Create the Perfect Getaway with a She Shed By Doug Trahan, AHBA President We’ve all heard about the growing prevalence of man caves for years, but get ready for a lot more buzz about “she sheds.” A she shed is a free standing building in your home’s backyard - a space where a woman can go to invest time in her hobbies, get some work done, or just relax and get away from the hustle and bustle of the home. Sound like a great project to take on? Here are some of the most popular uses for she sheds: Art and Crafting Studio The she shed gives you a great opportunity to invest more time and intention in your passions. If you’re an artist, whether professionally or as a hobby, create a space dedicated to your craft. To make the space work, invest in some storage solutions to organize all of your crafting supplies, or finally get that easel you’ve been wanting but didn’t have space for in the main house. If you’re a photographer, you can even look into turning your she shed into a darkroom or pho-tography studio. Outdoor Seating Think about adding a bench or a small table and a couple of chairs in front of your she shed so you can sit with a friend and enjoy some beautiful weather with your favorite beverage. It’ll feel like you’re at a chic cafe but in the comfort of yourr own backyard. HELP! I CAN’T SELL MY HOUSE! Q: I AM TRYING TO SELL MY HOUSE, AND JUST FOUND OUT THERE IS A JUDGMENT AGAINST ME ON A DEBT FROM AGES AGO. WHAT DO I DO? A: A creditor likely obtained a judgment in its favor, adverse to you on the debt owed on the debt. To ensure payment of the debt, the judgment was recorded in the mortgage records which fived the creditor the right to be paid from the proceeds of the sale of your property. This is called a judgment lien. In Louisiana, the judgment lien attaches to the debtor’s real estate (immovable property) such as a condo, house, land, or an interest in property. To satisfy the judgment and cancel the lien, the amount of the judgment must be paid.

You did mention that the judgment was an old debt from college. Under Louisiana law, the judgment lien only affects your property for 1 years. Therefore, if it has been ten years or more since the judgment was recorded, you may request cancellation of the judgment without paying the debt. This can be done by written request to the Recorder of Mortgages through the Clerk of Court in the Parish where the mortgage was recorded. Many clerk’s offices have a form that can be completed to obtain cancellation of the judgment. The form for Lafayette Parish can be found on www.lpclerk.com.

MAKING THE DIGITAL SWITCH CAN BE SCARY! Q: I AM CONSIDERING TRANSITIONING TO AN ENTIRELY ELECTRONIC FILE AND RECORD SYSTEM AT MY BUSINESS. WHAT ARE THE SECURITY CONCERNS OR WAYS TO AVOID A BREACH? A: Electronic records are becoming more and more popular with many professional businesses. In the long run, maintaining your records electronically can be more cost effective and safer than maintaining paper documents. The following criteria for an electronic system/records system are recommended: 1. Selective restrictions by categorizing employees into different levels and each level will have different access and permissions. 2. Access rights will vary depending on the employee’s level. For example some employees may have access rights to view but not modify a document while other higher level employees will have full rights to view and modify/electronically sign a document. 3. Work stations/computers should be password protected. The risk here is when the employee forgets to log out and leaves her work station. A proposed remedy is a system that password protects after a duration of inactivity.
