A New Home on Your Holiday List? now may be the time to act

The holidays are upon us. Everyone, Realtors included, look forward to enjoying time with family and friends. When I got into the business, I remember being told that around the holidays business quiets down until January. Imagine my surprise to find that it does slow down a bit but is definitely still busy! What this means is that buyers and sellers are out there, bringing me to the second tidbit I was told about Holidays and the Real Estate business, that the buyers and sellers currently out there selling and buying are the serious ones. So what does this mean for those that are motivated to sell or buy? It means that because of less competition, sellers have a better chance of selling if their home is priced right and properly prepared! Buyers have the opportunity to find their dream home without the usual angst of competition (real or perceived), as well with other advantages not normally experienced during the rest of the year. Both sides intuitively understand that striking a deal now means serious intent on the part of both parties. Making this the time of year cooperation between buyers and sellers seems to be at its peak. Why list or keep a home on the market or during the holidays? Motivated buyers. Buyers out looking during holidays and first snow storms, are generally serious buyers. This is the time of year that, in our area, tirekickers usually opt to stay away. Because they are not seriously motivated buyers, they can and do, choose to stay home during inclement weather. Open houses and walk-throughs are less interesting to them, resulting in opting for other sources of entertainment like going to parties or shopping at the mall instead of house shopping. The internet. All buyers, even less serious ones, still continue to monitor whats listed through the internet. If a property shows up sparking with holiday cheer and fits a buyers parameters, what could be more enticing? This also might be what makes a less committed buyer suddenly sit up and take notice that they have found the home of their dreams, since they did not have to weed through a myriad of listings. Listings suddenly stand out. Homes decorated tastefully for the holidays stand out. They are more attractive in photographs and in person. A buyer seeing a beautifully decorated home may feel an emotional pull to that home, and envisions themselves there the next hol-

iday season. They get motivated to see the property and put an offer in, emotions may come into play. Buyers have more time to look. During the holidays, many buyers have time off from work. Once the holidays kick into gear people can become more relaxed with their work schedules and actually take time off of work to hunt for a new home, due to an often decreased work load. They may be able to look at homes during the week and not on the weekend, when they are likely to be enjoying festivities with family and friends. Less competition. Besides not wanting the hassle of keeping a home prepared for last minute showings, sellers often do not believe there are buyers out there looking and so opt to wait until January to list. This means if a home is priced right and properly prepared by the owner and presented well by realtor, it will stand out against the competition. Less competition means higher prices! Once the season picks up, prices begin to drop, even slightly. The law of supply and demand kicks in. F e w e r showings, but more serious buyers. Since the tire-kickers are not out and about, this means sellers do not have to leave their homes for them… resulting in less showings. Less showings equal less work preparing the home and less being inconvenienced by having to leave the home as often. Unfortunately, the listing agent does not have any way of knowing how serious a buyer is when they are represented by another agent and so operates on the assumption all buyers are serious. Higher prices. Because there is less competition some buyers may understand that due to the low supply of homes on the market, there could be competition for the home of their dreams and are less likely to lowball an offer. Mortgages are processed faster during the slower season. Since there is less work load on the mortgage officers and their support staff, what mortgages they do have get processed sooner. Inspections and appraisals are finished faster, attorneys offices are able to complete the title work quickly

once the mortgage approval is given, all of which lead to a smoother and faster closing. Tax reasons may motivate a buyer who sat on the fence the whole year. Tax deductions for a real-estate purchase can be a great motivator. And there are many reasons to buy a home during the holiday season too! Sellers urgency makes for a motivated seller. Anyone who is willing to offer their home for sale during the holidays is a motivated seller who is faced with inconveniences most people have no desire to deal with during the hectic days leading up to the holidays. Keeping the home impeccably clean and being willing to leave it for showings, during the time one might have wanted to relax, spend time baking cookies or decorating for the family festivities, is only done by a seller with motivation for the sale. These serious sellers are the sellers listing agents want, because they are not listing their home only to fish for an unrealistic or impossible price. Sellers with homes on the market have their homes on the market for a reason. They ARE motivated. More attentive buyers agents. Because there are less buyers out there, buyers agents are able to give more attention to their clients. These agents have the time to peruse the listings more closely and may find something they might have missed earlier. There are more holiday get togethers among agents and during the chit chat, sometimes agents are able to glean information on an upcoming listing that is perfect for their buyer, getting a jump on the competition! Favorable mortgage terms. Mortgage rates are still low. Rates are expected to begin a slow climb in the spring. Now is a great time to buy the home you love. Delaying can and will be more costly in many ways. The higher the interest rate, the lower the price point a buyer can afford. As the year goes on, buyers will not get into the homes they might have been able to afford even six months earlier since more of their payment is going to the bank rather than allowing the buyer to shop in a higher price bracket. In essence, the buyer will get

