first quarter analysis Genesee Region Real Estate Information Services (GENRIS), the information subsidiary of the Greater Rochester Association of REALTORS® (GRAR), announced its statistical report for the First Quarter of 2014. Monroe County posted a modest increase in property values so far this year as the median sales price rose 2.4 percent to $124,950, up from $122,000 during the same 2013 period. However, region-wide, the overall median sales price remained unchanged at $120,000. There were 1,716 homes sold during the first quarter, an 8.3 percent decrease from 1,872, as there were 9 percent fewer homes on the market, 4,737 units, down from 5,208 last year. Pending sales were down 7 percent to 2,437 from the 1st quarter last

year and new listings decreased 5.8 percent to 4,538. With fewer homes on the market, it is reasonable to expect fewer sales, according to GRAR President, Andy Burke,“because you can’t sell what isn’t available to begin with.”

Ready, Set, Sell! the outside of your house inviting so potential buyers will want to come in and see more. Organize your garage. Use large hooks to utilize vertical space, hang bikes, golf bags, and sporting equipment. Clean up yard tools and discard doubles. Once inside, make sure that your floors are sparkling clean. Purchase a new area rug for the entrance to invite buyers to remove their shoes. Check to see if your window treatments need refreshing, rehanging, or just a dusting. In the kitchen, remove almost everything from the countertops, so the space appears larger. Polish your sink faucet, clean the oven, and clean out the fridge. When your house is being shown, you can always melt a chocolate bar in the oven or make an apple pie, not for eating but for aromatherapy and use lots of cinnamon. Make sure your baths are spotless. Bleach any discolored grout and call a plumber to fix any drips. If you have glass doors, you can shine them up with white vinegar. The vinegar will cut soap scum and leave the baths with a clean scent.

Hang new hand towels and place new bars of soap in the soap dishes. Purchase a new shower curtain and bath mat, choose white and stay away from colors. As you walk through your house, vacuum any cob webs and dust bunnies. Fix any holes in the walls. Remove as much furniture and personal items that you can even if you need to rent a storage unit. Less is more. Make all your beds and purchase new pillowcases and toss pillows to freshen up the rooms. Organize your bedroom closets. Potential buyers are nosey nellies, they will

take a look inside to see if their clothing will fit. Buying new Velcro hangers makes a closet neat. Also, buy a hanging shoe rack and free up as much floor space as possible. By selling your house you can then find your perfect dream home. On to bigger, smaller, or just a better home!

2) Winged carpenter ants inside. If more that five or six are found, especially in late winter and spring, this is a sure sign of a nest inside as well. The winged stage emerges close to the nest site.

Carpenter ants are most active at night, and their nest is hidden. One of these signs may be all you get as a tip off to a larger problem.

Driveway Sealing Alert don't fall for the con

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways. Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a good rain. In one such case a complaint was made saying that the contractor the victim had hired was practically chasing the sealer down the drive way,

that’s how much water was in the mix. The homeowner said he went strictly on price and he should have known better when he paid $45.00 after getting two other estimates for $95.00 and $112.00. He also forgot that when he did his driveway a few years back that it took 4 five gallons pails at approximately $18.00 each along with having to buy a broom/squeegee. His overall cost to do the job himself had been $76.00 for materials alone. Consumers should watch out for special so called deals and especially watch for out of state license plates. One of the most common line used by these con artists is “I’ve got some sealer left over from another job and can give you a really good price”. Don’t fall for it.
