INSTRUCTIONS FOR SUBMITTING AN OFFER

Please e-mail your offer to dfwreogroup@gmail.com, or fax to 214-220-2405.

Complete the appropriate TREC offer and any applicable TREC addendums with buyer’s initials and signatures. Unsigned offers will not be presented to the seller. Leave the seller name blank or use “Owner of Record”.

The seller does not accept offers with “and/or assigns” in the name of the buyer, or letters of intent. If the purchaser is a corporate entity, you must provide a copy of the articles of incorporation and proof of signing authority with your offer.

There is no seller’s disclosure. Please mark the appropriate box on the offer.

The following language is to be included in special provisions: “Subject to final corporate approval.”

There is no option period or option fee. The buyer will be given an inspection period, unless negotiated out of the contract during negotiations, to perform any desired inspections. Any inspections are for the buyer’s information only. The buyer’s earnest money will be protected through the inspection period.

The desired number of days for the inspection period should be written into special provisions. The option paragraph should be left BLANK.

It is the responsibility of the buyer’s agent to confirm that all utilities are functioning at the property prior to any inspections. The seller and/or listing agent will not be responsible for re-inspection or trip charges from appraisers or inspectors.

The seller requires a lender pre-approval letter from a direct lender with all offers. Cash offers require proof of funds (bank statement or statement of account) from within the past 30 days.

No offers will be presented to the seller on weekends or holidays. Please prepare your buyer in advance. We will fax or e-mail you upon receipt of the seller’s response. Please instruct your office to notify you when faxes are received. We will not call to notify you that we are faxing you a counter.

Please insert the words “seller’s choice” in the title company section of the contract. The title company information will be provided at a later time. The listing agent may not have this information available at the time the offer is submitted; please do not call to ask for it (or the seller’s name) prior to writing your offer.

Please carefully read the contract and any seller addendums. Dates and deadlines must be adhered to. If a closing is delayed by any fault of the buyer or the buyer’s lender, per diem penalties may be charged to the buyer.

Once an offer has been accepted, our office will provide a clean, re-typed original contract and any required addendums to the selling agent. Original paperwork, signed in blue ink, along with the earnest money in certified funds, should be delivered to our office the following business day. Earnest money must be delivered to the listing agent’s office with the contract paperwork. DO NOT TAKE IT TO THE TITLE COMPANY.

Negotiations are not binding on the seller until we have a fully executed contract. The seller may continue to entertain offers from other interested buyers until a contract is fully executed. Please do not incur any expenses, such as an inspection or appraisal, before having a fully executed contract in hand.

Please allow up to 5 business days for return of the seller-signed contract. The seller will not extend the closing date based upon any days “lost” while waiting for a fully executed copy of the contract. Please plan accordingly during negotiations to ensure that your buyer and/or buyer’s lender can meet the closing date and avoid any penalties, expired interest rate lock, etc.

Please do not wait until the day of closing to do your final walk-through. Keys must be left in the lockbox through closing. The buyer may take possession of the property upon closing AND funding. No exceptions. Please keep in mind the seller is a corporate entity and we rarely get funding the same day the buyer signs. Please plan ahead. The buyer should not activate utilities prior to funding.