less for their money, since more of the money is going to the bank. Additionally since lenders are slow, they may be willing to for go some fees or lower basis points offered, just to get the business. Lower prices. While traditionally, prices are at the lowest point of the year, there is more to the story. 2013 saw an increase in stability in the housing market, with home prices beginning to edge up. Home prices in 2014 are expected to increase further, even in markets where they have been stagnant. Buyers now can still benefit from the last vestiges of the upheaval of the past few years, but not for long. Less competition. Buyers, have less competition and a better chance at finding their home at a fair price, usually without a bidding war which can drive prices up. Buyers have more time to mull their purchase possibilities a bit longer than during the rest of the year, unless…the house is priced to sell!!! When this the situation buyers have to be ready to pull the trigger, since there is not always another house around the corner. Buyers will need to rely on their agents advice as to the price, since an agent can advise if a property is priced under current market value in an attempt to secure a buyer. Sellers are more flexible. Motivated sellers are usually more flexible in negotiations and will be more willing to work with buyers needs such as extending or shortening the time needed to close. They may be more willing to agree to sellers concessions or repair requests. Faster Closings. If time is of the essence, this is the time to buy. The general slow down in the market affects not only Realtors, but also the supporting players involved in closings, from the mortgage lenders, inspectors, appraisers to the attorneys. With freed-up schedules, these supporting players have more man-power to devote to getting the job done, making getting to the closing easier to make happen and finally schedule. Tax deduction. Some buyers are able to buy with cash or private lending. Those that can close before December 31st, may have tax deductions available to them they would not have realized with out buying.

Ice Damming a timely reminder

After a relatively warm, mild winter last year, the recent snow accumulations and cold weather have brought back concerns of ice damming. Roof leaks and interior water damage tend to occur as a result this seasonal problem. The combination of cold temperatures and regular snowfall are Mother Nature's ingredients for ice damming. A lack of insulation, poor attic ventilation, shallowpitched roofs, and complicated roof lines (many valleys) are contributors to the icicles that dangle from our homes. Together, these factors can lead to many home repair headaches from ice and leaks. Ice damming is the accumulation of ice on the cold overhangs of roofs. The lump of ice that forms prevents additional water (i.e. melted snow) from draining off the roof. It is the resulting puddle that forms between the ice lump and the roof that

can cause leaks into attic space and even interior ceilings and walls.  Ice damming can be reduced or prevented with good attic insulation and ventilation to keep the roof cold. Insulation prevents heat from escaping into the attic and ventilation removes any heat that does make it up there. However, making improvements to insulation and ventilation can be impractical once the winter has begun. Modern roofing standards require an ice and water barrier under the edges of our asphalt shingle roofs. This barrier can prevent leaks from ice damming, but it must be installed when the roof is installed. Electric heating cables can be installed and turned on before the snow falls to effectively prevent ice damming leaks. The heating cables run in a zig-zag pattern on

the roof edge and through the gutters and downspouts to maintain a path for water (melting snow) to get off of the roof. Obviously, there is a cost associated with the electricity to operate these cables.  The use of a "roof rake" or "snow rake" can be very effective in preventing ice damming. After a snowfall, the homeowner must rake snow off of the edge of the roof with this plastic blade on the end of a long aluminum pole.  Even just a few feet of snow raking up away from the roof edge will often be effective to keep the roof overhang clear of lumps of ice.  Many homeowners will chip snow and ice off of the roof with a sharp shovel and damage the roof.  This should be avoided.  Sometimes solutions of warm salt water or similar snow-melting solutions will be used to melt ice to make a path for water to get off of the roof.  These should

only be used as a last resort, since they can sometimes damage building materials and actually result in more ice when the water re-freezes. Preventing ice damming is ideally be accomplished with good insulation and proper attic ventilation, along with proper roofing materials, including ice and water barrier.  However, electric heating cables and snow rakes (roof rakes) are things that can be used to more directly control the problem until better long-term preventive measures can be put in place.  Ice damming can be troublesome and frustrating with our "normal" winter weather.

