BACK TO SCHOOL SEASON IS UPON US Ben Glyn-Jones Managing Director

As we rapidly approach the autumn, we enter what is traditionally a very busy period of property selling. Buyers will be out in full force this time of year, and particularly families with children of school age. Once the holiday season is over and children return to school over the next couple of weeks, many families looking for a move will resume their property search with the presence of a good school high on the agenda. For many families, their children’s future is one of the main factors behind their motivation for moving in the first place. Home buying trends are constantly changing as the months and seasons go by. Therefore, as a prospective property seller, it’s important to understand the significance of timely marketing, and just how effective selling now can be if

you have a family home. During the autumn, some parents are likely to pay a good price to secure a home that is close to their preferred school. Statistics show that spring is usually the top season to put your home on the market, but autumn comes a close second. Following the quieter months of summer, there is usually an influx of demand around late August, moving through September and October. As the kids return to school and the summer holidays end, would-be buyers have more free time to push through their home-buying plans and carry

out viewings. Traffic increases on the major property portals and more offers get placed. As a seller, you should pounce on this opportunity and be as flexible as possible with viewings to increase the number of people laying eyes on your home. When we enter September, the summer may have come to a close, but the evenings stay reasonably light until early October. At this time, eager parents who have their eye on the next academic year – can focus more on searching for their next home without the distraction of the summer holidays.

You should also ask how the agent vets tenants. Some will do a full credit check, others simply ask for copies of bank statements or personal references. A thorough referencing process is vital. Ask the agent how they intend to market the property. Agents with limited resources might simply put a sign up outside the property and hope for the best! Other companies might charge a slightly higher rate, but they will have the resources to advertise in the press, and on online portals. Ask if the agent can provide rent guarantee and legal expenses cover. This type of insurance ensures you will

be compensated if a tenant defaults on their rent and will also cover expenses for legal action you take to evict them. Does the agent belong to a recognised governing body? Membership of associations such as ARLA, the Property Ombudsman and the MNAEA will mean that you should receive the very best service that the industry has to offer. Above all, a good agent is trustworthy. Their paperwork will be transparent and easy to understand and they should answer all your questions whilst being upfront about their fees, services and procedures.
