Sales for First Time Gross mortgage Buyers sees significant lending up 4.9% rise in February 2018 THE latest data and analysis from UK Finance has revealed that gross mortgage lending in the UK during February was estimated to have been £19bn - a 4.9% rise against the previous February, but below the monthly average of £21.4bn for 2017. UK Finance calculated that remortgage approvals in the month are up over 9% in both number and value compared to February 2017. Consumer spending was mainly reflected in the use of credit cards, with outstanding levels of card borrowing growing at a rate of 6.3 per cent over the year, while use of loans and overdrafts continue to fall. UK businesses’ deposits grew by almost 7 per cent in the past 12 months, while borrowing over the same period grew slightly by 0.5 per cent. Within business sectors, manufacturers’ borrowing expanded, while construction and property-related sectors

THE latest data and analysis from NAEA Propertymark has indicated that the Chancellor’s FTB stamp duty relief seems to be having the desired effect, as sales to the group rose to 29% in February- a 2% rise against the previous month. The report revealed that year on year, FTB sales were the best since February 2015. Last year they stood at 22% and in 2016, only 24% of sales were made to the group. The average number of sales agreed per branch rose from seven in January to eight last month – the highest amount since October 2017. According to NAEA, the number of prospective house-hunters fell by 16% in February – from 367 registered per branch, to 309. Year on year this is down by 28%, as agents had 425 house-hunters registered per branch in February 2017. In line with demand, the number of properties available for sale per branch dropped from 36 in January to 35 in February.

What properties sold for 74% of properties sold for less than the original asking price in February, with only 4% selling for more than the asking price. The rate of properties which sold at asking price stood at 22% – the highest level since June 2016, when 26% of properties went for asking price. Mark Hayward, Chief Executive, NAEA Propertymark said: “Since the Chancellor cut stamp duty for first-time buyers, there has been a good level of sales to the group, but they haven’t rocketed. As we said in last month’s Housing Report, our members have noticed FTBs holding off on making purchases since the rule was introduced – typically outside of London – opting instead to save for longer to maximise the full stamp duty relief. This may be one reason why sales are up but not as high as we might expect; the other reason is that the cost of buying is still very high, and FTBs are still finding

Your Questions Answered Q. I have started to build a portfolio of buy-to-let properties. So far I have bought all freehold houses but now, for the first time, I’m trying to buy a leasehold flat. It seems to be taking ages, appears more complicated and my solicitors are charging me more. Why is that? A.

Buying a leasehold property is generally more complex than buying a freehold property, though freehold titles can be complex, too. Your solicitors will consider carefully the terms of the lease of the flat to see if there are any restrictive covenants that may limit the way you can use the place, and/or limit your enjoyment of it. They will also check the freehold title and any intermediate leasehold title. When buying a flat, it is very important to be aware of how the building is managed. In addition to the usual Property Information Form and the Fittings and Contents Form, the seller’s solicitors will provide replies to Leasehold Property Enquiries which will include the provision of a management/sales pack that they will obtain from their client’s landlord or managing agents. The pack should be comprehensive and include such documents as accounts, fire and asbestos assessments, service charge budgets and insurance documentation. You are being charged more because reading through a management pack and leasehold and freehold title documents, plus raising enquiries and reporting to you can be very time consuming. Burglaries increase after clocks change HOMEOWNERS are being urged to step up their home security as new research from Co-op Insurance found that burglaries categorised as opportunistic increase after the clocks go forward.

According to the data, during British summer time, opportunistic thefts account for 37% of all break-ins. This is in stark contrast to the darker, winter months from October to March, where just 30% are described as opportunistic.

When delving into the days where people are most vulnerable, Co-op found that the majority of home thefts take place on Friday with Sunday being the least common day for break-ins in the summer months.

IN BRIEF 1 in 10 plan to downsize to fund their retirement

A NEWLY released report reveals that 1 in 3 retirees say they underestimated how much money is needed to live comfortably in retirement. Age Partnership have surveyed British adults of all ages and analysed industry research to find out the real state of the UK’s retirement finances.

Brynteg School’s Eisteddfod BRYNTEG School held their school Eisteddfod on 14th and 15th March. The talent on display from pupils was outstanding, the acts included plenty of variety: singing, acting, dancing and recitals. All performances were extremely entertaining and a fantastic day was had by all. On 9th March a number of year 8 and year 9 pupils took part in the South Wales Final of the F1 in Schools competition. There were three entry teams and six awards were obtained by Brynteg School in various categories. One team went on to compete in the F1 National Final held on19th March in Silverstone. Pupils exhibited their designs

and marketing skills through a series of presentations and racing and were rewarded with the ‘Judges Recommendation’ award for their overall performance and quality. What an achievement!

In other news the Bear Creek rugby team from Canada visited Brynteg School in March with Brynteg pupils acting as hosts. The Canadians had a fantastic experience staying with our pupils and making friends for life. The rugby was interesting and closely fought with all players gaining valuable experience.

METHOD Line a 20 x 30cm tin with baking parchment. Mix the biscuits with most of the ginger, then set aside. Melt the chocolate, butter and golden syrup in a bowl set over a pan of simmering water, stirring occasionally, until smooth and glossy. Pour this over the biscuit and ginger mixture and mix together well. This is a zigzag word search puzzle. Words go left, right, up, down, not diagonally and can bend at a right angle. There are no unused letters in the grid, every letter is used only once.

Tip the mixture into the prepared tin and sprinkle over the reserved ginger, then flatten the top lightly – it doesn’t need to be completely smooth. Chill for at least 2 hours, or overnight, before cutting into small squares.