It seems lately we have been experiencing more violent storms then ever and with them much more property damage from trees falling. There are not many people that are experienced enough to know whether a tree is rotted or decayed and if it warrants being cut down or not. Carmen Santora, Executive Director of the BCB says, “because of the danger and fear of what falling trees can do to life and property, another scam is starting to develop. It starts with a concerned call from a homeowner to a tree and landscape company.” Most times after a storm the homeowner is worried and only calls one contractor for a price to trim or cut down dangerous trees. They are at a disadvantage and can be taken advantage of very easily, especially senior citizens. The way the scam works is the home owner is told the tree(s) in question are

rotted, decayed and very dangerous and must be cut down immediately before they fall and causes damage or injury to themselves or their neighbors. Prices charged by the scam artists are usually higher than normal and payment is asked for up front preferably by cash or by credit card that is processed immediately. Most times there is no contract and many times nothing is given in writing explaining what will be done and what will not be done. The scammer will tell the customer that they are a NYS Certified Arborist when all they are is a member of an arborist association. Consumers should be warned that when in danger they are the most vulnerable and should make sure they are dealing only with long established reputable tree service companies. If they have questions about trees they can also call a Tree Pathologist. Some times the small fly by night tree

contractors are not insured, or if they are, they may only have liability insurance to cover landscaping and not tree cutting which is much more expensive. If an accident occurs while they’re doing tree work and they don’t carry liability insurance for tree work the homeowner could be liable for injury or damages to neighbors and their property and usually a homeowners policy will not cover the incident. Here are some helpful tips when in need of tree work: Never be pressured into signing a contract or work order only because the threat of danger may be imminent. Unless the tree has already fallen and caused damage to property, always get three estimates for the work. Never pay by cash and only make checks payable to a company name not to a personal individual. If asked to do so that should be a warning that the contractor is operating deceptively. If a

contractor says they are a NYS Certified Arborist check to see that they are and not just a member of an arborist association. Make sure everything that is to be done is specified in writing, especially as to who will remove the tree limbs, stump and debris. Ask to see a copy of the contractor’s liability insurance certificate and check if they are insured as a tree contractor not just a landscaper. If in doubt call the insurance company to verify it, as tree removal insurance is much more costly then landscaping insurance. If it is not an emergency situation check the contractor out with the Better Contractors Bureau at 338-3600.

Giving Thanks and most shrubs. This makes it really easy for us when pruning the yard, it is mostly done. We have been contemplating getting a couple of goats. If we had them we could dismiss the lawn crew, and just rely on the animals as our ‘lawn rangers’. I am grateful for my sister Teri and her hubby Alan. They have a turkey fryer. I find all turkey to taste gamey, but the fryer cooks it yummy good. Anything deep fried tastes great, Oreos, corn dogs, ice cream, and my sister’s turkey. I am grateful for all my girlfriends. They accept you when you own white roots and a

few crow’s feet. We spend our conversations on how to rid ourselves of wrinkles or the latest tech on ‘non-invasive’ face lifts. So this holiday season, I am so grateful for all the blessings in my life, small and large. Count your blessings too, they might be hiding in plain sight!

We are all thankful, especially at this time of year. We are grateful for our spouses, our children, our friends, and our abundances. The holiday season makes us realize the blessings in our lives. I am thankful for the big things and also for the small things that we might take for granted. Sometimes the small blessings seem insignificant, but they add up to a mountain of goodness in our lives. I am grateful for Chinese takeout. Not only is the food yummy and seemingly

healthy, but every time I need a small amount of soy sauce for a recipe, I have a reservoir of tiny packets in the fridge. Also, residing there are small packets of hot sauce from Taco Bell and salt from McDonalds. I am grateful for the miracle known as Spanx. Spanx have changed the way we women dress. You can easily look 2-5 pounds slimmer while smoothing out all the lumps and bumps of back fat. There is a male version too, known as Manx. I am grateful for the revolving door at P.F.Changs. Being a germaphobe, I never touch a public door handle without a tissue in my hand. At this restaurant, I do not have to touch one, because there is none. Along with the revolving door, I am grateful for all the hand sanitizers found at Wegman’s entrance and at the pharmacy. I am grateful for QVC. As I peruse through the hundreds of channels, all I see are commercials. So I turn to QVC and see just ‘one’ commercial, 24/7. I am grateful for all the deer in my yard. There is a 12 point buck, many doe and two fawns. They have eaten my roses, holly,
