It has been a big few months here at QRI. You may have noticed that we have updated our website to make it easier for you to search through your deals and find the information you need on your desktop or smartphone. Congratulations to our finalists! My parents and I were invited to attend the QRI Scholarship Fund Presentation dinner on Tuesday the 30th of May. It was held at the Keperra Country Golf Club, which was convenient for us because it was only a five minute drive. However, several other recipients and their families travelled from the other side of the state for the presentation, with QRI kindly accommodating for their travel to Brisbane.

Luke Feldman, a former police officer turned Australian cricketer, also made a guest appearance. It was interesting to learn about the life of a professional cricketer and Luke often had everyone in hysterics while he told his stories.

It was great getting to know some of the other recipients, the QRI staff and the State Management Committee. Rakesh was an awesome host for the night, he kept everyone laughing and made the night memorable. James Kolb, who had received a scholarship through QRI several years ago, reflected on his own academic life and the amazing things he has achieved in his medical studies because of QRI’s brilliant scholarship program. His speech was incredibly inspiring to me, as I’m sure it was to the other recipients.

There were 18 recipients in total who received $25,000 in bursaries for the categories of: Academia (Major and Minor), Sports, Arts and Encouragement.

Over the past few months, we have seen a number of Australia’s lenders adjust their investment lending policy and pricing. These changes have come about because the industry regulator, the Australian Prudential Regulation Authority (APRA), has raised concerns that the property investment market is over-heated. In a bid to cool it down, the regulator has called on Australia’s lenders to limit their growth in investment lending to 10% year on year. Some lenders are now at the 10% cap or very close to it, which precludes them from accepting further lending from the investor market. In fact, there have been a small number of instances where lenders have already breached this cap. At present, we ‘re seeing an inordinate level of pricing and policy changes taking place across the market, as lenders endeavour to manage investment lending flows. We’re also seeing some lenders delay investor settlements in order to manage investor growth rates. Meanwhile, a number or other lenders have put restrictions on the types of investor customers with which they are willing to do business. Some lenders have indicated that they will no longer lend to current

property investors wishing to refinance their loan, while others have indicated that they will no longer lend to potential investors who wish to borrow more than 80% of the property’s value. And the changes don’t stop there. In March, the industry regulator told the banks that they will have to limit their interest-only lending to about 30% of all new residential mortgages. As a result, we have seen the banks tighten policy and lift pricing further. Some lenders have lifted their interest-only pricing by up to 35 basis points. While all of these changes may sound like bad news for current investors and those looking to buy an investment property, there is no need for investors – both potential and existing – to worry. While some lenders have adjusted their pricing and policy in a bid to limit their level of investment activity, others have opened the doors and are encouraging this type of business.

Traditional Polish Soup Recipe

Borshch - recipe by Eva Illuk

Eva is QRI’s very own famous chef who gets her cooking inspiration from her Polish heritage. By day, Eva is an Accounts Payable Officer in the state office but by night she is a chef extraordinairre!

It’s winter; time for soup. One of the traditional Polish soups is borshch. Borshch can be clear soup served in a cup or a thick soup with vegetables and beans. My version is the latter and it is so, so good, especially when the temperature drops and you feel like something warm and hearty.




Make your own stock preferably or buy readymade (mix chicken and beef)

1. Cook the stock on a low heat for one and a half hour. When ready, take all vegetables out and add the beetroots, peeled & cut into halves, to the stock.

Stock • 3 chicken wings • 1 beef bone with a little meat • 1 onion • 2 small carrot • 1 stick of celery • 1/2 parsnip • Small piece of leek • 2 cloves of garlic • 1 can butter beans • 1 small clove of garlic extra • 1 ½ - 2 lt water • Salt, pepper, allspice, bay leaves

2. Cook for a further 45 minutes or until beetroots are tender. Then take them out, cool and grate (thick strips) and return to the stock.

Vegetables for Borshch • 8 fresh beetroots • 1/4 small cabbage • 3 potatoes • 1 tbls tomato paste • Lemon juice • Butter beans (can) • Sour cream and fresh parsley for serving

6. Serve with a spoon of sour cream and sprinkle of parsley for colour. A slice of good sourdough goes well with Borshch too.

3. Cut the already cooked carrot (julien style) and add to the stock. Separately, cook potatoes (small cubes); when al dente also add them in to the pot. 4. Lastly, cook shredded cabbage separately for 5-10mins and add to the soup. Squeeze some lemon juice to taste (about a tablespoon). 5. Add tomato paste and beans and mashed row garlic clove at the end. Simmer for another 10 minutes.

7. Enjoy it.

Tangalooma Island Resort Day

Having spent a great 3 day break at the Tangalooma Resort a few years ago, I jumped at the chance to head back with the QRI Lifestyle team for a day at the resort. Everything was well organised in advance of the day and we received a great set of directions along with information on the resort and its facilities. An early start saw my daughter and I down at Hamilton at a brisk 6.30am, ready for the Tangalooma ferry to shuttle us across Moreton Bay. Having another daughter working for QRI Lifestyle meant that we were lucky enough to be included in Maddie’s morning coffee run. A large flat white had my name on it, and that woke me up for the day. The ferry left exactly on time and it was a pleasant trip over pretty calm waters to Tangalooma.

The Captain pointed out some interesting Brisbane landmarks as we headed downstream towards the Port of Brisbane and the mouth of the river. Our island host, Henk, briefed the QRI Lifestyle group on the day’s itinerary and many people seemed keen to indulge in a range of water sports and activities. The resort staff were getting various lunch tents up and cooking, and the smell of roast lamb was in the air…..yum!! After another coffee and a quick breakfast in one of the cafes, we ventured up the beach to the wrecks for a spot of snorkelling. Unfortunately a really strong current meant that it was hard to get far offshore, but we got wet (and cold) and saw some local sea life underwater. A good walk back for the prearranged buffet lunch worked up an appetite and we were fed well by the resort in our special marquee on the beachfront.

A background slide show during lunch reminded all the guests of QRI Lifestyle’s offerings and discounts. After lunch, some took their drinks on the sand outside the marquee and we went for a walk around the resort facilities. The afternoon sun was perfect for reading a book near the pool and we finished the day with a retreat to the beach for a quiet drink. The big ferry was departing at 3.30pm and we reluctantly joined the queue for the trip home. Sitting back in the comfy seats was a relaxing way to end the day and enjoy a snooze during the trip back across to the Brisbane River. The day out was great value and I intend to head back to Tangalooma for a longer break at the next opportunity.
