Step 1 - Free Development Assessment We assess the zoning, block size and site layout and advise you on the development potential of the property, using our experience and knowledge of development sites and the local market. Step 2 - Survey and Design Report We have your site surveyed by a surveyor and do a complete site assessment. We consider the likely demolition cost, site costs and those unusual costs that an inexperienced person may not allow for, which can wipe out all the wealth gain on a project. We consult with the designers or architects to achieve the best possible outcome with building type, style and design to best suit the site, the local market and your development strategy.

We then have home designs drawn up that are tailor-made for your site and negotiate with the builders for final contract pricing so that you’ll know exactly what the homes are going to cost you, enabling you to plan your finances and cash flow with your finance representative. Because of our buying power we are able to negotiate better prices with the builders than a person with a single project. Step 3 – Development Application Depending on the method of development you have chosen, we may submit your development and tt applications at the same time. Once your applications have been submitted, we liaise with Council and Planning Authorities on your behalf. This often involves meetings and negotiations until approval is gained and here our contacts, negotiation skills and good working relationships with the authorities are instrumental in achieving the best results for you.

HERE’S WHAT WE CAN DO Step 1 - Free Subdivision Assessment We assess the zoning, minimum land requirements, block size and site layout and advise you on the subdivision potential of the property, using our experience and knowledge of development sites and the local market. Step 2 - Consult with local shire and WA Planning Commission We consult with the local shire and the WA Planning Commission who will ultimately issue approval for the subdivision. The planning authorities have restrictions governing the subdivision of land, while every Council has their own unique set of requirements that need to be adhered to in order for the subdivision to proceed. We also consider the discretionary powers of the council and prohibited uses, as well as any easements and potential restrictions on subdivision rights. Step 3 - Survey Report We have your site surveyed by a surveyor. We do a complete site assessment and consider the likely demolition cost, services and site costs and those unusual costs that an inexperienced person may not allow for, which can wipe out all the wealth gain on a project.
