First National Rural members. Available through Gateway, members produce a profile of their business online and receive their professionally printed booklets within 48 hours. Conference keynote speakers - South Australian State Minister for the River Murray and Water Security, The Hon. Karlene Maywald also discussed the need for real change in the way we treat water as a resource.

Management Property Management Conference a success The well established Property Management chapter started the year off with a successful conference at Tweed Heads on the Queensland and New South Wales border. Held at Twin Towns, the conference highlighted the strength of Property Management within the network and focused on development of member and staff skills. In excess of 200 delegates enjoyed guest speakers who included Robyn Moore, Carol Levitt, Ian Grace and Bob Walters who spoke on a variety of property management issues. At the awards evening, Nichole Jones (Giles Jones First National, WA) won Property Manager of the Year.

The National Television Campaign supported property management, using its specific television commercial. Other retail marketing and online materials were produced to assist property managers with daily business tasks.

RENTING IN QUEENSLAND

For over nine years, Dorothy Hamilton (First National Palm Beach) and Mike Gray (Nerang First National, QLD) have been conducting a Year 12 training session on the rights and responsibilities of renting in Queensland. Over 4,500 students from 14 local public and private high schools have taken advantage of this life skills education programme, which aims to inform teenagers and parents about what is expected of them in the renting world. The students are given a show bag, with a plethora of information including budgeting advice and Residential Tenancies Act information. The response to the programme has been encouraging, with parents and teachers very impressed that real estate agents would take the time to explain renting procedures to students and, as a result, Dorothy and Mike have been rewarded with business enquiries.

Best Practice, Training, Strategy Forums and

Network Doctor

The Network Doctor training concept continued to evolve and now takes several forms. In essence, it reflects the network’s acknowledgement that one size does not fit all and that specific skill sets within the national Member Services Team and National Office staff must be directed to where they are most needed. This means that MSM’s crossed state borders to target support to member offices in need, and state MSM teams conducted Network Doctor events that brought together entire regions. Such events provided fast paced, dynamic presentations of network products and services as well as vital networking opportunities for principals and their staff. Importantly, members are polled to establish agency practice areas of interest to them, following such events, and then the most appropriate MSM’s are scheduled to visit their office to assist staff in greater depth.

Members and staff attending a Network Doctor event in NSW were “blown away” by the products and services on offer by the network. In the words of one very excited Lyn Haggarty (David Haggarty First National, NSW), “This is exactly what we joined First National for - twenty years ago”. Another office was amazed at the quality and breadth of First National’s product base - their comments - “Why hasn’t our Principal told us about this before”.

BEST PRACTICE Best Practice continued to strengthen the standard of agency practice amongst member offices throughout the year. With the continuation of the training sessions held across the country, more and more members embrace the benefits of quality assurance and the point of difference it provides.

Marketing Ultimate guides a hit Generation of business enquiry continued through the ‘Ultimate Planning Guide to Real Estate’ which was sent to over 50,000 potential buyers and sellers across Australia. ‘The Ultimate Planning Guide to Real Estate’ incorporated worksheets and checklists, providing clear guidelines to help consumers complete their purchase or sale with the best possible outcome. The network’s National Convention was held at the Hyatt Regency, Sanctuary Cove, in May. Over 475 members, staff, alliance partners, and speakers enjoyed 3 days of business sessions, entertainment and fun filled events.

Stars shine at closing ceremony A First National Convention would not be complete without a memorable closing ceremony and, once again, the network delivered in spectacular style. All delegates were greeted like movie stars for entertainment and dinner at Warner Bros Movie World. Opened exclusively for First National members, everyone dressed as their favourite movie star to take part in the activities and shows performed by the Movie World staff.

With over 15 different training workshops to chose from as well as quality keynote speakers such as Dr John Tickell (renowned author and health expert), Phil Ruthven (Executive Chairman IBIS Group) and Sam Bailey (Quadriplegic farmer, author and pilot), members and staff had the opportunity to take away vital information to assist in the improvement of their lifestyle and the running of their businesses.

Update Change came in many forms; the first TV campaign in several years, a substantial and protracted market downturn, the appointment of the group’s first ever Marketing Manager and, towards, the end of the year, departure from the Fly Buys loyalty programme. As with recent years, major advertising campaigns focussed on the association with the Fly Buys loyalty programme, including a television advertisement in February accompanied by direct mail, in store fitout and database-driven newsletters. Several later programmes were built around direct mail facilities within Fly Buys’ own system. Later in the year, a network decision saw First National NZ depart from Fly Buys. At the same time, a massive office, stationery and property sale sign rebranding exercise involved every member of the network. Based around the Running Man aka ‘Red Man’ this rebrand effectively refreshed the First National brand, nationally, in one fell swoop. This major programme was a complete review of the First National Corporate ID programme... something that will roll into 2009.

General Manager - John Stewart - advised 2008 was a year of change and initiative for First National New Zealand.

Associated with the departure from Fly Buys came the decision to develop our own loyalty programme delivering offers and advantages to vendors, buyers and landlords at no cost to members or salespeople. This is now well advanced and will be released at the 2009 Convention in May. A direct result of this initiative will be the establishment of a national database of members of the programme, loosely named “Club First National”, which will open communication channels to members of the programme from the National Support Office.

MAJOR WORKS

The national website was redesigned in the last quarter, refreshing content and functionality. At the same time, a programme to deliver training to all staff was delivered at no cost using VOIP technology. Sharing the system has already paid dividends by accelerating website upgrades, driven by web based seminars - “webinars”.

Recognition Strength of the First National brand continued to grow in 2008. The identification of key markets to target for growth in 2007 assisted the brand’s greater penetration of the 18-34 year old market demographic commonly referred to as “Gen Y”. Once again, the Swash maintained its status as the most recognised symbol in real estate in Australia.

2008 national awards nominee With brand awareness consistently rising, the network received recognition in the form of national award nominations for marketing and eMarketing by The Australian Marketing Institute. In 2007, the network achieved nomination for an award, narrowly missing out as a result of Telstra’s entry. In 2008, First National was nominated for awards related to

brand recognition and website strategy. With fierce competition from major retail brands as well as heavily funded government institutions, the network was, once again, narrowly eclipsed. To have reached finalist status in such competitive arenas reflects the outstanding quality of the network’s vision and productivity.

The Real Estate Institute of Australia (REIA) Awards for Excellence recognise outstanding achievement in real estate practice. The network was delighted to have three member offices nominated for awards in August; River Estate First National (SA) for “Best Small Agency”, COMMERCIALFN.COM (Perth, WA) for “Best Commercial Agency” and Nichole Jones of Giles Jones First National (WA) for “Property Manager of the Year”. This was an outstanding achievement for all three, representing recognition at the highest level – top five in their respective categories in Australia.

Obituaries Max Bailey (NSW) Since joining the network in 1983 Max’s contribution to First National Rural was acknowledged by not only his network colleagues but by leaders of the Stock and Station industry at large. A substantial contingent of network colleagues, family and friends gathered to pay tribute to Max’s life.

Jim Avery (NSW) Jim joined the network in 1991 servicing the prestigious Southern Highlands region to the south of Sydney. He was widely regarded as one of the industry’s gentleman and enjoyed the respect of competitors and friends alike. He will be missed by his network colleagues and staff.

David Fairfax (QLD) David joined the network in 1996 and made a great contribution, particularly, in his roles on Queensland Regional Council and the Marketing Committee. David will best be remembered as an astute businessman and an all round gentleman. David was farewelled by family, friends and his First National colleagues.
